    since i moved in (i'man owner) 2015. they never wash the floors, common areas, clean the trash chute they charge 700.00 monthly maintenance fee. for what? we dont have social room childrens area gym come and visit. never buy here all the condos are below 20% the market in this zip code 33176 the first service residential runs it. run away all the communities around do . we live like in africa or latin america. total shame

    I'm sending you this email regarding about the hard situation that we are being experienced while we are living in Aventura Marina One. Mrs, María Hernández is Licenced by CAM and we already have her lincence number in order to file a complaint against her. We also have all the evidence and mails that we got from her since the day one that we moved here. She is also harassing other Jewish families, sending emails with fake violations asking for money, calling the police on them and being very nasty and rude with all of us. We are not living here for free. We pay THOUSANDS of dollars to being treated like a piece of shit. We also have pictures from all of the apartments with boxes, scooters, bikes and strollers a outside and they NEVER got a violations for that. She's being targeting only Jewish Families. IF YOU GUYS DONT STOP THIS LADY, we're gonna take actions against your company and also against her with the department of business & professional regulations of the state of FLORIDA. We have ALL THE EVIDENCE and we are not just 1 family living this nightmare. WE ARE MORE OF 3. TAKE AN ACTION NOW.

There was hole on the bottom of building8 stories), I found out and reported, pushed to fix the hole, see photos how they fixed. Is it the property manager 's job to inspect property to find out what need to be fixed and fixed it? Now I inspected, found out, and have to push him hardly to do his job !!!

I believe that Icon Realty was involved in hacking my bank account. I leased an apartment in the heart of las olas/Fort Lauderdale from December 2016, from Atlantic loft llc. I agreed to pay a 2 month security deposit of $2400 as well as first, last and security (pretty standard) got my key, etcétera. After 2 different companies handling our property, ICON Realty came in January 2020 and revamped property by implementing a ***online payment service ***** aka , a way to get into your bank account. I questioned who this is and why I had to use this system to pay, not only to be replied with "It is our new system and you have to use it, you must pay rent this way or consult your attorney" As I went ahead and used it but decided to not renew my upcoming ending lease of 3/30/20. I emailed, texted and explain that I would not be renewing the lease because not only I don't trust the payment system, I had a very difficult time communicating with Benjamin (who by the way runs the whole thing). He ignored all my calls and the ones he replied, he did very rudely. I promptly moved out on schedule and handed him the keys along with my original lease agreement. He took the keys and said that He did not have a refund and I would need to wait 30 days to receive one on the mail. Now 30 days later. My bank account has been HACKED and bank investigated the multiple charges leading back to that January rent payment. I have been getting random withdrawals from different wiring entities totaling over 1k so far. Due to covid19, I can not yet file a claim in court. And the reason I am writing this is to WARN tenants and landlords about companies like this! I am attaching the refund check I just received. What a joke! See you in court.

