This company scammed me out of thousands of dollars in 2025! I secured a rental with Florida Sunshine Vacations, through Booking.com, in May of 2025 for a rental in December of 2025. I paid for this rental IN FULL in May through Florida Sunshine Vacations' "secure link". I questioned as to why I would need to do this since I already gave Booking.com my credit card information. They responded that they take their payments this way. Long story short, I was supposed to get the check in information 5 days prior to my arrival in December. I kept checking my email and there was no additional information other than what I had received in May. There was an option to contact the property directly via email or phone. I sent an email, 4 days prior to our check in date. No response. I called and I got a busy/disconnected signal. Tried again. Same thing. I contacted booking.com, and they saw my reservation but they would contact the property. They said this had to be escalated and I would hear from them in an hour. At this point, we are 3 days away from leaving for our vacation. I checked my email and I received a message from booking.com that said my reservation was canceled. I didn't cancel it. I called them again. They told me that I had canceled the reservation, which was not true and they "waived" the $75 cancellation fee for me. The situation became more complicated. One employee at booking.com said they would cover an alternate accommodation. We found something else. It was nice, but not what we had initially booked. We agreed to take this property as we were now 1 day away from leaving for our vacation. We called booking.com, again. At this point, we have called at least 12 times. When we called with the alternate accommodation, they said I'd have to pay for it and then get a refund from the cancelled reservation. Like most people, I don't have thousands of dollars just hanging around. My husband ended up putting it on his credit card. They said it would be 10 to 15 business days to get the refund from Florida Sunshine Vacations. We went on our vacation, came home, and there was no refund. We contacted booking.com again. Needless to say, I have not been refunded by Florida Sunshine Vacations or Booking.com. I tried the Florida Sunshine Vacations phone number again and it was still disconnected. Still out thousands of dollars. STAY AWAY FROM FLORIDA SUNSHINE VACATIONS! They are a scam company! I would not book anything through booking.com EVER AGAIN! read more

Florida Sunshine Breaks vacation rentals is a scam. I booked through Southwest through a promotion with Booking.com. Booking.com generated emails that said there was some sort of error in the system and I had to rebook after I had paid in full. I followed up with them and they verified that the listing was with Florida Sunshine Rentals at which point I received emails from Florida Sunshine Rentals. I had phone calls to confirm and they refunded a portion of my stay for the inconvenience with system cancelation. I verified the refund/ received it. I had several communications with questions about parking, always with great response. When it came time to leave for my trip I reached out as I had not received access details that I should've received 5 days ago. I became nervous and searched online and found multiple reports of people having the exact same thing happening only to show up to the condo they booked with a note on the door that Florida Sunshine Breaks is a scam- no place to stay. Out all of the money. The website is now gone, the phone number is a dead end and I have now reported this to Southwest and my credit card company. I just hope this helps to prevent this from happening to others. read more

We had the most horrific experience with Amy. She wass so rude and unprofessional  that we would NEVER use any property she managed. When we arrived at the property we noticed trenches dug all the way around the house. When we contacted her about it and pointed out how dangerous it was she told us to leave the property (we had just traveled 9 hours to get there and there were no other available properties in the area). Amy We had a few other issues that I won't ho into detail about - what matters is the way Amy delta with everything. She has absolutely no idea about customer service and is condescending and rude. She kept blaming it all on the 2018 hurricane and told us that we were not ok for requiring that issues be dealt with and fixed. Non of the other houses in the neighborhood had trenches in the yard so her story just didn't ads up. We chose Mexico Beach to support the town after the hurricane but that does not mean that dangerous conditions or terrible customer service is OK. If the house isn't ready to be let out - do not let it out! read more

I recently booked a vacation rental house in Champions Gate Davenport with Insight Hospitality Management operating under Florida Sunshine Vacation. I must say I was very disappointed with this stay the property located at 8862 Cabbot Cliff Dr Reunion Fl 34747 was not cleaned or ready for us the current guests. The welcome board in the house still reads welcome Jasmine Petters the previous guest. Also when we called to complain about the missing remotes and stuff I was told that they knew about it from the day before. The bed liens was dirty, garbage still in some of the rooms, hair on pillows and not enough towels or was rags. We were also missing remotes, the hot tub did not get warm until the day before we leave. I uploaded pictures of the dirty sheet on one of the bed and the blanket with red blood stain. I called numerous times to the rental office and all they do was apologized for the inconvenience they even suggested that I buy the towels that we needed and they would reimburse us later. I know they may come back and say I was mad because I requested a late check out and did not get it, but I was planning on leaving a review the moment I saw the dirty bed liens. I am a returning guest so you can imagine my disappointment this time. I called numerous time during my stay to voice my concerns I was told that they are short staff. I believed they were not equipped to handle the amount of reservations for this weekend (7/22/21- 7/25/21 They also emailed me an inactive link to asked at my stay, when I called to let them know it's not working they said they will get back to me I am still waiting on a active link to send in my review. read more

