I live at these apartment complex right now and won't be resigning. The AC units are not very cooling and I recently had theft happened on the third floor at my reserved parking spot. The trash truck comes on Monday's at 2 AM and disturbs all the units facing west by Dillards. The only plus it's close to food and shops. read more

I love living at Flatiron. Such a convenient location. Great apartment. Gym is so nice. The team at the office and maintenance are phenomenal. They really do go above and beyond. Neighbors are friendly. The Medici coffee is yummy next door. We get discounts for some of the foods and retail stores around the domain area. It is an apartment complex so sometimes you can hear noises but nothing crazy. They added a mini market for residents to purchase late night snacks, drinks or everyday toiletries/ basic house supplies. read more

Smokes & mirrors is all I can say about the Flatiron for what seems to be nice on the outside but is tainted by bad management on the inside. I stayed at a condo prior to this that had phenomenal management service in Seattle so this was a stark difference. Below lists my Pros & Cons of the Flatiron: PROS: -Maintenance staff is nice. We were told they also live in the building. -Nice pool but it was closed the majority of our time here (understandably due to COVID) -Plentiful workout machines in the gym -A lot of parking space for guests. Very rarely did we have parking issues which made it easy for our friends & family to visit -Easy access for contactless delivery drivers CONS: -False advertisement regarding the coffee shop. On their webpage under "Craftworks coffee co," it says "Flatiron Domain offers a live-work space like no other" and "Craftwork combines an open-to-the-public coffee experience with a private coworking space, allowing customers to work singly or collaboratively in a comfortable, purposefully‐designed environment." This all makes you feel that the shop is open to tenants and connected to the Flatiron so we felt mislead finding out that the coffee shop is a small, separate shop (with no entry from inside Flatiron) and at max, and gives tenants only 10% off. For context, we booked from out of state. -Management lacks training and proper customer service skills. When we first moved to the Flatiron, we were either given misinformation by different staff members, specifically regarding signing up for services such as Package Concierge and retrieving our lost packages (that ended up being held by the staff in their personal office). -Management will leave the desk and not even post up a sign that says "we'll be back" or anything like that. Oftentimes when we called the front desk and received 0 response, we would try to go in-person and see no-one. -Management is non responsive to emails and calls. There were instances where I sent multiple service request emails and they did not respond. There was also a time where we were hurled derogatory terms from another tenant when we just moved in. I sent the management staff an email and again, zero response. I understand if they are busy but they have multiple staff downstairs and do not even send a "Sorry we are busy. We will try to get back to you soon" type of email to provide any type of reassurance. -Walls are thin. We had an upstairs neighbor who sent down loud screaming and stomping noise while we were WFH, from 6AM in the morning to nighttime for weeks on end. I understand it is not condo lifestyle but a lot of people are working from home. The apartment management will tell you their hands are tied when you file noise complaints. -The fire alarms goes off at random times during the day. We've had instances of it going off at 8AM while we were sleeping multiple times. Although they do send out emails to alert residences, the hours expected for the alarms to go off are 9AM-6PM which does not really make sense since that's a full work day for those of us working from home and are in conference calls. I wish they would either give more context to the situation so that tenants understand their perspective and explain why they are not able to control it to certain times of the day. -The mailroom is a hot mess. Flatiron goes through a service called "Package Concierge." It sounds fancy until you realize it's just a locker room they store your packages in. Additionally, if you don't pick up your packages after three days, you are charged a fee. There is another room within this room for large packages (or overflow) that is always disorganized and makes it difficult to find a package. Management started organizing it by delivery carrier but that doesn't make a lot of sense coming from the perspective of the tenants. Maybe organize it by apartment numbers or alphabetize it? Overall, I don't recommend the Flatiron if you are seeking a working management staff. Maybe some will feel that it's a lot to ask for to have attentive management, but I feel that for the price we are paying and the building being relatively new at the Domain, it's really not asking for much especially when things are not working up to par. If you don't care for those sort of things, then maybe it's the building for you. I recommend reading at the reviews that are not shown towards the bottom when you visit their Yelp page (see "reviews that are not currently recommended"). I hope that management improves for future tenants but from their responses to people who have had similar experience on Yelp, it doesn't really seem like they care all that much. read more

