    Stayed for a week in November of 2025. The house was clean and beautiful. Checked in after hours with ease and checking out was a breeze. House is in great location by Disneyworld/Universal Studios. Kid friendly. Great heated pool/jacuzzi (pd extra for that). House has garage converted to a movie theater with arcade games and air hockey table. Loved loved loved the neighborhood.

    This place is joke. We had the refrigerator in our property stop working after we came back from dinner on our first night. We had to wait until the next morning to get a mini-fridge and mini-freezer. We had then lost much of our perishable groceries. We still haven't had someone come to visit and fix the actual fridge.(4pm Friday) Then we wanted to go to then Water Park and had to make phone calls to request the code. Figuring like most normal properties and most hotels it would be provided. Instead we had to request it. Finally got in by talking to actual Reunion Resort folks who scoffed at the mention of the management company. Finally, after our visit to the Water Park, my wife wanted to visit the pool to read a book, which is 25 ft from the condo (which is very nice and would be perfect if the fridge worked) and we couldn't get in to the pool. Needed a key that wasn't provided. I called this company and they told me I had to come to their office, off property, to get the key along with a $50 security deposit. I've stayed in a lot of places and this has never happened. After my conversations with this company, the customer service person pretty much blamed me for not coming in to get a key and not taking another condo that was offered. I tried to ask them to just deliver a pool key and they just said no. Just to finish, I want to share a picture of my wife's view while reading book on her 40th birthday celebration.

    Let me start by saying I only put 1 star because I could not leave this review if I didn't put any stars. My family and I spent alot of money to stay at Champion Gates Estate via Florida Vacation Homes. It was the most horrible experience we ever had. The house came with a pool/jacuzzi that was full of algae and dirt. The surround sound in the "theater room" did not work. When we told the management about these things they sent someone to fix it but they were not fixed. They finally came 2 days before we checked out to put something in the pool to clear it up. I will never return to any of their properties nor will I recommend them to anyone. Below are some pictures of the pool and jacuzzi

    When we arrived there was an abundance of garbage/trash on the ground in front of the rental home. The trash can out front was not emptied, thus trash was spilling out. Trash we're also found under the beds, the overall house was not properly cleaned and for the amount of the rental this is a disgrace. I found a loose blade in the kitchen drawer and the oven mitts were also dirty. Wet and dirty dishes we're found in the cabinets. The refrigerator doesn't work. The can lights in the master bath are hanging from the ceiling. The game room was beyond dirty and looks like it hasn't been clean in quite some time as there were peach pits left in there as well as spider webs and dirt. The shower door in the king upstairs is off track. The pool sticks caps are broken. The T Track door molding is off loose. The home also has bed bugs!! I have been promised a call back several times - poor customer service. I do not recommend doing business with Reunion Vacation Homes

    It is with disappointment that I leave this review. My family have partnered with Reunion Vacation for over 10 years to accommodate our travel. Unfortunately, the experience have been declining the past few years. We understand the unprecedented times and willing to continue with them. HOWEVER, the experience at the property TR_532R Oasis Elegance was horrible. The ceiling is leaking (possibly from roof) - Someone stopped by 8/2 and took pictures. We haven't heard anything. The water is brown with a foul odor. The Batman game is not working - This was a decision factor for the kids. Major disappointment.... It was reported...the technician said "not sure what's the problem" The wear and tear clearly needs to be addressed - sticker decor throughout home on wall falling down. Hole in wall game room....white leather loft furniture is ripped in several places... Patio furniture stitch is unraveling. All decorative pillows are stained. It's clear that our concerns are not a priority. The management company stated "We apologize for any inconvenience. We do not compensate for mechanical failure such as video games. As stated in the rental agreement, the home will have some wear and tear. The leak was reported on 8.2.22 after a bad storm and was also addressed the same day. Our operations team has dispatched a roofer to access the roof. Florida Vacation Homes will not be offering any compensation. I have ALWAYS been a guest that honored my commitment (pay on time, departed timely and NEVER a problem with damages) This rental is AWFUL!!