I stayed through my remaining 2 nights with an AC that blew air out, basically it was a fan, rather the celling fans worked better than the AC. If they think it's an exaggeration I have e-mail conversations between Rebecca (who originally booked my reservation then handed it off the Nancy's company who put me in Catherine's rental) and I and also the call logs that documents all my calls. AGAIN, I would not recommend both companies and I will be reporting this horrible experience to the BBB (Better Business Bureau) and also to the FTC (Federal Trade Commission) Day 7: as hot as it's been I am thankful for the overcast and the rain storm to help cool down the day and the house.. Can't wait to go home to California even though we get 100 degree weather.. At least there will be a working AC. If course I will be taking a video walk through so that they can not say I vandalized their property due to this situation. I have picture documentation of everything that went wrong! Do NOT use this company or there other company named Click it 2 Book it. They are a Bait & Switch Company. They will take your 2100.00 payment 7 months before your trip then 3 week before you arrive they email you stating your booking has been cancelled. Then you call them and they extort $933.04 more from you and bill it as an upgrade on your Credit Card so Trip Advisor cannot force them to return your $$. Because they know Trip Advisors policy better then you do. Beware and look else where and enjoy Florida without being Ripped OFF. read more

I will never use this company ever again. I rented a 4 bedroom house, with a pool in Davenport. I looked online and saw the house I wanted. Booking it was a mission, they wouldn't give you the access code to the house till your're in Orlando. Then they wanted me to go to their rental office To check in, which is not near the house and had to be there before 6 pm when they close. I told them I was driving from Miami and that would be a problem because I work, and did know at what time I would leave Miami. After much calling they finally gave me a phone # I was supposed to call when I reach Orlando, and that person would give me the code. That is also a BIG mission. Well when I was about 45 minutes away, I called the phone # provided. The man asked me the address of my house, then he told me that house is not ready because the AC broke and won't be fixed for the weekend! If I wouldn't have called I would have not known! No one called or emailed me!!! He said they had upgraded me to another house about 3 miles away, with also 4 rooms, a pool and view of the golf course. I said ok because it seemed like a good deal, he then texted me with the access code to the house. When I pulled up, the neighborhood was ok, not bad but not great. The pool was tiny. But it did face the golf course. The rooms were small, except for the master bedroom. The drawers in the room would bot close properly. There was no ceiling lamps, only small lamps on the dresser with minimal lighting. The windows were missing some blinds, causing light to enter the room and anyone can see inside your room from the outside. The garage had a pool table with a broken pool stick! Couldn't play pool. The kitchen had bar stools that had a broken seat and The TV had very limited channels. Very horrible experience! I called the man in charge and he said he would come vy the next day to fix all of this. I said NO! The place should have been ready by the time we got there. Did not want to be bothered at this time for this. Specially when this was not the house I even picked. I got a reply to an angry email I sent apologizing for this but thats it. No formal call from anyone, not type of credit given, nothing. I do not reccomend this to anyone, horrible experience. read more

Well.........I just happened to find MY vacation home listed on this site and I never listed it here.........So if you see my home on this site, and "Contact the Manger" about renting my home, you will not be staying in my home, as I am the one who issues "access codes" for stays at my home and I am not sure how this company will get an access code. LONG BAD REVIEW OF A COMPANY: So, we went down to Florida for Christmas and booked a villa with this company.... Well, it's actually a little more complicated than that. We were referred to this company by the company that we normally book with. They gave us two housing options, and told us that we needed to pick and pay immediately because these were the only two houses available. We "immediately" picked a house, and paid via credit card. The pricing included an Accidental Damage Waiver. For those of you that are unfamiliar with what that is, it covers any damages up to $1,000. The ADW wasn't optional, it was a built in cost. We stay at a ton of villas yearly, and we are used to that, so it wasn't a big deal at all. Once they processed my credit card, I received a call that the house was no longer available, and that the only house she had left was $300 more. The $300 wasn't the issue, the fact that you assured me of my booking, run my card, and then put me in a position where it is going to to cost me more money than initially agreed upon... That's where I had the issue. I paid the money, and proceeded with the booking. Then, I get an email with a CC authorization form for damages. Wait a second, I just paid for the ADW... Why do you need my CC??? This was new, I had never experienced this before. Next, I get a "contract" in my email. It says that I have 24 hours to sign and return this email to finalize the booking... Wait, doesn't the money that you took from my account secure the booking??? Then, I read that all damages during the stay are covered by the guest via their CC!!! So, what is the ADW supposed to cover??? I call and speak to a lady named Sandy. Sandy, assures me that the ADW pays for damages up to $1000, and that the CC is for damages beyond that $1000 threshold. Awesome! I sign the contract and send it in. Go to Florida and enjoy my stay.... Leave the house spotless. Get a call from the management company that there is a stain on the clothe mattress pad in the room my kids stayed in, and they would have to send it to the cleaners. I'm thinking, "no worries, we go the ADW"... I was wrong, my CC was charged a $40 dry cleaners fee. I call the company only to have Nancy at Florida Sunshine Vacation Rentals, LLC. tell me it's not her problem, and then hang up in my face. When I attempted to call back, she refused to answer the phone. This company pockets the ADW money and runs your CC for any and everything. I've stay in numerous villas yearly, and every company I've told this story says the ADW should've covered this issue. $40 isn't really the issue, it's the principle. How much money have they made via bogus ADW fees? If you do plan on going to Florida, let me know, I'll hook you up with some awesome companies that'll take good care of you. read more

