If i could give them zero stars i would. I have rented from multiple apartment rental companies as a student freshly out of college. This company has the WORST communication with their customers. I was renting a house with 3 other roommates in Jacksonville, FL. Our "property manager" never responded to emails, calls, or voicemails. Calling the corporate help number you only have workers that can fix minor issues but can not give you much information. They have to ask property managers for more information but that is an issue if your so -called property manager never responds to you. Let me clarify by saying I went to her with only 2 issues during the year we lived there and she never once helped or pointed me in the right direction. Before move-out they sent a pre-move out inspector (who never entered the home) he told us to spackle and paint over the spackle marks and gave us the exact paint color. We did as instructed and they still somehow charged us for painting all 3 rooms "corner to corner". I emailed multiple people that were attached to our pre-move in email and surprise surprise.. none of them answered to clarify or show EVIDENCE of why the "paint corner to corner bedroom 1,2,3" was required. It seems as though they want to TAKE ADVANTAGE of their customers and somehow "solve" the issue by not responding. I have never experienced a rental company act this way. DO NOT give them your business especially in the Jacksonville, FL area. They may be better in other places of the country but I definitely wouldn't count on it if I was you. Update: the same day that i posted this review a member of their social media team commented on my google review trying to say that the charges were valid but that if i wanted to.. i could email him. So i did. I corrected his response and told him in more detail what happened. He finally understood what i was saying. They left me a voicemail today saying that our property manager understood that the paint color may not have been a complete match due to where it was purchased and for that they would give us the full security deposit back minus what was taken out for utilities. I have now decided on a 3 star review because they finally listened and corrected their mistake. I cannot give them a full 5 star rating because it took me writing 4 reviews on different websites for them to notice me... their RESIDENT. I'm a couple years out of college, it's not like me to fight charges or haggle or things like that but this has taught me a lot and i hope you can take something away from my experiences! They're taking advantage of people that can't afford to move. They raised my rent $325 to renew at the end of my first lease. And if you ever need customer service it's outsourced to India. Unsafe Living Conditions & No Response from Management We moved into a FirstKey Homes property in Edmond, OK and within the first week experienced multiple serious issues. The home was delivered in unsanitary condition (used hygiene items, rusted razors, debris left behind). We were told to email proof -- we did -- and never received a response. We were also promised a cleaning voucher that was never provided. Shortly after move-in, the AC stopped working. It took 3 days of repeated calls and indoor temperatures over 85°F before it was finally fixed. Now we are dealing with a sewer backup where wastewater is filling the bathtub and shower and affecting toilet function. We were told this is "not an emergency" and to wait -- despite this being a clear health hazard. We have contacted multiple representatives (Jason, Rhonda Brown, Mary, Terry, etc.) and sent multiple emails with no follow-up. Under Oklahoma tenant law, landlords are required to maintain safe, sanitary, and habitable conditions. This has not been met. At nearly $1,900/month, the lack of response, unsafe conditions, and failure to address serious maintenance issues is unacceptable. Proceed with caution when renting from this company. read more

FirstKey Homes has been the most unprofessional and mismanaged rental company I have ever dealt with in Texas. My experience with them began in November 2021, and it has been nothing but stress, negligence, and financial harm. When I signed my lease, I was given a code to enter the property. I brought in my luggage, groceries, and a few items to store in the garage ahead of my movers arriving two days later. Immediately upon entering, I noticed a strong foul odor coming from the carpet that I was told would be cleaned. The walls were dirty, covered in spots and handprints, and it was clear the home had not been freshly painted or properly prepared. I called my assigned property manager and left a detailed voicemail -- she never returned my call. The next day, I returned to the house and found the property had been vandalized. My luggage was opened with clothes thrown everywhere, several expensive items were missing, my groceries had been removed from the refrigerator and cabinets, and the items I stored in the garage were taken out. When I contacted the leasing office to report the break-in, I was told the truth: they had never completed the official move-out from the previous tenant and should never have given me access to the home. They admitted they hired a clean-out company the same day they gave me the key, and that company assumed my belongings belonged to the previous tenant, resulting in my property being stolen, thrown away, or damaged. It took three days to get back the items they retrieved, and they had to reimburse me for groceries and belongings that were not returned. When I officially moved in, I discovered someone had been inside the home again. This time there was plastic covering the carpets and painters tape all over the walls -- yet no painting had been completed at all. They attempted to paint after I had already taken possession of the unit, and the painters simply prepped the house and left. The home was never properly