    I honestly don't know where to begin when it comes to my experience with FirstKey Homes as a whole, but I'll do my best to be as detailed as possible. To start, while I have no issue with individuals from different cultural backgrounds, the language barrier with several customer service agents made it very difficult to communicate effectively. In mid-October, a pipe burst underneath the kitchen sink, causing water to flood the kitchen. I called customer service immediately, and while water continued pouring out, the representative kept calmly repeating the same question -- "Do you know where the main cut-off valve is?" It took me 23 minutes to locate and shut off the valve myself. I was told someone would be dispatched to assess and repair the damage. That never happened. A week later, I followed up, only to be informed that FirstKey was still searching for a contractor. It took another two weeks before anything moved forward. By this time, it was a week before Thanksgiving, and again, I had received no updates. I eventually had to contact Gwinnett County Code Enforcement to report the lack of response, especially because the smell of mold had become overwhelming, and the carpet remained damp from the water damage weeks prior. After what had been my ninth call regarding this same issue, ((magically a contractor was found) nevertheless the kitchen cabinets were finally removed, and a restoration team came out to address the mold that had formed within the cabinet wood. As my lease came to an end, I wrote an email clearly stating the date I would be vacating the property. Despite this, prospective tenants came by to view the home at 8:02 PM, while my daughters and I were still inside. This was a complete disregard for our privacy and created an uncomfortable and inappropriate situation. On move-out day, I was informed that I would not receive my full deposit back due to what was claimed as damage beyond normal wear and tear. However, I had the floors professionally cleaned, the bathrooms thoroughly sanitized, and the lawn properly maintained before leaving. I strongly urge anyone renting from this company to document everything -- take photos, keep detailed records, save receipts, and log call times and dates. The lack of communication and urgency from FirstKey Homes is deeply concerning and unprofessional. For what it's worth, I want to acknowledge that Raj, the maintenance worker assigned to my area, was always kind, responsive, and empathetic during service calls. I genuinely appreciated his professionalism. As of today, I'm still waiting on a return call from a manager -- even though I've already moved out of the property.

    FirstKey Homes owns a house directly behind my property, which is a rental. They hired a contractor who installed a fence right next to my own. They nailed their fence to the back of my fence and did not use concrete to secure the poles in the ground, which made the fence less stable. After bad weather and rain, their fence fell over. Because they had attached their fence to mine, the weight of their fence caused my fence to come down as well. This was evident when the fallen fence lay on top of my fence on the ground. I am frustrated with investor companies buying homes in our neighborhoods and refusing to take responsibility for the damage they cause to surrounding homeowners. They suggested that I contact my insurance company, implying that I should be liable for their negligence. They nailed their fence to the back of my fence, used no concrete to solidify their poles, and when their fence failed on top of my fence, they blamed the aging of my fence as the cause of the problem. They repaired their part of the fence, but not mine.

    Firstkey homes is terrible and we're probably going to be filing a lawsuit. Do not rent through firstkey homes.

She doesn't know how to use Google so I am having to share her story. Please see below. I am a current resident that was assaulted & carjacked by an unhoused woman the beginning of January 2026 at the Veranda at Assembly! I have waited months to be shown consideration, concern or care to no avail. The police were very prompt and found my car the same day! They were able to apprehend the suspect driving my car and arrested her. She has since been released. She damaged my car so severely that the insurance company wanted to deem it a total loss. I have owned this Benz for 8 years and will have to put a lot of money into it to fix all the issues. Veranda at Assembly the Integral Group LLC has yet to even acknowledge my attack. Today 3/9/26, I have yet to speak to anyone in upper management regarding this traumatizing crime that occurred at the community where I live. I have requested several times for an incident report from the community manager as well as notification to be sent to the residents. I am elderly and afraid something like this could happen to the other residents. Tamara and the leasing team treated the situation as if it wasn't important. As if my safety wasn't important. Living in a senior living apt we can be targeted since we are open to the public. We have no gate. After the traumatic attack, I couldn't function as I once did. My mental health declined greatly. I am in fear for my life everyday living here. And no one in the leasing office or upper management seems to care. Due to this horrid event, I was put on disability. I am only receiving 60% of my income since the attack and car jacking. Not even a week after my attack, I was told that I will have to pay an extra $200 increase for my April 2026 renewal. The community manager sent me an e-mail and advised me that the regional manager (I never spoke to) said there is absolutely no room for negotiation. I AM OUT OF WORK BECAUSE VERNDA FAILED TO KEEP US PROTECTED!! Money is more important than our safety. Not only am I now having to pay more in rent, they have fraudulently taken nearly $500 out of my account three times since I've lived here. These 3 times of me being overcharged were within my 1st year. All of my bills that were not paid on time because of the carelessness of The Veranda at Assembly. Late charges and interest incurred and absorbed by me which is so unfair. If our rent is 1 minute late, we do incur a late charge with no question. My account was overcharged almost $500 for 3 months that I had to wait for a month for a credit on my ledger. I believe we are being taken advantage of because we are elderly. I am tired of the abuse and being treated like a number. Please please please I am begging someone to reach out to me. I need someone to care about this. I need someone to care about the elderly. We endure enough already and after being carjacked and beaten, I just want someone in upper management to make me feel seen and like my pain matters.

My furniture was ruined, I had holes in my ceiling, there was a hole in my living room window and whenever it rained, it rained into my apartment. I had mold growing like wildfire, the water was raised and we were like that for hours before they had someone come suck the water up. I had flies as big as the tip of my pinky finger swarming my house, rats in my backyard & squatters across the hall in the vacant apartment. I sent email after email begging with the leasing office to at least transfer me to another unit or allow me out of my lease and I got broken promise after another. I started withholding rent, these folks filed for eviction. OKAY! I ended up having to move out and was displaced with my 2 children due to their neglect. This is hands down the worst company I've dealt with in my life. Do not move to any of their properties, even if you are at your lowest point.

Unfortunately, my experience was completely different from what they promised. They initially assured me that monthly fees would only begin once a tenant was placed. Despite that, they started charging me even without a renter in the home -- which was the first red flag. Over the three months I worked with them, they repeatedly added charges for unnecessary work orders and questionable "repairs" that had nothing to do with any real issues. My home is four years old, in excellent condition, and located in a high-demand rental area, yet they acted as if everything needed fixing. Without my permission, they broke my door lock and installed an IGLOO system I never requested. I specifically told them I wanted to keep my Google door camera, and that was completely ignored. By the time I ended the contract, I had already spent close to $3,000 due to their constant fees and surprise add-ons. During offboarding, they refused to take responsibility for the property they had been managing. I personally paid nearly $1,000 for a professional deep cleaning, yet they still charged an additional $1,500 for items that I believe were unnecessary -- and I have serious doubts about whether any of that work was even completed. They had previously mentioned painting touch-ups but never did them. They also failed to return the home in the same condition they received it. For example, they left my garage unpaired, even though pairing it was part of the onboarding process -- and, of course, they had a charge for that as well. Overall, this company was extremely disappointing to work with. Hidden fees, unauthorized installations, poor communication, and charges that did not make sense. I strongly recommend avoiding this property management company. There are far more professional and transparent companies out there.
