This is my third new construction home from three different builders, and I have never dealt with a warranty department as difficult as this one. There have been several issues with the home, but the biggest ongoing problem has been how hard the warranty staff makes it to report concerns and get them handled properly. Every issue has turned into an unnecessary struggle. Instead of listening carefully and taking concerns seriously, I have repeatedly felt dismissed, talked down to, and treated with a lack of professionalism. For example, I had a toilet leaking onto the floor. It was not a minor issue. It turned out there was an actual crack in the tank. The professional who came out confirmed the problem, and the toilet had to be replaced. Even with something that serious, there was pushback from the office before the issue was properly acknowledged. I also had a problem with my dishwasher right after moving in. Because the drain tubing was not installed high enough, water backed up and created a mold issue inside a brand new dishwasher. The backflow was so severe that water also leaked onto my brand new kitchen floor. I have luxury vinyl plank flooring that looks like wood, and some of those floor pieces had to be replaced because of the water damage. Now my kitchen floor is two different shades because the replacement pieces do not match the original flooring. That should never happen in a newly built home. Instead of treating that as the serious concern it is, I was told to just keep running the dishwasher weekly. That is not an acceptable response when a brand new appliance had a mold issue and a brand new floor was damaged as a result. On this most recent issue, the lack of follow through has been completely unacceptable. The general contractor came to my home, looked at the problem, and was supposed to arrange for the appropriate person to come out and address it. Then nothing happened. No one called me back, and no one ever came. I had to call back more than once, and I ended up waiting over a month for any response. I was understandably upset on that call (I most certainly had an elevated and stern voice at that point) after waiting that long for action on a warranty issue in a home that is less than a year old. Instead of handling the situation professionally, the woman in the office hung up on me. That is completely unacceptable customer service under any circumstance. To be fair, the real estate agents were good, and Josh, the general contractor, was good. My complaint is specifically with the warranty department and the way customer concerns are handled there. There is one woman in the office in particular who has made this process far more stressful than it ever should have been. With today's home prices and interest rates, buyers deserve to receive what they were promised and to be treated with respect when problems come up, especially in a brand new home. Based on my experience, Kerley Family Homes seriously needs to improve the professionalism, responsiveness, communication, follow through, and overall attitude of its warranty department.

More than that, they knocked holes in the floor and the walls with complete disregard, then cover up the damage with drywall or carpeting so you won't know. Worst part is things like this were reported to the Sales Lady, Cathy Peppers, who will disregard every single concern of yours because she's unprofessional and apathetic because she has your thousands of dollars in earnest money. Now I have cabinets that are falling in (or incomplete & missing shelves), chronically muddy sod in the improperly lates back yard, and This not my first new home purchase, but their unprofessional conduct is clearly much worse than I would have anticipated.     I have been renting from Firstkey for 3 years. I've had a number of struggles but the worst is that…read morethey let it rain in my house for 3 months before even attempting a repair, it's still not fixed, and now they're trying to scam me out of my money. Details below. So it was RAINING IN MY HOUSE (a serious condition they were required to address quickly per our lease). I withheld rent to get their attention, as no one was responding otherwise and it had been two weeks with no action and canceled appointments. All my calls kept getting sent overseas and the call centers in India will not even provide you with a phone number for a local office, and you can't find it anywhere online. Eventually, someone contacted me once they were inconvenienced by my lack of payment, and I explained that if I am paying to live somewhere, the dwelling must be safe and our belongings protected. They agreed in principle, said they'd make a note of it, and promised progress eventually. Despite numerous conversations, they didn't fix the roof--instead, they issued an eviction. Unaware of the legal nuances at the time, I quickly paid everything current to avoid further issues. Then they told me I owed an extra $906 for an eviction that shouldn't have happened. It took THREE MONTHS before someone came to "fix" the roof, and I didn't even know it was done because their contractor never responded. I disputed the $906 eviction fee. They claimed it was because I hadn't sent a certified letter about withholding rent, even though we'd had DOZENS of phone calls in that time discussing the matter. (Lesson: send a certified letter 7 days prior to withholding rent and consider depositing the funds with the court. Hope that helps, folks!) Despite their breach of the lease by allowing the roof to profusely leak for 3 months, they still pursued that charge and lumped it into my rent, making it unavoidable. The property manager, Jessica Sierra (or Ciera?), said she couldn't remove the eviction fee but could request an inconvenience credit for the unusable room. Because reaching them took over a week and the fees were lumped in with rent--risking a late payment--she said not to worry about a late fee while she checked with management. Later, Iman Johnson from the Orlando office approved a $300 inconvenience credit--insultingly low but I wanted it to be over so I countered with $400, and she called me back the next day saying "Good news, we were able to get the $400 inconvenience credit approved" and I thanked her. When I went to pay, nothing had been removed from my bill. I contacted Iman about the $400 credit we agreed on and the $100 late fee Jessica promised to waive. Suddenly, the $400 credit also included the $100 late fee, though that was never once mentioned. It was a bait-and-switch. I told Jessica I wouldn't pay the extra $100, as I was promised both the $400 credit and a waived late fee, and they were represented as totally separate items in separate calls, and I wouldn't have been late at all if it wasn't for Jessica telling me she needed time after ignoring me for over a week. She said she'd review the call recordings and get back to me--two weeks later, still nothing. Director Maribel Stout also promised to follow up after reviewing the calls but never did. Meanwhile, rent is due again, and despite my daily emails and calls asking for resolution, no one responds. Worse yet, the roof still isn't fixed! It now leaks enough to create condensation and soak the floor after rain. My laptop, left open on my desk, was damaged because the leak continues and it's stuck in a power cycle loop-- silly me to think I could leave that there. I'll be taking it to Apple to have their team confirm the cause of the issue. This saga began 2/15 and continues today, 5/28, with no resolution and no management contact. They actually have since removed all credits from my account and left the $906 charge, will not respond, and have issued another eviction because I won't pay the unnecessary fees and refuse to let them continue to gaslight me that this is normal. It's not. And it wouldn't hold up in court when presented with all of the plentiful instances of negligence I've documented. I rarely leave bad reviews, but they earned this one. I hate stress and conflict, and I just want this resolved. I hope someone will be fair with me before my rent is due in three days. I'll update as necessary.