    Complete disaster!! The house we rented was 781 Golden Bear Drive, Reunion FL 34747. It was $4000 for the week, which sleeps up to 12 people. Once we get inside, we started realizing that there were so many issues with the house. 1. The door code that was provided didn't even work. We had to wait outside for nearly an hour for someone to come let us in. 2. The top left bunk bed was broken. The guard rail was ripped out of the wall and laid against the bottom bunk. 3. The kitchen table had wobbly legs and almost collapsed 4. The toilet upstairs overflowed and flooded through the recessed lighting to the main level. 5. The pool was filthy. There were bugs, algae and sand everywhere. They didn't even come clean it till our 3rd day there. 6. The water pump for the pool was spraying water all over the electrical equipment. 7. There were numerous loose bricks along the railing to the hot tub and pool. 8. When you turned on the jets for the hot tub, the pool pool would lose water. We had to refill the pool everyday using the garden hose. 9. The poolside chairs were cheap and broken. 10. The veggie drawer in the fridge was cracked in multiple places and unable to be used. 11. The electronic key card that they gave us to access the 11 community pools didn't even work. They didn't have anymore left when we asked for another one. 12. After speaking with the neighbor to the left who owns his house. He confirmed to me that all of these issues have been well documented and that's the management company just hasn't fixed them. The morning of our 3rd day I drove to the management office to complain. Nobody had come to clean the pool. I reported all of the issues with Angela. We asked if we could move to a different house and they said nothing was available. We asked for a refund and they declined. She assured me that she would pass along the list of items to her supervisor and that everything would be taken care of. We offered to show pictures and videos of the damages but she didn't want to see them. She just said it would be taken care of. We asked for some sort of compensation for all of the issues. She said they would contact us. A few days later we got an email that said there were signs that said we should swim at our own risk and that compensation was denied. I can't believe these people refused to move us, give us any money back or even fix the issues with the pool. The bricks are a lawsuit waiting to happen. This company is one of the worst I have ever dealt with. All of the pictures of the house are very dated. It's very misleading. These people are shady. They have no business advertising this house on the Reunion Website.

The layout of the house made no sense- space where no one needs it and then tiny rooms with bunks but no space for people to walk around it or put a suitcase without tripping over it. A small bathroom to share for 2 bunk rooms. A tv in every room but no board games or pool toys. An exercise bench and weights in the middle of the hallway with no space to use it. The workout room in the main office is very small- it makes it hard to use some of the equipment when people are trying to walk around you. The toiletries they give you are worse than a hotel. The pool is very small for a resort this size- it got very crowded, the pool hours are also very inconvenient- they should be open later. They shut down the basketball and pickelball area due to bad weather hrs before even a drop of rain hit saying it was due to bad weather in the area. I understand getting people out of the pool early but there's literally nothing else to do. The pros: the checkout system was very easy you didn't have to pull all the sheets and towels like some Airbnbs. The pool staff and lifeguards were very friendly. The kids splashpad area was large and had staff monitoring the kids on the slides.

We called daily to have it looked at. With each maintenance visit, the smell of chlorine increased but the pool continued to look worse until it was completely opaque. While I understand "things happen" other reviews complained about pool issues and even their maintenance team said it was an ongoing issue the host was aware of. The "resort pool" is open to anyone who pays a daily fee so it's full and no outside food or drink is allowed so we spent a lot of money since we didn't have access to our private house pool. No compensation was offered by Villatel and 7% was offered once we went through Airbnb, not worth it at all. This stay was two weeks ago (mid July 2025), I missed my Airbnb review window by a few hours although I wish I would've checked Yelp before booking. The ads are beautiful but I would never stay again and wouldn't recommend to any friend.