painted. During my tenancy, the property continued to deteriorate. A foundation shift caused the home to literally split, creating major cracks inside and outside. Marble countertops shattered. Shower drains repeatedly backed up. I submitted work order after work order, and most of these issues were never resolved. Then, 30 days before the end of my lease -- after I had already given them proper 60-day notice to vacate -- they notified me they were finally planning to repair the foundation. The repair would require ripping up the carpet in the living and dining rooms and would take an estimated two weeks. I declined because these were long-standing issues I reported months prior, and I was not going to have my household disrupted right before moving out. I moved out two weeks ahead of schedule but continued checking the property for mail. That's when I found an eviction notice posted on the door. They attempted to evict me for "late rent" that had already been paid and for outrageous attorney fees. I called FirstKey Homes and their attorney repeatedly -- no response. When I showed up to court, I learned they had dismissed the case without notifying me. Nearly a year and a half later, I checked my credit report and saw a collection account from HL Collections for over $3,000 on behalf of FirstKey Homes. They are falsely charging me for "deep carpet cleaning," painting, clean-out fees, and attorney fees from the eviction they dismissed. But I have receipts. I have photo documentation of the home on the day I moved in and the day I moved out -- showing the exact condition of the property, including that I left it in clean and acceptable condition under circumstances they created through negligence and mismanagement. I am filing a complaint with the Better Business Bureau, submitting reviews across all platforms, and have already contacted an attorney. I will be pursuing a civil claim, and this erroneous collection account will be removed from my credit. Consumers deserve to know how this company operates. We are currently renting from FirstKey Homes. We have had multiple issues with this home since resigning our lease last year in October. First issue: Our home was without heat for 26 days from mid-January to mid-February. During the ice storm and the snowstorm that we had. We had my young stepchildren (5&8) staying at the home with us during the ice storm. FKH sent out 3 different vendors for quotes before finally agreeing to pay and replace the unit. I had to miss 7 days of work to deal with this issue, and it has put me behind. I had to call and demand portable heaters for our home; they were not freely offered. They only provided three units, each covering 200-300sqft. Our home is 2400sqft, which left majority of our home with no heat. We were given instructions via email to not sleep with fireplaces or portable heaters on. Most days we woke up to a 51-degree home. Our power and gas bill were largely impacted by this as well. FHK told me I have to reach out to the utility companies to request a credit instead of just doing the right thing and compensating us for the difference. Second Issue: We noticed a leak in our garage on 12/11/25. FKH sent out an employee to check out the leak. He told me we did not have a leak but that our a/c unit drip pan upstairs was overflowing. He said he had cleaned the drain lines and drained the water but that it was fixed. Told me to give it a few days then check and make sure the garage had dried and they would send out someone to repair the sheetrock. We checked it a couple days later and there was even more water on the floor. They sent out a second company to come check it out. They told me that we did in fact have a leak on our hot water line from the water heater. Told me they fixed it and to check in a week or so to make sure everything dried out and they would come replace the sheetrock. At this point our front guest bedroom floor was SATURATED. When you walked on the carper, water came over your foot. We let them know they said it would dry then they would send out a carpet cleaning company. They did not provide a fan or any way to circulate air to dry out the carpet. We checked the garage a week later and there was even more water. FKH sent out the same company, he told me the other guys missed something but that it was finally fixed and no more leak. At this point we had to throw away personal property from our garage that had been saturated and started growing mold. Our front guest bedroom smelled like mold. We asked that they have someone come out to assess the damage and make any repairs. They sent out multiple vendors for quotes... again. Someone came out to clean the carpet. Then another vendor came out to stretch the carpet and lay it back down, as well as sand down over the mold growing on the baseboards and put a fresh coat of paint on top of it (this was on January 28th). My husband went into our guest bedroom on 3/10/2026 and heard water but didn't know from where so he looked in the garage and it was dry. He checked our crawlspace/basement, and our hot water line has been POURING water. Our floor joists are soaked and covered in mold; the insulation is falling from the ceiling. We have now had 2 vendors come out to check out the issue and give their bids and we still do not have a solution while we are stuck breathing in mold. I'm positive our water bill and gas bill will reflect this. FKH does not treat these emergency situations as emergencies and leaves tenants in uninhabitable homes. read more

