I re-signed my lease after a year and regretted it almost immediately. There is nothing good about this apartment complex besides the location. In the year and a half that I've lived there a water heater busted above us and soaked our ceilings and floors. A few months later, the ceiling breaks apart and starts leaking water. Bugs in the apartment constantly, Nats spiders, ants, you name it. I also find it ridiculous that in 2026, where we are the most technologically advance we've ever been, they stopped, allowing people who split rent to pay it separately. The management at HS is second to none. They respond to requests immediately, are attentive, incredibly kind, and truly care about the wellbeing and safety of their residents. Lydia's bubbly nature and proactive approach to every responsibility have been highlights of my stay here. Ross is the greatest gem of the community. He is conscientious, engaging, always solves our building requests, and encapsulates the true meaning of southern hospitality and charm better than anyone I've every met in Atlanta. I trust the whole community here with everything, which is why I have stayed for 5 years. Aside from the staff, the amenities are fantastic. Great place to live! The apartments are huge and in a great location. Close to Virginia Highlands, the Beltline, Midtown, and Buckhead. Everyone in the office is very accommodating, nice, and helpful. Feels like a very safe community which is rare in Atlanta. Now that I don't live here anymore, I can write a review without feeling like somebody is going to come stalk me. I lived in Highland Square for 16 months and experienced the ups and downs of the place. I've lived in two different units during my stay. First unit I rented was the one-bedroom. At the time, I was just too excited to move out of my tiny dorm room. So I naively signed the lease without really thinking. But after living for a while, I realized that my apartment didn't get any light during the day! So I lived in darkness for a couple of months and decided that enough was enough. So I went to the leasing office and upgraded to a two-bedroom apartment that gets plenty of daylight. The caveat with this place was the place heated up like a hot oven every day. I tried turning on the air conditioner, but it wasn't working! So here I was, sitting in bright daylight with the temperature of a steam room. The good thing about this apartment complex is that it is cheap. Furthermore, the staff are extremely nice and they try so hard to help you out in any way possible. I had to call the maintenance several times - and they always show up within 15 minutes. The trash may get build up occasionally, but the maintenance also take care of that as soon as they can. If you are a student at Emory, this place is great. If you take Harvard Road, you will get to school in 3 minutes. If you walk to school, of course it will take longer, but it is definitely doable. Overall, I enjoyed the time while I was living here. The facility is pretty old, so expect to call the maintenance pretty frequently. But they are very attentive and quick to fix any problems. read more

I understand how you could think this place is nice if you don't have to deal with the staff but even the apartments are sub par. When signing an agreement with them, be sure to get any verbal promises written down. Be sure to note all 'incidental' charges in the fine print (they often fail to mention) and do not expect attentive service from the office once you've signed your lease. People in the office rarely returned calls on important, time sensitive lease issues, misinformed me on several occasions when I took over another tenants lease and did not make me aware of any previous bills on the unit nor that I was liable for key cost that were never in my possession and signed me on knowing full well they would all transfer to my name without me being notified first. As for the units, they are loud at night when partiers come home from the bars, there are cockroaches to be found all around the property including in your unit and despite having washer/dryers hookups in the unit, they charge you to go to a laundry room instead. In-unit machines cost extra along with everything else... Wash machines = $50 / month 'rental' fee Key card deposit = $25 (non-refundable) + $25 more if lost and not returned Remote deposit = $25 (non-refundable) + $50 more if lost and not returned When you figure out you're not going to get help from the office, don't expect a call from management. They don't respond. And for anyone who needs internet for work or school, the 'complex provided' internet service is NOT worth it. It's slow regardless of the bandwidth plan you buy, the signal is really weak and it goes down about once a week for a couple hours. Overall, if it weren't for the student demographics here, this place would not survive. I've lived in a hand full of complexes and this is by far one of the worst. read more

I've lived at Highland Square for nearly 3 years now (in both a 3-bedroom and a 2-bedroom apartment) and I have truly enjoyed it. I've especially enjoyed my fireplace and my view of the pool! You can't beat the location--a stone's throw from Emory and the Virginia Highlands, and easy access to Little Five and Inman Park. I love that this is a sort of small-to-medium-sized community with a nice neighborhood feel. The community is especially lovely in the spring, when the trees are flowering around the buildings and the pool area. As I read some of the older reviews, I can honestly say that the staff and management are making huge strides to deliver great customer service (certainly better than their predecessors). There have been several management changes over the years, which has been frustrating at times, BUT they have really done a great job over the past several months to maintain high standards. The maintenance staff, especially Ross, are extremely helpful, as some other reviewers have mentioned. Most of the maintenance team has been working on-site for 10 or more years, and they really care about the community and the residents here. They complete work orders the same day you request them or by the next morning! SO personable, and genuinely helpful. They will literally come change a light bulb if you ask them to. Maintenance support is really one of the greatest aspects of living here. FYI: New roofs were added to every building Summer 2012, and the fitness center was renovated maybe a few months before then. read more