    THE BIGGEST DISAPPOINTMENT: I normally would not leave a…read morereview unless it was positive. However, after dealing with Top Villas Customer Service from the day we checked in, Wednesday, 2/11 through the time we checked out, Sunday, 2/15, I felt it necessary to share our experience. We booked the Reunion 9000 home and paid the extra in advance as required, for the pool & spa to be heated (THE BIGGEST DISAPPOINTMENT). We checked in at 4:00 pm on Wednesday, 2/11 and found both the pool and spa water was ice cold. I immediately called the customer service number posted to inform them of this issue along with a few other things. The representative advised me to have pictures taken and send via email, which we did. The response to my email was received around 6:30pm Wednesday night indicating that they reached out to the management company to have all issues addressed and someone will be sent out tomorrow (Thursday). It also indicated that a refund would be issued for each day the pool was not heated. Late Wednesday evening, two couples, of which my husband and I were one, experienced issues with the water in the tank of the toilets not refilling upon flushing. I contacted customer service again and requested that this issue be marked URGENT as this was not acceptable. Thursday morning, about 10:30 a maintenance person came. I begin to walk her through the house to show the various things and she stopped me saying "I'm here to address the URGENT bathroom issue". I told her about the other things, including the COLD POOL & SPA, and she replied, "I will see what I can do, but if I can't fix, someone else will be sent". She did replace the gadgets in both toilet tanks. I then asked her if she could check the pool while she was here. When we walked outside, we found that the pool vendor was there (he didn't introduce himself; didn't let us know he had begun working on the heating element). The maintenance lady walked ahead of me and one of my guests and spoke with the pool vendor and then came back to us and said "he has turned off the box and is working on it now and will let you know when he is finished". She then said the temp is reading 83....(help me make sense of this is what I asked -- what was she reading to get that temp if the box is off while the technician is working on the heating element and would be turned on when he finish?). She left. About 2:30, I called customer service again and asked if the heat was fixed for the pool/spa and if someone could please come out and show us what to do. I called again about 5:30 asking for help in how to get the heat working for the pool & spa. Still nothing. About 7:30 Thursday night, I received an email that the management company said my concern was addressed and the temp was reading at 85 as they checked it remotely. Imagine my shock to this response. Friday morning - the same thing - water still cold. The pool cleaner shows up as the cleaning schedule for Reunion 9000 is Tuesdays and Fridays. My husband spoke with him to tell him about our issue and he emphasized that he was there to clean the pool only; however, he did note that the pool was cold even though we had the spa timer on. My husband asked if he could assist any further but he emphasized that he was the pool cleaner only not a technician. I emailed customer service again and informed them that the pool cleaner was onsite hoping they would give him permission to some way help us out. Again, nothing. It is now Friday at 5:00 pm - the time our Chilling & Grilling Poolside is to start. Of course, no one wanted to get into a cold pool. I apologized all evening for the disappointments our guests experienced. It is now Saturday morning. Pool still cold. Top Villas indicated they have notified the Management Company of my disappointment and would keep me updated on their response. Saturday afternoon, the cleaning crew was cleaning up the house next door and we entered a conversation with one of the ladies and voiced what we were experiencing. She came over and also witnessed that the water in the pool was cold; she encouraged us to keep communicating our concerns and she would also try to reach someone and notify them. She then advised us to make sure we check out by 10 to avoid a late fee as they have to clean and get ready for another group checking in at 4. Sunday 2/16 @ 8:30am. The majority has left, we check the pool and to our surprise its warm. Maybe we went through this disappointment so that it can be in order for the next group checking in. Its Monday, 2/17 and I'm told our file is being handled by the office in the UK since we are no longer in the house. They also informed me that they have 28 days to resolve any concerns. I responded that it is well documented and I'm sure it will not take 28 days to process our refund. Respectfully, Yvette

    Buyer Beware - Beautiful Home, Terrible Experience and Customer Service…read moreI rarely leave negative reviews, but after weeks of trying to resolve this directly with Top Villas, I feel other travelers deserve to know what happened. My family paid over $5,000 to rent a villa at Reunion Resorts through Top Villas, expecting a luxury vacation experience. Instead, we arrived to a home with no running water because the water service had been disconnected. Rather than enjoying the first day of our vacation, we spent it trying to figure out why there was no water. We repeatedly contacted Top Villas, to no avail, and after their office closed at 8:00 p.m., we were left dealing only with the local management company, Magical Vacation Homes, who unfortunately was unable to resolve the situation. After getting nowhere, I contacted local law enforcement, who helped me reach the water utility company. I then personally had to ask the utility representative to temporarily restore the water so my family would at least have access to bathrooms and showers that evening. Had they not agreed (which I have been told rarely ever happens) we would have had to leave the property and find alternate accommodations. As if that wasn't enough, the upstairs air conditioning was also not working. Maintenance later confirmed the compressor had failed. Three portable units were brought out the following day, but the home has ten upstairs rooms, so only a few areas became usable while the remainder of the upstairs stayed extremely warm. What disappoints me most is not that problems occurred--unexpected things happen. It's how Top Villas handled the situation during and afterward. Instead of acknowledging that this home should never have been rented in this condition, I spent weeks negotiating with customer service over percentages and refund calculations while they repeatedly changed the basis for their unreasonable offers. To date, we have not reached a resolution. I later contacted the homeowner directly and learned she was apparently unaware that the water had been disconnected and even questioned why guests had been allowed to check in if the air conditioning repairs, that she authorized to fix, had not been completed. That tells me there was a serious breakdown in communication between Top Villas, the management company, and the property owner. If you choose to book with Top Villas, I strongly encourage you to ask what their emergency after-hours process is and what happens if a property is not actually ready for guests upon arrival. Based on my experience, you may find yourself solving problems that should have been handled long before your vacation began. I sincerely hope Top Villas improves its quality control and customer service because no guest paying premium prices should spend the first day of their vacation restoring basic utilities. I have reached out to the owners (Tom and James Mannings) and I am looking forward to their response.

