Gave 10 days (not business days over the Thanksgiving Holiday with a threat of legal action and penalties) to respond to deposits that were made to my deceased Grandfathers bank acct 4 years ago. They want the monies paid back and I want documented proof of what happened and how it happened. I drove an hour in black Friday traffic because of their unreasonable deadline and gave the branch a two day notice and then a 30 minute notice and they did not produce the documents. My loan was unfortunately sold to this joke of a lender, Flagstar. While inquiring about refinance options with various potential lenders, apparently two lenders decided to contact Flagstar and request a fax showing my current loan information for which Flagstar sent me a bill for $60. When I contacted them, their representative explained to me that the charges could not be removed since their verification process was asking the caller for my loan number, name and address... as long as they passed that test then they were allowed to receive a fax of my mortgage information and send me the bill. I said told the rep the authorization process was flawed and I wanted to know with whom I need to speak to resolve the issue. She told me they technically closed three minutes ago. I asked her if she was going to "play that game with me" to which she responded by asking me if I would prefer that she tell me she was going to put me on hold then never return? I told her she was an unprofessional mess and ended the call. DO NOT DEAL WITH THIS TRASHY LENDER. ABSOLUTELY HORRIBLE! read more

I wish there was an option for zero stars. My mortgage was sold to this shady company without my consent or knowledge. After I paid my mortgage down to 80% they refused to remove the pmi insurance, even though I've never missed a payment. I wouldn't recommend this company to anyone seeking a mortgage. Awful! This is my second time since yesterday trying to get answers from " customer service and I have been on hold for TWO HOURS!!! I miss Wells Fargo already and will be switching from this awful bank as soon as possible!. On top of that they put a freeze hold on your debit card even if you have money in your account if you have twenty transactions in 24 hours. That's including bill pays, stores, anything. They can be very frustrating to deal with. If you have any technical issues or need to call them, it can take days. Their phones are only until 9 pm on weekdays. Had issues where a banker made a mistake, and it took a few days to fix it so I could access my account because their phones were closed and I had to go to a branch to get it fixed. Your account number was easy to find on your online statements before, but now it's hidden everywhere. Have to wait another day to call them just to get it. Why do they make things more frustrating when they're hard to reach to begin with? I like that they're a smaller local bank, but they really need to fix their communications. read more

Flagstar Bank is the worst company ever!!! I've sent my loan modifications papers in 3 different times this year (2021) and they have still denied my case saying missing information. I submitted a request to US Consumer Financial services regarding them dragging their feet about my modification process. Magically after my complaint they pulled my credit the next day which was Nov 5 2021. I called on the 8th of Nov was told they are processing my account and I've been denied for loan modification but will be provided with an option to make my forbearance payments at the end of my loan and I'd get a fedex pkg. I finally received the fedex package on Dec 16 2021 dated Dec 14 advising that my first payment due Dec 1, 2021. Wtf kinda company is this....I've spoke to so many managers and they make things up as they go. This company is the worst company ever...even a rep told me she had to get off our call since she been on the phone with me too long and received a coaching earlier since she was trying her best to assist the call and couldn't reach a manager. We need another billion lawsuit with these morons I can't believe they get away with mishandling mortgage accounts and misleading their customers. I began my ill-fated troubles with F- bank with the usual notices etc. What I wanted to do was to re-cast (or re-amortize) the loan we had based on the proceeds from our former home. One would think it would be somewhat smooth, but no. We were carrying two mortgages through the sale of our existing home, including the new one created and handed to F-star. I duly applied using their Loan re-amortization form, including a wire for a large sum of money (over 150k) and their standard application fee for $300.00 . I thought that everything was going well but in the past 2 months I heard nothing from them. It was near impossible to contact the "Special Loans Dept." to find out the status. After 4 attempts I finally was able to establish a crude email contact, and after my tone changed to a more threatening manner they responded with a terse sentence that they "had not received the request for amortization". This was in the face of the fact that they had received my wire AND the application fee, which was physically attached to the amortization request. So they did record the accounting entries BUT failed to process my re-amortization request. I finally got in touch with the special loans 'management' at Specialloansmanagement@flagstar.com and kept emailing the regular specialloans@flagstar.com. I actually had to not only send them a copy of the re-amortization application AND a copy of the former mortgage statement (something they should have done as part of their regular job). These people are the laziest, worst bunch of so-called financial operatives. there is NO customer service, NO communication with the customer (or anyone else that I know of) and THEY DO NOT DESERVE YOUR business, your payments or your loans. Do you yourself a favor and AVOID, AVOID, AVOID. I'm definitely re-financing with a far better organization that I have dealt with before. read more

