I lived at Forty55 Lofts for a little over a year. They are not truthful with their leases. Just because it isn't in the lease, does not mean you will not get charged for it. They sneak in fees and other BS. When I moved out they hit me with a "carpet replacement fee" due to the fact that I had been living there for under 2 years. Nowhere in my lease nor their policies could I find anything about this. The cleaning fee (as is related in other reviews) was insane. Per the lease, my deposit was only to be used for excessive cleaning beyond normal wear and tear. The apartment was in a fine condition upon my departure. They also increase my rent twice without providing me notice of the increase: Once from $3154 to $3272.68, prior to my 12 month being complete (not allowed per the lease and straight up illegal). Again to $3437 without notice of said increase. They are shady, no way around it. Do not live here unless you want crazy fees. read more

I am currently living next to an AirBNB rental unit in this building and dealing with unimaginable nuisance and criminal behavior (including indecent exposure seen by my 7 year old niece) from the AirBNB activity. It is extremely unsafe and gross to live here. This has been ongoing for about 3/4 months at this point. Building continues to tell me "there is nothing we can do". I am now hiring a lawyer to get a recourse for myself so that I am not paying 5k a month to live in this horrific condition. read more

This is the worse management we've ever lived in before. The building has a faulty draining system that drains on people outdoor living area...the neighbors on top of us continue to empty their dirty water on our outdoor furniture at all times and management refuses to do anything about it. We've had to replace our outdoor stuff plenty of times because of this. And to top it all if we knock on the neighbors door we are in violation of our agreement but if they throw their dirty water on our home there are not consequences for them! Don't move here!!!!It is one thing after the other....and before this our home flooded 6 times! read more

We absolutely love living at Forty55 Lofts! We've been here for 2.5 years and the only way we would leave is if the housing market suddenly crashes and we can afford to buy a house (lol) or if Rafael or Alex leave. Seriously - a property management team can make or break your experience and those two run a really tight ship! They're responsive, professional, and so friendly. The complex itself feels like an oasis; we love the amenities and they're always kept up to a very high standard - you always see crews walking through and cleaning/touching up spaces. The majority of our neighbors are kind and respectful (except for those who don't pick up after their dogs....!!!). The units themselves have a little bit of wear and tear and could use some improvement, especially for the luxury pricing. But it's mostly cosmetic, and any real issues are handled by Alex almost immediately. Love that they have quite a few floor plans too so if you're looking for a change, you can easily find a different layout in the same complex so you don't have to go far! Be careful renting here and Greystar in general. Multiple vehicles stolen. My apartment was robbed on multiple occasions while I was stuck abroad due to covid. And I'm not the only one. Useless security. Have attempted to charge for things like shower re-grouting, "double cleaning", painting cabinets (which are junk btw), in fact $1000 to paint white walls that were fine upon move out. The on-site management is truly fantastic. It's a shame about the parent corp. I strongly recommend you look elsewhere. read more

We've been here for about 3 years now and absolutely love it. I can't say enough good things about the team, led by Rafael and Alex. They're just incredible - super responsive, professional, and so genuinely nice. Rafael's is an absolute GEM! Whenever we need help or have any concerns, he's always there for us. My apartment is contaminated with excessive levels of FORMALDEHYDE, Volatile Organic Compounds (VOC's) and mold. My apartment tested positive for all of these toxins above what is permissible by regulatory agencies. I got sick after moving in and kept asking Greystar Management to test my apartment. Greystar refused to test, knowing I was sick. I was forced to test myself and discovered the apartment was toxic, filled with these cancer causing chemicals which have caused serious health issues. I was forced to take legal action and the court ordered Greystar to test, which proved the apartment was not habitable. However, Greystar continues to this day to deny the lab results. They delayed remediation efforts for years and worse have lied about it. They have not told the other tenants, essentially knowingly poisoning their own tenants. There are a lot of people sick from the toxins. When you notify Greystar of toxic smells, complain that you are sick, they retaliate against you. This type of treatment is beyond egregious! Greystar Management admitted under oath they know tenants are sick and when they move out they still do not test the units and then re-rent the toxic units to unsuspecting tenants who then get sick again. Greystar used the same sub-standard building materials in my apartment as other units in the building. This is willful negligence, it's unimaginable!! Why would the largest apartment owner not test, remediate and protect tenants? Pure and simple money. They do not want to pay to remediate the 140 unit in the building. NEVER RENT AT FORTY55 LOFTS!!!! NEVER RENT FROM GREYSTAR!!!! YOUR HEALTH AND WELLBEING ARE IN DANGER!!!! Negative zero stars!!! read more

