I've rented this house 4 times now, and I will say it has really gone down since my last stay. -The carpet needs to come up, it's beyond cleaning. -The walls need a fresh coat of paint or either a good cleaning. -The pool needs to be cleaned. - The patio needs to be pressure washed, as well as the weeds pulled up. -We ran into roaches(German, the smaller roaches) during our stay as well. I picked up bug spray, but still....and yes I know this is Florida, but bear in mind, I live in coastal SC, so I know the difference between a nasty roach and a common cockroach(palmetto bug/waterbug). These roaches, found upstairs and down. - The living room set needs to be replaced. Overall, I think it's time for a good revamp on this property. There once was a time when our stay was super comfortable, but this time we were left feeling uneasy about our stay. The house is very stocked with cooking essentials, pool towels, and bath linens. The travel size bath sets were a nice touch! As well as the casiola tote and cookies!! While we did appreciate the opportunity to occupy this rental again, I know for certain for our trip in August, we won't consider this rental. We are still very pleased with Casiola, just not this particular rental. The communication was open, they were prompt with a service call, and accommodating with early check in. I hope the owner sees this review and decides to make necessary changes to make this rental more enjoyable for guests.

We had an amazing stay place was easy to find great if you have small children or even teenage…read morechildren. There were a tremendous amount of things to do nearby or 30 minutes down the road. The only thing that we would complain about is the noisy neighbors that we had and we had issues with the gates, not working other than that five stars. There are also a lot of things kept at the house for if you have small children, such as highchair pack, and play stroller would recommend to bring your own baby gate. We bought one once we got there and realized that the Main bedroom was upstairs to keep our five year-old from going downstairs by herself. Also, the pool has a net gate all the way around that makes it impossible for kids to get in the pool by themselves, which is great. All in all we had an amazing time and would Rent again!

It was also within walking distance to the pool and tennis courts, which was really convenient. One thing we liked is that each building has its own pool, so it never felt too crowded. There's also a water park on site for an additional fee if you want something extra to do. The property has a lot of amenities including a gift shop/grocery store, a pizza place, an ice cream shop, and a restaurant. We also enjoyed the outdoor seating areas with fire pits in the evenings. The beds were comfortable, the staff was helpful, and the location is super convenient for getting around Orlando. We're in Orlando pretty often and this was actually my first time staying here . I'd definitely stay again.

