Be careful with other reviews of AH4R. Our lease signing experience was smooth. They said we are responsible for all minor repairs under $100. Totally cool. Blinds, light bulbs, toilet seats, and yard work. The house had outdated everything and there were very visible patches on the walls and it was spot painted. It was also not cleaned professionally before we moved in and there were some leftover belongings from the previous tenant. Maintenance was hit and miss. They were all nice but we had a lot of repeat issues from shoddy work. They raised the rent beyond what we felt the house was worth in its current condition so we cut out, but the proposed rates are comparable in the area so we can't complain. It is what it is. Our PMs were generally good to us but there is high turnover so I lost count how many we went through. Our biggest complaint is their partnership with Conservice. The worst part of our entire experience was dealing with these horrible people. Also, it does suck that we can relinquish full possession of the property two weeks before our contract is up and they can charge us rent for those two weeks. I did learn in all of this that the bad reviews are either from residents who did serious damage but won't take responsibility, or good honest people who got super unlucky with a bad maintenance tech at move-out. We got extremely lucky and had a decent human being do our move-out inspection, but we left the house in pretty immaculate condition and did zero damage and did a lot of our own maintenance. I showed up to the inspection, asked and answered questions, and had followed all of the guidance from our PM i got months before we bailed. I would say, it's a dice throw to rent from AH4R. If you're going to- play by the rules, be decent, WEAR OUT YOUR PM WITH QUESTIONS, don't damage the property and pay for it if you do. And show up to your inspection. This won't guarantee anything but it will certainly help tip the scale in your favor. read more

Terrible customer service and very poor response time. It seems like their main focus is collecting rent rather than properly maintaining the property. Whenever we request maintenance, they usually send unprofessional subcontractors who do not complete the job correctly the first time. I just moved into a new house and experienced multiple issues on the very first day, including water leaks, cockroaches inside the house, and fire ants in both the front and back yards. In addition, there are many signs of poor-quality previous repairs and, most importantly, several safety concerns that have not been properly addressed. And never been repaired. They sent one of there employees to assist the repairs and never took it seriously. Kept sending the wrong people and never been on time. It's just crazy how many companies I had to make and only addressed very few. If there was 0 rating that's what I would give. It also takes a very long time to receive any response by phone or email. Overall, this has been a very frustrating experience, and I would not recommend this company to anyone. read more

This is the worse company to lease from. I wish I would have known what I know now. I am a current tenant and cannot wait until the lease is up so I can get out these people property. The home is nice; the area is nice...but dealing with this company has been horrible. Upon moving in, we had to pay a cleaning fee for when we leave but the home was not clean when we moved in. I have been hit with several $450 attorney fee for my account being referred to eviction status due to the rent being late...less than 30 days...more than 15. My rent has been late due to me losing income...which is not their problem but an eviction "referral" with the rent not being over 30 days late is unheard of to me. My rent was paid this month on the 7th due to a mix-up of my own with my bank account. I received a letter on my door today, the 12th, for a notice to vacate or pay. When I called, I was told I can disregard the notice but still have to pay the courier fee despite my rent being paid before the notice was sent. I don't understand why not tell the courier not to come out because they have received the funds. My property manager has sent me an email on two occasions that stated due to a new company policy ...anyone who has been referred to eviction had to vacate the property immediately and they will not accept any payments. Then days later sent an email stating the rent was past due and to pay immediately...WTH! I made the property manager aware that we have a legal binding contract (the lease) and that a new company policy, that I was not given a copy of, does not override the lease and what she was doing was illegal. Keep in mind, I never received any attorney documents stating I was being evicted...just an email notice and the fee posted on my online account. This company is horribly managed! read more

