Moved in to an older home about 3 weeks ago. So far have had pool issues, broken garage door, cockroaches, identified significant gaps around external doors, filthy floors/baseboards, mold, and now a non-functional AC. Most of the issues are being addressed, but the AC one has been handled poorly. We came home Saturday early evening and found the AC blower not working, contacted maintenance, they opened an emergency request but kept assigning to vendors who are not open on Sunday. Had to sleep in a hot/humid house last night and it's not looking good for tonight. Looking into hiring someone to come check it out, hopefully Invitation won't fight reimbursement. Overall it appears that the home was *maybe* minimally maintained - little or no proactive maintenance appears to have been performed in some time, the pool has had a leak for who knows how long and needs cosmetic maintenance as well. The AC issue appears to be something that has happened before based on the moisture damage on the wall where the AC tubes come in and the condition of the blower housing it has clearly iced up and melted before. Windows are old. Other more or less cosmetic items that could make the place so much better if they were fixed. If this home were for sale on the market I doubt it'd pass inspection, or someone would demand a sweetheart of a deal. Again only 3 weeks in. My hope is that Invitation Homes will do the right things to make all of the problems right and that the other 49 weeks in the lease will go smoothly. The alternative solution - finding a way to exit the lease - isn't wanted by either of us I'm sure. read more

One of several unresolved issues with Invitation Homes in Boca Raton, FL The home was advertised as having a family room, but after moving in, I discovered it had no air-conditioning vent. When I reported the issue, I was told it was a "sunroom" and should simply remain closed. I provided Invitation Homes with its own advertisement identifying the space as a family room, but was then told I had accepted the property "as is." I never imagined a tenant would be expected to hire a professional inspector to determine whether every advertised room had adequate air conditioning. We are paying for square footage approximately 300 sq ft that is not reasonably livable, not even for storage. My daughter suffers from asthma, and the room regularly reaches over 90°F. To keep it between 80°F and 83°F, the unit must run 24/7 at 70°F, and portable fan contributing to an extremely high electric bill, over $400 monthly. Several contractors confirmed that a split-unit air conditioner is necessary, at an estimated cost of $1,800. Invitation Homes has denied the request repeatedly, stating that the existing system operates properly. That was never the issue. The concern is whether it is properly sized for an approximately 1,800-square-foot home. The existing unit was designed for approximately 1,500 square feet, and the added strain could eventually require a much more expensive replacement. When I explained my daughter's asthma and the need to maintain a safe temperature, Invitation Homes said they understood but still refused to approve the split unit. To me, that response demonstrates a serious lack of compassion, accountability, and integrity. Based on my experience, I strongly advise anyone considering renting from Invitation Homes to research thoroughly, document the property's condition before moving in, carefully review all fees and insurance requirements, and proceed with caution. The fact that this Company has anything but a 1 or 2 star rating is absolutely baffling. We moved in to a place October 2025. Everyone on the incoming team was great, they answered questions, helped us navigate the millions of pages of documents you have to go through. Then comes move in day. We move in, brand new hot water heater and no hot water to any of the facets. 2 days it takes for them to get someone there to fix the problem, now we have hot water. After the line is open for a good 2 minutes. Which now causes my water bill, that they said they cover up to a certain amount. Now let's talk about the SmartRent crap, it's a useless app that is supposed to consolidate all the Smart devices in one app. In reality it's a way for them to control their own property. The thermostats can be set on a schedule so you don't have to fiddle with it constantly, I was finally forced to disable the schedule on this cheap thermostat. The cooling unit from 2011 is severely undersized for the vaulted ceiling in this the house. The east of the house almost never cools off, so now we have to spend extra money on fans to try and keep ourselves cool. Our electric bill has climbed by about $40 every month we have lived here. And even IF the thermostat, which is on the west side of the house closest to the intake with lowered ceilings reaches the desired temp, it still doesn't shut off. Their customer service is useless, you email or call and they just pass you around to someone else because it's "not their job". You have to pay in the portal because the nearest office to pay in person is an hour away, for this they charge you a fee. You pay $30 dollars a quarter for cheapest filter you can buy. Then you pay for pool services, the "company" the use does less then the bare minimum, ours has a spa that heater has been removed. This company is the only ones in South Florida that don't provide these for their