Update BBQ area 1. -Same overflowing bins -Floor now has soaked in grease stains. -Need to have commercial grade brushes -TV's inoperative. 2. - 1st floor hallway floors are still filthy. 3. Pool - Need more chaises. - New fire pits do not work despite having been installed at least six months ago--? + New sofa and canopies for lounge area really nice and comfortable 4. - Windows need to be washed-never done since I've been here-was supposed (the office said) to be done last spring. During the time I've been here ALL the apartments and condos around us have been power washed several times-windows and building. The place is looking dingy in the hallway walls and building exterior. 5. Better but probably because it's winter 6. Trash Now we have to pay for trash twice. One charge for the buildings trash and another for valet trash pickup. This is outrageous. 7. Dog Rent The poop bag dispensers are always empty. You would think that for $50 per month dog rent at least the dispensers could be replenished. You'd be wrong. Dispenser and bin in front of building was removed. Management says its because people were using to many bags. This is my third year at forty55. Service has continually approved and the new management is doing a great job. The new company that took over the building is continually adding new services and coming up with creative offerings. My only complaints would be in regards to noise and fees. Working from home, there are often issues with loud neighbors and construction. The management is powerless to help--although I appreciate them listening and trying their best. The company also lays on as many fees as possible, incurring fees for additional parking as well as fines for poorly communicated rules. A special shoutout to Larry and Jose, the maintenance men, for going the extra mile on a continual basis. The ticketing system for maintenance issues is excellent. They are so great, if they moved to another building, I'd probably follow them. read more

My husband and I recently moved into the bldg. We have been very pleased with the service from the management team and our apartment itself. We completed all of the leasing and approval process online with the help of the ASM Maggie, which made it pretty painless and sometimes fun to do long distance with her funny personality. We relocated cross country and decided to drive, which put us in Marina Del Rey at 10p on a Saturday night. The office checked in during our travel and made arrangements immediately once we realized we would be arriving so late. Donna, the property manager met us in the lobby with a smile and handed over keys and helped guide us patient thorough directions so that we could get into our apartment and parking spots safely on our first night after a long trip. The move in was easy. (Wish we had access to the alley) Apt condition: newish remodel is my guess. Floor to ceiling windows on multiple walls - which I love! Gas stove, new oven and refrigerator. The wood floors were cleaned and waxed before move in. Great soaking tub and nice window coverings throughout. The noise levels are pretty low/decent (I've lived Brentwood, Chicago, and Houston before) and feel this may be our 2nd favorite place to date. Will update as time progresses. My vote is yes! Forty55 is legit, nice, and safe from my experience so far! read more

Pros first, we LOVE the maintenance team and the other staff at Forty55. The maintenance guys are professional, fast and great (thanks, Hugo and Damien!). Also, everyone in the leasing office and the night guards are AMAZING! Forty55 Lofts changed the management company (now owned by Greystar) recently. Our first direct experience with the new management was changing the call boxes. They sent an email regarding "upgrading" the call boxes. No, they did not upgrade them, they DOWNGRADED our boxes with big screens with the most basic ones. It looks like 90's boxes. I should say that the rent is definitely higher than other similar apartment complexes around here and at least you expect frequent "UPGRADES", but the elevator, security systems, parking gate, bike racks, gym equipment and key fobs do not meet my expectations. read more

If you like to pay overpriced rent (that gets raised every time your lease is due), enjoy hearing your neighbors walk around above you all the time because the ceiling is so thin, like seeing animal feces when you walk around and are okay with your storage lockers being broken into due to a lack of security then this is the place for you. By far the worst apartment complex I have ever lived in and would not recommend under any conditions. Oh, and I forgot to mention that he parking garage leaks water, so you can expect to find drops (or worse) on your car in the morning. read more

I am being kind giving 4055 lofts one star. The only reason is that the staff were always pleasant and the pool is nice. Other than that, there's a ton of things on the con list. Rent is sky high, and then it gets hiked up more for renewal. The elevator is super slow and always busy. There isn't enough guest parking, because the tenants park there instead of leaving it for guests. It's always loud, even into the wee hours of the night. I've almost gotten into accidents multiple times driving into the driveway, because inconsiderate tenants will just park their high SUVS there. Save your money and find another place. read more