I didn't choose this bank and the more I learn the more inclined I have become to write this review. Should you as a customer have a "choice" you can go else were. We were just hit with hurricane Irma so I call to inquire about hurricane relief or assistance. Lets just say they do not have any. They will set you up on a repayment plan (not reasonable at all) and if, after 3 months of the repayment plan you were unable to get caught up, you can apply for hardship, which then has to be approved or denied and it will also affect your credit . How is this helpful my husband and I were out of work for 2 weeks non paid because of power, I just got power back Sunday in our home . Why cant Flagstar do what other banks are doing and tack on 3 month to the end of the loan with a $15.00 a month fee. Shame on you Flagstar for the lack of compassion for your customers. read more

Worst bank ever. My mortgage was transferred to them. They did not pay my pay property tax which I have escrow for. Call them multiple times to pay my property tax and they can't do a simple thing. Got our original mortgage from Owning. Our mortgage servicing was recently assigned to Flagstar by our previous servicer. I have been trying for weeks to establish auto pay. I literally cannot enroll in autopay with my mortgage. I have tried 4 times and received confirmation on the web page each time. But when my mortgage payment comes due the payment is not sent. I have almost had late payments each of the 4 times because of this. I have called the help desk each time and the representative tells me they cannot set it up for me and that I have to do it on the website but wait a week. I know this sounds extremely trivial but I'm begginning to think they are trying to get me to miss a payment so they can charge me for it. read more

We missed a mortgage payment because the automatic payment system didn't go through and were penalized on our credit scores and now we cannot refinance with the rates being low. I am apoplectic. I was in the market to refinance the loan on my home. One of the primary motivators was to get an additional tax break for my 2021 taxes. I made this issue abundantly clear to Flagstar when I started the process with them. I was set to close the loan on December 26th but was notified on December 23rd that my wife had not signed/returned a document. I reviewed all of my email accounts and all of my wife's email accounts - nothing had ever been sent to her that she needed to sign. I also checked the Flagstar portal that contains all of the To-Do items necessary to close the loan - nothing there either. To make matters worse, I could not get a hold of my loan officer or any representative of Flagstar to discuss this matter. I sent more than 10 emails and left more than 10 voicemail messages for the loan officer, her backup and her supervisor and never heard back until December 30th when it was too late to get the loan closer to our house. Flagstar's response was that the loan officer had computer problems and this caused the delay. They never addressed the issue with the mystery document that my wife needed to sign. What's even more interesting is she never did sign this document and we closed on the loan! And the icing on the cake - interest rates climbed to the point where, if I took my business to another lender, it would cost me at least an extra $1,000 to match the rate I was getting through Flagstar. Flagstar mortgage has the most incompetent people working for them in the loss claims department. My first insurance claim check, the lost and waited 3 weeks to tell me but only after I called daily for a status. The second check, they've had for 2 weeks now and can't tell me if it had been received, despite UPS tracking showing it was delivered and it was signed for by the same person who signed for the initial check. I call daily and continue to get the run around with agents giving me different stories about the length of time for processing, how it's processed etc. in the meantime, my home is being further damaged from a leaky roof windows. My next recourse is to contact a lawyer, I'm sick of this company. read more