customers. Even their competitors have storm covers installed on the windows and doors. My list is a mile long and you all are probably tried of read my ramblings. I have never dealt with a more unprofessional, uncaring company in my life. I feel there will be another class action lawsuit coming soon. AND, they cancelled the 2nd ProCare visit 14 days before it was supposed to take place because I had not reported any issues, OHHH my friends, do we have issues. The problem is with the ProCare visit, you can only point out 3 for the time they allot for the visit, because the ProCare visit is more of an inspection than a maintenance call. We have owner provided outdoor lights hanging from the side of the house, the back gate latch is broken. The primary shower doesn't have the proper slope to drain properly, so the caulk around the base is coming off. A panel in the back fence is being held up by my own zip ties because the wood rotted enough around the screws that it fell down. Now yes, I could call in a work order for all these issues, but like most of you good folks, I have a job and that doesn't pay me to stay home and wait for whenever Invitations Maintenance decides to delightfully grace us with their unqualified presence. I got a message for the last repair at 8:30, tech is on the way. They show up 3 hours later, look at the issue, "oh we're gonna have to call a vendor to fix this." My jobsite is an hour with no traffic from my rental. This latest issue, the finally determination after 6 weeks was that the water line to the ice machine was leaking and the water was freezing up the fan, which thawed out our entire freezer and spoiled our perishables in the fridge. 6 WEEKS!!! Invitations response, " we are not responsible for the loss of food by our equipment (that we inspect every time we visit to make sure it's the same one as when you moved in) because we put it in the lease that we aren't responsible for our own equipment." Their suggestion was to file a claim on our renter's insurance so out of $600 minus the deductible we get enough back for maybe a weeks worth of food, then our rates go up. KICK ROCKS Do your family and yourself a favor and steer clear of all Invitation Homes. If I could give them zero stars, I would every time. Hell can I give them negative stars to combat the bots and employees that give them 4 or 5 star reviews? read more

Our experience was awful. We rented a tiny 2-bedroom/1-bath house built in the 1950s with old-style windows ftl . Even the advertised square footage did not match the property records we later found. The house did NOT match the listing photos. The pictured bricks/pavers and trash can were gone, screens were broken, and we moved into a cockroach infestation. Broken or missing baseboards left exposed nails, despite having small children in the home. Damaged laminate was covered with caulk. An area in the bathroom that appeared to have mold was also caulked over, but the problem returned within a WEEK. The ceiling was damaged and falling. We reported it, lived with it for approximately SIX MONTHS, and IT WAS NEVER ACTUALLY FIXED before we left. We also could not get reliably hot showers, lukewarm showers AT BEST. The A/C was a nightmare during Florida's summer. The house stayed around 84-85°F and reached 86-88°F while cooking. We dealt with repeated A/C problems while living there with young children. Then came the FEES. The advertised rent was only part of the actual cost. Water/sewer, insurance requirements, pet-related costs, HOA charges where applicable, air-filter fees and other charges added up. We were billed $9.95 EVERY MONTH for a utility "setup" fee--as if utilities needed to be set up 12 times a year. We were also charged monthly for air filters that arrived only about once every THREE MONTHS. Our total payment fluctuated from month to month. 2750-3000$ Customer service was practically nonexistent. We never met our leasing agent in person and could not get meaningful help when problems arose. Yet when city citations involving the trees and sod began arriving, those emails came promptly--from a NO-REPLY ADDRESS. We were then expected to pay for sod/grass that WASN'T EVEN IN THAT CONDITION WHEN WE MOVED IN. Fortunately, we saved Invitation Homes' original listing photos only has dirt and a speck of grass and timestamped move-in photos documenting the yard's actual condition. They were highly efficient at sending automated notices, citations, charges and fees. Getting anyone to fix a falling ceiling, address the A/C, provide reliable hot water or simply SPEAK TO US was another story. The leasing agent, Liz Fernandez, told us to continue our conversation with Jack who sent any emails from a no reply email address, lol. We left the property in good condition and kept the records: listing photos, timestamped move-in photos and videos, maintenance requests, communications and billing documents. If you rent from Invitation Homes, screenshot the listing, photograph EVERYTHING before unpacking, and save every bill and maintenance request. You'll be glad you did. They are despicable! read more