If you're considering having your rental managed by this company, I strongly recommend looking elsewhere. As a prospective tenant, I've encountered consistent issues with properties managed by AMH. Nearly every time I've inquired about one of their listings, there's been a problem, from difficulties accessing the property to poor communication and unhelpful customer service. My realtor reached out multiple times and rarely got a response. On the one occasion we finally did speak with someone, the interaction was rigid and dismissive. We simply asked to push the lease start date slightly (on a property that's been sitting vacant for over 60 days), and they refused to even ask the owner. No flexibility, no consideration, just a flat "no." 30 days later and that home is still vacant and we could currently be moving in. My realtor also mentioned that this is a norm for this management company. It left me wondering: if they treat prospective tenants this way, how would they treat actual tenants or property owners relying on them to rent their home? There are better-managed rental companies out there. This experience has definitely made me reconsider any AMH-managed property in the future. read more

The WORST rental company around!!! We moved in and the residence was not even made ready for our move in. It was dirty, no touch ups were done and even had a missing cabinet door in one of our bathrooms. I spent over a solid YEAR trying to get it repaired properly. In the end I just gave up on that open maintenance request. We had roof leaks that were not addressed properly. We were in this home for 2 years mind you. After the 1st year, they went up over $300 for the following years rent stating that was what other homes were going for in the area. After the 2nd year they wanted to increase our rent again well over $200 and we said HELL NO!!!! Once we moved out they wanted to charge us over $3000 to make ready the home to rent again. Mind you, they were charging us for a FULL PAINT JOB as well as other stuff that was submitted to them after we moved in for just this reason. Broken sconce on the light going upstairs, stains and damage to kitchen counters, damaged Baseboards and the missing cabinet door amongst numerous other little things around the residence. I had pictures with timestamps. I was told after we moved in that the home came as is.... had no move in inventory available. Now the residence is on the market to sell. Avoid this company like the plague!!!! Horrible management horrible communication and down right unethical!!!! Never late on rent and took care of the home like it was our own!!! read more

The house I moved into wasn't ready. Holes in the wall, dirt everywhere, water stains on the ceiling, the house smelled of cigarettes, and more. They didn't care at all or try to make it right. I put in several work orders for repairs and nothing was done. they didn't attempt to come out to fix anything. When the lease was up, I got an email explaining the move out procedures and they said I would receive a code to put a key in the lock box. Never happened. But they had no problem charging me month to month rent for them not being able to do their jobs. Do not rent from this company. read more

