Do not rent with FirstKey the company rent gauges. First key continued to go up on rent despite me advising that my husband had past away. When I contacted first they they told me there was nothing that could be done to help me with the hardship in 2023. Upon my move out in 2026 I was told I could have had assistance when he passed away but that I had not reached out which was not true. So overall constant unaffordable rent increases with no incentives. Also upon moving out I was contacted multiple times asking me to stay but lowering the offered increase rent all the way down to not increasing it at all if I stayed which means to me first key never needed to do the increases and is essentially rent gauging. 2023 move in rent was $1450 for an old 3 bedroom house. 2026 rent increased to $1920. customer service was ok maintenance came out when they said. before I even moved out firstkey was advertising the home boating renovations and all new appliances which was not even offered to me to stay!! I do it recommend this corporation that buys thousands of homes barely renovated them and charged insane rental prices. read more

Our AC has not been working properly for months now. It has blown 2 fuses in 2 months. the company (first key) is acting like they did not know when both the neighbors and previous tenants advised us if the issues with the AC. I would not recommend renting this property based on my experience. Within four days of moving in, we submitted a maintenance request regarding a large number of gnats constantly appearing in the master bathroom. We suspected there might be something dead in the attic because the issue was directly above the bathroom. The request was immediately denied, and we were told it was our responsibility. Months later, we discovered there was a significant rodent problem in the attic, and the gnats were actually related to ongoing plumbing issues that should have been investigated from the beginning. The rodent infestation was one of the worst issues we experienced. It took more than two months of repeated complaints, follow-up requests, and constant pressure before meaningful action was taken. We ultimately had to contact the health department before the problem was properly addressed. No tenant should have to fight that hard to have a rodent infestation handled. The plumbing throughout the home was also problematic. The master bathroom toilet constantly ran, which appeared to waste a significant amount of water. The toilet in the second bathroom leaked and felt as though it was not properly secured. There was also a leak under the kitchen sink that led to mold growth. Overall, the property's plumbing was in poor condition and caused ongoing concerns during our tenancy. Security and maintenance issues were present as well. The door connecting the garage did not have a proper lock and was instead secured with a piece of wood. This was concerning from both a safety and security standpoint. Our move-in experience was extremely frustrating. We drove overnight from Charlotte, North Carolina, to Covington, Georgia, expecting to move into the property that day. We were told we would receive the entry code by 11:00 a.m., but it was never provided. After an exhausting trip, we had to repeatedly call to gain access to the property and did not receive the code until more than two hours later. During our final months in the property, our water and electric bills increased dramatically despite no major changes in usage. Combined with the ongoing plumbing problems, this was another source of frustration. To make matters worse, after moving out, we never received our security deposit back and were not provided with an itemized statement explaining any deductions. This property had recurring maintenance issues, poor communication, delayed responses to serious concerns, and a lack of accountability. In the first home I rented, they told me the plumbing was connected to the main sewer line, but I later discovered the property was actually on a septic system. Sewage water and foul odors backed up into the house, forcing my children and me to stay in a hotel. It took months for the issue to be resolved. Afterward, they refused to repair and level the backyard, claiming it was not their responsibility. From this extremely terrible experience, I eventually moved. Unfortunately, my experience with FirstKey Homes only got worse. They later bought over the company I am currently renting from. As my lease renewal is coming up, they refused to honor the previous management company's agreement regarding landscaping maintenance. On top of that, they increased my rent. I honestly don't know where to begin when it comes to my experience with FirstKey Homes as a whole, but I'll do my best to be as detailed as possible. To start, while I have no issue with individuals from different cultural backgrounds, the language barrier with several customer service agents made it very difficult to communicate effectively. In mid-October, a pipe burst underneath the kitchen sink, causing water to flood the kitchen. I called customer service immediately, and while water continued pouring out, the representative kept calmly repeating the same question -- "Do you know where the main cut-off valve is?" It