In my case, it meant that the comps Mr. Warden used didn't make much sense. (For what it's worth, my property appraised dramatically higher when I used a local appraiser about a year later...) When I reached out to Mr. Warden to suggest alternative comps, he didn't reply. A year after writing this review, he messaged me on Yelp and politely explained that he was prohibited under law from talking to me about his appraisal. It's a shame he didn't tell me that at the time because it gave me the impression he didn't much care. One extra star for contacting me (even if a year too late), but it doesn't change my view of his appraisal. There are two prevailing views when it comes to appraisals and refinancings: they are either commodity jobs that anyone can do, or they require a level of expertise and familiarity with the local landscape. I had always assumed the former, but my experience with Warden tells me it's the latter.

Having someone looking around your home and making judgements about what it's worth can be nerve-racking but Justin and Tom were very reassuring. Our house has been appraised a couple of times in the past decade due to having been inherited, then a planned sale which didn't materialize. Our third experience (our first with Warden Appraisals) was the best and made me wish we'd known about them all along!

Sterling and Leonard were kind enough to come to Sonoma County on short notice for a FREE estimate! Sterling is a seasoned pro, and Leonard knows his stuff, too... L went under house in crawl space, then under house outside to view a new vapor barrier I had had installed and to check for possible water damage. Sterling used a device to test the moisture in exposed subfloor, and used other tools to determine a favorable outcome for us: there was no cause for alarm, no actively growing molds, the natural adobe earth often caused that musty smell, etc. He suggested I replace the carpet to help get rid of musty odor, and a couple days later they sent an estimate on using equipment to dehumidify, sanitize, etc. If we had had more time before the tile guy started, we would've hired them, but instead, since there was no health concern, we did some sanitizing ourselves and air filtering, and have made peace with the musty odor, always keeping a window open. I tipped them for their rushed response, for demystifying the musty odor, and for giving us peace of mind re: no harmful molds being present. Nice people, too. I read a few other reviews here for these guys and didn't realize they also do regular carpet cleaning. It may not be worth it for them to come this far just for carpet, but next time we need our rugs done, I'll see if they'll come out.

Compare this with another company on Yelp that strung me along (another 5-star reviewed mold remediation company) and still hasn't gotten back to me after they came out and never got a quote to me until I begged for one. Highly recommend this company and Sterling is just a fantastic individual. Straight to the point - quick and efficient and absolutely deserves a bonus check ASAP. All the individuals who came out on the job were professional, courteous and communicative. Cannot recommend them enough - this is as professional as it gets!! They don't have many reviews since most of their jobs are insurance claims - which makes sense now but they are the East Bay's hidden secret for all things needing restoration in your home.

I purchased roof panels with waves and should be installed a certain way for if it rains, the water should flow downward and not get stuck between the waves/ridges. This company cut the panels the wrong direction which, if install will not allow for things to flow as intended. Between the late delivery (result in loss time and money with the contractor), delivering materials that can not be installed, and just unsatisfactory customer service provide not a great experience. This company does not own up to their mistake nor do they want to correct their mistake. They refuse to cut the panels and deliver the new panels. I just want to share my experience with everyone who have reached out to this company. They are unprofessional. Truly disappointed with the whole experience.

We rented a power washer and blasted at the tiles. But to no avail. The mildew still persisted. Enter Todd. He worked his way through our deck with some bleach a really big rotating brush. So after a lot of back and forth, I finally decided to hire Alex. Alex and his colleagues were GREAT. Hard-working, good listeners, respectful of our house(s) and of our possessions, great attitudes, fast as lightening... Alex came with his power drill and confidently and rapidly dismounted any furniture that needed to be broken down and put it all back together with the same efficiency in the new house. Nothing got lost, nothing got broken. Everything was in its right place as opposed to in a pile in our garage as per our precedent move. Keep in mind that as a small company, they don't have insurance and it will be up to you to provide mattress bags and plastic wrap unless you specifically ask for these materials. Alex has moving blankets to wrap valuables, but anything else has to be purchased beforehand by the customer. The truck is also 12', smaller than the bigger moving companies. I highly recommend Alex and his team. I hope we never have to move again, but if we do, I'll call Alex and his power drill to come and help us and I am confident he'll bring his great attitude and his speed with him. If efficiency, professionalism and excellent customer service are important to you in choosing your next movers, do yourself a favor and call Alex.

I am pregnant and have a toddler so I wanted a service that would be quick and easy but still healthy for us. I was afraid that there would be a smell or that the chemicals from other carpet cleaners would cause us to not be able to be home. Green Carpet Cleaning made that worry a non-issue. John had a space for us right before the holidays and I took it immediately. John was upfront about the pricing and the possibility that one of the larger stains on our rug might not come out, but it did and I was so grateful. Our carpets look fabulous...I wish I wouldn't have waited so long to have my carpets cleaned. I was going to rent a rug doctor but after comparing prices the difference was only about $10. I thought having someone else clean them was so much easier that spending all that time renting the equipment and rushing to have it back on time. John spent about 2 hours cleaning 3 bedrooms. He left at 11 and my carpets were dry by 5 pm. I was pleasantly surprised by how easy it was. BLC was able to get most pet stains and another stain out that a roommate had created by over-watering plants. The carpet is old and I didn't expect perfection but the job was done efficiently and beyond expectations at less money than I paid the scam cleaners last year.