Horrible place to rent from. Can never catch up with your actual "property manager" emails are always automated, when something is broken; it takes a good week or 2 to get on schedule to get it fixed, my air was out for 4 days, with no follow up calls in regards (request submitted on weekend) took them an extra day to catch up with them and even an extra after that to get it fixed. I don't know why i felt as renting from property management company would be better than a private landlord, but let me tell you. Prior to this i rented for 6 years , private landlords are WAY better than property management companies. Then , the BILLS, WATER/GAS/SEWAGE/TRASH, they all have it tied under their name,& it's HORRIble you cannot directly reach out to these companies and speak with them because of property management having the account with the local water/gas trash companies, so you have to always call them if you need replacement bins or anything wrong with your bill. This is the worst rental company I have ever dealt with. FirstKey Homes repeatedly failed to honor their rental agreement and then resorted to threats and intimidation to try to collect money that was not owed. After living in the home for eight years, they attempted to send me to collections for over $4,000. The majority of the charges were for damage caused by their failure to properly repair known issues, not normal wear and tear or tenant neglect. For example, a pipe burst under the kitchen floor and flooded the downstairs. While the pipe itself was repaired, the water damage was never properly addressed. We were left with soaked carpet in the living room, peeling crown molding, water-stained cabinets, and ongoing damage. Despite this, FirstKey later attempted to charge me for carpet replacement, crown molding, and cabinet damage--issues directly resulting from their inadequate repairs and multiple flooding incidents. Brandy Williams, who handled my case, refused to discuss the situation or consider documented facts. She was dismissive, unprofessional, and continued to threaten collections despite receiving formal written disputes and requests for correction. This behavior was inappropriate and should not come from anyone in a customer-facing role. I was forced to file multiple complaints with the Better Business Bureau and submit formal written documentation to protect myself. Only after BBB involvement did someone from FirstKey Homes finally acknowledge that I owed nothing, confirming what I had been stating all along. I am sharing this experience because not everyone has the time, resources, or knowledge of renter rights to fight back the way I did. They took my $1,830 security deposit and gave me back only $291 -- despite the fact that their own inspector said everything was fine at move-out. I had a 4-month-old baby at the time and was desperate after their first house (the one I was supposed to move into) turned out to be occupied by squatters. I went to apply for one of their homes and did not qualify, however, the very next day I received a phone call from a scam caller the contact, (228)262-0572 asking for a loan and asking if I had received a loan from her company. I immediately told her that I had no idea what she was talking about and told her that she had the wrong number. I disconnected the call. I had been working with a property agent, Heather, and Heather called to leave me a message asking for me to call her back at the contact, (678)345-0678. I called the number and asked to speak with Heather, however, the same scammer I spoke to on Wednesday asking about the loan answered the line. I told her no and disconnected the call. Then, I just received a missed call from another scammer at (839)248-1334. I'm very frustrated because I trusted FirstKey Homes establishment to be a reliable site to search for rentals in Houston. However, they are connected to scammers and apparently sell your information to scammers. I'm baffled. Even when I called the mainline of FirstKey Homes at (844)395-3959, a foreign-speaking person got on the line telling me he couldn't reach Heather. It was very sketchy of Heather to leave me a voicemail message with a lot of "uhhh and umm" in her speech. I was thinking to myself, why does Heather not know what to say? She told me in the voicemail message that I qualify for a home for $1497, however, when I go to search on the website, there are no results found for a home at that price in Houston on their website. Another missed call from Heather, this is her voicemail message: "Oh hi, my name is Heather from First Key Homes um, so sorry I missed you and couldn't back to you because I was busy". The home was completely uninhabitable from the moment I moved in. There were holes in the ground, unfinished maintenance, and serious foundation issues. One of the rooms literally had fungus growing through the floor, and there was black mold due to plumbing problems that were never addressed. Despite reaching out multiple times, I received no callback. I was repeatedly denied access to speak with a supervisor or anyone in charge. The staff was completely unhelpful and dismissive of the dangerous living conditions. When I finally decided I couldn't live there anymore, they refused to let me out of the lease, even though the unit clearly violated basic health and safety standards. I don't normally write reviews, however felt the need to write this as a warning to not rent from First Key homes. This company is actually a joke. When we first moved in the AC broke within a few days. We submitted multiple emergency maintenance requests because it was over 90 degrees in our house. It took them over 24 hours to even reply, so much for "emergency". After they finally replied, we were told someone was bringing portable AC units until they could fix it. No one ever came and when calling them to check where they were, they never answered. The next day again they said they were going to bring portable AC units, again when calling back to check where they were, no answer. It took them 7 DAYS to fix our AC and the only reason they finally started replying to our phone calls and emails is because we threatened legal action. We have two small children and had to stay in a hotel with our own money until they fixed it because it was over 90 degrees in our house. Our new issue is that they are refusing to fill