We are aligned in providing tenants with a positive living experience by arranging regular improvements to the units and being available for tenants when repairs need to be made. The online portal and reporting is also excellent and the perfect summary for reporting on my tax return. This company took over from our previous rental company PAD rentals (highly suggest them, great,…read morecaring people) I called them saying we needed a few days for rent as we got the letter on the 30th and rent was due the 1st and they insisted we send them a EMT or we would pay a $50 late fee and interest on rent. I sent my half of rent and a few days later PAD rentals called me asking for rent. Turns out abbey rentals was not our new company and they refused to give me my money back and would not answer any of my calls. When they finally did they told me I had to email support and would not talk to me until I threatened to get the police involved. After threatening the police they sent me my money back. A month later we got another letter in the mail saying they were our property management again, this time they surprisingly were. It took almost 3 weeks to get a response from them about paying rent and I told them about all the repairs needed in the house. About 2 weeks ago we also got a letter in the mail saying we were going to be evicted because we owed $400 of rent. They were trying to charge us $1800 for rent when our rent is $1600 a month. I mentioned about a furnace filter and they said they put in a work order for it. 2 weeks later and it still wasn't replaced and now our AC was broke. I went and got a furnace filter myself. It was a heat wave and it took 3 days for them to come fix it. A few weeks later our AC broke again and someone came to fix it. He came Wednesday and said he would be back Thursday. He didn't come back until the next Tuesday to fix it. It was another heat wave and we were not allowed to turn the AC on the entire weekend. Now, it is the THIRD time our AC has broke. The guy has come once again and said he doesn't have time to come tomorrow to fix the AC so he might be back Monday but we're not allowed to turn it on. We don't have screens in our windows to open them, I have 2 dogs that need the AC and it's a heatwave. We pay utilities and every time the AC stops working it runs for 24 hours straight costing us extra money. The property manager also will come and park her car in your only designated parking spot and leave it there for 2 days and not give any way to contact her. They NEVER answer the phone, take 2 days to respond to emails and refuse to fix anything in the houses they rent. DO NOT RENT FROM THEM.

I've lived in one of Dickenson's buildings since 2017, and haven't had any complaints issued…read moreagainst me by residents. Despite this, the building manager has been rude and disrespectful to me on several occasions. On April 20th, I was displaying some COVID-19 symptoms and had to wait for my partner to drop off some rapid tests. To avoid contact with other residents, I exited the building through the side stairwell. Since I was never given a key to the side door, I had to prop the door open for approximately 5 minutes. The building manager barged through the door and yelled at us: "You're IN, or you're OUT. SHUT THE DOOR." I understand that this is a security issue, but he could have asked us in a respectful manner. When I raised the issue with the building manager, he continued to berate me, ending the conversation with: "You need to take a chill pill because you're crazy." I did not appreciate the verbal harassment and disregard for the issues I raised, one being that the covered parking lot is often unlit. This is a serious safety concern, as it increases the likelihood of accidents and theft. I want to warn students from residing in their buildings due to the differential treatment towards residents. On two occasions during COVID-19, Canada Post was unable to deliver our mail because people were congregating in the lobby without masks; although the mask by-law was in effect. The building manager did not enforce this law, despite having several security cameras in the lobby. Seeing as the virus was a serious public health risk, I believe their inaction demonstrates their negligence. As per the condominium's regulations: "An owner shall not do or permit anything to be done in or on the common elements which will in any way increase the risk of the rate of fire insurance." Despite this regulation, the building manager smokes cigarettes in his unit. I can smell cigarette smoke when the building manager opens his unit door, as well as in the immediate area surrounding his unit. This not only poses a fire hazard, but also a health concern due to second-hand smoke. Dickenson refuses to enforce this rule, despite having 'No Smoking' signs posted. Again, as per the condominium's regulations: "No owner shall harm, mutilate, destroy, alter, or litter on any of the landscaping on the property." Despite this, the building manager has thrown bird seed out of his unit since 2017, resulting in large numbers of birds and squirrels congregating directly outside the property. This poses a risk for pest control, as well as damages the lawn surrounding the property. A letter was sent to Dickenson on April 26th to express the above-mentioned concerns. It took two business days for them to acknowledge the email. Two weeks later, still no response. On May 6th, a letter was sent directly to Don Dickenson, and yet again - no response to date. I raise these issues because the corporation does not enforce the rules fairly. As mentioned, the building manager has violated several serious regulations, and has made me feel unwelcome in my own residence. And yet, the corporation has been very quick to rectify the issues raised by him. For example, I fostered a dog this past winter and the building manager pet the dog without my permission. He then proceeded to approach the dog while he was doing his business, despite the dog making a concerted effort to show his distress by barking at him. The building manager did not have the respect to raise the issue with me prior to involving Dickenson. It only took the corporation a couple days to inform me that I had to re-home the dog, despite them knowing that I only had the dog in my care for two days and needed to work on some obedience training with him. Before the owner attempts to discredit my review as being 'uninformed,' - you have not done your due diligence by visiting the building to ensure that the rules are being enforced. It is a shame that you do not see an issue with your employees abusing their power and violating the corporation's regulations.

Terrible Experience…read more They ignore maintenance issues saying they will fix but they never do. When employees or contractors are sent out, they are unprofessional - I have dog cameras in my place and have heard them poking fun of and joking about taking items . . . management does not seem to care. The company does not communicate or answer any messages. They only reach out when they need something and will often will not even wait for a reply before sending the next notice (not everyone can answer calls or texts at work). They also like to enter without notice or on the wrong day. Like stated before, I have the camera, so if they tell me they are coming on one day and show up days before, I do notice. This has also been a problem now that I am moving out . . . people are showing up to my apartment without notice and not escorted by an employee. When this was noted to the company I was informed they do not need to give it. . . so that is how much they value tenants privacy and rights. Only advise - Do not rent from them. I still have maintenance issues from before I moved in - noted when I applied and emailed in a few times since. I have had to leave early to ensure my health during this pandemic (since those showing up are touching everything and not often wearing a mask). And am still be 'ghosted' when sending inquiries.
