This complex is beautiful and the apartments are perfect! It's the incompetent staff that ruins the experience. They don't answer emails, they don't respond to messages and even when you actually get a live body on the phone they will defer to another "department" that never responds or calls back. Beauty on the outside, really really ugly on the inside. A living experience is only as good as the management running it and these guys are horrible! Don't make the mistake we made. We love living at Folio. For a large property, the staff does a great job keeping everything in order. The staff is really friendly and attentive to any maintenance request that we have. The renovations, though not convenient, are not too disruptive and are providing great new amenities. The new fitness center looks great and so does the leasing office. They look very modern and make Folio a beautiful place to live. We have met many of our neighbors and really enjoy that there are plenty of friendly people around. There are a lot of people with dogs who live here (we have one too) so we are looking forward to both the dogs park and the doggy spa that will be going in sometime this year. Great job Folio! We will definitely be renewing. read more

I lived here for about a year and never had any problems, myself. Everything seemed to function just fine. They have the best gym of any apartment complex i've ever lived in. I will say they had issues with theft, but I never personally had a problem and they did have a cop patrolling the community. read more

I recently moved to Austin from Cleveland and Ronnie and his team did a fantastic job making the move and apartment search as painless as possible. The office is very helpful and my apartment was renovated and pristine upon move in. Any needs you have they will service. On my move in day I had been driving for about 20 hours and hit some traffic. I realized I would not make the 6 pm move in deadline and may have to move in the next day. I didn't have any hotel booked so I called and asked if there was anything they could do. A leasing agent stayed behind a half hour after close to make sure I got my keys and was able to move in on time. It doesn't seem like a lot but after being on the road for a day that little courtesy went a long way for me. read more

I've lived at Folio for over a year and I just transferred units in the complex, simply for more space. I've had a great experience with the leasing agents and the maintenance staff. The transfer process was simple thanks to Adam in the office. He helped me throughout and was always there to answer questions and make sure my 2nd Folio move in went well. I've been moved in for only ~3 days and everything I've asked them to address has been done quickly. There have been times the construction was annoying, but nothing over the top and it was expected. My only issue is the gates only working some of the time, if that could be fixed for good that'd make me MUCH happier. Overall I'd recommend living here! read more

My friend and I had a tour with Griselda yesterday, who was vey nice. She informed us that every apartment would be renovated prior to move in. She encouraged us to reserve our apartments online so that we can get the lowest price. Signed up for a two bedroom last night that will be available in June and my friend signed up for a one bedroom. We both went in to sign the lease today and we were told the apartments that we reserved were not renovated yet and the prices on our lease would go up prior to move in. The management was unable to honor the price that we were promised even though we had already paid the admin fee, application fee and processing fee, $350 each. Pretty disappointed in this complex and company. Folio lost two renters with two separate 15 month leases. I was really excited about moving into Folio but I guess I will have to look elsewhere. read more

