We didn't hear a peep about our renters and our home was kept in immaculate shape. They are super responsive and helped in many ways.. helping us through the inspection process, minor repairs, coordinating services while we were away, receiving shipments of supplies for the home, ensuring everything was in tip top shape between rentals. We sold our 1st rental and purchased another and went right back to For Rent in Beaufort since we were so happy with their services. Highly recommend!!

The apartment was cute though the rennovation work was clearly DIY (LVP gaps, missing trimwork, gaps between tile and walls not covered, etc.). We were fine with it since the price was reasonable. The issues we did have, however, were 1) the internet was not working, 2) the coffee maker was not working, and 3) the management company was not very professional. We arrived on Saturday and I had to log into work after driving several hours to get there due to some pressing business. However, no where in the apartment were there any instructions about what the wifi name is much less the password for logging on. Seems like a pretty standard "must-have" for an STR, especially since the TV ran off a Fire Stick. There was contact information for the management company so I texted them for the wifi details, which they did provide but after connecting to the wifi, the internet still wasn't working, not even on the TV. After a couple of hours of searching the apartment (every cabinet, closet, furniture, etc.) and texting back and forth with FRIB, the agent finally tells us that the wifi router is in the unit below us (I mentioned from the start of the conversation that we were in unit 2, which is upstairs). Fortunately, it was not rented so I was able to get access and reset the router. A few hours wasted that didn't need to be, but which also caused us to miss our planned activities for the evening. Whatever, was willing to let it slide, but then the next morning we find out the coffee maker is not working. We Googled the instruction manual, even watched YouTube videos for it in case there was some new-fangled trick to it. Never got it working so we went out for breakfast and when we got back to the apartment that evening, I texted FRIB again and let them know the coffee maker wasn't working. Again, there was some back and forth texting in which it was mentioned the coffee maker was new and should be working, so the next day we tried again. Again, it would not work. Again we texted. This time she mentions that the coffee maker is broken but there should also be a Keurig next to the coffee maker. I reminded her that the ad said a coffee maker and not a Keurig (Keurigs are not as common as regular coffee makers and require single serve pods, which unless you have one, you won't have the pods and certainly would not want to buy a pack of them for one weekend). I also reminded her that the kitchen was stocked with regular ground coffee, not K-pods. There was no apology. No offer to run over some pods, or a working coffee pot, or give some money back for the (now repeated) troubles. Nothing. Not even a response a week later. Based on the profile pictures on their website, it appears this company is run by a couple of kids with a dream and no experience (not in STR management, customer service, nor in professionalism). We originally had reservations at the Best Western, which was actually cheaper, but thought it would be nice to have us in one place where we could wake up, have coffee and breakfast together, etc. Instead, we spent half the weekend waiting for the non-coffee drinkers to wake up so we could get the heck out of there and find some coffee (and food), negating the whole reason we cancelled the hotel and opted for a STR.

The property was surprisingly tired and sticky (think not clean). The laundry room door actually fell off the hinges. There were only 2 drywall screws in each hinge (strange). The sofa in the living room was dirty and super cheap. You can tell on some of these rentals where the owner can barely afford them - and the furniture is basically all from ikea. There was a cute porch swing, however you couldn't sit on it because it was both mounted crooked and filthy. The photos online looked amazing of course. We were thankful for the time off but super underwhelming place and service.

I could not be happier with the experience I had from Vannessa in particular. Her care, attention to detail, and tough negotiating skills helped me get more than I could ever imagine for my first home. She was immensely knowledgable about and the surrounding areas. She comes with all of the answers - and patience - for your potential questions and helps you find exactly what you want (and didn't know you wanted, too)! On top of all of her professional help, she was an incredible person to know during the experience. She made the entire journey of buying a home fun and exciting. She made me feel like her top client the whole time and to that I couldn't be more grateful. If you ever have the opportunity to walk into Dunes Properties, you'll get the most out of you experience so don't wait!