Let me speak to their property management service in South Florida, specifically. I own properties in Boca Raton, Florida and Kaneohe, Hawaii and over the last decade I've experienced a wide spectrum of property managers. It took me several years to learn what makes a great property manager, and it took my entrusting the care of my Boca property to Florida Property Management Services LLC to experience first-hand truly outstanding property management service (In Hawaii, Belinda Barnes of Hawaii Homes for Sale LLC is also outstanding). Simply put: I never worry about my house in Boca Raton because Florida Property Management Services is always multiple steps ahead of any contingency that could affect the property. For example, when Hurricane Ida was tentatively forecasted to impact South Florida, Gaston and Rebeca personally went to my property the week beforehand to inspect that the hurricane shutters were in place and ready for the storm. They noticed that one of the new shutters didn't fit like it should and personally oversaw it's repair before the storm in order to protect my property. In another example, prior to putting my house on the rental market, Gaston conducted a thorough property valuation and rental assessment from which he discerned the best price-point to attract prospective tenants and get the house rented as soon as possible; Gaston didn't just pick a number to appease me or leave me in a situation where my house was over or underappreciated, he did the analysis and presented me a studied price-point backed by data that got my property rented quickly. These are just a couple examples of this company that set them apart from other management services. In total, though, every interaction I've had with Florida Property Management Services has been outstanding. From executing meticulous inspections to managing upkeep services and maintenance repairs that sustain the value and rentability of my property to finding trustworthy tenants and developing a long-standing professional rapport with them, Florida Property Management Services LLC does it all, and, importantly, does it all very well. I can't overstate the peace-of-mind I have having entrusted Gaston and Rebeca of Florida Property Management Services to manage my property. I mentioned before that I've experienced a range of property managers over the years. To be candid, an inexperienced, incompetent or, yes, unfortunately, lazy property manager can end up costing tens of thousands of dollars in lost income and other fees, and that doesn't account for the stressors associated with replacing these individuals. Rebeca and Gaston are on the opposite end of this spectrum and have cared for and protected my investment as if it were their own. Everyone on the incoming team was great, they answered questions, helped us navigate the millions of pages of documents you have to go through. Then comes move in day. We move in, brand new hot water heater and no hot water to any of the facets. 2 days it takes for them to get someone there to fix the problem, now we have hot water. After the line is open for a good 2 minutes. Which now causes my water bill, that they said they cover up to a certain amount. Now let's talk about the SmartRent crap, it's a useless app that is supposed to consolidate all the Smart devices in one app. In reality it's a way for them to control their own property. The thermostats can be set on a schedule so you don't have to fiddle with it constantly, I was finally forced to disable the schedule on this cheap thermostat. The cooling unit from 2011 is severely undersized for the vaulted ceiling in this the house. The east of the house almost never cools off, so now we have to spend extra money on fans to try and keep ourselves cool. Our electric bill has climbed by about $40 every month we have lived here. And even IF the thermostat, which is on the west side of the house closest to the intake with lowered ceilings reaches the desired temp, it still doesn't shut off. Their customer service is useless, you email or call and they just pass you around to someone else because it's "not their job". You have to pay in the portal because the nearest office to pay in person is an hour away, for this they charge you a fee. You pay $30 dollars a quarter for cheapest filter you can buy. Then you pay for pool services, the "company" the use does less then the bare minimum, ours has a spa that heater has been removed. This company is the only ones in South Florida that don't provide these for their customers. Even their competitors have storm covers installed on the windows and doors. My list is a mile long and you all are probably tried of read my ramblings. I have never dealt with a more unprofessional, uncaring company in my life. I feel there will be another class action lawsuit coming soon. AND, they cancelled the 2nd ProCare visit 14 days before it was supposed to take place because I had not reported any issues, OHHH my friends, do we have issues. The problem is with the ProCare visit, you can only point out 3 for the time they allot for the visit, because the ProCare visit is more of an inspection than a maintenance call. We have owner provided outdoor lights hanging from the side of the house, the back gate latch is broken. The primary shower doesn't have the proper slope to drain properly, so the caulk around the base is coming off. A panel in the back fence is being held up by my own zip ties because the wood rotted enough around the screws that it fell down. Now yes, I could call in a work order for all these issues, but like most of you good folks, I have a job and that doesn't pay me to stay home and wait for whenever Invitations Maintenance decides to delightfully grace us with their unqualified presence. I got a message for the last repair at 8:30, tech is on the way. They show up 3 hours later, look at the issue, "oh we're gonna have to call a vendor to fix this." My jobsite is an hour with no traffic from my rental. This latest issue, the finally determination after 6 weeks was that the water line to the ice machine was leaking and the water was freezing up the fan, which thawed out our entire freezer and spoiled our perishables in the fridge. 6 WEEKS!!! Invitations response, " we are not responsible for the loss of food by our equipment (that we inspect every time we visit to make sure it's the same one as when you moved in) because we put it in the lease that we aren't responsible for our own equipment." Their suggestion was to file a claim on our renter's insurance so out of $600 minus the deductible we get enough back for maybe a weeks worth of food, then our rates go up. KICK ROCKS Do your family and yourself a favor and steer clear of all Invitation Homes. If I could give them zero stars, I would every time. Hell can I give them negative stars to combat the bots and employees that give them 4 or 5 star reviews?

After paying for years our…read moreHOA dues, in the middle of last year they started adding late fees, and not because we do not pay our dues, but because they keep claiming we are late in sending checks to them. In addition, this accounting company does not have a BBB rating, which raises concerns regarding its business practices. Despite our timely remittance of payments by mail in accordance with our association's governing documents and established billing procedures, late fees have been assessed to our account. Multiple requests for clarification and resolution have gone unanswered or unresolved. Here are some of the issues: * Checks mailed in a timely manner were not consistently deposited. * Certain checks were deposited prior to the dates written on them. * Other checks mailed in the same envelope were never deposited or accounted for. * Late fees appear to have resulted from internal processing failures rather than any delinquency on our part. When these discrepancies were brought to the company's attention, we were told they "may assist in tracking" uncashed checks. This response is inadequate and inconsistent with generally accepted accounting practices. Once payment has been properly tendered, responsibility for accurate receipt, processing, and posting rests with the accounting agent--not the homeowner. It is also concerning that these issues coincide with the promotion of the company's online payment portal, which imposes additional transaction fees, instead of the traditionally accepted mail-in payment method. This pattern raises questions about administrative practices and internal controls. We have made multiple attempts to resolve this matter. Although a representative indicated that a billing specialist would follow up, no meaningful communication or resolution has occurred.
