We could not help but agree with Tara that those are the top reasons anyone needs to live a happy, vigorous life, surrounded with positive energy. Since we had very specific wishes, it was a long and arduous road to achieve our goal; however, without a shadow of a doubt with Tara by our side it was much easier and less stressful. Living full time in Pennsylvania and trying to find what we wanted in Nocatee was challenging, to put it mildly. Unprofessional and Unresponsive - Feels Like a Scam…read more I've been trying to schedule a tour for the rental property at 265 Settlers Landing Dr, which is listed by William Landay, for over two weeks. He is both the owner and realtor for the property, and the experience has been nothing short of frustrating and suspicious. Despite reaching out multiple times through Zillow, phone calls, voicemails, and texts, I only receive vague, irrelevant responses--often days apart. The replies feel automated and nonsensical, always starting with "Hi there!" and followed by a generic question completely unrelated to my inquiry. When I answer his repeated, irrelevant questionnaires (like "Where do you live now?" or "When do you plan to move?"), I don't get any closer to actually scheduling a tour--just more of the same copy-paste questions, including ones I had already answered. I eventually called RE/MAX UNLIMITED, the office he supposedly works with, to make sure this wasn't a scam. I was told by multiple people there that they regularly receive complaints about his lack of communication and strange behavior. No one seemed surprised, and they even acknowledged that they don't understand why he operates this way. I was also told the home has been sitting on the market for nearly a year--which makes sense now. At this point, I don't trust the legitimacy of the listing or his reviews. I would advise others to be extremely cautious with any properties listed by William Landay. This has all the red flags of a scam or, at the very least, someone who has no interest in actually renting out his property or communicating like a professional realtor.

At one point they even found a house that had every single item on my "checklist", BUT, it still didn't feel right to me. When I rejected it they didn't even blink an eye, just hit the trail again! Truly, there's no stress or pressure when they are at the helm, and we never felt like we were on a 'pushy used car lot' when we spoke with them, unlike other realtors we met. Jeanie and Ann are incredibly honest and trustworthy, they moved quickly, were very flexible with our sometimes rigid schedules and preferences, are excellent and fast communicators, and worked tirelessly to successfully find us the right home. We cannot imagine how anyone will regret having them as real estate agents. We are so thankful we found them!!

The sellers broker was Holly Hayes and the realtor was HEIDI ZAWACKI 781-883-4849 BERKSHIRE HATHAWAY HOMESERVICES FLORIDA NETWORK REALTY. This was a total nightmare! We gladly lost half of our deposit...gladly. The day before we were to close, during the walkthrough we noticed a horrible smell of feces and urine from 2 large dogs and several indoor cats. The seller was in Georgia while her 16 year old daughter was left to look over the house and pets. LOL! Not only was the parent irresponsible for leaving a minor in a different state, the seller's agent (Heidi Zawacki) likely told the seller that the home was clean. We know she's a liar since she told our realtor that she paid to have the place professionally cleaned. It was filthy...everywhere and she could not produce a receipt from any professional cleaner. We did our walkthrough with a contractor who immediately upon entering the home noticed the horrid smell as well. We were quoted roughly $70,000 for new wood floors as the home is just over 4,000 square feet. The existing wood floors are only 6 years old and were completely saturated with dog/cat urine. The slab would be soaked too. Beware of using BERKSHIRE HATHAWAY HOMESERVICES FLORIDA NETWORK REALTY and specifically HEIDI ZAWACKI or HOLLY HAYES. BTW...we were under contract for $837,500.00 for this property. Knowing what we know now...they would've gone lower.