Also, - and this is a major plus!! my son left his retainer at our place and they were very helpful in getting it back. They had it and sent it back ($25 fee, but better than $400 for s new one!).     This is our tenth year renting from Beach Properties. The first nine years were great. This year…read morewhen we arrived in Sea Pines, the property immediately next door was a construction zone, with a large new house being built. Beach Properties did not notify us of this development. We found the following posted on their website after we arrived: "Friendly Reminder: A home close by is going through renovations. Any potential noise will be limited to daytime hours, and we do not expect major disruptions, but we want to keep you fully informed. 4/28/26." To clarify, "close by" is immediately next door, about fifty feet away. And "renovations" is new construction. Perhaps construction noise (hammers, saws, generators, trucks, fork lift, radio, shouting) isn't a "major disruption" if you're not on site, but when you're on vacation it certainly is. We booked our vacation before the 4/28/26 posting. A direct notification from Beach Properties prior to our arrival would have been respectful.

Their customer service is great, from phone conversations, to picking up our keys in the office, to the friendly technician that they sent over promptly when we had an issue with one of the lights in the cottage not functioning properly. My dropping of two stars is something that I found unreasonable with their preparation for a 3-bedroom, 1-week house rental and only supplying a half-used roll of paper towels, 2 rolls of TP per bathroom, 2 single-use laundry detergents, and one miniature bottle of dish soap. Maybe a heads-up in the welcome documents about bringing additional supplies would've been appreciated. Armies of sugar ants invaded the kitchen on several occasions, but I've been coming to Kiawah long enough to know that insects and critters are just a normal siting, and as long as the roaches are slow-moving or one creepy leg away from the grave due to a decent pest treatment, I'm OK with that. I would give the owners of this cottage 5 stars for the decor, amenities, and well-stocked kitchen appliances, cookware and dishware, but it's not their responsibility to have their rental ready to go for vacationers, and I just feel that Beachwalker should've provided an adequate stash of supplies for a week's worth of a 3-bedroom place. Great week, great weather, and should we rent through Beachwalker again, I'll keep in mind to pack extra gear.

    Thank the Lord for Beaufort County Magistrate Court!…read more https://publicindex.sccourts.org/beaufort/publicindex/ Case Number: 2023CV0710400939 Following our July 22-29 Vacation, iTrip falsely accused my family of leaving a Fripp Island property "excessively dirty" and were wrongly charged $150. Knowing we were innocent of the allegations, we respectfully called and emailed iTrip. We were shown no compassion, understanding and especially zero compromise. Phone calls were not returned only emails stating that we were wrong. iTrip corporate was notified and took no action. As a result of our treatment, we took iTrip to small claims court and the judge ruled in our favor. If you vacation with iTrip, please take note of additional rules you will need to follow: 1) Vacuum and sweep floors. If you can't locate a vacuum or dustpan, notify iTrip in writing and save the evidence. 2) Zero Tolerance Trash Policy. Pick up every piece. E.g. For a 5 bedroom, 4 bathroom, 7 night stay for 12 people, 1 sock, 3 bottles, 2 caps and 1 cough drop wrapper is considered "excessive". 3) Remove any dead roaches that may have died during your stay. Pictures of dead roaches will be used as evidence against you. 4) Loading all dirty dishes and adding soap to the dishwasher does not count unless the dishwasher finishes its cycle. If the dishwasher does not complete the cycle (maintenance issue, power cycle, or you just did not enable the unit properly) you will be held responsible. Wait for swishing sounds is the advice we received. 5) Photograph all towels upon check-out. 6) Video entire rental upon checkout to guard against broken items after you vacate the property. Interesting facts I've learned: iTrip believes this is not personal, it is business iTrip believes their #1 priority is the owner of the home. We feel that vacation (especially when being falsely accused) is "personal". In my line of work, I genuinely care for my customers and always strive to satisfy them. When visiting the one and only, amazing Beaufort County, I would encourage you to consider other property management companies. Look for a company that shows equal care and attention to both home owners and visitors. We have vacationed in Fripp Island for over 10 years and have had nothing but wonderful experiences. Please don't let this review deter you from visiting Fripp! Although we won the case, I actually lost in this deal. While my excessive cleaning fee and court fees were returned, I will never be reimbursed for my travel expenses to court (Lexington to/from Beaufort), 4 hours of vacation and several hours of preparing for court. BUT, if this review helps just one family avoid what we've gone through, I'll consider it a win! Lastly, I really feel with proper coaching and willingness to receive constructive feedback, iTrip could learn from this and improve their consumer experience. Blessings to you and your family!