We tried to rent a 4 bedroom family home with my husband from AMH in Fishers, Indiana. The initial experience was great - we went to view the property within a day and came home delighted. We applied immediately. That was over 10 days ago now. My husband and I have been living in the UK for the past 2 years and made the decision to relocate back to the US. My husband started a new job recently while I stayed in the UK waiting for the completion of the sale of our apartment in London. My husband makes way over the income criteria requested by AMH. We appreciate that a new job is risky for agencies so we provided a bank statement of our savings that were more than 8 times the annual rent of the property. We also provided an official letter from the employer of my husband confirming his start date and his annual income. From this point we faced elemental struggle. Despite their marketing, the application did not move at all. We had to call on a daily basis. At each day they had new demands most of which concentrated around them wanting us to pay a year rent upfront. While this is indeed something we could do, we did not need to do this as we satisfied all of their criteria including an 819 credit score. This felt like extortion. They called my husband's new emplyer multiple times to verify his employment which started becoming very embarassing.. Yet the case has not moved. Every time we called we spoke to somebody new and had to explain our situation all over again. I never in my life tried to give a company money so hard! This morning we decided to give up and go with another company. Looking at the reviews below perhaps this is for the better. This company appears to be widely successful financially but at this point I am not sure who they are renting to. The property we looked at has been empty since at least January on Zillow. I called to inquire about a house for rent today. The policy of uploading a drivers license to just tour a house is crazy. Why would anyone want their ID online or with a company you don't yet know? I asked if we could come to the office and leave something there while we look and he didn't seem to like that idea. He went on mansplaining how brokerage fees work, basically saying it's not worth the cost of staff, for them, to go escort you to view a place. I asked how their utilities work. I'm moving from another state with different laws but wouldn't they have to give you a copy of the original utility bills with their breakdown of "charges"? What's to prevent them from marking it up and scamming if you never see an actual bill... What did it for me, though, is that he was dishonest. I have had this particular home saved and have been watching it for over a month. I asked what the average for the utilities for this home are. No clue. Or, leaving the door open to upcharge. He rambled on about people working from home and the variation of utility costs house to house. Yeah, dude, that's why I asked what the AVERAGE was. Shady shady. He was attempting to do the salesman trick of creating urgency saying these homes are rented within a few days. He just didn't know who he was talking to. Lol. Homeowners, top % earners, great credit, etc. I think because I'm female, he assumed I'm dumb. That's pure speculation, it just felt that way a little. Anyway, being the customer, I like to have questions answered and things to make sense and be fair, legal and ethical. This was not that so their company is not for us. TL; DR: I would steer away from this company. I would NOT recommend AMH to friends, family, or anyone. IL - Incredibly frustrating company to work with. Boyfriend and I were applying for a house rental in Plano, IL. They would not allow us to tour the house as someone was vacating the space, we said no problem. Before being able to submit our application there was about a week of back and forth emails with Robin Scully requesting multiple paystub documents, 2022 tax returns, and a minimum of 3 bank statements from just me alone as I was the primary applicant. This all took places during the last week of July while we were on vacation. Robin then requested a photo of my social security because the leasing department needed more proof of my identify. Mind you this was on a Friday morning. I emailed back that I will be home tomorrow evening (Saturday) and will be able to send it then. I come home Saturday afternoon to find an email from Robin informing me that the house we were applying for was sold. No where in any of the emails nor website was there any notification that the house was on the market. When I spoke to Robin about this, she informed me that she would be able to apply our current application and fees that we had already paid towards another house. My boyfriend and I found another house that we fell in love with. This house had the minimum requirements we were looking for and much more. This house was on their website for a few days and said it we be available mid-September. We were approved, signed the lease, and paid the security deposit on August 1st. We were very excited to be getting a bigger home. Eleven days later, August 11th, Robin called us to inform us that the current residents changed their minds and decided to stay in the house that we were approved for, signed a lease, and paid the security deposit. Attempting to win this house over, my lawyer stated that there was a clause that the landlords are not to be defaulted if the landlords (AMH) were not able to provide property in said lease prior to lease date. This clause, unfortunately, lets the company off the hook completely. Frustrated, overwhelmed, and tired with this nonsense, be wary of this company. If I could, I would give this company 0 stars. American Homes for Rent was an overall ok experience as a whole. For the size of the home, amenities and location, AMH provided a great home for the value. the only issues were the continual rental hikes, maintenance requests that just never occurred and the lack of communication from the community manager (which seemed to change every couple of months). Although the communication with the team was subpar, I finally had the opportunity to speak with someone that was not only pleasant, but connected me with multiple parties that helped with rental rate renewals, maintenance requests and the proper move out structure and process. If you need anything make sure to reach out to Me-Sha Miller!! She was a God Send at a time we were about to lose our minds around our move out process. Before her intervention, the communication was very delayed or unresponsive, but she was that silver lining that we appreciated and will remember forever. Thank you again Me-Sha!!!!! read more