I rented with Florida Sunshine Vacation Rentals back in March & was very impressed! I have used other rental companies before & I was very pleased with this company when comparing to others. They were very helpful when I tried to find the perfect rental home. Additionally, there were some mild issues with the home & when I reported them, staff was here immediately to assist us. There were reminders throughout the house which assisted us with following their guidelines. It was an overall great experience! read more

I totally agree with the prev. reviews!! The rental itself wasn't too bad but the rental company sucks. We rented last week for 4 days. I realized too last there were some 'Fee's and Totals' to the tune of $140 on the contract. I called in after we got home to inquire about the fee's. The fee's were not explained and I was told 'There is nothing we can do after your stay. You should have called us while you were there.' We were there for business and I didn't have an opportunity to call. The customer service is non-existent!! read more

I rented a home with this company and they made the process easy and smooth. There was no location to stop at to pick up keys they had the keys waiting for me at the home. My kids enjoyed the game room and the community activities. Renting a home is the way to go and I will never stay in a hotel again if I can help it. read more

Very unsatisfied this time !! I been going to this company for 3 years in a roll and this is the first time that i been very very disappointment, we normally show up an hour early to make sure we have the right address and get some food for the whole week that we expend in a villa, well this time we did not have the right villa and to get a hold of any of the members from Florida Sunshine was almost impossible to the point that another company members who were in the first house were trying to help us as well and still no sign of them, finally after 45 minutes trying someone answer, who by the way put me in a hold for another 25 minutes because they didn't know were was i suppose to go, after we show up to the right house we find out that internet and cable are disconnected so i have to call again and this time they send me another phone number to call and this people had no idea why i was in that house and keep telling me that i was in the wrong house and that was the reason i did not have internet or cable, so they call the owner who had to call me an hour later to tell me that all those "small details" will be take care the next day. Its been more than a week and i haven't hear from anybody from Florida Sunshine Vacation to apologize about the slacking and poor service they did this time. ITS VERY DISAPPOINTING. We rented with Florida Sunshine Vacation Rentals in Kissimmee, FL for Spring Break this year. We stayed in a townhouse in the Terra Verde resort community. The townhouse was very nice. The king bed was super comfortable. The amenities at the resort were nice and there was a lot of choice of activities on the grounds. Our check in process was very easy. We were sent an email with the directions. We could access the door code after a certain time. The staff at the gate, pool, and front desk were very friendly. Everything was smooth. The only thing I would recommend is to let the customers know that they need to print the email for the gate. It was so late getting in for us that the gatekeeper used the email on our phone, but he really was supposed to have the printed information. We would book through them again. read more

The jack their prices up by adding excessive processing fees, extra insurance plus on top of the rental they will charge $200-300. Family vacation - 2 Adults and 5 teenagers couldn't have been more pleased with the location, quality and proximity to all amenities and tourist attractions. Very comfortable and well appointed condo. Walking distance to groceries, restaurants etc.. lovely grounds very well maintained. Spent 5 days and nights and will most certainly visit again. Do Not USE THIS COMPANY. They denied me my refund after canceling them 5 days later. They stole $300 from me for nothing. My vacation date was 6 months out. They have one refund policy online and Different refund policy after you book with them. Everything about them is a lie. They only inform you of details after you book with them. My experience with Florida sunshine vacation rentals was AMAZING. I rented from them about 5 years ago and just recently rented from Feb 14th till the 19th . Ms. Nancy & Ms. Loreen were very helpful and beyond sweet . There was a issue that occurred the very first night and these amazing ladies were able to accommodate with another home within a few hours . I would definitely recommend any one to you guys and definitely will be booking again with these ladies . It was such a pleasure to stay at these amazing homes and be comfortable for you and your family. They accommodate large parties with pools , grills and other amazing things to help you enjoy your stay . Again I cant Express how overly accommodating these ladies were and did above & beyond to make me happy . My family & I look forward to renting again very soon and I will be spreading the word about you guys . Horrible experience with this company. Agents are nice when they are booking you trying to gain your business. This is not the home we chose. We were informed a week before coming here that the house we chose had been wrecked by renters, and we were being placed in a comparable home. I guess comparable didn't mean hot water, cable, phone, or Internet. When you have an issue they are rude and nasty! Customer Service skills are -0-. Lack of communication is unbelievable. You call and nobody calls you back with an update. You have to call them back. The worst vacation I've ever had, with no hot water, cable, Internet, or phone, light bulbs out all over the house, and Marijuana in the fuse ball table. ( And the house was supposed to have been cleaned) And nothing is there fault, it's all out of there control. And when you speak to them to voice your concerns your being rude. She can be as rude as she wants but you shouldn't be after you have paid to be inconvenienced and tortured! And being nasty when your customers call to advise you of the issue, doesn't help the situation. I will never rent from them again!
