Let's see if they can turn this around. Moved in after confirming with them the house I am renting needed to be cleaned. You know, they expect the spaces we rent to be pretty darn clean when we move out so I definitely expect it to be fairly clean with no dead bugs throughout the home when I move in. The cleaning was done but definitely a $20 sweep and wipe down. Oh well. I also confirmed that the fireplaces needed to be professionally maintenances prior to moving in. I had to bring it up three times after moving in before they admitted it wasn't completed and that they would only do one of the two fireplaces. Disgraceful. We lastly confirmed the garage needed to be power-washed because the previous tenants stained it with oil and grease which is a major hazard. They claimed they had that performed but there is zero difference. I informed them that our guest restroom toilet wasn't usable after moving in. Nothing has been addressed. I informed them the garbage disposal doesn't work. Nothing has been addressed. I've been receiving mail in a neighborhood, community mailbox with assigned keys and numbers. They finally informed me that I needed to go manage that on my own with the local post office. It took me two weeks to get that situated because they never told me about the mailboxes. Nobody from this office came and did a walk through with me like they said they would. They wouldn't even provide me a checklist to fill out to inform them of all the imperfections and damages in the house. They told me to send pictures? What the heck? Is this business even legit at all? Then setting up community services such as waste and water? I needed a file with the city to obtain a form. A form that this office had the entire time and never provided me or informed me I needed. More disgrace. I advise them about over 10 list items that needed immediate addressing and they never acknowledged them outside of telling me they didn't do the fireplace cleaning. I just started my lease. Let's pray they're able to do better by this home owner and me and my fiancé as new tenants. read more

You can expect your rent to go up every year. You will not receive your security deposit back. They will invent ridiculous charges for things when you move out and use your deposit to cover things like advertising, rekeying the doors, etc. Poor communication and extreme lack of transparency with financial information especially upon move out. As a real estate investor I give Fortune high marks for their property management services. They handle maintenance issues for tenants promptly and do not sweep problems under the rug. Their accounting is spot on with full transparency. Their ability to handle sales of your property if you should decide to exit the investment are also extremely helpful. The staff have their rules and they will stick with them regardless of the circumstances. Once I move out of this house I will avoid using them every again. Its been 5 years living in one of their properties and I have no regrets for my decision. This has been a great experience and mostly because of the customer service experience with Fortune Real. Im by far one of the most pickiest people due to the nature of my work in Healthcare. With that being said I have not only enjoyed living with this company but the quality of care they've shared with us. When something was wrong they responded within 24 hours every single time. When I had a question or went through hard times they understood and worked with me. Im leaving only because we've built a house and believe its time to graduate from renting at this time. Due to Covid we had some unforseen circumstances with my job but they worked with me and really made us feel like they cared and I believe they did. I have recently had to start renting due to selling my home in 2018 for safty reasons. My husband and I have rented before and have never had one issue with anything. Let first start off by saying, the staff for this company is very rude. I have called multiple times and always get a very smart response or an I don't know or not sure. An incident happened with payment as well as the property exterior. With the payment issue they will never notify you of any changes or issues they may run into. They will be quick to charge you a fee for anything and everything. Unfortunately the issue never got resolved and settled. The exterior of the home is always an issue which would be landscaping. My husband and I own a construction company that can do pretty much anything. Landscaping is never and issue for use of up keep of a home. First it was tree in the back yard that died that the home owner purchased. They wanted picture reason the tree had died anything and everything about this one tree. Come to find out ants killed it not us. This property management company is not accommodating at all to clients of any. The good reviews they do have are from properties they mange as far as tenants go. No! If you are considering them please do some research. I have worked for all kinds of properties and have never seen them treat tenants they way this company does. All of the home look good on outside, interior all of the homes are very outdated and the vendors they get to repair to the jobs are horrible as well. read more

They are very courteous and prompt to fix anything that is broken or to address any issues you are having. If I could give a zero I would. DO NOT DO BUSINESS WITH FORTUNE REAL PROPERTY MANAGEMENT..... From top to bottom they lie, con, and miss handle documents. I signed a lease on Dec 28, 2016 yet could not live in house for a week as I had to have it cleaned from roaches, spiders, spider webs, urine and feces, trash in tubs, and plan filthy everywhere. Needless to say I moved over 300 miles so I had to keep my family in a hotel room for a week until I could disinfect the house. Then 2 days after unloading our stuff (10 days after signing lease) mysteriously the hot water heater got pin size holes in both lines so it caused over $5000 of replaceable property (military documents, awards, family heirlooms, pictures, comicbooks, or kids memorable keepsakes ruined). Then took 4 weeks to get a new hot water heater (no hot water in Jan/Feb, which snowed that year). To this day out of the 50 things documented during walkthrough 3 have been taken care of. The office staff answering the phone and email are rude, nasty, and does not follow up or answer questions. We have not had a complete working stove since day 1. As a result of this faulty stove it created a fire and personal injury, plus more property damage. The AC/Heater has never been serviced. I had to have someone fix all 3 sink drains due to two pipes fell off under bathroom sinks, kitchen faucet reattached and pipes fixed. I went 2 months with no master bath sink and week with no kitchen sink due to broken. Now the AC is faulty with possible fire hazard and being 100+ degrees they say that it's not an emergency. But dont be late even if you have automatic payments thru their system because they will scam you saying it didnt go thru then charge you late fee. This company is a front for something but I dont know what. They do not take care of tenants, make excuses they have to get permission from homeowners so they can stall repairs being done. If they send repairs people half the time they dont show up and if they do the people are drunk and/or high... Like I said DO NOT USE THIS COMPANY, they snatch your money and falsely attach bogus documents to occur fees and keep security deposits. They do not uphold the lease contract. read more