Terrible customer service! I have tried to call Flagstar twice in a week. Last time waited for 40 minutes for being held without a chance to talk anyone. Today I have been waiting for 30 minutes. I was the customer from Wells Fargo in Indiana. Not happy with Flagstar Bank customer service system. This has by far been the worst Mortgage Company that I have ever worked with. I Have called them 5 times requesting refinance information after they sent me a letter in the mail. Two different people told me two very different things and the last guy I spoke with was very rude and aggressive with me. I even told him that I would move my Mortgage from them and he could not car any less. I will be moving my mortgage and am very disappointed in this bank and hope I never have to work with them again. Think twice before working with these guys. Flagstar is so mired in their anti-customer service procedures & processes that they would rather help customers move accounts to the competition than they would put into place customer oriented processes & procedures. This is from personal experience with Flagstar after having been with them for at least 10 years. They pre-approve you for a mortgage then they take weeks to process during which time they actually look for reasons to turn you down. They keep coming up with new conditions, and when you satisfy one condition it gives them more info so they can come up with another condition. I have 820 FICO score and have had a loan on my primary residence for almost a decade with Flagstar bank and with a payment never a missed or late. (thank you auto pay) I received an escrow shortage request which is expected with increasing taxes which I paid in full and on time. Even after I paid the escrow increase (the purpose of paying is to keep the payment the same) My payment was still increased by about $400 per year. Frustrating, but certainly not worth a review. My frustration came when I called to resolve this $30 difference and learned that I was charged a $95 late fee. That is 3x the difference. Mind you, I called in the same billing month that the payment is due. I was told they could not remove the fee and that I would have to call back next week to request a removal. These are small numbers here, but if a bank cannot give quality customer service to a great long-term customer who is on the phone and has expressed their discontent over what is obviously an error, I certainly would not recommend them to anyone else looking for a loan or banking partner read more

I agree with all the other reviews and wish I could give this company negative stars. I tried to apply for a HELOC loan and started the process early November 2019. It is now the end of March 2020 and it still has not been completed and they are now asking for paperwork again because the previous ones have expired. Ridiculous!! I just recently had the worst customer experiences at flagstar. I'm still in shock. I was in the process of buying a home, the lender had been mainly only communicating with me via email and very short at that. I paid for the appraisal and heard nothing back for a little over a week. Then I got a text from the lender saying it appraised for 25k less than the listing price. That's all I got. Not a call saying the loan is stopped, etc. I then found out from my realtor and the seller's agent that the appraiser tried to schedule a SAME DAY appt. and was already on his way to the property when he inquired about how to schedule the appt. Somehow he got into an altercation with the seller's agent and the police were called. The home had just appraised 2 months prior for the asking price but things didn't work out with the the person's loan who was about to buy it before me, which is why it was back on the market. The seller's agent reported the appraiser right away when things happened for fear of him underappraising the home. The loan officer told my realtor that he was sure another appraisal could be done due to the situation. But then a few days later he turned around and told her it was nothing that could be done...mind you, he never contacted me until I sent an email expressing my frustration. He will not even try to see if I can get a refund. I contacted the manager, twice now, still haven't heard anything. I can't believe they think this is ethical and that they won't even give me at least half of the $525 back! Please stay away from the flagstar in Troy, Michigan. I'm not sure if all of them operate this way and are this unprofessional, but I am appalled and highly pissed to say the least. read more

I tried to obtain a fixed Home Equity Loan for some reason Richard Lagrou gave me HELOC which has an adjustable rate. I tried to contact them only to be referred back to Richard. He said I have to refinance meaning I have to pay again for close costs. He made the mistake he should be paying for the costs. As soon as I pay, i will never go with them ever again and will tell everyone not to deal with them. If my previous mortgage servicer did not transfer my primary mortgage with them, I would not have opened another loan with them. I was just in a hurry to get a Home Equity Loan at the time I signed up I should have looked at the contract more closely. read more