My wife and I had not done apartment living for a long time, so we were apprehensive when the need to rent arose. We were immediately impressed though with the units, the grounds, and especially the staff at Highland Square Apartments. First impressions proved reliable and lasting ones because from beginning to end, our experience was terrific. Resident manager Lydia Castro heads a terrific staff that could not have been more responsive to every detail from the smallest to the biggest issue. From what many say about apartment experiences, we were concerned about attention to maintenance issues, but without fail, the staff was back in touch with us immediately and at our door step within 24 hours on any issue. Without exception, Lydia and her staff conduct themselves with professionalism, courtesy, respect, and friendliness. My wife and I often commented that we wished we could find a place where we could buy that had such a perfect combination of great location, amenities, and staff. We have since bought a home that we love, but we still often reminisce fondly about Lydia and her great staff and the wonderful time we had living at Highland Square Apartments. Our son and his girlfriend are graduating from college and entering the job and housing markets. We are strongly urging them to consider this great place to live. read more

I've been living at Highland Square for about 2 years now and I don't have one single complaint. The community overall is very clean and quiet. ! I've always been worried about community noise and the people before moving anywhere, however, Highland Square has been a calm and quiet community. YOU CANT FIND THAT ANYWHERE IN THIS AREA! I love that I don't have to travel far to workout- there is a community gym with just the right equipment! Also, the leasing staff are always so helpful, especially Said. He is always ready to help with any questions or concerns I may come across. Said has helped me from the first day I stepped into the Leasing Office. He is always ready to go out of his way to make sure I am happy with everything. :) ( Thank you Said!) Overall, this is a nice community with a great location! I lived here for several years and really enjoyed it. We had a huge apartment for a very reasonable price, a nice deck, fireplace and a sun room. It was on the top floor so a bit of a climb up the steps but I am sure I was more fit because of it. I was in one of the buildings immediately to the right of the management building so we used a separate gate and parking was never an issue. And, it was awfully convenient to get in and out of the complex from here. My only complaints about this place are that the office kept short hours in the evenings so it was nearly impossible to pick up packages or anything like that during the week and that in summer lots of drunk people go swimming in the middle of the night and it can get EXTREMELY loud if you are in a place that overlooks the pool. I don't think anyone realizes how important an efficient, well-organized front office is for an apartment complex until one experiences the disaster of Highland Square Apartments. Overall, I would estimate that approximately 75% of the tenants are Emory students, which would lead one to assume that they manage the complex with this in mind. However, the front office drastically underestimates the importance of Emory students and consistently fails to effectively communicate specific contractual/lease agreements, which ultimately force students to pay substantial fees. There have been numerous cases in which students have been obligated to pay for deceptive fees simply due to the front offices inefficiencies and lack of communication. No matter how straightforward and direct you communicate your intentions with the front office, at the end of the day all responsibilities and technical legal agreements (that any normal student would be inexperienced in dealing with), falls on your shoulders. The front office personnel are inflexible and extremely difficult to communicate with, however on the surface they do seem reasonable and in your best interest. Aside from the horrendous front office, there seems to be a hired community security guard, or self-appointed for that matter, that rubs almost every student within the community the wrong way. More often then not, if you attempt to enjoy yourself with a group of friends by the pool, he is likely to show up and rudely request your party to keep it down (even though 95% of the time the group is behaving in an orderly fashion). He once told my friends and I to leave the pool because we were being too loud and "his girlfriend is trying to sleep", since she apparently was working a night shift and needed to sleep during the day. You may also find him washing his massive black pick-up truck, which he seems to do 4 days a week, while uncomfortably eying you down as you pass by...Also, he often wears camo-green military pants, which is just disrespectful to the uniform of our country's men. Overall, if you are an Emory Student I strongly recommend that you find an alternative place to live. I recently graduated this past May, and having lived at Highland Square for multiple years, I can certainly say I have heard of no apartment complex near the Emory campus that causes as many aggravations, or general difficulties, as Highland Square. The studies and workload that Emory entails is enough, and no other needed stress is needed on top of that (especially from the community which you call home). read more

I would not recommend this complex to anyone (that I didn't hate). I keep my apartment meticulously clean, and I keep both my front door and patio door shut at all times, yet THERE ARE ALWAYS BUGS! When I complained to the leasing office, they sent an exterminator. They have sent the same guy 5 times and it has not helped. When I talked to them about getting out of my lease because of the problem, they told me that I could not end the lease without fees (over $1000 worth) just because there are bugs. If you like bugs and terrible management.....Move on in. Otherwise, stay far away read more

I can't say enough good things about Highland Square. The rent is very reasonable for what you get, which includes a spacious apartment with a deck (many with fireplaces), a fitness center, pool, and a very friendly and courteous staff. Maintenance workers are there to help you if you need them, and throwing out trash & recycling is very easy. The leasing office has good hours, and it would be a bit much to expect them to be there late in the evening to pick up packages. They'll accept the packages and hold on to them for you if you can't pick them up right away. The area is nice (right by Emory and the CDC) and if you're facing the woods like I was, it's very pleasant. I also enjoyed walking to Emory Village or Virginia Highlands. I was there in the summer and didn't experience hearing any wild pool parties like some have indicated, but maybe that's because I wasn't by the pool. The residents all seemed quiet, polite, and friendly. Quite a lot had pets. read more
