For nearly 20 years, we had been watching a crack develop along the exterior wall of our master bedroom, eventually creeping into the interior of the house. Over time, the cracks became concerning enough that we decided we needed to find out whether we were dealing with normal settling or a serious foundation problem. We had three foundation companies come out. Ram Jack was the last. What made our situation unusual was a nearly straight horizontal crack running along the exterior wall from the front toward the back of the house. There wasn't just a gap--the wall also appeared to be pushing outward. Foundation Professionals was the first company. That guy told us the house was definitely sinking. He said we would need a soil test, estimated at $3,000-$5,000, before they could provide an official quote, but expected the repair would involve approximately five helical piers plus foam injection. Their ballpark estimate was $15,000-$25,000. Alpha Foundation Repair came next. We were again told the house was definitely sinking. Their recommendation was seven helical piers along that side of the house plus foam to fill the void beneath the foundation and no soil test necessary. The quote was $19,995. Then Jeremiah Ring from Ram Jack arrived--and the experience was completely different. Jeremiah was incredibly nice, patient, and thorough. He walked the entire perimeter, drew out the exterior and interior layout of our house, and then brought out an altimeter. He systematically measured the elevation at all four corners of every room, using the area at our kitchen door as his reference point. His findings made our jaws drop. Our house wasn't sinking. It was lifting! Nearly the entire house measured dead level. The exception was the exterior side of our master bedroom, which was approximately 1 1/2 inches HIGHER. That finally explained the strange horizontal cracking and why the wall appeared to be pushing away from the house--it was heaving upward and outward. Jeremiah suspected the enormous live oak growing only about eight feet from that portion of the house could be responsible. Rather than trying to sell us a $20,000 foundation repair that day, he recommended having an ISA Certified Arborist evaluate the tree and roots first. His recommendation was to address the tree/root issue and then monitor the foundation. He explained that as the remaining roots eventually decay, that area could begin to settle, and we may need helical piers several years down the road. We were honestly amazed--not only by how thorough his evaluation was, but by his willingness to tell us that the expensive repair we thought we needed wasn't appropriate right now. We're having the tree removed, and when the time comes to install helical piers, Ram Jack will be the company we call! Jeremiah was knowledgeable, kind, methodical, and, most importantly, earned our trust. When you're dealing with something as expensive and stressful as a potential foundation problem, finding someone who takes the time to actually diagnose what is happening instead of simply selling you a repair is invaluable. I would absolutely recommend Jeremiah Ring and Ram Jack to anyone concerned about their foundation.