Have an insurance claim? I do....our roof and garage door were destroyed by a small tornado. Got the check, sent it to them to sign so that we could get the work done..and now they don't want to send you anything until the work is completed and according to most other reviews it's still going to be a dogfight. FlagStar is the worst so called bank by far. My accounts were transferred from WellsFargo. I changed everything I could to a local credit union as soon as possible. A nightmare of phone calls and overcharges. I did not transfer a personal loan to the credit union because my interest rate would go up. So I have been getting overcharges for late payments even though the payments were posted to FlagStar before the due date. Now I no longer can log on to their web site. So I called them and they insist that my personal loan is actually a mortgage(which it is not and never has been). So I asked for a list of all the transactions on the loan. They emailed me a horribly-formatted mess of text that maybe showed a single payment on 12-18 or 12-22 I think from year 2018, I don't know. So next they are going to snail mail me a statement for all the payments..supposedly. I have little confidence. Oh yeah, this month they somehow got paid twice on the loan, not by me. I will be getting a new loan from my current credit union to pay off the loan I have with FlagStar. read more

Our business banking is done online thru Flagstar. EVERY MONTH we are unable to access statements. EVERY MONTH I have to call customer service. They generally have no idea what is going on, apologize profusely , make me change my passwords, change browsers, change back, it's ridiculous. I endorsed and sent my first, undisputed check to your company on November 21st. Two weeks later, not a penny of it has been released. I have a contractor who had a 3 week opening and said he could get everything done and was told by every one of your employees I have talked to that it would be 2-3 business days upon your receipt of the check that you would mail my money back to me. So I hired him and have drained my savings waiting on the money I am owed. I have spent at least 10 hours on the phone with your company in the last 5 days. Each time I call I hold for an hour or two. Each time I call I talk to someone different. Each time I call I am told something different. My claim packet says my first draw is 40,000 or 10 percent of the remaining balance yet the last representative I talked to said that policy was changed a week ago. No notification, no due process, just an excuse to withhold my funds. I understand you need to protect your investment but I am trying to put my home back together after this disaster and take care of my family and I'm going to lose my contractor because I've been misled and lied to. All of the calls are recorded so if you need to verify my post, listen for yourself. I'll even attach a picture of the policy that I've been told has now changed.(even though it still shows that policy on your website and my claim packet) it's not right to do this to people in such a horrific time. read more

My mortgage loan company, Chase sold my loan to Flagstar Bank and I have had nothing but problems ever since. Be prepared for a long hold if you are calling customer service (what jokes they are!). First, I had my mortgage payment set up to come out of my pay checks bi-monthly's, I loved this because you do not have a huge amount of money coming out of 1 check, it helps save YOU some money. Flagstar cannot do this, they can set up an auto payment to come out Bi weekly, to every 14 days a payment is being drafted, um no! How is that helping me?? It isn't! Secondly, they have no app to download. So every single time I want to make a payment I've got to haul out the laptop and make a payment. With chase I could pay from my phone, I loved that it was so easy!! I feel like I've been moved back to 1990 when chase sold my loan to flagstar, it's pathetic! I did reach out to chase to see how I could transfer my loan back to them, and I would have to refinance my home in order to make that happen, that's crap! We didn't ask for our loans to be transferred. Since this has happened it has been a disaster, I warn you DO NOT do any business with flagstar bank!!! read more

I have had this bank for two months my car was broken into and someone switched my pin and took everything that I have. Flagstar told me to wait 5-10 business days for the dispute and it was denied. It was denied even though the police had video evidence of these two criminals that they showed me I couldn't identify these guys so it did not help my case. Absolutely horrible customer service! No one at Flagstar is able to make an independent decision. Every time I have contacted them about my home loan I have been transferred no less than FIVE times! They have separate departments for loan payment, insurance, escrow, late payments, interest. You have to have approval from them to pay more than your monthly amount, pay early, pay bi-weekly. If you want to pay less than your current amount due, you have to call them, which again takes five transfers and about 30 minutes on the phone. Terrible experience! read more

If you are processing a short sale with Flagstar bank be prepared to wait a long time. It took them 20 months to approve a short sale for my seller. That sad part is that the bank and Freddie Mac who owned the loan lost and additional $90,000 on this one because of their delays. So unfortunate. read more