UPDATE -- September 15: I promised to update this review if Invitation Homes resolved my HVAC issue, and I am pleased to report that the issue has now been resolved. After three additional service visits, Invitation Homes ultimately sent a technician who completed the necessary repair. As of today, my HVAC system is functioning properly and the temperature issue I previously documented has been corrected. I sincerely appreciate Invitation Homes ultimately following through and resolving the problem. I also want to thank the technicians and individuals who continued working toward a solution. I am leaving my original review below because it accurately reflects my experience at the time, but I believe reviews should also be fair and updated when circumstances change. Incompetent management, delayed violations, and zero accountability Here we go again, If I can give them an negative 10, I would. I am completely disgusted with Invitation Homes Jacksonville. If you are considering renting from them, save yourself the headache and go anywhere else. We moved into a property where the grass was in terrible shape, and they assured us they would redo it. They never did. Despite that, we took matters into our own hands and hired a professional lawn service months ago. The grass is now in significantly better shape than it was when we received it. Yet, we keep getting hit with bogus lawn violations. To show you how broken their system is: today is September 1st, and we just received a violation letter dated August 28th. The picture they attached as "proof" was taken on August 12th--nearly three weeks ago! They gave us until September 6th to "fix the problem," but there isn't one to fix because our lawn service keeps it well-maintained. This isn't the first time, either. They previously charged us for a violation when they knew it wasn't even our fault. On top of the lawn nightmare, they charge a monthly fee to send AC filters, and without fail, they send the wrong size every single time. They cannot even handle basic measurements. I take immaculate care of this home, far better than how they handed it over to us. I absolutely cannot wait for our lease to end in December so I can finally wash my hands of this abysmal company. Very disappointing move-out experience with Invitation Homes. After I moved out, they deducted $751.95 from my security deposit for the following: * Pool/spa "green to clean" service: $225.98 * Damaged window coverings/blinds: $101.80 * Sewer charges: $153.76 * Water charges: $151.58 * Trash charges: $70.25 * Stormwater charges: $28.68 * Service fees: $19.90 Total deducted: $751.95 I believe these charges are unfair and unnecessary. I replaced the blinds myself and have the receipt and proof. I was also already charged for water, sewer, trash, and stormwater with my final rent, but these charges appeared again on my move-out statement. I also paid a pool-maintenance fee every month. During the final three visits, the pool technician sent by Invitation Homes was not doing the job properly. Now I am being charged an additional $225.98 for "green to clean," even though the pool's condition was not caused by me. I have pictures, receipts, payment records, and other evidence supporting everything. Tenants should carefully review their final statements because Invitation Homes may add questionable charges after move-out. I have formally disputed these deductions and requested a corrected statement and adjusted security-deposit refund. I will update this review if Invitation Homes handles the matter fairly. read more

Invitation Homes settled a $48 million lawsuit just over a year ago for MISREPRESENTING INSPECTION/MAINTENANCE, undisclosed junk fees, and improper security deposit withholdings. But nothing has changed and they are still participating in these illegal practices. **DO NOT RENT FROM INVITATION HOMES** You will absolutely regret it. The properties are neglected, which leads to needing more maintenance, and the maintenance is embarrassingly irresponsible, inattentive, and apparently dishonest. Pictured is a photo of a cracked toilet tank we took on the day we moved in. We were told by the maintenance tech that the issue was only cosmetic and they would not fix/replace it because it was still functional. A year and half later, the crack had worsened (as we told every maintenance tech it would) and upon replacing it, they are now sending us the bill. We did not cause this damage, and should not be forced to pay for it. If it was overlooked when the previous renter moved out, that is on Invitation Homes. Invitation Homes is charging me $451 for trimming a tree where the branches were above 10 feet. We have always maintained anything below 10 feet. I asked for only 10 feet and above cut. The branches were 20 feet out from the fence line almost touching the house. The entire tree is about 30 feet tall. Also the tree was growing through the fence when we moved in. This fee is outrageous. Do not move into an Invitation home because they will bleed you dry and try to put everything on the tenant. They have tried to charge me for late fees in the past that they had to remove due to it being their responsibility. I want these charges reversed. As you can see in the photos we maintained below 10 feet. You can see the branches below 10 feet are cut back. This is a scam. You can see in the picture with the red circle that we maintained below 10 feet and those branches are cut back. The guy they sent to look at the tree even said it was too too heavy. read more