took me 23 minutes to locate and shut off the valve myself. I was told someone would be dispatched to assess and repair the damage. That never happened. A week later, I followed up, only to be informed that FirstKey was still searching for a contractor. It took another two weeks before anything moved forward. By this time, it was a week before Thanksgiving, and again, I had received no updates. I eventually had to contact Gwinnett County Code Enforcement to report the lack of response, especially because the smell of mold had become overwhelming, and the carpet remained damp from the water damage weeks prior. After what had been my ninth call regarding this same issue, ((magically a contractor was found) nevertheless the kitchen cabinets were finally removed, and a restoration team came out to address the mold that had formed within the cabinet wood. As my lease came to an end, I wrote an email clearly stating the date I would be vacating the property. Despite this, prospective tenants came by to view the home at 8:02 PM, while my daughters and I were still inside. This was a complete disregard for our privacy and created an uncomfortable and inappropriate situation. On move-out day, I was informed that I would not receive my full deposit back due to what was claimed as damage beyond normal wear and tear. However, I had the floors professionally cleaned, the bathrooms thoroughly sanitized, and the lawn properly maintained before leaving. I strongly urge anyone renting from this company to document everything -- take photos, keep detailed records, save receipts, and log call times and dates. The lack of communication and urgency from FirstKey Homes is deeply concerning and unprofessional. For what it's worth, I want to acknowledge that Raj, the maintenance worker assigned to my area, was always kind, responsive, and empathetic during service calls. My family were residents for 4 years. During the last year of our lease at this property we suffered a terrible leak which caused our water bill to increase significantly. It took first key 5 months to resolve the issue at which point our balance only continued to grow and we had to call and wait weeks at a time before we can make a payment on our account. At multiple different times they attempted to deny that any credit were due even though our downstairs area was flooded during the process of repair. We were unable to resign our lease because there was a balance on the account and firstkey would not allow you to sign a lease if there was a balance. When we were finally able to sign the lease. The were offer a lease at 2400 which was way over the market expectation at the time. I brought this to there attention multiple times and was ignored each time. Only the see they rented the house for 1900 to another tenant. Upon moving out of the house we left the house in great condition. With the exception on 2 pink stains on the carpet that I was told could be cut and replaced. First key decided to replace the entire carpet which cost thousands and charge me for it. Claiming when they pulled the carpet back it was stained. Even after I sent pictures of the condition of the carpet prior to moving showing it was already dirty first refused to remove the charges. This has been the worst experience ever. And has caused immense stress. First key have set us back financially unfairly. We were expecting a cleaning fee and a small carpet repair charge. Not thousands of dollars on brand new carpet. When we did our walk though with the inspector we were told the house was in great condition, there were not smells and the carpet was salvageable despite the 2 stains. Absolutely heart breaking because we loved our home and did not want to move or be charged unfairly thousands of dollars. I want to explain exactly what happened so other renters understand what they may be dealing with. The first major problem was the water heater. It broke in December during very cold weather. We went about a month without proper hot water. During that time, my family had to buy electric kettles to heat water for bathing, and sometimes we had to go to hotels or the gym just to take a proper shower. That is not a small inconvenience. That is a major disruption to basic daily life, and it took far too long to fix. The next issue was the kitchen drain pipe. It broke and caused water to spill across the floor. Instead of resolving it quickly, FirstKey Homes sent multiple repair teams out over the course of about three months. They would come, inspect, and leave without fixing the actual problem. Meanwhile, I was left dealing with water on the floor and ongoing disruption in the kitchen. In the end, I handled the repair myself with help from family because the company failed to get it done. We also had issues with the refrigerator, including the ice maker and water-related components, and the kitchen hood was not working. For one repair request, they sent two technicians at the same time, and I was later charged in a way that felt unreasonable. That made it seem like their internal scheduling problem became my financial problem. There was also damage to the frame/door area that allowed rainwater into the house. That, too, took around two weeks to address. Then there was the garbage