As a business owner myself, I don't like leaving bad reviews at all. However, I do think I would be…read moredoing an injustice to families who are considering coming here and spending their hard-earned money on a vacation they've been waiting all year for. Sometimes a family only gets one vacation every couple of years because times are tough, so I want to make sure I share my experience. I'll start with the positives. The check-in process was smooth, and the attendant was nice. The bellmen were also friendly and brought our bags to the room and shuttled us to our building. They also have a nice gym, which I used every day. Now onto the negatives. When we first checked in, we told the front desk that it was just me and my wife and asked if we could be placed in a quieter area. The first room we were given was actually very nice. It had wooden furniture, was clean, and felt spacious. However, it had a connecting door, and before we could even unpack, there was a child in the next room screaming extremely loudly. It was so loud that it sounded like he was in our room. I knew immediately that this would be an issue, so since we hadn't touched anything yet, I called the front desk and asked to be relocated. They did accommodate us, which is another positive, but the next room was not as nice. You could tell from the layout that it used to be one room that was split into two. It was smaller, the furniture was lower quality, and the AC vent was extremely loud (more on that later). This was room 2233B. There was also coffee in the room but no coffee maker, and oddly enough, there was an empty coffee box outside the room. About three days into our stay, we got new neighbors who were smoking marijuana at night. To try and hide it, they were spraying a very strong citrus-scented chemical. That smell made its way through the vent system into our room. It was so potent that we could barely breathe, and at first we had no idea what was going on. We called the front desk the next day after losing a night of sleep. They told us to call again if it happened, which we did the following night. Security came and acknowledged the smell, but since it wasn't technically smoke, the only solution offered was to move us again. We didn't want to move, but we had no choice since we needed rest before traveling the next day. This leads me to the type of clientele this resort tends to attract, likely due to the discounted rates compared to other resorts in the area. There were a lot of guests who were loud, used profanity freely, and showed little regard for others. Marijuana use seemed common throughout the property. While there were certainly normal, respectful guests as well, the disruptive behavior was frequent enough to noticeably impact the experience. Now let's talk about the Wi-Fi. There basically isn't any. I contacted the front desk about poor reception, and they gave me a tech support number. I ended up opening three service tickets with their provider. Twice, I was told a service manager would call me back, and that never happened. If you need reliable Wi-Fi, you should strongly reconsider booking here. That alone would be enough for me to give this place a one-star rating. The washing machine on our floor also didn't work properly. At the end of the cycle, our clothes were still soaking wet. We had to wring them out by hand and then run the dryer for about three hours. In addition to the constant marijuana smell, there was also a foul, sewer-like odor in certain areas of the property. I later saw that other guests mentioned this in their reviews as well. The fuse for our refrigerator outlet also blew, which caused us to lose our leftovers. To their credit, maintenance was responsive and sent an electrician the next day, who determined it was a blown GFCI. There is an adults-only pool, which was a bit of a walk from our room. We didn't mind the walk, although there is a shuttle that runs about every 20 minutes. However, there is no enforcement of the "adults-only" policy. We saw children in that pool as well. There are also no lifeguards on the property, so keep that in mind if you have kids. They have a café called Sid's Bistro, but it is severely understaffed. If you want coffee, expect to wait at least an hour. I thought it might have just been busy on the first day, but it was like that every single day. I felt bad for the few employees working because they were clearly overwhelmed. The demand is there, but many people end up leaving the line because of the wait. It would honestly be faster to make coffee in your room (if you have a coffee maker, which we didn't) or take an Uber to a nearby coffee shop. Also, after 12 PM, you can't even order a bagel because they consider that breakfast only. Next to Sid's is the main lobby, which is constantly filled with salespeople trying to sell timeshares. We arrived at the Emerald Island Resort on Saturday, February 17, 2018 for our six week stay at…read moreprecisely 4:15 p.m. After checking in with the resort office and getting our gate key we went to the unit at 2780 Sun Key Place, Kissimmee, FL. This unit is horrible. It is in total disrepair and dirty. Sliding glass doors do not work they are corroded, dirty and rusted. Description on Flip Key/Trip Advisor is not accurate. It is not beautifully decorated, all the furniture is cheap and old. Every bedroom does have a flat screen TV but one is the size of a monitor, one doesn't work and two TV's don't have any remotes to operate them. It's been 3 1/2 weeks and the master bedroom TV is still not working. Showers need new shower heads; tub faucets were replaced, but the mold and mildew in the grout has not been cleaned and re-caulked even after they said they would do this - we've been in contact with RENT SUNNY FLORIDA for 2 weeks of our 6 week stay and still, they haven't owned up to their responsiblility. The kitchen is not fully equipped -let me see if I can list all the many items missing and had to purchase ourselves: can opener, cutlery set of knives, no bake ware at all, colander, serving bowls, mix master, pizza pan, decent number of frying pans; and storage containers. Stove cooks unevenly, refrigerator is new. The 3 ceiling fans are fifty and will rain down dust bunnies if you turn them on and new flat screen TV is only a 32" and its not new. Kitchen cabinets are dirty and in the cabinet under the sink is totally warped. Vanity in master bedroom upstairs is warped. Most of the formica counter tops are coming unglued. Can't open the sliding glass doors due to age and neglect, even the handyman couldn't get it open. Frozen kids themed room with 2 twin beds are tough to sleep on because you can feel every single spring in them and this room has a lamp that's ready to fall apart. Queen size sleeper in the living room is of no value, if you sit on the couch you fall to the bottom, we had to put pillows under the cushions so we don't fall through it's broken. They replaced the couch on March 1, There are no extra sheets or blankets for the sleeper sofa nor are there any extra sheets and blankets for the unit, you have just what's on your bed. The majority of the vertical blinds are broken and dirty. All the popcorn ceilings need to be cleaned or repainted. Carpets are old and extremely dirty. If you want pictures, just ask, I have plenty. This unit is in very poor condition. The owner should be embarrassed on its condition.

This company scammed me out of thousands of dollars in 2025! I secured a rental with Florida…read moreSunshine Vacations, through Booking.com, in May of 2025 for a rental in December of 2025. I paid for this rental IN FULL in May through Florida Sunshine Vacations' "secure link". I questioned as to why I would need to do this since I already gave Booking.com my credit card information. They responded that they take their payments this way. Long story short, I was supposed to get the check in information 5 days prior to my arrival in December. I kept checking my email and there was no additional information other than what I had received in May. There was an option to contact the property directly via email or phone. I sent an email, 4 days prior to our check in date. No response. I called and I got a busy/disconnected signal. Tried again. Same thing. I contacted booking.com, and they saw my reservation but they would contact the property. They said this had to be escalated and I would hear from them in an hour. At this point, we are 3 days away from leaving for our vacation. I checked my email and I received a message from booking.com that said my reservation was canceled. I didn't cancel it. I called them again. They told me that I had canceled the reservation, which was not true and they "waived" the $75 cancellation fee for me. The situation became more complicated. One employee at booking.com said they would cover an alternate accommodation. We found something else. It was nice, but not what we had initially booked. We agreed to take this property as we were now 1 day away from leaving for our vacation. We called booking.com, again. At this point, we have called at least 12 times. When we called with the alternate accommodation, they said I'd have to pay for it and then get a refund from the cancelled reservation. Like most people, I don't have thousands of dollars just hanging around. My husband ended up putting it on his credit card. They said it would be 10 to 15 business days to get the refund from Florida Sunshine Vacations. We went on our vacation, came home, and there was no refund. We contacted booking.com again. Needless to say, I have not been refunded by Florida Sunshine Vacations or Booking.com. I tried the Florida Sunshine Vacations phone number again and it was still disconnected. Still out thousands of dollars. STAY AWAY FROM FLORIDA SUNSHINE VACATIONS! They are a scam company! I would not book anything through booking.com EVER AGAIN!
