Serious Safety Issues Ignored Pre-Closing Prior to closing, my inspection report and repair amendment listed several major hazards: * Ungrounded electrical wiring * Missing GFCI outlets in wet areas * Active plumbing leaks Despite these clear FHA violations, Fairway closed the loan without confirming repairs. As an FHA lender, they were responsible for ensuring the home met safety and habitability standards. They failed. 2. Misrepresentation by Loan Officer Alisa Bailey, my loan officer, appeared helpful, but ultimately prioritized the transaction over my well-being. Rather than enforcing FHA safety compliance or the repair amendment, she allowed the closing to proceed, leaving me and my infant son in a hazardous home. 3. Falsified HUD Addendum At my in-person closing on June 30, 2023, the HUD Addendum was not included. It was emailed to me via DocuSign on July 5, 2023--five days after closing. In a response to my Consumer Financial Protection Bureau (CFPB) complaint, Fairway falsely claimed I signed it on the closing date and retroactively altered the document date. I have timestamped proof showing this was not the case. 4. Collusion with Appraiser & Inflated Value The property, built in 1961, had never been updated--yet the appraiser claimed it had brand-new plumbing and valued it far higher than its true condition justified. In reality, the pipes were so rotten and corroded that I developed a bone infection shortly after moving in, caused by exposure to contaminated water. The appraiser praised cosmetic paint jobs and minor aesthetics, disguising the home's complete lack of modernization and structural safety. Fairway accepted this inflated valuation without due diligence. 5. Dangerous Living Conditions Post-Closing Since moving in, I've experienced: * A gas leak, creating an immediate health hazard * A roof that nearly collapsed, despite being listed as "new" * Ongoing electrical safety risks * Severe plumbing issues requiring out-of-pocket emergency repairs * Worsened postpartum depression and anxiety as a result of these compounding stressors 6. Pattern of Avoiding Accountability Fairway continues to deny wrongdoing, despite evidence. Their CFPB response included false statements and ignored submitted proof. I believe there is ongoing collusion between Fairway, the appraiser, and other industry professionals to push unqualified homes through the FHA pipeline and avoid regulatory consequences. This has caused lasting financial, emotional, and physical harm to me and my child. Fairway had a responsibility to uphold federal standards, protect the borrower, and ensure document integrity. Instead, they enabled unsafe lending practices and continue to avoid accountability.

A principal reduction to our mortgage was mysteriously paid on 25 March 2019 for the exact amount as the VA funding fee overcharge. As per DTPA the lawyer fees, court cost and damages still have to be paid. The lawsuit continues.

04/07/2015- Apparently I am not the only one from what I have been told. I am only one of many…read morepeople that paid this man, Jacob Paxton, hundreds of dollars under the impression that he would help repair our credit. This experience with him has been a nightmare!!! I can't get a hold of Jacob, can't get him to call/txt back, he does not keep you informed, etc. We began our services with him mid last year (2014) and he has not contacted us even once since we handed him that $600 money order. My husband and I both have had to reach out to him! (He never answers our calls even then). If by mistake he did answer it was to tell us he would get back with us next week or so when he is "back in town". Did we get any calls, texts, emails, etc? No. Once again, we had to contact him only to get his voicemail and our texts ignored. My husband recently got a new number and called him immediately after I tried to call (and had got his voicemail) and he answered only to make some BS excuse up that he would call us back. He never has contacted us back. I am not sure what all he has done, if anything, but I don't know because he does not tell me anything! Bottom line: Do not use Jacob Paxton as a credit repair guy. He has poor customer service skills and does not keep clients in-the-know about their credit situation. I will be attempting to get a return of my money and IF successful in doing so, I will be sure to add it to this review that he at least did that! 05/03/2015- A few days after my last post, I did manage to FINALLY find the location of the business. Their facebook and 2 yelp pages all have different locations. Anyways, after all the wasted gas and time, I walked in and inquired as to Jacob Paxton's whereabouts. His mother-in-law who works as the receptionist there informed me that he was out of town in San Antonio, TX. She began to unprofessionally bad mouth the Real Estate agent who is a sweetheart and has done nothing but try to help our family from the beginning. She then informed me that the reason they have not started anything on my credit case is because the pictures of my drivers license and social security card was "hard to read". I saw it just fine. It was a little dark, but you could still visibly see my picture and all information. After being told she would have Jacob Paxton contact me when he came back in town(which he still has not and weeks have passed), I then began to get multiple emails on them working on my case now. I told her nt to because we wanted our money back and how could she work on my case? The information is "too hard to read", remember??? Oh well. This will either be a lesson learned, $600 gone, and a report done to the BBB and whoever is above this guy, or resolved peacefully. We will see. LATEST UPDATE: After many, many, many attempted phone calls, emails, texts, etc. I was finally able to get a hold of him and he did issue a refund. It took WAY too long and was WAY too hard to contact him, but finally in the end everything worked out.