disposal. The unit was old, outdated, and had already stopped working. A technician came out much later, and afterward FirstKey Homes tried to use food residue visible in the sink on the day of the visit as the basis for blaming me and charging me $150. From my point of view, that was absurd. The disposal had already failed earlier, and the unit appeared to be well beyond its normal service life. The bigger issue here is the pattern. In my experience, FirstKey Homes was slow to fix important maintenance problems, poor at follow-through, and too quick to assign charges to the tenant. I also did not feel that costs were communicated clearly in advance. Instead, charges were added later, even while responsibility was still disputed. This experience caused my family stress, inconvenience, wasted time, and extra cost. A rental company should make life easier by maintaining the property responsibly. That was not my experience here. FirstKey Homes owns a house directly behind my property, which is a rental. They hired a contractor who installed a fence right next to my own. They nailed their fence to the back of my fence and did not use concrete to secure the poles in the ground, which made the fence less stable. After bad weather and rain, their fence fell over. Because they had attached their fence to mine, the weight of their fence caused my fence to come down as well. This was evident when the fallen fence lay on top of my fence on the ground. I am frustrated with investor companies buying homes in our neighborhoods and refusing to take responsibility for the damage they cause to surrounding homeowners. They suggested that I contact my insurance company, implying that I should be liable for their negligence. They nailed their fence to the back of my fence, used no concrete to solidify their poles, and when their fence failed on top of my fence, they blamed the aging of my fence as the cause of the problem. And our credit scores are not the highest but it's not the lowest either. These people just want to steal the application fees and give you whatever reason and who knows they might just be saving these nice affordable homes to their own people and that's not right. I totally disagree with their decision and will dispute it. They go by whatever is on Equifax the lady told me and you cannot just go by one source because what if it's wrong. It clearly explains that they don't care about renting out these properties to anyone but their own family or friends. FirstKey is the absolute worst rental company ever. My rental agreement was over on 4/7/2026. We moved completely out on 3/30/2026. I noticed the company in writing as requested. On 3/30 also I had an in person walkthrough to make sure the 30-40+ items they wanted us to do was completed to their satisfaction to ensure I received the maximum refund possible. The representative never showed and they didn't have "time" to reschedule before our official day the rent ended. Long story short they screwed me out of $1000 of my initial security deposit. $200 to trim the hedges that was trimmed in December. $400 to clean the entire house floors. On 3/29 we had the floors cleaned and the carpets cleaned and sanitized. We have pictures of everything that was completed to their specifications. Terrible Experience - Stay Away! This company is an absolute nightmare. They charge you for everything--literally, you pay just to be able to pay them. Nothing ever gets resolved. I tried to break my lease 4 months early, and the penalties were outrageous. On top of that, they wanted to charge me an extra $800 for not giving a 60-day notice. When I moved in, the house was infested with cockroaches, and the exterior was covered in mold and mildew. I had to fix all of that myself. Now, as I return the property, they're billing me for power washing and floor cleaning--tasks I already completed and even notified them about. We have in 4.5 years never once been able to reach or get a callback from anyone with authority. We have only communicated with the call center to which they will send a email to the office. They say you can submit your own version later to point out discrepancies, but they don't guide you through this, and they suddenly close the window, preventing you from sharing your side of the story (the actual condition of the property). All of the places where I have submitted applications look at your credit scores, rental history based on direct reports from your landlord and income. First Key Homes denied my application with just the credit scores and not any other factors because I had not uploaded any other information before I received the denial. I called multiple times to see if I could upload my information so that they could use all of the factors in considering my application. I been here 5 years and never missed a payment. The rent increases every single year. This time it went up 13%. The average increase in my area is 5-8%. I asked for a reduction, longer lease for same price, and asked if there was any other options to work out a reduction. Their answer was no we are firm on our prices and we do not negotiate. I asked if there were any incentives for a long term resident with good history and their answer was no. There are no incentives. There