    I booked a vacation home in February. All payments was completed March 7,2023…read more I was suppose to have the rental home address and gate code. I have not received either. I've been calling from 8am. I spoken with Yash. I've spoken with D. No one has been able to give me information for the rental home. I left a message on the Property Manager voicemail. I've sent an urgent email Orlando Vacation home and still nothing. This is urgent, I have a rental and packed to travel and I can't seem to get any assistance as to where I will be staying with my family. Emailed Jennifer, Trey, spoke with Dee as well. I finally got the vaccination rental at 4:40pm. Jennifer did repeatedly apologize, however it is excusable for not being organized. They did not have that property ready until that day and after my check in time. The rental was nice and accommodating for my grandkids. Would I book them or advise anyone else? NO. I would spend more money for less stress.

First things first the couch was so old the leather was flaking everywhere, we paid for pool heat which most certainly wasnt on the first day or two they had to send someone out to up the heater. The wifi was not working either so that was a problem as well as they send someone out to check it the guy tells me yea they reset the router so it wont work with the password they gave us. Also keep in mind what they dont tell you is they have 24 hours to address a problem and they never tell you that they are coming , if they even do come which was rare. The arcade in the game room was also broken and could not be fix when they finally sent someone to look at it so thats very frustrating to pay for something that was broken. Then one of my guests arrived and they went to sleep on there bed and the bed fell through so now we were down a bedroom. These houses are definitley not well managed or maintained and it really shows. At what we paid for the house we should not have had as many problems as we did. Then to add more headaches the dishwasher wasnt working, and when i contacted the guest relations they just didnt respond to my emails anymore or even call me back. I would never stay here again and definitley not recommend staying here. Spend your money elsewhere. Also if security is an issue for you they face all there doors to the house inside out so anyone can just pop a pin out of the hinges and remove a locked door!!! So crazy stay away , far away!!

    We hired Orange Realty Professionals LLC / Orange Vacation Homes because we had a great experience…read morewith a short term rental and they were referred by a well-known realtor friend. They also seemed to know the rental market rates better than our other company where I had to do my own research. Having had rental properties managed by property managers for over 20 years, we have never had an issue with a renter, ever. This was not until Orange Realty. They grossly overstated their experience in long-term rentals and quietly whisked away any issues. They took over our contract from the previous company and we agreed the same services would be provided - frequent check-ins, check out reports, maintenance, repairs and deep cleaning upon move out. They even bragged about how they keep their rentals as they would keep their own house (if that's trues, yikes...). The renter that was put in before they started with us was all good, moved out and they had a really hard time finding a new renter for some strange reason as we never had this issue in the past. Our house was immaculate, 5 minutes from the airport and 10 minutes from Lake Nona, a prestigious area with lots to do. So, they strong armed us to rent to a family of a grandmother, mom, and SIX young children and a dog. We never allowed pets in our house as I am highly allergic. Their credit score was in the 500s. Darryl and Sonia said this was the only option and we needed to take it or risk not renting for many months. They assured us that they have six children and would keep a very close eye on the property. And, they would take a very large deposit. We begrudgingly agreed. A few months into the rental, the tenants called ME. This has never, ever happened before. They said that Darryl was incredibly rude to them and would not respond to their calls. Darryl dismissed this as they were 'difficult'. There were many issues throughout the rental with repairs, lawn not being taken care of, disturbing neighbors, mounds of trash not taken out, etc. There were also several cars being reported at the house on a regular basis. Nothing was being addressed. After getting constant complaints from the next door neighbors to deal with this, I asked Darryl to take care of this or remove them from my property. They refused to do so and thought everyone was over-reacting. I was deeply concerned about the state of our property. I also never saw any reports from the previous renter moving out or the 'regular' reports we were supposed to be receiving. They were in the house regularly for 'maintenance' (and we found out later that nothing was actually done correctly per the contractors we hired). We were simply told they were dirty and messy but that was all. When the lease finally ended, the renters refused to leave and Darryl did absolutely nothing about it and told us to hire an attorney! We told him he needed to go inside the property and get photos. I couldn't believe what I was seeing!!!!!! It was completely destroyed - AC was covered in muck, water leaks, cabinets ripped off, old food, trash and flies everywhere. My heart sank. I had an attorney devise a letter of eviction and I delivered it to them. They left just before the cops would have come to pull them out. It took us several months to get the property back to a livable state. Now, we have sell the property because we did have the $50k+ and many months without revenue to cover this. A horrible loss with incredibly negligent property managers. I learned from their staff that they had had this issue at least two other times and that we should never have trusted them with such a nice property. Don't be their next victim. Lesson learned!