out the paperwork for us to get the keys for the HOA amenities. We reached out to the HOA and they said First Key had to complete the paperwork for us to get the keys. We have called and emailed our "property administrator" Karla Gonzalez Segura multiple times with no reply. She even BLOCKED my husband's cell phone number because she doesn't want to deal with it. The fact that an employee of a "professional" rental company is blocking phone numbers because they don't want to do their job is ridiculous. When we called her off of a different phone the calls go through, still no answer. We pay a monthly HOA on top of our rent with amenities that we can't use because they won't fill out the paperwork for us to get access. Please do yourself a favor and run if you see the name First Key Homes on a rental property. We unfortunately are stuck dealing with this company until our lease is over. The home was in poor condition at move-in: water heater not working, gross puddle under the fridge, filthy carpets and grout, and a split HVAC tube in the attic that had me basically heating the attic (higher utility bills for months). I have photos and the resident portal showed prior work orders documenting issues that weren't fixed before I moved in. At renewal, rent jumped $250 (only if I signed an "early" 18‑month agreement), then another $300 at the next renewal--so I moved out. I left the home cleaner than I received it and did not damage anything, yet I was hit with excessive move‑out charges (including landscaping for overgrown shrubs - which were previously overgrown, toilets and the flooring which I had professionally cleaned before moving out) and then a collection was reported for a much higher amount than the move‑out ledger reflected - by over $1400. I'm disputing the charges and credit reporting. PROCEED WITH CAUTION!!! HORRIBLE. If I could go lower than 1 star, I would. DO NOT rent from this company. We tried to get our mail key for 7 weeks.... Therefore we weren't able to get our mail for 7 weeks. We couldn't even hire a locksmith to change the lock because we did not know which mailbox unit was even ours and couldn't get a hold of anyone to help us. During our original tour to see the home, we could not get in because they didn't have the right key. They told us they'd take care of it the following Monday, so we waited all day and were assured it would be taken care of, but it wasn't so we had to wait another day. It was stressful due to a time crunch that we were in. Move-out was even worse than the move-in. We scheduled a pre move out inspection and nobody showed up. They never reached out to let us know they weren't coming, and we couldn't get a hold of anyone to reschedule. Calling on the phone was useless. Then, they took money from our deposit which I knew would happen because they failed to do a pre move out inspection. The conditions in this house are dangerous and unbearable, yet I'm still paying an absurd amount in rent for a place that isn't even safe to live in. First Key Homes doesn't give a damn about the safety or well-being of its tenants. They never offered any rent reduction or compensation, despite these ongoing issues. As an active-duty service member, I'm disgusted that I fight for a country that allows corporations like this to treat people like dirt. It's beyond frustrating, and I'm absolutely fed up. I'm taking this to court because I refuse to let First Key Homes get away with this. Property management like this is the reason people don't like renting. FirstKey Homes is the most faceless, valueless, worthless corporation I've ever had to work with, shamelessly cutting corners in every way conceivable. This is a company run by robots. There is no person whom a renter may call, email, or contact in any way. No account manager is familiar with the property or the tenant. Nobody does the showings, nor has any American ever spoken to me about the home (I exclude the call center, which has no English speakers and is second in uselessness only to the website). When a maintenance request or other inquiry is made, it disappears into the system. Half the time, the requests are cancelled or marked as completed with no communication whatsoever. It's hard to tell whether this company is run by bad people, stingy people, or people who are just very bad at what they do. I suspect it's a little of all three. By the way, this review is not about the individual at the call center with whom I interacted. She's just doing her job, and it's not her fault the system doesn't work well. UPDATE: After moving out, my opinion of FirstKey is even lower (if that's possible). I left the property professionally cleaned and in better condition than we got it. I was charged on move-out not only for an additional cleaning fee, but also for pre-existing damage that had been documented in our move-in report, a late payment fee (after verifying on the phone that our payments were up to date), and a $75 fee because they didn't like where I left the trash cans. FirstKey is a truly predatory organization. They'll take every dime they can squeeze out of you, and give you nothing. My advice? Find something else. Rent from a real person. They even stated we "destroyed" the walls even though we patched all of the SMALL holes from hanging art. What fucking house takes $400 for touch up paint. Where do I begin? This company is such a fraud. Doesn't even deserve 1 star! At first everything seemed legit and then after making our first maintenance request we soon realized that we, the tenants are responsible for the repair charge or $150 visit fee. During a winter freeze the heater went out around 7 pm on a Friday. I called the emergency line and the soonest someone could come inspect was the next morning at 8 am. The heater eventually kicked on after I fell asleep and woke up to a call, the technician had arrived. And then I had to pay $150 for the unnecessary visit. After the big