The significant issues that I have had have arisen more recently. The first issue I have is parking, previously parking spaces that were closest to the buildings were once free, now they are assigned spots that they are charging monthly. I will never accept offering something for free then taking it away from the residents. It seems like a bait and switch from when I first moved in, and one I do not appreciate. Then the next issue is the largest. My heating and A/C unit broke days before a large snow storm. It took 5 weeks to fix, and for that entire time I did not have central heating nor A/C. The Grafton's best response was to give me $100 off my lease for one month and a small heater that could barely heat a single room, let alone an entire apartment. Several times I would call to ask for a second space heater and was told there was a limited supply and I could not have one. Not until I elevated the issue to the upper level management did I get a second space heater just to keep my whole apartment above freezing. You are paying a decent amount of money to live here, but that also comes with the expectation that you should have working central heating/Air conditioning and that your issues would be addressed properly and timely, which I felt had fallen below expectation at the Grafton with that matter. Then more common issues such as cracks on the apt walls/doors getting stuck occurred several times, but those were expected with this being a new apartment complex and addressed quickly. Lastly, I have had a long standing issue with a leaky window sill that for the duration of my stay the window leaked whenever there was a heavy rain storm, they tried several small fixes but none have worked. Only on my second to last day prior to moving out did I get informed they were finally going to thoroughly check the wall/replace the window frame and do work to figure out the cause to fix it. But to be fair it only occurred whenever there was heavy rain, so not as large an issue since it only happened a couple times a year. Overall, with all the new housing being built in the area, I suggest checking out alternatives.

Contact them and even though they have another washer on site that is clean, they REFUSE to switch it. Washed some old towels and they now smell like mold. We were told they will replace the door. That's it. The door. And it has to be ordered. So for a year I get to wash my clothes in their moldy washer and pay $1700 a month to do it. Not to mention I also had to clean someone else's urine off the toilet before I could even use it and the blinds are covered in dirt and broken. The place might have been "the best luxury apartment" about 12 years ago, but it's pretty filthy and less than a week in, management is awful. I will not recommend this place to anyone.

Maintenance issues are slow to be addressed, the property is not kept clean, and trash management is a constant problem. The biggest issue is the dumpsters. I was recently warned for leaving trash outside a dumpster that was completely full. Management even went through my trash to identify it and then claimed the dumpster wasn't full. However, today I took my trash out and found maintenance workers actively filling the dumpster with furniture, leaving no room for residents' trash. I walked to the other dumpster on the property, and it was full too. It's frustrating to be held responsible for improper trash disposal when there is often nowhere available to put the trash. Instead of blaming residents, management should focus on providing adequate dumpster capacity and keeping up with waste removal. The rules are also extremely restrictive. Residents are barely allowed to have anything on their balconies other than a chair and a plant. It feels less like an apartment community and more like living under constant supervision. Paying rent while being told exactly how to use your own outdoor space is frustrating and takes away from feeling at home. Overall, communication, maintenance, cleanliness, trash management, and resident satisfaction all need major improvement. I would not recommend living here.

The amenities are great, although Covid has made things a little more difficult to use. We've not had an issue with pests, they stay really on top of that. The building stays very well insulated which has saved us on our electric bill. We're a family of 4 and we have a 2 bedroom with a walk in closet, it's a good size for us, we don't feel cramped. My kids love having a playground outside our front door and we've had mostly positive experiences with the children in the neighborhood. There are 2 downsides, there's not a TON of natural light. I open the blinds first thing in the morning to get as much in as possible, but that's what happens when you don't have windows on several sides of your home. The second downside is the "wood" framing throughout the apt (around doorframes and the baseboards) is this gawdawful pinkish wood tone. It's awful but for 750$ a month, I'm not complaining. I do not understand why people will pay so much more for an apartment complex that's maybe a tiny bit newer or more stylish, for several hundred dollars more in rent, it's ridiculous to me. The people who live and work here are really nice people and the building is great. The price of rent is fantastic. We're saving for a home and this is a great place to live for a handful of years while we do that.

I moved up here from Fayetteville and I plan to live at 49 West for many years. The apartments are incredibly spacious, well-designed, and high quality. Not to mention extremely affordable for the quality delivered. The appliances are sturdy and work really well. The pool and other amenities are well maintained. The staff is AWESOME! They are so friendly and genuinely care for the residents here. They are always happy to help - especially Hannah, Mariah, and Kristana. I truly feel at home. They actively ignored items on our move in list to charge us for the full apartment carpet replacement. We had to live with appliances that did not work properly for 1.5 years before it finally gave out completely and they were forced to replace it. Amenities (pools, gates, etc) are rarely in working order and/or open. I wish I could recommend them, but several thousand out of pocket at moveout is not a reasonable tradeoff for the location.

Sweat was running down her face as she was still working hard. Marcus, our senior maintenance guy was incredible. They had roofing crews out by the afternoon on May 26, 2024. They had blown out windows covered immediately. They have had crews clearing out the debris and downed trees all week. I cannot say enough great things about how the management team has handled this situation. I absolutely love living here.

My daughter had her ID and was ready to look, however I had left my ID at TSA on a recent trip, but had a photo of both my ID and passport. She refused to show my daughter the unit and directed me to wait outside without so much as an introduction or offer of basic information about the community. One would think an older woman would be a little more humble when dealing with young people, especially those new to the area looking for a positive experience. I have never encountered such unprofessional behavior toward clients in the housing industry or had anyone make me question fair housing laws and age/sex discrimination. It was clear she was not interested in accommodating a young woman looking for her first apartment out of college. As a business and rental property owner myself, I would certainly recommend a reconsideration of staffing if reputation is important to the owners and property manager. We easily signed a 2 year lease at a much nicer community the same day with no issues whatsoever.