I weigh more than 90lbs but I can still confirm everything she stated. The amenities are nice, especially the pool and the billiards table, but the apartment quality is very poor. Highly recommend the flat iron because of the nice apartments and awesome apartment staff! I have lived in the domain over 5 years at almost every apartment , and the flat iron is by far the best. Jenny helped us with our apartment move in and made the process so easy. Janay and Jenny are a great team I look forward to getting coffee at Medici every morning and them greeting me. Everyone is so friendly and they make it like a family atmosphere. The apartments are always clean and the interior is so nice. The office management means a lot to us because living in other places in the domain where they neglect everything or act like they don't care Jenny and Janay do the complete opposite and make sure we are always taken care of. If you are looking to move to the domain choose the flat iron. read more

I have to relocate to Austin for work. I came to the Flatiron for a tour and this was the worst apartment tour I've ever been on. The consultant didn't ask me at all what I was looking for besides the apartment size. I was not given an option for different floorplans. The apartment I was shown (unit 508) was not really ready to show. It had not been touched up or "sparkled." It needed touch up paint and the bath tub was dirty. I wish I would have taken a picture, but I was really shocked. I was not shown all of the amenities, and the consultant really made zero attempt to "sell" me on the apartment or counter any of the objections I expressed. The finishes are not high end for the price point. The lobby is nice but the building overall does not seem to be well maintained. The elevator has markings and the property generally doesn't look nice for a newer building. At the end of my tour, the consultant didn't explain or offer any explanation for how to apply, didn't give me any lease term options, and didn't explain any of the fees or costs to apply. For example, I have a dog, but she never asked me about that so didn't tell me about the dog fees or rent. I'm sure plenty of people will lease here due to the location, but I'll pass. Edit: In response to the canned reply from the business, I DID contact the property directly. I emailed the manager and it turned out the leasing consultant in question gave me the wrong email. I called the next day and spoke to the manager Danielle and asked her to follow up with me after she spoke to the leasing consultant. No response a week later. Update: I just realized this place and The Bowen are both managed by Greystar. I would steer clear of any properties managed by Greystar in the Austin area. My experience at the Bowen turned out to be equally terrible. Thankfully many other complexes in Austin have better customer service! read more

I decided to delete my second review that I had posted while living here for the first few months and to update now that I have switched into a new unit at the beginning of this year. The quality of the paint job didn't deserve that low of a rating. *and the leasing staff even offered to have maintenance paint over anything I had a concern with. (Although the Kenzie Apartments down the street has a better quality paint job if that is something that is an absolute must have while living in the domain) meaning -easily made oil marks, furniture marks, window sill scrapes etc. & I honestly think the quality of the apartment in its entirety is actually great for what you're paying for. Prior to living in the domain I was living at the Gables Park Tower downtown paying 5k+ a month and then Gables West Avenue downtown shortly after for a short time frame. So I had higher expectations than what I should've had moving in. So in contrast to the review I had posted (and deleted) - the quality here is fantastic and the staff is always working diligently to keep this place looking brand new and up to part. Also the leasing staff is great and if I ever need anything they immediately take care of any needs I have. I have great neighbors; I am absolutley in love with my apartment and actually have zero complains living here. I've lived here for 5 months now and this has to be one of the best apartments I've lived in. That said, it isn't cheap, especially since I only signed a short lease since my new home will be complete this summer. I think the units and building overall are well built and unlike some of the other reviewers, I rarely hear noise from other apartments. Granted I'm in a top floor unit, I never hear my neighbors. When I do hear noise it is from the pool courtyard that I face. Some of the trailer trash that lives here are obnoxiously loud on a Friday or Saturday night. Since it is winter I haven't heard anyone lately, but when I first moved in during the summer there were a lot of loud drunks inside the courtyard (so they must live here). I think for the rent, there should be onsite security - there isn't, the staff told me to call 911 if there is/was a noise problem, which I have done and as you guessed, the Austin PD are under staffed and never come out. The grounds, hallways, mail area, etc are always clean. My biggest complaint is the parking garage. The design is such that it is so narrow two cars cannot pass on the turns -- and some of the people who live here, sigh. I'm sometimes stressed just leaving or coming into the garage. Overall, I think these are nice apartments in a great location with nice people who work in the office. read more