storm this past year, our fence blew down and it took them a month to come out and take photos to asses damage and did crappy repairs that they had to come back out to fix again. We were told different things multiple times we ever needed to discuss anything important with First Key Homes. Our move out was routine, we gave 60 day notice, they misspoke our final amounts due which resulted in them keeping majority of our security deposit and overall were just very difficult and frustrating to have to deal or work with. renters beware; firstkey homes will nickel and dime you for every penny. we vacated the home a few days earlier than lease agreement, because it was cleaned, and ready to be turned over. we paid the whole month asked, prorated. as a courtesy, we informed the rental company that they could take the home back when wished, as we paid and cleaned the home. they have now moved up our lease move out date, to now forfeit our 60 days move out, turning in the home early. AS A COURTESY. they are withholding several hundred dollars from us for moving out "earlier than expected" even given, we paid the full asked prorated rent. they will scam you out of EVERY penny. everything you do with this company must be IN YOUR OWN WRITING. Do not count on to hold documents. We ALWAYS paid our rent on time, many even early. This is such a disappointment. read more

First Key is NOTORIOUS at having incomplete history records, and is absolutely unwilling to listen and resolve issues. Their infrastructure is fractured, the reps are ill equipped and uneducated at basic notation, and escalating any issues only results in a vicious loop of uninformed decision making. This is the worst property management group we've encountered in 20 years. When the house lost electricity for 1/3 of the house including 1/2 of the kitchen, they said it wasn't an "emergency" so we waited to two weeks. The repair couldn't fix it because of the prior shoddy work, so it took another week for a repair man to come. When the Air conditioner went out, we reported it as an emergency and no one responded for 5 days. Then a " repairman showed up and didn't fix it. Then 5 days later ( still no AC in Texas heat) another guy showed up and still no AC. Finally, they painted the bath tub with improper paint and now the drain is clogged with paint and the EPA is coming to investigate along with the Texas Commission Environmental Quality. read more

FirstKey Homes takes advantage of residents by charging them HOA processing fees. We corrected a simple parking violation and were told we would be charged $50 if we did not correct the violation. We immediately corrected it and still got charged $45 processing fee!!! read more

went to view a home upon arrival it was nice but when we walked in the hard wood floors were extremely damaged , scuffed , and bubbled up as if it had been wet. the refrigerator was missing the entire bottom, and the cabinets in the kitchen were hanging off the hedges. the house was not even clean and they claimed it was move in ready. viewing this home let me know all I need to know about this company, they don't care and I will never rent from them. A dumpster fire of a company. Their entire raison d'être is to take your money and give nothing in return. Family of 8 paying $2600 a month in rent? You'll get a fridge large enough for a college freshman in their first apartment with a massive gap around it. Garage door stuck open? That'll take weeks to fix. Maintenance tickets closed claiming they tried to call, but no record exists of phone calls or messages left. An unusable toilet? Literally months to fix. The maintenance system makes you agree to multiple terms every time you log in. Want to open a plumbing ticket? Sit through a video. Want to update your ticket or communicate with someone? Tough -- call into their foreign call center and get nowhere. Want to schedule online? They used to do that, but took it away. Want to pay your own utilities? Can't do that -- they manage them for you, and charge you for the privilege. Want to pay for them separately online? Can't do that, either, except after the first of the month. Before that, their online system lets you only pay the full rent amount plus the utilities. And the staff -- rude as anything. And for all this, they will remorselessly raise your rent every year. Please avoid these useless pieces of garbage. We tenants need to band together and hold FirstKey Homes to account. read more

They were very late on move in day so I was not able to do a walkthrough with someone to go over any issues. The house was not advertised accurately. Half the garage was converted into the kitchen but was still advertised as a 2 car garage. Maintenance issues not being addressed, maintenance requests being canceled without communication, they tried to make me pay for a maintenance repair when it was their responsibility random fees, repairs done very poorly, horrible communication. Do NOT rent from this company. Rent from literally ANY other company you can. I recommend progress or inivation before this trash company. It would be so much better, honestly, I wouldn't even be writing this review if their property managers and maintenance managers were professional and actually concerned with their tenants and the homes they're being paid to manage. I moved into a home that was filthy! Urine, pubic hair, broken window, hole in wall, shoe stains on closet doors, unkept yards, filthy carpets, etc. I know they charged the previous tenant for all of this but Theresa Gonzales and Ashley Placid refused to have the home cleaned! Can you imagine! I had to clean some strangers urine!! Theresa Gonzales from the Woodlands office left my family without hot water for 3 weeks! Then the maintenance men destroyed my property and she is refusing to reimburse or replace it saying it's my responsibility even though they were only there because they broke the AC unit! read more
