    DON'T GET FOOLED. My…read moremother lived in the Memory Care unit at Park View Estates beginning in November 2024 and ending in early December 2025. Based on our experience, there are issues families should understand before choosing this facility. Yes -- the facility is attractive. At first glance it appears bright, clean, and well maintained. Unfortunately, that does not necessarily translate into consistent care. State licensing records from 2021 show that the Park View's Memory Care rooms included emergency pull cords in resident bedrooms and bathrooms, as required by state regulations at the time the facility opened. That same report also stated that all residents would be provided wearable alert pendants to be worn at all times. Even the brochure we received when visiting the facility clearly stated that the suites were "equipped with an emergency alert system installed for summoning help from your care team." However, when our mother lived there beginning in November 2024, we did not observe functioning emergency pull cords or call buttons inside her Memory Care room. The locations where pull cords would normally be installed were covered with electrical plates (see photos). They did offer wearable pendants, but they are not mandatory and there is an upcharge (an additional monthly fee). The only fixed emergency call buttons we observed were located outside the resident rooms in the hallway (see photos) which do not satisy State regulations related to in-room call systems. Because of these concerns, we filed complaints with the California Department of Social Services (CDSS) in March, May and September 2025 regarding the emergency call system. In January 2026, CDSS sent us their investigative finding. The investigation found that the facility's call system does not operate from residents' rooms. After we raised these concerns and pursued the state complaint process, our family was subsequently served with an eviction notice. Ultimately, even though it was traumatic for my mother to leave her newly found friends, we chose to move her to another facility that has a functioning in-room emergency response system. Another issue families should understand involves Park View's Medical Director. This is the person whose opinion can influence whether a resident is allowed to remain at the facility or be evicted. We learned that the Park View Medical Director also serves as a medical consultant for a law firm that represents assisted living facilities against residents in resident-related disputes. This dual role, in our view, raised questions regarding the independence of the medical determinations affecting our mother's residency. Also. if you do rely on the pendant system, in our experience, responses were slow and there were many occasions where we either had to call the front desk ourselves or drive to the facility to resolve an issue. Families researching this facility on the CDSS website (and everyone should do this) should also understand that complaint investigations can take a long time to appear on the State's public licensing website. For example, the most recent investigation posted in February 2026 concerned health and safety issues alleged to have occurred in 2023, roughly three years earlier. We currently have several complaints that are more than six months old that still have not appeared on the public site. My advice is to look carefully at reviews that discuss response times and quality of care, not just comments about how clean or attractive the building appears, which will seem favorable to short-term, visitors (i.e., those not needing service in the middle of the night). There are simply better choices available for your loved ones than Park View. Especially if they have needs beyond room and board.

The receptionist is very nice and welcoming always. Some CNAs are very nice and helpful but those who have a lot of work overload you can tell they just are in a rush to get to every patient to be able to finish their runs. Management needs to work better with getting more help so each patient doesn't go longer than 20 minutes without getting helped.

This was all new to us - how to find a place and find a place we like. Our placing agent recommended Magnolia Palms. We end to check it out and the owners Kim and Chris were very patient with myself and my family. They answered all our questions made us feel at ease that my family member will be well cared especially since we were not local. Setting up the contract was pretty straight forward and they are electronically savvy. The facility is brand new very comfortable. The rooms are pretty good size and very clean. The staff there was very attentive and addressed all needs. We lived up north and never worried about our family member's care. We were extremely happy and felt they treated us like family. If you are looking for a place for your loved one and want them treated like family, consider here!

Like BILLING with clients they had a job position just for getting the clients on private pay insurance so that they can BILL them through the nose. It is a safe, relaxing, friendly environment geared to help you succeed in living a sober life after detox. They provide food, take you on walks and have at least 3 group meetings a day to make sure you have the right mindset and clear headspace to fully recover. I have been living in StepHouse's female sober living home in Costa Mesa for about a month. The house I stay in has a capacity of 6 females. It is very clean and all the girls I live with are friendly and helpful. Living here has provided me with a stable environment where I feel safe and am able to live clean. Because of this program I have a roof over my head, I am happily clean and was even able to start a new job! Highly recommend this recovery program to anyone that is struggling to be and stay clean especially during the hard times of COVID!
