    Just be known Forest Springs has a $600 a year rent increase just know that before you decide to buy

I put down $18,000 cash for it up front and my wife and I paid it off over the next five years. Park ownership transferred hands multiple times over the next 12 years. Each time the new owners picked a management team worse than the last. I sold my house a few months ago after being forced out by clique-y neighbors whom decided they didn't like me because I refused to kiss their a**es. Like Barbie Rain feather for instance (see her review below). Barb is an unemployed overweight native American with an attitude of entitlement that would make Paris Hilton blush. When I became the victim of domestic violence and vandalism, Barb (who sits at her window as all day watching other people live their lives as a life of her own she has not) immediately began photographing my assailants vehicle. She then shared the photos all around and then called Corrupted park owner, Charles Keith of Keith Property Management in Arizona, to declare that she was in fear of her life by the60Lb kid who'd broken in and vandalized my home. My next door neighbors, Matt and Shannon Blanton (members of Barb's clique) also chimed in and even submitted video to management and law enforcement of my backyard and back door (they had 24 hour surveillance of my home. Illegal and invasive camera placement enabled them to record even through my kitchen and living room windows. You can see these videos on my YouTube channel.... Link below). They too complained to Charles Keith. I would subsequently be evicted for my role as the victim in this crime. Matthew Blanton had a problem with me because 1) I informed him of his wife's extramarital affairs and 2) I questioned his motives after discovering that he made several attempts to contact my (then) 14 year old daughter on social media. Having been caught on multiple occasions by myself, my wife, my kids, and other family members...... Looking at underaged girls in an obvious inappropriate manner, I wanted to know what Mathew wanted with my minor daughter. Stunned like a deer in headlights, Mathew could provide no answers. He and his obese wife Shannon responded to me via a complaint campaign. They called management almost daily to complain about anything and everything I did. If I had a family member visiting from out of town show up past midnight, they complained. They openly photographed my family and friends, their vehicles, and even their children and reported them as drug clientele. When other neighbors had loud shouting matches, or their dogs would get out, or they played loud music, it became routine for the blame to be placed on me. After renovating my home and bringing it's value up to approximately $150,000, I was evicted and forced to sell at 99,000 dollars. The park management was just as bad. Never in my life have I come across a duo more two faced that this disgusting Couple. I would report other neighbors who were causing havoc to ensure that the blame did not land on me and Derek and Tina (management) ensured me that they had accurately documented the true source of many disruptive situations. Then they'd hang up the phone and document me as the culprit. This was revenge for me reporting to Charles Keith that his managers were drinking alcohol with underage guys and girls, then writing me up for having intoxicated children on the premises. Yes you read that right. Management would drink alcohol publicly with my kids and then write me up. When I snitched on them they began working with the Blanton's, Barbie rain feather, and a few others I never once had a conversation with, to take my home. You see you don't own the land. When they evict you, you have 60 days to move your modular home as well lest the park owner places a lien on your home and takes it from you, selling it for a profit while you can do absolutely nothing legally to stop him. Selling your home on their land is "a privilege" that is lost during eviction. This i was forced to sell far below market value and lost out on a potential 30-60k. I am now homeless. I bought a real house on real land in Arkansas, but my family are all here in California. All because I was the victim of domestic violence and vandalism, and because I didn't want my daughter to fall victim to a potential pedophile named Matthew Blanton. Save yourself a lot of trouble and heartache. If you're looking to buy a home do not fall for this trap. It is an illusion that you own a home once you buy into tall pines Mobile estates and begin giving your monthly wages to Charles Keith. The fact of the matter is because you do not own the land you do not own the house and you are at Charles Keith's Mercy and even though you may present factual evidence of targeted gang stalking by your neighbors, Charles Keith will side with those who he stands to make the most money from. If possible, avoid Nevada County all together. It's full of Blanton's ​

    We first visited this fair last year and loved it so much that we returned just this past weekend…read more The standout feature of this location is definitely the setting, there are so many beautiful, tall trees providing large amounts of shade, making it easy to escape the summer heat.My son had a blast. He thoroughly enjoyed playing the fair games and loved the live bird show near the entrance, where he got to see a vulture and a majestic eagle up close.The fair was definitely busy, but the fast pass ride wristbands came in handy to bypass the long lines. He kept asking to try the mechanical bull ride, and he did absolutely great! He held on tightly and didn't even fall off toward the end; he just asked for it to stop when he was done. I also hopped on a couple of other rides with him, and we had a lot of fun together.It is a fantastic, family-friendly event. We saw that they host a holiday fair here during Thanksgiving weekend, and we are already thinking about coming back for it!

Overall I had a good time, but gear up for the long lines for the food booths and carnival rides. You may end up spending more time in line than enjoying the fair. That'll make anyone grumpy. I waffled between rating a 3 to 4. Next year, the dates of the fair will be a month earlier and over two weekends versus one. The weather would be hotter in July but it's cooler there a bit than at lower elevation and the fairgrounds have tall pines, ponderosa, and oaks providing shade. I got here on Saturday early afternoon and left around 9:30pm. About 6 pm, that is when the attendance seems to significantly more than double. Got extremely crowded. The food and ride lines got longer as well. The lighting on the fairgrounds is limited and after dark it gets difficult to see the ground. Be careful of the uneven ground in the picnic and grassy areas. Alcohol is sold throughout the day and not limited to certain areas. You and your drink are allowed to be mobile throughout the fairgrounds. Parking is $10, we paid cash so not sure if they took other forms of payment. Oh and remember to recall where you parked. This is important especially if you parked in the far fields and intend to venture out to the car after dark. There are no lights out there and minimal to no landmarks. The terrain is a natural field with bumps and holes and all. They have a free shuttle from Tinsloy Transit Center (in Grass Valley ) to the main gate running every 30minutes from 9:30 am to 11pm. Treat Street is an area filled with non profit organizations food booths. Below are some of my favorites. But the lines are loooong! ~ Job daughters (Masonic organization) - corn dogs! These corn dogs are the most popular fair food, thus having a long line. They are legendary. Frankfurter dipped in a cornmeal batter and deep fried. $6 ~ Rough & Ready- baked potatoes! Big, fat plumb baking potato. ~ Nevada City Little League-roasted corn on the cob! $5 ~ Nevada City United Methodist Church- bratwurst and sauerkraut dogs! Flat grilled brats. Yum! - Nevada City United Way- nachos! Yes please. - Penn Valley Lions - caramel popcorn! Fresh made. - Watt Park Firefighters- - soft serve ice cream. - Nevada City Elks- - charbroiled hamburgers . Root beer floats.