I just moved out of Flatiron Domain after living there for one year. I moved to Austin sight unseen from Boston. Keysha was wonderful at answering all of my questions and sending me videos of the different units. Aesthetically speaking, the apartments are beautiful, especially in the Madison color scheme. The bathrooms are very spacious. The amenities are also great although I did not use them much since more than half my lease occurred during COVID-19. The insulation in the apartments is absolutely horrendous! This is exacerbated by the fact that each unit comes with a Sonos speaker. For months, my next door neighbor would blare music/movies at all hours of the day. It took many months (and calls to the office and notes on my neighbor's door) to rectify the issue. Towards the end of my lease, a new tenant moved in upstairs and I heard everything they played on their Sonos. If you take an interior facing unit, beware that you will hear absolutely everything going on at the pool. Also, if you're planning to refer people this building, plan on not getting your check for 3+ months. Maintenance was usually very quick and helpful. The staff in the leasing office were also usually helpful. There were a few instances when I got locked out of my apartment that it took 60+ minutes to be let in on a weekend night. When I was moving out, the moving elevator was broken. When it was fixed shortly after, someone else decided to use it even though I had it reserved through the leasing office. Beware if you're moving in/out that you can reserve the elevator but it essentially means nothing since any other resident can use it. A move that should have taken 3 hours max, took 6.5 hours. Overall, this building was sub par. I think there are other buildings in the area that are nicer. read more

Summary: staffs are nice; location, interiors and appliances are amazing; but the building is bad. I am writing down this review after living in here for about 4.5 months. Starting with the goods. The location and the interior are both great! While it's true that it takes about 15 to 20 min each way to walk to most domain bars and restaurants, i enjoy how it's right by the braker lane so that i get to avoid all the stop signs and single lane traffic going in and out of the heart of domain, for my daily commute. It's really about the balance between how long you want to walk into domain and how long you want to be stuck in domain on the commutes, so this can vary from person to person. Appliances are amazingly new and up-to-date, such as fridge with water filter, and washer/dryer with huge capacity. Interior is overall decent. There are very tall ceiling (my guess is 10-foot), many lighting fixtures and cabinets built-in, and with bookshelf and a desk built-in. Also i like how it has 5 ethernet jack panels through my 1-bedroom apartment, where each panel has 2 jacks. It has both ATT fiber and Grande fiber as ISPs; both have symmetrical gigabit service option. I enjoy the view facing south, where i can see the downtown if weather is good. ----------- Now's the bad. The ceiling/floor sound insulation is ridiculously bad: you hear every action from your upstairs neighbor. I use headphone for calls, and the other side can clearly hear every step the upstair walks. It makes it difficult to work-from-home especially. Moreover, the ceiling lighting fixtures reacts to the upstair walking by making those metal-glass clicking noise, because how strong the vibration got transmitted through the ceiling/floor. Those steps/sounds/vibrations are not just coming from above me, but my feet on the floor can sense the steps of my upstairs neighbor. The steps/vibrations are even transmitted from my ceiling to my floor. This is associated with the build quality of the building itself, and there is basically nothing anyone can do about it. At least that's the outcome of few discussions with the management, which i also agree. ------------ Lastly a minor detail, which is neither con nor pro to the complex. For those outwards-facing units, you will hear those loud cars on Friday/Saturday nights for sure. There are sound insulating windows, which work very well for keeping regular vehicle noise out, but not for those modified cars. read more

This place has an ear drum shattering fire alarm that is so loud I think it must have permanently damaged everyone's hearing. My hearing has been damaged from living here and yours will be too. Let me explain: they don't just have normal alarms here, they have some sort of specially engineered high powered secondary alarm system that is so loud it can burst your eardrums. The only way to escape is down the hall, where the loudest alarms are. They go off about once a month, sometimes three times in a single week! And, usually around 3AM. They go for about 20-30 minutes. Many people immediately run to their car with their ears ringing and drive away when this happens. The management couldn't care less as they have not addressed this issue for over a year. They recently even frosted the glass over their office because they don't want to hear our complaints. Hearing loss is not something they care about. read more

