My husband and I were buying a home while maintaining a residence 10 hours away. We had never lived in the city, let alone the neighborhood, where our prospective new purchase was. Yet we felt that the seller's appraisal was way off the mark because this house SHOULD have sold right away at the correct price. Greg, the owner of this firm, responded to my overnight contact email immediately the next morning, and we had quite a conversation. He warned me that if he was doing his job right, either the seller or I would hate him. And he also warned me that it would be possible BOTH of us would hate him. This was the moment I knew he was the right guy to hire. When I found out the seller's agent sent Greg the previous appraisals, I thought he might be swayed by them. Not even close. In fact, Greg's eventual appraisal sent the seller and the seller's agent into quite a tizzy. They could not accept that they had "over improved" the house (my words, not Greg's). And I can't say we were that happy at first--the difference between the appraisal and our agreed-upon bid was so immense that we ourselves looked like suckers. Greg was right--we all were upset. It was a good ending. After a lot of negotiating with the seller, we still paid far more than Greg's stated value but far less than our agreed-upon bid. Greg's report not only allowed us to save 20K, but also allowed us to have a stark view of what we just purchased. I have done many appraisals as a real estate investor, and I can honestly say that this one of the best appraisers I have used. I worked closely with Greg on appraising a commercial zoned duplex being used as an Airbnb rental. It was not your typical Single Family Home appraisal and I think Greg nailed it on the head with his assessment. More importantly, he spent almost an hour on the phone with me after the report was out to walk me through the details, explain to me things I didn't understand and took me through the comps that were used. To be honest, I hate having to pay for someone to evaluate the price of something I'm not sure if I'm even buying. But it is really the best tool to use to better negotiate the property value based on facts and data rather than 'hunches' and 'cap rates'. This one is a no-brainer. Possibly the best service I've ever received from a company, large or small. Greg himself came out for our appraisal. A cheery guy, he wasted no time getting to work but also paused to answer questions completely and with great courtesy. He knew his stuff and worked efficiently, even though I kept peppering him with questions (I'm very hands-on and like to know what's happening. I occasionally test the patience of service people... Greg was unfazed and had no problems with this). After finishing his measurements and basic calcs, he sat us down at the kitchen table to explain what he did, what he knew about the home so far, what he was going to do, and set up accurate expectations. He made sure we were comfortable with the concept that he strives for fairness and accuracy (if such is possible in this inexact work, more art than science if you approach it correctly). Due to time pressure on the seller's side we asked him if he could expedite the report, to which he set a good expectation of "before Monday" (this was Friday afternoon), and we said ok... and he delivered ahead of time. After the appraisal came in, I contacted him for some clarifications and his responses, both email and phone, were prompt and patient, taking as much time as was needed for me to understand the finer points of the process. One thing that stood out (besides all the above, which although one expects, one rarely receives), is his attitude of no BS, no talking-down to the client. Too many times, professionals tend to treat the homeowner as if he/she is, well, retarded. Greg spoke to us on an even level, explaining when necessary or asked but never assuming we were idiots who were just lucky enough to have a half-mil to purchase a nice home. Greg, did a bankruptcy appraisal for my home. One of the main reasons that I chose to go with him over another company was because he encouraged me to speak with my lawyer before I wasted money on an appraisal that I may not have needed. This let me know right away that he was an honest guy and was not trying to take advantage of me and take my money. He also told me how many appraisals he had done like this and what his experience and background was. When he arrived he was very friendly and professional and we had a nice long chat. I spoke on the phone with him after the appraisal and received the same courteous service. The only thing bad I can say about Greg is that he came to my house in a Florida Gator shirt...(this is Georgia Go Dawgs). The report was thorough and explained in detail why my house was valued like it was and the comparables were pretty spot on, in relationship to my home with respect to size and location. The home was thoroughly inspected on a Thursday and I received the most comprehensive report on a Monday- with a follow-up phone call from Greg to explain the report in detail. Greg made the process of obtaining an appraisal so easy. He took the time to explain the appraisal process on the phone before I committed to using their service. The online payment service is very easy to use. The cost of the appraisal was $400- and included the site visit to inspect the home that took about 2 hours -and the time to write the report - which was about 40 pages of detailed information including photos of the property and measurements of every room in the home, a calculation of the total square footage, all of the comparables in the area and much more detailed information about the property and its worth. Greg and his team are the most professional, thorough, and fair appraisal company my wife and I have run into in this industry, bar none! I spoke to Greg on the phone last week and was able to schedule an appraisal for the following Monday. I met the appraisal at the property, who showed up 5 minutes early, and he was very friendly, professional, and knowledgeable. Call Worth Every Dollar first! It is a challenge to fully capture the extraordinary level of service provided by Greg, in times when it is way too rare of an occurrence. As a professional, Greg displayed a complete commitment to put the "prospective" customer first and delivered outstanding value BEFORE I had even retained his services. In a discussion about what he could offer, he spent quite some time in educating me about the market, the nuances of my particular request and ultimately about his services. As someone who had done quite a bit of online research ahead of time, I quickly appreciated the level of expertise he displayed, not to mention his willingness to share it and to take the time to do so, in a business where "time is money".