We've rented a home from Fortune for the last 15 years and have been extremely satisfied and well taken care of. The staff have always been extremely fair and very professional as well as kind. We also like being able to pay online. Anytime we've needed repairs, the request was handled in a timely manner. The people that have been sent to our home have been extremely professional, friendly, and always completed the repairs in a reasonable amount of time. They were always willing to work around our schedule and showed up when they promised. They never entered when we weren't home and always cleaned up after themselves. When I, as a woman, was home alone, I always felt safe with the repair people. I have been a renter with Fortune Real Property for a total 12 years now. When I first started renting from them they immediately fixed repairs. I don't know if Karen Fortune is no longer spearheading the company however over the past 5 years of my total 12 of renting through them they are either slow to respond or don't respond at all with maintenance requests. You will even have to send them multiple emails, maintenance requests through the portal, or place multiple calls in order to get a response. We moved into the current house that we're renting since 2011. We've had numerous plumbing problems since 2011 and continue to have them in 2018. Last year (2017) we kept getting high water bills for months and they finally sent someone to come out to fix the leak. Now in May of 2018 the city has informed us after reading the meter that there is a hidden leak somewhere. I contacted Fortune and asked them to send someone out to do a diagnostic on the plumbing line. They send Dean's Plumbing who was onsite for less than 10 minutes, who did not check the line, and only checked the toilets and meter claiming that there was a flapper/chain issue and he replaced the flapper. When I pressed for Fortune to run further diagnostics, Tiffany in the office said in her email response "I refuse to have Dean's Plumbing charge my homeowner $125 as a goodwill gesture". We are most definitely done renting from these slumlords and I suggest if you are a prospective tenant to (1) find more reputable companies to rent from, (2) read your lease agreement because they've made changes to were they will have you paying out of pocket for repairs, and (3) a few in the leasing office (Tiffany & Noni) are unprofessional (example: they'll send you a flaming email threatening to put late charges on your rent even when they've been told several years ago that they have the wrong email address). This is just a few things I've mentioned that is wrong with this company. I'm not worried about slander either because I have written documentation for all lackluster encounters with these imbeciles. read more

I rented from Fortune and like the previous post maintence was not provided. Storm caused a leak in the ceiling that was 6 to 7 months ago and there is still a hole in my ceiling. The vent that carries heat/moisture to the outside from the dryer was clogged somewhere i was unable to get to, that was 2 months ago and this time they flat out refused to repair. Upstairs toliet overflowed into the KITCHEN; the ceiling caved and waste water was all over my stove ruined my microwave and warped cabinets and floor. When called to have issues fixed I was laughed at and told basically in not so many words "go get screwed"... A friend rented from them prior to my moving in and I should have listened when she said not to rent from them as they want you to pay rent and live with damages. Lets just say the OWNER of the homes they provide will eventually suffer from Fourtune Real Properties lack of effort, ability, competence, and customer service. read more

This is the worst place you could ever lease from. We moved in in August 2015 and paid 12 months of rent up front. They knew our move in date for over a month. When we arrived at the property with our moving truck, the place had never been cleaned. The carpet was suppose to be brand new and it was still the old carpet. There was food on the walls, markers and crayons all over the walls, showers/baths were filthy, the chandler in the kitchen was hanging from the electrical cord. There was still crumbs on the counters and burned food on the stove. The house smelled so terrible. The walls were not painted. They told us at that point we could wait to move in our stuff and they would have carpet in by the end of the day. The carpet was replaced but our movers had drove 5 hours to deliver our stuff so we had to pay addition money since they had to stay another night in order to unload. I talked to them about what could be done about the condition of the house and the smell and they said nothing. It's now been a year since we moved in and we got an eviction notice this weekend for unpaid rent. I emailed them receipts in order to prove that we did pay ALL of our rent up front. This leasing company is terrible, unorganized and doesn't care about there tenants. The staff is uneducated. They are rude and unhelpful. We have made a number of maintenance request since moving in and none have been addressed. I do not recommend them to anyone looking to lease a property!!! read more

Constantly had AC issues EVERY summer because of a POS unit and their repair people are brainless twits. There no other reason to explain why the unit kept going out. Was told multiple times its normal for AC not to cool the house below 80 when its over 100 out. Funny as I'm writing this in a new rental with my AC set on 75 and its 75 in my house. These people taking your money is criminal. Now have a friend renting from them and SURPRISE!!!! Having issues with the house and these lazy ass, clueless morons, tell them it normal for systems to not work right. Fans coming loose from ceiling and its normal for that to happen. Funny how its not normal in my new house. Pipes leak under sink? Apparently not important to fix. Took 2 days to hear back from them. If you want to sit in a sauna during summer and a freezer in winter then rent from these A-Holes. If you want a livable rent house then FOR THE LOVE OF GOD USE A DIFFERENT COMPANY!!!!! read more