So I understand the need to pass along the costs of these things to tenants, but it's to the detriment of some who can no longer afford to reside here. Today is considered a holiday. It's Martin Luther King Day and yet I'm hearing the exact same saws and banging and BS that goes on here since 7am. Probably will not stop until tonight. Stupid of me to assume that on a holiday (a NATIONAL holiday none the less) was a time where I might be able to sleep in. Not the case!! A woman replied to my previous review asking to call her. Well, I just called to ask why they were doing construction on MLK Day and do you know what the woman said? She said, she has no idea what's going on and that the office doesn't open until 10 a.m. I didn't know whether to laugh or yell at her. So these people get to sleep in and come in at 10 a.m., when the people that live in their building have been up since 7 a.m. listening to the worst construction noises you can imagine!?!!? To me, that speaks volumes. These people do not care about anybody. If the construction crew decided to use saws or jackhammering inside, it might eliminate some of the noise. I have suggested this over and over again. But instead, they choose to use these things on the BALCONY. So EVERYONE around them can hear them. Is this some passive aggressive behavior??? Or just neglegence?? You be the judge. DO NOT MOVE HERE!!!! Of all days to do construction and screw up everybody's peace of mind and peace in their home...Martin Luther King Day! If you're JUST looking and aren't looking to put the money down THAT day, the leasing agents will pick up it right away and give you a half ass tour. Not to mention their units aren't even that nice/spacious. Not that creative of a space for the price. GREAT amenities like the pool, jacuzzi, outdoor gym and bbq pit however, I understand that the pool shuts down at 10pm, that's fine, but I was told you can't even sit in the chairs in the common area after 10pm? the common area can be "walked through" after 10 and that's it... really?! read more

This is our third year here at Forty55, and we feel hard-pressed to think of another rental community that would satisfy us in as many areas as does this one. Tops on the list are the manager and leasing agent, Donna and Maggie. They are warm, yet professional, always follow through, and really try to accommodate their renters. We also appreciate Jose and Larry in Maintenance. They are available, competent, and always pleasant. It would be hard to find roomier, brighter, or more livable spaces than these apartments, and they are so conveniently located, as well. We will remain here as long as Management maintains and continues to improve the property. read more

***WARNING MUST READ BEFORE MOVE IN*** In the beginning this place seemed unbelievable and amazing with high ceilings and a nice interior... but it turned out to be the complete opposite and a huge waste of money and time. I'm restless every single day and full of regrets due to the neglectful management. So we moved here about 3-4 months ago with high hopes and thinking that this "was the place to be" when it turned into one of the most terrible experiences ever. The biggest concern/question I asked the leasing agent was " I WORK FROM HOME. HOW IS THE NOISE SITUATION FROM ABOVE AND SIDE TO SIDE NEIGHBORS" and the leasing agent seemed uncertain so she asked the manager(Donna) that LIVES ON SITE! The manager said "I HAVENT HEARD ANYTHING OR ANY NOISE COMPLAINTS" (which was the complete opposite of what's going on here). So we went with our guts and hoped for the best. Neighbors #1: It turns out that you can hear EVERY single foot step from the neighbors above. AS I WRITE THIS REVIEW I KID YOU NOT THAT THE NEIGHBORS ABOVE ARE STOMPING THEIR FEET!! Deep down the family tree they must be flinstones relatives. Remember I work from home so it's a lot of torture. We've called the security and we've told management many times but they continuously don't do anything. I also have a recording of these neighbors literally pouring water all over my balcony and my bamboo set. Neighbors #2: So we have neighbors next door that moved in around the same time as we did. First issue is they clogged up their side of the sink and it messed up the pipes so bad that black fluid went up on our side and destroyed a lot of our dishes. The whole house smelled like sewage and when we tried to claim money from the insurance(that this complex requires) and got rejected, then we asked management to for help and she said she'd get on it.... it's been 3-4 months now and nothing's been done. Then later on in the week and These neighbors throw a party and it takes a good while for the security to show up to do anything about it. The party was so loud I can hear and feel the vibrations through my bedroom wall and living room. But again like the manager Donna said "THERES NEVER BEEN A NOISE COMPLAINT"* MANAGER COMPLAINT* So we recently just got back from out of town when the biggest problem occurred! WE SPECIFICALLY TOLD THE MANAGER NOT TO COME INTO OUR UNIT WHILE WERE GONE.... guess what happened SHE CAME IN WHILE WE WERE GONE... the manager claims that " IT WAS POTENTIALLY A DANGER TO EVERYONE AROUND US" when all they did was fix the light bulb on the patio and the fridge... little did they know is that I set up traps around the apartment and set my belongings in a certain way that I can take photos of everything. The traps were small strands of tape on the bottom of the bedroom door, the bathroom door, and several other places. Literally the first thing I did was record me walking through the door and I checked every single trap. THE WORST OF MY NIGHTMARES OCCURRED!! The tape I left on the bedroom door was opened... so apparently i have to worry about MANAGEMENT breaking into my home. It's completely unheard of and I can't believe this place. I have a lot of merchandise in my home and I have to worry about management touching it... not robbers you guys, management!! I'm really sad about everything here. I've been restless, stressed, and angry for the past 3-4 months. The management and front office are completely useless. I have videos and email evidence if someone wants to say otherwise or I'm being dramatic. I recommend you read this entire review before even checking this place out. *check my video also! *sidenote Larry and the maintenance team are amazing.