I am a 44 year old disabled veteran, and a single father of 3 girls. I have moved many times in my life, so I know about landlords and renting. I can say, without an unbiased opinion, working with AMH was the most ridiculous and absurd experience I have ever had with a rental company. From day one you should figure that you are nothing but a number on thier Las Vegas based portfolio when no one even shows up to show you the house or give you the key when you move in. You never meet a live person, EVER. After a year of paying rent on time and taking care of the home, they tried to raise the rent on the home $85 more than it was worth. So I showed them comparable homes in the area are cheaper but offered to stay if they don't raise it because I am a great tenant, but they said no. So I found the same model home for even cheaper than the current rent I was paying there, in the same city and school. I cleaned the house spotless, but forgot to pull out the fridge and oven to clean it. I also forgot to trim the length of 3 bushes outside and change 1 bulb. They send me a move out bill for $350 to clean behind the fridge and oven, $250 to paint the walls, $6.50 for a light bulb, and $20 to trim the bushes. I told the home manager it's ridiculous, in every home I've ever lived in I've never had to pay for the landlord to paint the walls when I move out, I even went and took putty to every tiny hole from photos hung, and it's ridiculous to charge $350 for a home my daughters and I cleaned spotless. I want someone to meet me at the house and show me where these charges are coming from, since I only moved up the street. He said he they can't meet me there, no one is in that area, but he talked to whoever he talks to and they are willing to take $175 off the cleaning, that's it. I said you know what, fine. I'm not going to get anywhere with this company anyways, and I'm not traveling to Vegas to talk to them, so I'm just going to warn the world to stay away from this rental hoarde company that goes around buying homes and does what I saw next. When I moved out, the $2230 home I was renting was listed online for $2400. I was like what the heck? Then 2 weeks later lowered to $2375. Now that the time has come to offer it for rent they offer it at $2350. These places do this to drive up the prices in areas. They are the causes of the pricing crisis and I got to see a bit of it in action. They knew they would never see $2400 for this house. They know they'll never see $2350 for this house. They just do this to try to drive up the price. It's places like this that are hurting families everywhere. So if there are other options, especially an actual landlord you can meet and shake hands with, please do that! I will NEVER rent from a home rental company after this experience again. By the way, when I moved out they had someone put a lockbox on the door when I wasn't home to leave my key in. I still never met any of them. On our original lease, it stated that we must provide a 30 day notice at the end of our lease, which we did. Before I begin, I'd like to say that I have dealt with my fair share of landlords and apartment management, so I understand my way around the block and also understand that not everything is going to be completed immediately. With that being said, we signed a lease with AMH on 01/14/2025 with our move-in date being 02/12/2025. This process was smooth, it was easy to understand and the people we spoke to were very kind. Our issue is with the promises made to us prior to occupancy. The house was in decent condition when we toured, however, of course it was quite dirty, lawn uncut, and just need some overall TLC. When we expressed these needs to AMH they were extremely reassuring that all would be done before moving-in. Fast forward to a few weeks before our move-in date; our realtor would periodically go check-in on the house and would inform us that nothing had been done and that it did not even look like anyone had even been on the property. Our realtor, myself, and my husband were constantly speaking to AMH via email and phone call, and they kept aggressively reassuring us that everything would be done. A few days prior to moving in AMH told our realtor she would not be able to visit the house because the cleaners will be present. 02/12/2025 we moved in and alas, absolutely NOTHING had been done. Once again, I, my husband, and our realtor contacted AMH via email and phone call and surprise, surprise, AMH apologized and assured us that they would get someone out there to tend to the property asap, not giving us an exact date/time, but they let us know they filed a work order and someone should be out by today (02/12/2025) or tomorrow (02/13/2025). We revisit the house on 02/13/2025 and the back lawn was cut, but other than that, nothing was touched. At this point, we are already moving in! We are extremely frustrated, so my husband calls and spoke to a man on 02/13/2025 at 12:10pm and explains his frustration and concerns and requests for a refund regarding the $500 CLEANING FEE we paid upon moving in. The man on the line then explains that this $500 cleaning fee is for "move-out" cleaning, not move-in. We become angry at this point because in our lease underneath the title of "Move-In Funds" lists this $500 cleaning fee. Additionally, within our lease it states "The Cleaning Fee that may be part of resident's Move-In Funds covers standard interior cleaning of the property. It does not cover any damages to the property beyond ordinary wear and tear caused during Resident's possession of the Property, and Landlord reserves the right to retain all or a portion of Resident's Deposit for any withholding permissible under the Lease and Applicable Law. The Cleaning Fee is nonrefundable and is considered Additional Rent." Which, at first glance makes complete sense and we were aware of this and totally okay with it upon signing our lease. However, when you are promised the house will be in "excellent condition" as it is their "standard upon occupancy" and you are not GIVEN that excellent condition, you are naturally going to want your money back! All in all, at this point it is 02/19/2025. We have not heard back from anybody regarding the services we were PROMISED upon occupancy. We have been told this $500 cleaning fee is for move-out and is nonrefundable, and nobody seems to want to help us. We have received emails asking about the status of this issue, as well as multiple apologies and promises that have not been fulfilled. This is a bad company! The first day we moved in the entire home wasn't cleaned at all. We kept getting the run around every time we called to complain and ask for them to send someone out. We paid 5,000 to move in and it was absolutely filthy and the yard wasn't mowed. To add to it the toilet in the master bathroom started leaking all over and I tried to reach out for help and got nowhere! This was absolutely the worst experience! Nastyness all over the house and hair, soap skum and funk all over the bathrooms! The kitchen drawers all full of funk in the drawers and hair, oven not cleaned ... I saw a ton of bad reviews about this company so I was shy to rent from them - however when we moved it was our best option. For the most part, we've actually had a really positive experience! All maintenance issues are handled promptly, and they've been nice. Our move in process was seamless. Aside from some issues that they did fix, it's been pretty smooth sailing. There have been a few things that weren't taken care of prior to move in (which doesn't shock me with a large conglomerate management company like this - things fall between the cracks, it's just what happens). People just need to understand that there's a big difference in renting from a huge company and a small home town PM rental company. Thanks AMH for being good to us this far. read more