Invitation Homes outsources so many things that nothing can get done. the AC in the home went out yesterday morning called the maintenance number reported the outage told them how many degrees it was in the home. This is South Florida and there is a heat index every day. No one showed up, called again this morning and was told they have to wait for it to be assigned, this is getting ridiculous. My house had a ELECTRICAL ISSUE ON MY OUTDOOR LIGHTING AND INVITATION HOMES sent evergreen Electric at the same day to repair it, i didn't get my front and back yard even 1 night dark It was not easy to find because is 4 lights outside one each corner of the house, one closed circuit with fire and all 4 got dark, the house has some construction made after the house get done so was another breaker box outside of the house and those lights have no outlet to turn on and of. Horrible experience. I was charged at maintenance fee for an issue that was caused by poor maintenance of the exterior of the home. I called the property managers to dispute and for clarification and they were very rude. I highly discourage anyone from renting from them. Eight months ago, I left a review about our experience renting with Invitation Homes. Shortly after, Casey reached out to me personally. She was very kind, apologized for everything we had gone through, and told us she was going to help us receive compensation for the time my husband had to take off work because maintenance repeatedly failed to show up and kept rescheduling appointments. Unfortunately, that was the last meaningful communication we received. Over the past eight months, I've followed up multiple times with Invitation Homes to check on the status of our case. We've never received an update, a resolution, or even the courtesy of a return call or email. Our original concerns still stand. Maintenance appointments were unreliable, repairs often weren't completed correctly, and communication was extremely poor. To make matters worse, despite the condition of the home and the level of service we received, Invitation Homes attempted to raise our rent by another $300 this year. That increase ultimately confirmed our decision not to renew our lease, and we will be moving out next month. I'm writing this update in the hope that Casey or someone from Invitation Homes will finally follow through on the commitment that was made to us. Casey was compassionate during our conversation, and we truly appreciated her willingness to help. We simply ask that our case be finalized before we move out and that the compensation we were promised be addressed. Eight months is more than enough time to resolve a customer concern. Our air conditioner stopped working during 90 degree weather. We put in request, the first person came and said the Freon was low and put Freon in it, 2.5 months later it stopped working again. We put a request in, another person comes back says it is a major leak and a coil needs to be replaced. They have to send invitation homes a quote, 3 days later invitation homes denies the quote and now has to send out another person to look at it. Mind you it's been in the 90's we have a baby and an 8 year old, we did request portable air units and they provided us with just 2 which only is good for half our house. It's been 5 full days without AC and no urgency from invitation homes. Not happy with this, we have been very patient, but if you are thinking about renting a home through them, think again. read more

I would never recommend renting from Invitation Homes. We moved into our home in 2019, and the property was not clean or well maintained. The front yard already had an overgrown bush when we moved in, but years later they trimmed it and charged us for it. We felt it was unfair to be billed for something that existed before we became tenants. To make matters worse, we mailed our rent on time, but because we disputed a maintenance charge, they returned our rent payment and added a late fee. I have been renting an Invitation Homes property in Lake Alfred, Florida, for the past 13 months. During all this time, I have never been given the FOB that provides access to the community swimming pool, even though access is included with the property. Last week, Invitation Homes finally sent me the HOA pool rules to sign. I signed and returned the document within about 15 minutes. However, I later discovered that the representative handling my case never forwarded the signed paperwork to the HOA before leaving on vacation. Several business days have now passed, and I am still waiting for something that should have been resolved over a year ago. What made the situation even more disappointing was the customer service. When I called to ask when I would receive my pool FOB, the representative responded sarcastically, saying, "You'll receive it when the homeowner sends it to you." When I politely asked to speak with someone else, I was placed on hold indefinitely until I finally had to hang up and call back. It's frustrating that if I pay my rent late, I am charged late fees immediately. Yet Invitation Homes has delayed providing an amenity included in my lease for 13 months, with no accountability or urgency. At this rate, I can't help but wonder if I'll receive my pool access before my lease ends. I hope Invitation Homes improves both its communication and its customer service. I have been dealing with an ongoing HVAC issue since moving into the property. The problem has never been fully resolved, despite multiple service visits and repeated documentation by technicians. I am being charged for a service visit where the technician