Update: I have received no follow-up attempts on those dates as flatiron is claiming. ---- I came in a few days ago (Friday) to lease an available apartment. I had an appointment, toured with a leasing agent, filled out an application at the office and sent in documentation. The vibe was okay, but not super friendly. I can live with that. I was ready to get a cashier's check or go grab my checkbook at home to secure the apartment that day, but was told I could come in the next day since there was torrential downpour and hail. I came in the next day with my proof of income and a check ready for my application fee, just as instructed by my leasing agent the day prior. I had called multiple times beforehand and no one answered, so I drove up there in person from across town in South Austin. I walked in and there was no one else in the lobby but two staff members and myself. Even so, I was ignored by both of them; I believe their names were Michael and Brenda. Michael was on the phone and didn't seem to care that I walked in and waited for several minutes. I would have appreciated some acknowledgment that I was there, at the very least eye contact and a "hey, we'll be right with you". A man came in after me and was addressed by Brenda before me. When I was finally spoken to, I was told rudely that since I didn't have an appointment, that they didn't have time for me. That I should come back another day with an appointment. They said that my leasing agent from Friday wasn't there, too bad, and they had a tour coming in and were "short staffed". You'd have thought it was mayhem in there...there was no one, and I mean no one, in the lobby. I had a question that needed answering before close of business so I wouldn't lose the apartment I applied for the day prior and could finish the process.  I just don't understand, I came back next day *check in hand* as instructed. Instead of being treated with respect, I felt talked down to and treated as a pest or burden for having the audacity to show up. I decided to head down the street and lease somewhere else. read more

Have lived here for two years and just agreed to stay longer because we have been so happy. The apartments are nice, great amenities, and all of the staff from facilities to the leasing office are friendly. Especially Taylor, she always is quick to help with any problems a resident may have. Whenever we have something come up it is addressed quickly and efficiently! I only hesitate to leave 5 as there are some improvements I think could be made, for example I do think this location would really benefit from 24/7 security. A lot of problems that people are complaining about could have been avoided if there was someone on site to manage noise issues, theft etc. read more