If I could give them a ZERO star, I would. The maintenance list is long that have been a challenge to have fixed from huge water stain on ceiling from AC leak, the front door wouldn't open for TWO months due to shifting of foundation, carpet is coming up from tack at entry way, entry way tile/ grout is crumbling coming apart- told me they would replace carpet and increase the rent for $200.00 per month for the replacement. Toilet in hall bathroom "bubbles" when the washing machine is running. Now I have had a load balance electrical issue for more than a month, and still not repaired. I cannot use major appliances at the same time. Lights flicker, can't turn on dishwasher and make coffee at same time. Want me to sign new lease for another monthly increase of almost $100.00 per month but won't reinvest in property or fix maintenance issues. I will NOT be renewing! read more

We wanted to view a house AH4R has for rent (9921 Thomas Jefferson Dr, McKinney, TX) and went to try and schedule an in-person tour with one of their representatives. Turns out they are only doing "let yourself in", where they won't have a representative/realtor show you around. We were totally cool with that, as they provide a code to the lockbox for the key and we can check out the House for ourselves. After we schedule our time w/ AH4R, we make our 60 minute trek out to McKinney and pull up to the house's driveway. We check in w/ the website, go up to the door w/ the lockbox, and open the box w/ the code.... And to our prevail, there is NO KEY! We were dumbfounded, as we drove about an hour to tour this house, and there is no way we could enter. After about 10 minutes of trying to reach someone working with AH4R, no one answered our call. Luckily 1 neighbor came out of his house, and talked with us for a while. Turns out there is now a SQUATTER in that house, who broke in through one of the windows. At this point, I'm thinking to myself... What gives AH4R the right to lead potential renters on, by having this house 1. On their website still, showing it's available for rent (at the time of this post, it's still available for rent), 2. Make us seem like we can tour this house through their "state of the art house tour", 3. Not have an answer for us when we try to call. I would rate this company a 0/100, saves ourself a headache of renting with this company, after seeing all the other NEGATIVE reviews they have. If I could give 0 stars, I would. I'm honestly surprised to see how many "good" reviews this company has--they must have been bribed with something. This company is HORRIBLE about communication. Anything you need done or any questions you have, it will take WEEKS to hear back. We have had 4 property managers in the 2 years we have lived here, and no one bothered to let us know either time that our point of contact would change--we had to hunt them down each time. You aren't going to get any compassion from anyone; you're just $$ to them. They do not care for the homes they service, which is very sad. We have requested many things to be fixed over the 2 years we rented from them, with nothing done about it. We're now getting ready to move out, and they want to charge us for the things they failed to fix while we lived in this home. We have lived with mold in our shower, cracked tile floor, no weather stripping on any doors or windows, a stove that only has 2 working burners, and a sink in the master bathroom that does not work. We have submitted numerous maintenance requests for these things, which went unnoticed each time. Not to mention--the INSANE rent increases each year! Keep in mind when you rent from them, your rent WILL go up each year you renew. If you have the option to rent somewhere else, I would HIGHLY recommend you do so. read more

