Once my partner and I moved in to the home we had rented, later that night we found out it was HEAVILY infested with the big roaches that you find in LA streets. We couldn't even stay the night there from how bad it was. Next day we reach out to this property management and made it seem like it was normal, we requested a cancellation of the lease and when getting our money back, the company purposely misspelled our names and didn't put my first name. It took them multiple times to get it right. This is extremely unprofessional, and also they don't like to pay for pest control even though in this state it is required for them to pay. RUN while you can and don't even let this be your last resort, it was a nightmare. So yourself a favor and stay far away from this cut rate management company. Their staff is incredibly incompetent and inconsiderate, especially Maria and Ximena. It took weeks of back and forth and countless requests for more information and documents for them to finally deny our application. No reason given and no opportunity to speak to their manager. This place is horrible and I would not recommend even applying here. If they're this bad managing applications, I would hate to see how terribly they manage their properties. Worse place to ever deal with, they gave me and my wife the run around, took our applications and the fees then told us we needed other information and that we wouldn't get approved and for us to get a co signer, we were lucky enough to get a co signer then turn in our additional paperwork to get approved, they then told us that they couldn't accept our co signer bc they didn't have bank statements when the co signer has years worth of pay stubs. We demanded our money back since they would tell us one thing then do another, worst place ever, waste of time, money and resources. They want way too much for too little. Rented a home from this company for a year. Linda requested more of a deposit then the State of California allows. When asked why they needed a higher deposit, despite me having the credit and income needed I was told "that per their attorney they did not have to disclose why". I have since moved out and they charged me twice for carpet cleaning, when the carpet was full of pet urine stains and smelt. This was all noted upon move in. They are also keeping $200 for "hanging up closet doors". These were inspected by THEIR inspectors and there were no issues at time of move out, however still being charged. What this company is doing is not ethical. I have asked Linda in writing via email to return the rest of my deposit owed to me but have yet to hear back. It is unfortunate that I will now file a motion in court. I will not only be asking for the rest of my deposit back but for other money due to this inconvenience. Please do not rent from this company. I was rushed into finding a home and went through with this company due to being on time crunch and now I see this was the worst thing I could have done. Would give zero stars if i could. They approved us for a house to rent 2195$ and we were waiting for a move in date, being the excited person i am, i kept going back to the listing to look at the rooms and start planning decor. I saw the rent was raise to 2350$. Literally a week before our expected move in date. They didn't inform us until we called them asking what was up. They didn't allow us to come inside the office or speak to the manager and told us "take it or find somewhere else". We have less than a week until my husband starts his new job and no place to go with our six kids (one whom had medical issues). They claim it's the house owners choice to raise the rent but we were qualified for $2195 a month a week before they decided to raise the rent. read more

Worst company ever. Be aware before dealing with them. They will just try to take your deposit. Firs when I moved in they didn't mention a lot of wrong stuff and stains and dirty in the house. And when I called for it they said ok send us pics for it. Then when I was moving out I called them and told them exactly the day I'm moving out they said ok write a letter and drop it off at the office. And I did that and dropped it off there in their letter slot that they have outside because they were closed.. They called us few days later saying that they will charge us 2 extra days since they were closed and didn't see the letter until the day the opened. Which shouldn't be my problem since I dropped off the letter even a day earlier than I was suppose to and dated it with that date. Then when they came to do the walk through they want us to clean and fix things that was there already. And saying weird things like the blinds have dust on it!!! And they want to charge us for that. They were good to me until it was time to move out. They put me in a spot that allowed them to keep some of the deposit money. 8519 Spanish Bay Dr 93312 was turned in as I had found it 5 years ago. In a time of COVID and changes, I was never once late on a payment. I left a ringer door bell behind and a nice shelf and Star turns around and charges me for not removing $150 and other crazy stuff like that. Five Star Property has horrible service, processes and communication. You have to call them back at every stage of the rental process or they will simply drop your file and move on to the next. When you do call them they make it difficult to work with them because they rush everything; way too much of a hurry. They seem to just want to get you off the phone, which leads to important actions or informations to be looked over or missed. If something goes wrong at any stage they immediately blame you. The worst part is how long it takes them to complete necessary steps, took nearly 6 weeks at one point, but when it comes to your part they expect completions in unreasonable time frames. Yesterday i called to see if my bank statements were received and they said they would call me back and never did, so i called today to check again figuring they were busy, i was told they were received and when i asked if there was anything else i should do from this point i was put on hold and then told my application was denied. Every other place would tell me why they denied me just so i know, but i was told they didn't have to disclose anything and i probably didn't meet a requirement. I thought that was rude, if you don't know why i was denied then how can i be denied? i felt like she just didn't want to give an explanation. I have to say Jesse and Linda over at Five Star Property Management really know what they are doing. I bought a property not knowing what it really takes to manage it myself and so I bought with tenant's already living in there. Well it was a nightmare once I closed escrow. My tenant's stop paying me and then this pandemic happen and they didn't want to pay me nothing. Well I called around to several different management companies and they were the only ones that actually answered. Well Linda was able to get these tenants to start paying me some of the money that they owe and has made arrangement to catch up the rest. I will recommend them to any owner of a property who needs help with managing their rentals; They are a life saver. read more

Do not rent from them I pay over $2000 a month for a home and have never paid them my rent late but yet they believe it is ok to lie to me and not show up for appointments. I have needed maintenance repairs in the home just to have to call several times and not receive a call back. I then am finally able to get it scheduled and it gets cancelled or changed but I have to call find this out, not even the courtesy of a phone call from them. I called as soon as they opened Monday to let them know the water in my kitchen stopped working on Sunday morning. They sent someone out on Tuesday to look at it and tell me a small cartridge was bad, he would have to order the part and would be back the next day to put it on. This was odd considering he was in my home for 5 minutes and never even checked to see if the part was in stock anywhere, it is a common faucet and not a specialty part. Wednesday came around and he never came out. I was told that he had another emergency and would need to reschedule for Thursday, I told them that is unacceptable. I had already waited long enough and had to inconvenience people in my family to make sure someone would be there Tuesday and Wednesday, not to mention we are having to go upstairs to get water from the bathtub to cook and clean with. Someone else called me back when I told them to figure out a way to get it fixed today, she told me the part hadn't come in and that is why he couldn't come until Thursday...obviously someone there is not being honest.