Back for another update. This building used to be so much nicer. The manager with the management is horrible. My girlfriend and her friends have all had some terrible interactions with her. She is cold and I empathetic. Some rental staff is condescending, rolling their eyes and just plain rude. Assistant manager is always fun and nice. The property allows lower income renters paying a MUCH LOWER rent for the same as the nice units. Also some of the crowd that's not what would feel is good for the building is now here. This building has had major issues with package room and theft and cars getting hit. Someone even got their car jacked in the garage with the person hot wiring the car. Also someone had a bunch of his exotic cars in the upper units and there would be an exotic car. Lambo I think parked EVERY DAY in the HANDICAPPED PARKING SPOT forever and no one would do anything. People have propped the doors to ensure on the side open a lot and if you want a place that smells like dog urine at the door entrances and hallways then this is the place for you. I could go on and on. I thankfully moved out personally but my girlfriend is there still and honestly I just want to leave this town. It's in the dumps no thanks to the migration of tech employees coming a lot from SF and more. Homeless cities are ALL OVER the city. The animal shelters are overcrowded making them KILL DOGS AND CATS!!!!?! Yet Austin is a no kill city. Austin government does not care about its homeless and animal populations. My girlfriend and I and her friends go to the shelters to help the homeless and the animals and are horrified by what we see and how negligent people are and don't care about who they are there to care for. You would think Flatiron is a nice piece of a getaway from the riff raff of the city but the walls are thin if you have a one floor unit. There have been water issues. There have been thefts in the building / package room / lockers for storage and if the staff is often late to show up to work then how are they running the building? There are serious security issues at the building and all the manager cares about is raising the rent in people which is ok but I literally saw someone crying and explaining they needed help to pay for an increase and the manager seemed to laugh and rolled her eyes when that poor person left. Other people have complained she has no bedside manners or empathy since I've herd others complain that she is on a power trip and thinks it's fun and funny to raise people's rent. No matter what they say here I've been here since the beginning as a renter or with my girlfriends who is here and I can tell you first hand this manager is the WORST they have had and people miss the previous ones. The other manager under her, I forgot her name is nice and always making time to talk with residents. What a better experience. Greystar is a HORRIBLE MANAGEMENT COMPANY since they have let countless thefts happen here, raised rents so high without empathy for certain situations, let the building slide. I could go on and onnn. Move here if you want to just sleep here (that's if you neighbor is quiet if you are lucky) but otherwise unless you are into an abusive manager and a building that looks better then it is - STAY AWAY. Bowen has some of the management from the start of Flatiron since my gf friend is there and that Taylor woman is just as mean spirited as the manager at Flatiron. I could give you a list of things that happened to my girlfriend and her friends when she was at Flatiron and now - she's still the same. Made to *look* nice, but actually TERRIBLE!!!! The doors don't seem to fit right and jam constantly. I hear every footstep from my neighbors from above, even the most gentle steps are amplified about 10x and are unbearable, and god forbid they are loud walkers because when they actually stomp around it is senselessly painful to experience. I hear the high pitch barking from the dog next door ENDLESSLY. They also throw loud parties UNDERNEATH my unit all hours of the night and not only can i hear my downstairs neighbors as if they were in the same room, but management REFUSES to stop them or do ANYTHING. Awesome building, with great amenities and perfect location. The staff is always helpful and even put on cool events (e.g. pool parties, movie nights) which builds a nice sense of community. The units are really nice with details and finishings that I was surprised to see in an apartment (e.g. tall ceilings, central air, high-end appliances). I signed my lease sight-unseen after talking with a few members of the management team and everything has exceeded my expectations. I also like that the Flatiron doesn't try to nickle and dime you for extra services, fees, and parking like my last apartment. Highly recommend! read more

