Moved in to an older home about 3 weeks ago. So far have had pool issues, broken garage door,…read morecockroaches, identified significant gaps around external doors, filthy floors/baseboards, mold, and now a non-functional AC. Most of the issues are being addressed, but the AC one has been handled poorly. We came home Saturday early evening and found the AC blower not working, contacted maintenance, they opened an emergency request but kept assigning to vendors who are not open on Sunday. Had to sleep in a hot/humid house last night and it's not looking good for tonight. Looking into hiring someone to come check it out, hopefully Invitation won't fight reimbursement. Overall it appears that the home was *maybe* minimally maintained - little or no proactive maintenance appears to have been performed in some time, the pool has had a leak for who knows how long and needs cosmetic maintenance as well. The AC issue appears to be something that has happened before based on the moisture damage on the wall where the AC tubes come in and the condition of the blower housing it has clearly iced up and melted before. Windows are old. Other more or less cosmetic items that could make the place so much better if they were fixed. If this home were for sale on the market I doubt it'd pass inspection, or someone would demand a sweetheart of a deal. Again only 3 weeks in. My hope is that Invitation Homes will do the right things to make all of the problems right and that the other 49 weeks in the lease will go smoothly. The alternative solution - finding a way to exit the lease - isn't wanted by either of us I'm sure.

What should have been a beautiful, intimate wedding turned into a nightmare because of their actions. Just one week before the wedding, they canceled the reserved space, creating unnecessary stress. To make matters worse, they promised on two separate occasions to refund my deposit for a space that I was unable to use or access. After making those promises, they simply changed their position and refused to return the deposit. Beyond the financial issue, the lack of honesty, accountability, and professionalism was deeply troubling. When an organization makes commitments to its residents or customers, those commitments should be honored. Unfortunately, that was not my experience with the management team at Sunset Lakes. I hope Castle Group reviews how situations like this are handled so that no one else has to endure the same experience during what should be one of the happiest moments of their lives.

I've had previous experiences with other HOAs that have no urgency or concern for their clients and have had to reach out multiple times before getting a response back. However, with prime, they have been professional, organized, and communicate clearly with me. The team is approachable when questions come up and overall, they help keep the community running smoothly and are a reliable management partner.

I believe that Icon Realty was involved in hacking my bank account. I leased an apartment in the heart of las olas/Fort Lauderdale from December 2016, from Atlantic loft llc. I agreed to pay a 2 month security deposit of $2400 as well as first, last and security (pretty standard) got my key, etcétera. After 2 different companies handling our property, ICON Realty came in January 2020 and revamped property by implementing a ***online payment service ***** aka , a way to get into your bank account. I questioned who this is and why I had to use this system to pay, not only to be replied with "It is our new system and you have to use it, you must pay rent this way or consult your attorney" As I went ahead and used it but decided to not renew my upcoming ending lease of 3/30/20. I emailed, texted and explain that I would not be renewing the lease because not only I don't trust the payment system, I had a very difficult time communicating with Benjamin (who by the way runs the whole thing). He ignored all my calls and the ones he replied, he did very rudely. I promptly moved out on schedule and handed him the keys along with my original lease agreement. He took the keys and said that He did not have a refund and I would need to wait 30 days to receive one on the mail. Now 30 days later. My bank account has been HACKED and bank investigated the multiple charges leading back to that January rent payment. I have been getting random withdrawals from different wiring entities totaling over 1k so far. Due to covid19, I can not yet file a claim in court. And the reason I am writing this is to WARN tenants and landlords about companies like this! I am attaching the refund check I just received. What a joke! See you in court.

It was big, very pretty, mile from the beach, great location, but did need upgrading.....He told me exactly what to do..and he was right...Great listing price........He negotiated with these people right up front, this is what she is taking, needs upgrades, but great price for this condo, location was beautiful.... John definitely knows his business, don't fool around, gets to the point...I liked John and yes...I would highly recommend John Kemper, e-pro realtly....

I can not recommend John Kemper, the owner high enough for all he had done! I read the rants of one of the other posters, my opinion is she wanted something for nothing. My experience is if you have problems with a tenant before they move in, you will always have problems with that tenant.I have never come across a landlord that will allow you to pay "piecemeal" its all or nothing, and since it is in the begining of her review to me it sounds like she has an issue with anyone that is Jewish.