I have lived here since October 2018 and have to say I have been very pleased! I want to give a shout out to Casey in the front office. I called for a somewhat tricky service request involving something outside that wasn't their fault and she was very helpful and had a great attitude. The maintenance team, which is great as well, took care of the problem quickly! Folio has been a great experience so far. I've lived at Folio for 2 years. I will not be renewing my lease, and I would recommend that you not sign a lease here either. - There is a serious maintenance deficit here. Trees that we downed in Hurricane Harvey were left on the ground to rot for months. The rear fence is in constant disrepair, with no effort from management to address with repeated requests. The security gates are almost never working. - Despite the atrocious state of maintenance, there is nearly constant loud construction. Almost every resident I know has had multiple flat tires due to their lax policies of cleaning up after themselves. My roommate had 2 flats caused by construction debris. I had 3. A common thread on our resident discussion board is the office staff's complete ineffectiveness at address the shrapnel with their contractors. The contractors also did a hilariously terrible job rebuilding our stairways. They did the job so poorly the first time that PIECES OF CONCRETE STAIRS WERE FALLING TO THE GROUND AS THEY CRUMBLED IMMEDIATELY AFTER THEY WERE "FIXED." Thankfully, no one was hurt as far as I know. This caused more weeks of noisy construction. The stairs at my building are still crumbling. - Crime. My roommates car was broken into. My car was broken into and vandalized for thousands of dollars worth of damage. The mailboxes have been broken into several times, most recently so badly that they've ceased delivering mail to us temporarily. Knowing how this office manages their property I suspect it will be weeks until the mailboxes are fixed. Many of my neighbors have had items stolen off their balconies. Management has refused to address any of the myriad security issues with improvements or even to fix the broken fence at the back of the property. - The customer service is completely atrocious. They were not even able to do something as simple as renew my lease without nearly 2 months of having me re-sign the documents over and over due to their own incompetence at entering the lease into their system. While they were failing to honor the lease they had signed several times, they tried to charge me fees. When they did overcharge for things they were slow to refund, and those refunds came in the form of credit toward future leases and not cash. If you hear that Reggie will call you, don't expect a call. He has never once followed up with me on the many issues I've had with the office (mostly seeming to relate to his job function). The managers are almost never in office to actually assist with lease issues, even during regular 9-5 hours. For their part, the staff who work the reception area are friendly, if hamstrung in their ability to actually do anything by their managers. - Office staff is incredibly poor at communicating with the community. Recently our towing rules changed. We were informed, via email, approximately 2 hours before the new rules took effect and towing was to begin. No communication was ever given to us about the downed trees on the property that were left sitting for months. Communications about the frequent failures of the security gate are sporadic. - The general aesthetics of the place are terrible. The landscaping is bad. Look anywhere and you'll see sandy areas where grass doesn't grow. Standing dead trees, unkempt ground where the fallen trees were allowed to rot for months. The buildings were recently repainted in shades of gray, which admittedly reminds you slightly less of death now that the dead trees aren't adding to the monochromatic drabness. I've passed this feedback up to GreyStar corporate, but they seem just as inattentive as the office staff here. This complex is not worth the monthly rent with so many other comparable properties in the neighborhood. Rent elsewhere. read more

This place is amazing!!! I work at the domain and the apartment complex is only 4 minutes away! The neighborhood is so quiet and right now they are renovating a lot of the new complexes! Our agent, Molly, was extremely friendly and you could tell that she really wanted me and my roomate to find the perfect apartment and the lowest price possible! The prices do change fast, so my suggestion is that if you find the price that fits your budget LOCK THE PRICE ONLINE!This saved my roomate and I about $500 a month and the really neat thing is that you can hang on to a specific price for 48 hours. I finally went to sign my lease today and got the chance to speak to Jessica as well, who was very friendly, and she helped us fill out the the paperwork so that Molly could have time to show us around the property. Overall the property is great and I can't wait to move in!! read more

We negotiated our initial rental agreement with Northland. By the time we were to move in in late Aug. Greystar had taken over. Since Northland had left incomplete records it was chaotic. Jessica made everything work. And she's a hoot! She & Griselda have been super helpful. Erica, the property manager, has been fantastic. They've had a few temps here & there, but everyone we've dealt with has been very responsive. The service request fufillment has improved and we've been pleased overall. As with most things the trasition glitches are smoothing out. No glitches for months now. We really like the floor plan - 2 BR 1200 sqft. Love all the light from the large sliding glass drs. And our heating & cooling costs are still quite good. Our rent is reasonable though in this town, remodeling or not, it will inevitably go up. We have the old cabinets, carpet, fixtures & appliances, which are fine. The rate increase will likely be tempered by those factors. Overall the fees & utility costs are good. Last place we lived were paying around $60-100 for water, for 3 people in 930 sqft!! Here it's more like $35-45. Also fees were double what we pay here & there were more fees. Electric has been under $75 up until the series of arctic fronts. Pretty good for the sqft & vaulted ceilings (3rd floor). Have seen complaints about noise but we find it quiet and peaceful most of the time. The kids playing outside can get loud, but it just sounds like a normal neighborhood. Since the last place we lived we had constant upstairs noise, I can tell these buildings are better constructed & insulated. Neighbors have been friendly too. Parking can get tight late at night but it's never been a big issue. We splurge on a garage (attached to our bldg $65/mo) & a covered spot ($15/mo), which is great! So it's just our 16 yr old who has to walk a few extra yards every once in awhile. Only real complaint is the recycling containers are too small. But that's supposed to change when they implement valet trash service. Now if people who live in (any) apartment complexes could learn how to properly use dumpsters & recycling... read more