allegedly stated that the issue was resolved. However, the HVAC problem is still not resolved and continues to exist. According to the HVAC company, at least four repair proposals were submitted regarding the system, but none of them were approved by Invitation Homes. Despite this, I am now being charged for this visit and the charge has been added to my monthly rent, and I have been told it cannot be removed. I have sent more than five messages to both Madeline Reyes and Angelisa Simpson. The only response I received was that they could not assist me. After that, I was told they were out of the office, and since then I have received no further responses. I also have recorded conversations with the HVAC company confirming the history of submitted proposals and the ongoing issue. Additionally, I was told by maintenance staff inconsistent information compared to the HVAC provider, and there has been no clear resolution or accountability. This entire situation has caused significant stress due to the unresolved issue, lack of communication, and continued charges for a problem that still exists. read more

I'll never forget my rental experience with Invitation homes. ​In 2016, I rented a beautiful home in a great neighborhood through Invitation Homes, but the experience quickly turned into a disaster. While they weren't responsible for the racist neighbors, they were fully responsible for the appalling maintenance and predatory rent hikes. ​The issues began when mushrooms started growing in the master bathroom. Maintenance simply plucked them and dismissed the issue, ignoring my warnings about black mold. Unsurprisingly, it was mold, which they refused to treat. This escalated when a leak in that same bathroom turned into a "waterfall" into the kitchen. After months of calls, they finally sent workers who proceeded to steal my jewelry, designer bags, and electronics. ​When management refused to take responsibility, I stopped paying rent and moved out to try to avoid the eviction process. Between the $125 rent increase and the constant threat of extra fees, it was a toxic situation. A couple of years later, I was relieved to eventually receive a check from a class action lawsuit against them; it was validation that my experience wasn't an isolated incident. 1-Star Review Unlicensed vendors, harassment, and unsafe conditions -- this company has put my family through hell. My entire experience with Invitation Homes has been a nightmare that no family should ever have to live through. For months, I reported leaks, water intrusion, and visible mold inside the HVAC plenum. Instead of proper remediation, vendors blew the contamination around and then tried to charge me $924 for 'duct cleaning' -- while blaming ME for a "dirty filter." Meanwhile, the mold was staring me directly in the face- harming my family and I. (I am asthmatic and documented allergic to mold which I had repeatedly told multiple Invitation Homes employees. Do you think they cared?) After I sent evidence to board members, that charge magically vanished from my portal. No explanation. No accountability. Until in a later email, the VP of Operations stated it was a "courtesy." Thank you Justin, for that courtesy of making my family SICK! Even worse, Invitation Homes repeatedly sent vendors who were not licensed, not qualified, and in some cases lied to me about who they were. One vendor even gave me an address for their "business" that turned out to be 324 Beach Rd in Venice, FL -- a residential home. That is beyond unprofessional -- it's dangerous. Despite my written instructions NOT to enter my property without permission, unless licensing was shown, the REAL retaliation started as I began asserting my rights as you can see from the continuous threats/retaliation posted to me door. Vendors continued to show up unannounced, trespass, and set up ladders around my home. After the Regional Manager personally PROMISED, to coordinate with me- another vendor showed up three times the very next day- all documented on my Ring camera. This is not a misunderstanding -- this has been a months-long pattern of harassment, bullying, and coercion. The health impacts have been real. My 4-year-old developed repeated nosebleeds during this ordeal, and I am now facing surgery, and my asthma has been unmanageable -- something I never dealt with before the mold and air-quality problems began. Between the health issues, constant stress, and being intimidated in my own home, I've been pushed into therapy just to cope with the trauma this company caused us. I have extensive documentation: photos, videos, timestamps, medical visits, emails, and every single incident logged. I'm not going away until there is accountability. If you're considering renting from Invitation Homes: please read recent reviews, ask for PROOF OF LICENSING for every vendor (one man stood in my kitchen YouTubing how to fix my freezer- which I had to empty completely three times and was BROKEN during the hurricanes! 4 boys to feed and no running refrigerator) and DOCUMENT EVERYTHING. No family deserves to live in fear, fight for basic habitability, or wonder who is showing up at their home -- licensed or not. I am moving out this week with no place to go because I refuse to put my family through more harm and trauma. Renting from Invitation homes has been a blessing to us. Their price is reasonable and they respond to maintenance issues right away.