I have lived here a few months and have to say that all management cares about is getting as much money as possible from renters and they are extremely frugal with everything else!! They do NOT care about tenants. The amenities here are so cheap. I thought being priced as high as they were they would have brought in more items for us to enjoy but after waiting for some time now I can honestly say that I'm extremely disappointed I selected this place to call my home. - Flatiron has the smallest gym with no extras?!? There are no apples/fruits, waters or filtered water with lemon in the gym offered but every other community has this? Why not add a few pelaton spin bikes with memberships so we have something we can workout with? Why not convert a 1 bedroom into an additional workout / yoga room? - There is a community bar that is an open lobby entrance so it cannot he walked off here with no additions or amenities!!?! What is the point of this? They have a pool table plopped in the middle of it which is loud and should not be placed there but maybe in a special room for games? Every other property around the Domain as well as hotels offer things/amenities. There is no coffee machine here, drinks, popcorn, snacks? They sold me on there is a coffee shop next door but made me feel like it's an additional perk but it's just a coffee shop that rents from this building so it is NOT an amenity so this is misleading and false advertising! - They have had a few I gatherings I guess you could call them but honestly why not have something we can enjoy since this is the most costly community? Why not offer some more amenities, perks, memberships or more? For the price we pay here this place truly just cares about doing and offering the most nominal amount for current residents. - There is no movie screening room/location in here. Most other buildings and communities offer one. Why did the owner/developer not offer one of the units up (they still could take one off the market and add a few pieces of furniture to it with some popcorn and let people have a place they could reserve on a 1st come 1st serve basis? And they could have monthly movie nights offered!) - There is no conference room offered here? So if you want to have meetings, it will not be held here unfortunately unless you want to host it in the common area lobby which is all open and gets loud so this is just poor design and again a cheap thought process to put everything in one open room so there is no divide or walls to help separate noise. - The staff appears friendly but service requests can take time to get completed. - As I said before they explain the coffee shop next door is an amenity but they don't have any agreement to have people that live in this community get any free perks or discounts since it has nothing to do with Flatiron so this is no bonus honestly so don't let them fool you. - They charge extra for your car parking. It does not come with your apartment cost. The parking does not cost them anything internally so forcing people to pay if you want your car protected is just terrible. - The walls are extremely thin so you can hear your fellow neighbors. - You are no where close to the domain (takes me about 20 minutes to walk. Your view is a busy road mostly and if you want to enjoy the outside all you hear are cars rushing by so constant noise. This is NOT luxury by any means. Again with all the setbacks you would think they would aim to offer more but instead they barely give you anything aside from a small gym and pool and a pool table. That's it?!! I have spoke to a handful of residents here and they too are disappointed in the lack of effort from corporate and the owners to offer more. Let's not speak about the cost of rent since it's obvious they overcharge for everything: Rent, Parking, and all. Again they only care about their corporate policies, getting the most they can here I have learned. Look elsewhere because it's NOT WORTH living here at Flatiron sadly. They do not listen or want to put any more money into this place so I felt I had to let people know to warn all. Hopefully this will encourage the staff, owners and managers of Flatiron to evaluate the suggestions above and add some additional perks for us. If starting in 2020 you still see the same amenities offered on there pages then you know they didn't care to do anything and will sell you the same apartments with no care to how residents truly feel living here. A great property, and couldn't ask for a better location/price pairing! Very friendly leasing staff will make the application process streamlined and simple! The property has amazing amenities including a secluded washer/dryer in unit, updated fixtures, varying finishes, and private garage located within the property, but not neighboring any apartment wall directly which is great! We were pleasantly surprised to find out that they had a few options within our budget! And we have been shocked at the amazing amenities they offer for an apartment complex! Last week in Austin we experienced one of the worst winter storms on record. Temperatures were below freezing for multiple days, power and heat went out, water pipes froze, all in all it was a very challenging week for everyone but the Flatiron team rose to the challenge and in my opinion exceeded expectations. Sure we lost power, heat and water like most of the city but the way the Flatiron team frequently communicated with residents and extended any help possible is commendable. We received continual communications from the office staff often times at very late hours with updates on the situation. A number of times they let us know that other residents had brought hot coffee and donuts for everyone to share. We were able to use the gas grills by the pool to make a cooked meal. When water was restored to a portion of the complex, they even went above and beyond by allowing residents without water to use a couple vacant apartments so we could schedule getting a warm shower after days without one. It can be easy for an apartment complex to provide good service to residents when things are going good but the real measure of how much a complex values their residents is when times are tough. The Flatiron team stepped up to the plate and it was clear that the staff cares about their residents. It really is hard to name everyone who made last week a little more bearable. Brenda and Taylor were great at communicating with everyone. Summer was happy to give updates anytime we came through the office. Michael returned our phone call letting us know the power was restored even though I'm sure he had a hundred other things to tend to. From the maintenance team, both Eric and Celenis worked hard clearing walkways of ice and snow and trying to keep the building as operational as possible. And EVERYONE did it with a smile even after several very long days of hard work! I know not everyone in Austin had a good experience with their living situation last week but I'm very glad to call the Flatiron at the Domain my home in both good times and bad! read more

This is the worst place to live in the Domain! They have shut our water off for a week and said that we can fill up with a bucket at the garage. If we want to shower. It's not safe to live here between people breaking into cars and apartments! Stay away from here! read more

DO NOT LEASE HERE--Flatiron Domain has horrible building construction and office staff. If you decide to take the risk of living in a subpar apartment, theft will be your next problem. I had two electric bikes taken from their "bike room" that is access controlled. If that all sounds like a community you want to live in, be ready to pay for everything upon move out. Nice front desk staff, but inexperienced and poorly trained/don't get the support they need. The management company/owners are also inexperienced - new to the residential market - and frankly, just cheap. Each one of our 10 appliances/plumbing fixtures has broken since moving in and rather than replacing they try cheap fixes. The apartment/complex looks high end, but it isn't and it's already starting to show wear and tear, especially in the common areas. This place won't stand the test of time, and neither will the owning company. Do not recommend. read more