I tried reaching out and they would only text me back every other text. I also tried calling but no one would answer or return my call. I'm leaving the unit and will never use them again. Poor communication, dirty unit. I Would NOT Recommend ..

It was on shells rather than pavers. We didn't have a picnic table at our site. I've never been to a camp resort that didn't provide picnic tables at the sites. The pool was being renovated, which was not indicated on their website. We visited during spring break, so this is a terrible time to renovate the pool. The comfort station by our site did not have benches or hooks in the showers for your toiletries. There was construction being done near the entrance, and there weren't any signs providing a detour to get in. The clubhouse seems like it's a cleared out church space, full of tables and nothing else. The traffic in this area is horrible, but it is close to the theme park area. The good: the landscaping that is done is beautiful. The staff are very friendly and helpful. A picnic table was brought out after we complained. (I'm just surprised they're not already on the sites. ) The bathrooms are cleaned. The dog park, although small, is a great amenity for dog owners. There are several dog waste stations. They have planned monthly activities. It's doubtful we'll return to this one unless they make significant changes.

    I have been a full time resident at this RV park since December 2023. My occupancy here has been…read moreriddled with harassment and discrimination from the manager, Dave for months. The latest instance was during this past week when hurricane Milton was threatening to be the worst hurricane to ever hit Florida. Many residents, including me, were outside preparing their trailers and other property for the storm when Dave rode up to my site on his golf cart and immediately started yelling at me. All Because I was parked on the grass and apparently "it's against the rules" only for me and my family though. His mannerisms were aggressive and he was extremely belligerent. Noticing the aggression from Dave from across the street, a short-term visitor of the park walked over to try to settle things down. Dave immediately turned his aggression toward him, and upon realizing he was not going to be able to bully this person, he immediately got in his golf cart and drove away. This behavior has gone on for months with this manager targeting me with so-called rule violations for things that other tenants are not being held to - so, essentially discrimination coupled with months of harassment. Keep in mind that in this particular instance there was a giant hurricane coming - which ended up causing lots of damage throughout the RV park - and instead of working to prepare the park for it, Dave was out driving around looking for violations and yelling at people. I'd like to add that myself and another spent our time going through the park flipping picnic tables and/or strapping them down to help prepare the park for high winds. If you like getting yelled at and harassed, this RV park is right for you. Me and my family are loved throughout the community and have made friends with just about everyone... and in doing so we have yet to hear anything positive about Dave. Most if not all the residents dislike him and complain about his lack of respect and tendency to "be in charge" We have complained about this manager for months, and so have others. Why haven't you done anything about it? At

Items that are advertised are missing and when asked about them Peter one of the owners advised that he was sorry the previous guest broke them. When I advised how upset I was someone else answered that I did not realize was on the phone with us it was some woman with an accent. She talked to me like how dare I complain something advertised was not there. Now lets talk about the pool tech that came during my stay. Never notified us they were there just arrived and DEMANDED we get out of the pool. Very Rude. DO NOT RENT FROM THEM AT ALL!!!

We had been away since March and holy $hit! If you know of any groups to post this in, please let me know the name. Since they refused to meet with me in person to walk the house refuse to cancel the contract and refuse to let me self manage unless they still collect 20% I am going to make it known everywhere to BEWARE! WOW!!! They are the absolute worst. When they finally agreed to a conference call the day before I left Kelly R. the internal phone person screamed liar at me while her kids and dogs barked in the background. They have refused to come see the property while I was in town. They have refused to to do just about anything we have asked. Weeds growing out window seals Palm Tree leaning on our house Piles of dirt from Ants inside the house Roaches in the house ( never in 10 years have we seen one) 7 Light bulbs burned out Black Hair in the beds Book shelf (never before seen) suddenly appeared on the pool deck Broken Lamps Curtain rods that were so broken up they were not straight but zig zags Kitchen garbage cans strewn outside for months Leaking faucets. The bathroom to the pool was locked from the inside and they no longer had the key, we have no idea how long it was like that. The grill falling down bc it was missing a wheel.