Rent from AH4R if it's your only choice. We rented a home from them and stayed for a year and a half while our home was being built. From the start, they made the process of making a deposit for the home Very difficult and kept giving all kinds of different answers as to how it was to be handled which made it very frustrating. The home was very tired and various shades of paint on the walls had been used over the years to cover holes or marks. For the most part everything worked okay. Over the length of our stay, we had a couple of issues, roof leak, water heater busted and a water heater element went bad. To their credit, they had these issues resolved very quickly and we cannot complain about that at all. One thing that I'm very glad we did was take some detailed pictures of the condition of the rental when we moved in. Like ALL rental companies, they want to come up with Bogus claims that the property has been damaged or neglected and then charge you, so they can hang on to as much of your deposit money as possible. We left the home SPOTLESS! And in far better condition than we received it. Even according to the Representative from AH4R doing the walk through after move out, he said it was in "Move in ready condition"! But they still wanted to charge me a $250 cleaning fee! Then they came up with several other bogus claims of damage, and when I disputed the claims with pictures, they relented and gave me back the money, but still charged me with a $125 cleaning fee. So, make sure wherever you rent to detail the condition when you move in. do not rent from them. they're the definition of slum lords!!! i moved in on saturday and immediately discovered the following: the fridge, oven, microwave, garage door opener, and all 3 toilets in the house are broken. today is friday and tehy keep telling me to wait for resolution!!!!!!!!!!!!! the house isn't even liveable and all they can say is "you have to wait for resolution". save yourself the headache and don't do it!!!!! read more

I leased a home through American Homes 4 Rent. When I went to irw the home, the paint stuck out like a sore thumb. I specifically asked them would it be painted before I moved it and was told that everything would be taken care of when I moved into the home. But, it wasn't. And now, they day the home is not eligible for paint. I would have never signed a lease for a home like this paying $1,795 per month with the walls like this. I'm livid! American Homes 4 Rent won't budge and have become unresponsive to my emails at this point. I will never Rent another home with these slumlords ever again! read more

TAKE TIME/ DATE STAMPED PHOTOS OF EVERYTHING BEFORE MOVING IN! My husband moved into one of their homes back in November 2022 while I was back home selling our house. Prior to us bringing our infant daughter in my husband had to vacuum AND shampoo the carpets in all the rooms. The animal pee stains/ smell was so overwhelming, not to mention the amount of BB gun pellets laying everywhere. Clearly the home wasn't vacuumed. I had a maintenance man come out, because I thought the bathroom ceiling was covered in mold. To which he informed me it was just mildew that wipes right off WHICH WE CLEANED. Even though it was there prior to us moving in. Something else WE had to clean. The maintenance man also informed me that their cleaning ladies don't actually deep clean. CLEARLY. The amount of mildew on the blinds in the master bedroom was so disgusting, I refused to clean them. Which we got charged for even though they were like that when we moved in. The back patio/ back of the house was covered in mold, so my husband pressure washed it. They have before and after pictures and still charged us, even though WE cleaned it! They took all but $117 of our security deposit due to having to "deep clean it", so clearly they didn't do a thorough inspection after the last people moved out and we got charged for all there issues. We only lived in that house 6 months. Save yourself time and money. Go rent with a better company. read more

I have never and will never rent from this company. I live next door to one of their homes and have filed complaints about safety issues and appearance of the property with their tenants with no response. They appear to be slum lords. They don't even seem to care if there is an entire small town living in the this small house. read more