Worst company ever!! Fees on top of fees and you MUST use Spectrum internet and TV service. They are very shady company! Instead of cleaning the mildew off the shower they placed white tape around it, we have been in our home for 5 years and request to have our carpet cleaned and they said that was our responsibility. Our office doors DO NOT close and we were told that it could not be fixed so we have a bungee cord keeping the french doors closed. This has been a horrible experience for the last 5 years! AND to pay your rent with a debit card they charge you a fee - but that is the cost of doing business - DO NOT pass it on to the renter. I CAN NOT stand Invitation Homes - they will do the cheapest way out. This company has been sued and I have no idea how they are still in business! absolutely do not rent from Invitation Homes When we first moved in, there were several sprinkler heads that were broke they never fix them. We've asked for them to come out and fix them and they continuously tell us it is our issue to fix. Next lawn when we moved in was already messed up, we have asked him several times to come out and actually look at it. They tell us no it's up to us that it is our responsibility to replace the grass which we had no grass when we first got here. On top of that if your door stops working, which this is now twice and we change the batteries they literally tell you it's your issue and left me out in the heat for over four hours canceled maintenance orders even though I called for emergency maintenance because I was locked out. They said it was my issue and canceled all of my maintenance issues. I finally had to call a locksmith in which cost me $167 to get into my house because their equipment failed. And basically they have told me that they are not going to refund me any of the money So now I have a damaged door that they are now saying because of the fact that just supposed to be still in the Florida heat be locked out of my house with two dogs in the house I would not rent from them at nickel and they rent even if you stay two years, they still which they should lower it if you're signing a 2 to 4 year but no, they actually raise it every year $160 or more They constantly cancel because of the fact that they'll say that they showed up and they don't or they'll call like oh we can't make it that day because we ran too long or they'll come out and tell you we don't have enough time to do all of this, but they are scheduled for three hours to be able to do things Do not rent from these people read more

He was very generous in explaining details about the work order and was very quick in repairing the list of items needed to be repaired. I would highly recommend Nelson to service your home or condo. My husband and I have rented our house for almost 10 and 1/2 years. Love living here and we have had excellent communication with IH employees to help us with any problems that occasionally arise. The latest was bees getting into our attic through a small opening under the roof line. Actually found one inside the house. I spoke with Madeline Reyes (who has helped me and resolved issues in the past) and she told me that would be a covered expense thru IH and what to do to proceed. The very next day (today) a bee company removal service came out and took care of the problem. I was so pleased with the quick action and want to thank Madeline Reyes. This place is a complete and utter joke. Maintenance does a horrible job. Conservice (utility billing) they use, has charged us now 2x for Gas (which is not present at the home) and a charge for not having utilities in our name (which I have an email stating to not put them in our name). Now the previous tenant or maintenance technician put in the wrong sized filter, causing it to fall to the bottom of the of the AC unit. I am now told I will be charged to have a technician come fix the issue. I would run not walk away from this company. They do not care for their tenants what so ever. Sad that you pay 2k plus for a home and can't get one decent bit of customer service. TRASH. read more

THIS COMPANY IS A HORRIBLE READ THEIR REVIEWS BEFORE THINKING OF RENTING!!!!!!!! My ongoing and unresolved concerns regarding the condition of my rental property and the management practices of Invitation Homes. Unfortunately, my experience has been consistently negative, and despite repeated attempts to address these issues, they remain unresolved. Invitation Homes has demonstrated a pattern of superficial repairs what can only be described as quick tape, glue, and nail fixes rather than providing proper and lasting maintenance. When legitimate issues are reported, responsibility is frequently shifted onto the renter instead of being addressed appropriately. At the same time, Invitation Homes is quick to demand rent and any alleged charges while failing to uphold its obligation to maintain a habitable home. Communication has also been a persistent issue. Representatives often avoid speaking directly with tenants, provide inconsistent or inaccurate information, and, in my experience, have misrepresented facts. This has created unnecessary stress and made resolution extremely difficult. Some of the most serious issues include, but are not limited to: Trees exceeding ten feet in height that were reported and never trimmed or removed Mold and mildew concerns that were dismissed as "discoloration," despite professional testing confirming the presence of mold A severe termite infestation that spread throughout the home, including termites falling from the ceiling and appearing in the walls and floors These conditions are particularly alarming as I have three asthmatic children residing in the home, placing their health and safety at risk. Despite the seriousness of these hazards, Invitation Homes has failed to provide adequate repairs, meaningful remediation, or any form of renter compensation. I have made multiple good-faith efforts to work with Invitation Homes, yet these matters continue to be ignored or minimized. I am requesting immediate attention to these issues, full documentation of all inspections and repairs, and a written response outlining how Invitation Homes intends to resolve these concerns. Absolutely terrible property manager from the beginning. I had a self guided tour scheduled and confirmed, which I was supposed to receive a text/email within 30 minutes of my tour with the entry code. I showef up to my tour, still without the code. when I tried to reach out, I was sent back and forth from person to person both just telling me they weren't working today and I'd have to talk to the other person. thank god I didn't sign a contract with them if they can't even get it together enough to set up a self guided tour.