is no reason to stay with first key homes. They will charge the highest amount possible for the market and raise your rent as much as possible every single year and will never consider your situation to help you. Also they never check the condition of the property, after they fix one thing the next thing is broken and they have no idea what the house is looking like. Terrible service. On December 14 2025, I submitted a maintenance request for an overflowing septic tank in the back yard. First Key had vendor come out. After a month of nothing being resolved, the vendor has notified us that First Key Home has not approved the quote. While speaking to First Key Homes, they have stated that they are waiting for approval from vendor. It has been over a month since this request has been placed. First Key Homes has NOT taken urgency with this issue, which they documented as a EMERGENCY maintenance ticket. Today is January 16, 2026. First Key Homes has stated they are waiting on the vendor. We have contacted the vendor, whom has been very knowledgeable and helpful through this experience, and they have stated First Key Homes has not approved their quote. Currently , there is a pond of septic water in the back yard and the toilets are backing up. We are ready to take legal action and notify our county health departments. We have lived for a month unable to shower, cook, do laundry, and many more in our home we pay over $1800 a month for. While we know this situation is frustrating, we are accepting prayers at this time. Watching my fellow roommates struggle and go through sickness has been hard. I notified First key of mold growing in my kitchen, they came out in two weeks and cleaned the mold off with a cleaner and said it wouldnt come back. After evulating my health with my doctor we determined that something in the house was making me sick so I decided to move. I put in my early termination and told them I was moving due to the mold. I noticed the mold had returned to the same place five days after I put in my termination and made them aware that it had returned and it was showing up in other spots throughout the house. I asked who I needed to contact to prove I was breaking my lease due to the mold, the health inspector, the county inspector or hire a professional for documentation. That was 15 days before my last day in the home. I moved out of the home 14 days before the lease was over for my health. They did not contact me until yesterday to tell me that "they did an extensive investigation and they would not be waiving the termination fees, as I didnt give them time to address the issue." I told them about the mold and instead of inspecting where the moisture was coming from in the wall, they wiped the wall down. I gave them time to address the issue and refused to live in a moldy house so broke the lease. Now they want to charge me over 4K to break the lease when I only did so because of mold and uninhabitable conditions. I will be taking them to court to try to recoup the damages to my health along with the fee's. I have let the community know about the problems I have experienced and they have lowered the rent over 500$ from what they originally asked for because no one will rent the home. Would not recommend. It took over one month to get a reply and if they would have replied within the 15 days I still had access to the house I would have done what I needed to do to prove the mold and reason for moving. read more

They rent out these homes that barely passes expectations. Once the rent gets bated with affordable rent and a insane lease your locked on a roller-coaster of events. You almost need a 2nd job to make up for the days you will miss off work dealing with the maintenance issues. Everything is your responsibility as a tenant with First Key. I have had my personal property damaged no one in higher management has ever addressed my complaint. They number one trick is for you as a tenant to repair there Gutters this the thing they love to get tenants on says maintenance. It's a never winning battle because you so desperately need to move in you over look the neglected things on the property. Needless to say I don't have anything nice to say about how they handled me and I pay rent on time try to stay low until something breaks again. I will not put mesh layers on your gutters because I don't own the property. read more

raw sewage was backing up into our home. after multiple attempts became much worse than we had to abandon the property one month early. I am now waiting outside of the for the inspection, which has been scheduled to determine whether we have sufficiently cleaned the to obtain our damage deposit. I was told to be here at 8 AM. It is now 1 PM and after multiple phone calls I have been unable to speak with anyone who has knowledge of the schedule. They tell me they have no phones to call those people and can only leave messages. I have tried that route and they are not responding. This is the worst customer service I have ever seen. It is calculated to frustrate. A customer service desk that does not have the ability to access the actual service department is a design from corporate that demonstrates the arrogant disregard of the customer they should be serving. read more