They charge each new tenant for the same issues that are existing at move in. And never fix the issues. They don't tell you that a $350 cleaning fee (which is excessive) will be deducted from the 'refundable deposit'. But expect it to be cleaned at move-out. Don't go under their contract! You will be 'nickel and dimed' to death. read more

I've never seen such sleezy property management practices! Basically, the owners only collect rent and leave tenants responsible for all maintenance of the home. I wasn't able to view the home prior to move in and it's been a total bait and switch. Run down property for $2k/mo in South Charlotte. There were excessively overgrown shrubs and landscaping that hadn't been touched in years whenever I moved in. I notified the property manager about the overgrown shrubs with my move in inspection and was told I was responsible for the shrubs, mulch, etc. There has since been an HOA violation notice and I'm moving out in 3 days and was told it's my responsibility!! Also, only expect responsiveness when they're trying to get you to sign a lease. Otherwise, good luck. I'm already on the 4th property manager in 11 mos. DO NOT RECOMMEND! I can't leave a review with no stars but I guess the only redeeming quality was they hired good maintenance men (some). Other than that HORRIBLE!!! The place had so many issues from a moldy dishwasher that it took them almost a year to replace (I had to bleach it monthly) and we sent request after request to come look at it. Found out it was leaking water into the cabinet. Ceiling falling through in our daughter's room. I could go on and on with maintenance issues and lack of responsibility for anything g in their part, but it the worst is the actual team of people themselves and lack of professionalism. In two years we went through at least 4 property managers! It was not worth what we paid and because of that and all the ongoing issues, my husband wrote a 10 page letter with all the examples of their multiple failings in the first year when they tried to raise our rent. They agreed and kept our rent the same the 2nd year( that was good at least), but no changes were made in the way they did business. In 20 years if military service we have lived in a LOT of places! This was BY FAR the worst experience! Run...don't walk...in the opposite direction! read more

If I could do a zero star review I would. This property management company has done nothing but give us problems. The only time that we were able to talk to our property manager Kylee G was when she was threatening to evict us. All the other times that we tried to reach her, she was either unavailable and would not return our phone calls. When we decided to not renew our lease, no one from their office informed or reminded us that we needed to give 60 days notice to vacate. Does anyone remember exactly what their lease agreement states a year down the road? We have never had this kind of problem with other rental companies that we rented from. This is the first time that we are being extorted for more than $9000. Did I mention that when we moved out that we left the home better than how we found it? Will they take that into account? Probably not! Oh and don't get me started on when I finally heard from Kylee G. She was rude, treated me as if I was beneath her, would not listen to me, and when I told her that I would not be paying for 2 more months in rent she became very belligerent. I DO NOT recommended renting from this company. All they want from you is your hard earned money and they will extort you any way that they can to get it. read more

Absolutely horrible. We went to rent a home and did a walk through and it looked very dirty, even though they claimed the home to be MOVE IN READY. We wanted to proceed though, so long as a cleaning crew would clean before move in- which when we called, they told us would happen. Upon a 2nd walk through before moving in, I felt a little uneasy for whatever reason so I went back because we were told we had to list any and all concerns to be addressed if we wanted them fixed before move in. During further inspection, I noticed blood on the floor in the living room and the master bedroom. Multiple blood drops all throughout each room. I complained and took pictures. (Which are now deleted because this was back in June and I'm barely getting around to the review) I told them I wanted a cleaning crew in before we moved in. They denied the cleaning crew, saying they had already had a crew go in and the home was ready. At this point, everyone is now ignoring all my emails and calls. So I finally call corporate to say I'm not moving my children in a home where there is blood all over. She informs me that they will get it all taken care of because it "wasn't acceptable" long story short, that was a lie. She also ended up ignoring me and no one went to clean it. The company basically told me they don't care about the lease I signed and they'll void it. So I happily did that, all because they couldn't clean the house, but I guarantee they took the previous tenants deposit because of how disgusting the house was. (Which by the way the blood wasn't the only issue- the house was disgusting but the blood was the final straw for me) read more