Pros: remodeled, seems very modern. Location is good. Cons: Service is bad. Lie on something they did not repair but they would say they repaired, like wall and floor water penetration. Overall, if you are lucky and you move in a no-issue unit, everything is fine. If you are not lucky, you will be trapped in annoying-forever contacting the maintenance service and probably until you move out, they have not fixed your problem. After living there for 8 months, i moved out, 6 months earlier than my contract date, paid 2 months penalty. I cannot bear the headache of requesting the maintenance service again and again for the same issue. read more

The renovating and construction has been NEVER ENDING!!! And they leave their equipment and dumpsters in the residents parking spaces. If you don't park near your building before 7pm, be prepared to walk around the entire complex once you finally find a spot. If you ask when it'll all be over, they'll just say they're almost done. My husband and I have lived in the Folio Apartments for about a week and we are very satisfied. We have a third floor apartment with a fantastic view of the Greenbelt. The noise from neighbors is essentially nonexistent which makes for a peaceful and relaxing living space. Our dog is loving the nearby trails and swimming in the creek. We had a few minor issues upon move in (a light out and low water pressure in the kitchen.) The service team was extremely responsive and solved both issues efficiently. The surrounding area is great with the Domain, Walnut Creek Park, and grocery stores all super close. As we just recently moved to Austin, we had to search for an apartment remotely. We relied heavily on online reviews to help us make a decision, so I hope this is helpful to someone else's search! We couldn't be happier with our decision to move here! read more

Let my start by saying I have lived here for 2 years and don't remember a time where there wasn't construction. The units are so poorly built that they have to keep fixing parts of the property. Not to mention there is a ton of crime in this complex. Every other month we are getting a notice about a break in or robbery that took place. Other than a friendly enough staff, there isn't much redeeming about this place. Take your money somewhere else. read more

Honestly not too bad of a place. The interior has great appeal and the gym is pretty nice for an apartment complex. Office staff can be very helpful on good days but can be very rude at times as well. If you are thinking about moving here, be aware that 90% of the time the gates are non functioning. There is a lack of parking spots available giving you no choice but to have to park outside the gated area. This is pretty outrageous considering that you are paying a bit under 1300 for a one bedroom/one bath. During our 15 month lease I had to park outside their non functioning "gated" area for about 80% of the time. They are doing some renovations/painting so it can get very loud during the day time. The building is obviously pretty old as some of the stair cases are starting to fall down which is pretty scary by the way. There were more than once I had stepped on a stair case just for it to crumble down. I don't even know how can this be okay as it is definitely a big safety issue. After all of these inconveniences, I don't think Folio really cares about keeping their residents as they keep raising their rent prices which I don't get why because the price doesnt really reflect the quality of the place. read more

OH Folio, I am not impressed. I hate the new company that took over northland. I have lived at this property for about 3 years now. I loved it.. at first when it was northland at Stonehollow even the name sounds better. I use to love my neighbors great people!& you know what all those people moved out and I know why. The rent is getting super crazy expensive but I think its just because the markets high right now in austin. The staff is so freaking rude here they have no regards to people that have lived here before all their "great renovations" Im in the classic old style apartment that suits me just fine. I wasn't able to find a place with as much square footage as I have here. So I am giving it another shot with this new management. I am nervous but i am kind of stuck at the moment. At the point that this property is right now I can say i wouldn't recommend this place to any of my friends or family. Oh really annoying construction going on in this property. read more

I have been live this apartment around 16 months. In June the apartments passed in to other hand. It `s name was stonehollow apartments. It was good but new owner it is not good. I have some issue , I need maintenance but they do not do. I told many times to office and i sent e mails but they did not complete the maintenance. They came three times , they told me they ordered some parts. But they did not comeback. I am waiting around two monts. Last time they came before one week ago but still they did not fix . Also i need pest control they told me they are going to come on tuesday but they did not. Also the bill increase around 10 dolars. read more

They have terrible parking, the spaces are too small and if you work late at night you'll find it very difficult to find parking. Had to place many work orders, some that I even gave up on because maintenance never came or the thing they fixed messed up soon after they "fixed it". During summer our A/C was broken, had to work order it twice and it's winter now and our heater is broken (Jan 17) I placed a work order in, it's been 4 days and they still haven't come to fix it, I even called to remind them there was a cold front coming in. I get home at night and my thermostat reads 60*. The only good things about this complex is that it's surrounded by all the major highways, the 3rd floors have fireplaces and they host a lot of events to meet your neighbors. read more

Living at Folio is like living in the middle of a giant frat party. There are pool parties weekdays and weekends which include screaming children and adults, music so loud I cannot hear my own television set, and beer cans left everywhere. The community manager, Erica Hanlon is completely unresponsive to this issue. I gave it two stars instead of one because two of the leasing agents are great, maintenance is quick, and the inside of the apartments are nicely upgraded. It is NOT worth living here - unless you enjoy giant frat parties. read more

I spent about 2 months looking for the right location, the right property management, and the right community. Being just around the corner from places like Top Golf and The Domain, Folio Apartments are located in a favorable part of North Austin. I've been living at Folio for over a year now and have experienced living on the grounds during a long construction/remodeling process. While these procedures have created some issues with parking and limited access to patios, I must say that the staff has done a great job communicating with its residents and assisting in whatever way they can to make our time at Folio well spent. The office staff is always there to help and they always greet you with a smile, even if you storm in with a silly complaint (as we all do). I moved into my first unit here immediately after it was renovated, so there were still some things that had not yet been completed. Shortly after putting in a maintenance request to address the issues, they were fixed within a few days. The maintenance staff is quick and efficient when it comes to these service requests so I can really appreciate this as a resident, especially when unexpected issues occur after hours and there's still someone on-site to help. The remodeled apartments look great -- fresh and modern. I've since moved over to another unit at Folio once my lease was up and am in the middle of the construction process again but I know they're doing a great job, fixing things to keep its residents safe, all while making both the interior and exterior of the apartments look waaaaaay nicer (remember -- the construction is only temporary!). While the current conditions on site may not be ideal due to the construction, once you put that aside, Folio is a great place and I'd highly recommend apartment seekers check this place out! It's both reasonably priced and located in a growing area with plenty to do and explore. read more

Great staff and amazing interior/exterior on the buildings. First staff in a long time that I have worked with who build a personal relationship and service you at the highest level. My apartment building is by far the best apartment I have leased since my stay in Austin. this is the place to move if you want an amazing home and an Amazing staff who will truly care about your experience. Ronnie and Carissa have my a stamp of approval and are hands down the best reps I have worked with. I recommend Ronnie and Carissa to anyone looking for a place to live. They sure do draw you in with false promises. Need to change apartments? They will get you with a $500 transfer fee, new rate which increased by more than $400, and will extend your lease for 15 more months. That's not what we discussed when they were trying to get my son to move there. By the way, he is special needs and they knew ahead of time of certain circumstances with which they said they would work with me. They never mentioned, "Oh by the way....it'll cost you this and this and we will extend your lease yada, yada, yada"! And just like another person indicated, poor craftsmanship, does not look like the pics at all! I wouldn't bother living there if you are looking for a place to live in North Austin. The Folio is under renovation and appears it will emerge as a premium facility for the north Austin area. The apartments we were shown were nicely upgraded. The common areas were in great shape. The facility has established tree coverage that gives it an inviting feeling. Since we have not actually lived here, I will give a final rating in a couple of months based on actual experience at that time. Looking forward to moving in soon. read more

I have lived in many different apartment complexes in various states and Folio has to be the worst. They take forever to fix repairs and never follow up. For example, on a Friday I sent a maintenance request to fix my fridge which was broke and not cooling my food. They stated they would be there Sunday with a new fridge and no one came. I called back and they said someone would come Monday... no one came again. Yet again I called and they said Tuesday and no one came- still waiting and now have lots of spoiled food with money down the drain. I have experienced my water being shut off in the building on multiple occasions without notice, only to find out after I used the restroom and could not flush the toilet. I called to find out why and they said for water testing- gee thanks for lack of notice! I've had over 4 power outages in 1 month without any explanation and no cause or storms at the time. I could go on longer but you get the gist, don't sign on with Folio! read more
