    I like the layout but things are poorly designed, my toilet has broken 4 or 5 times in the past…read moreyear, its annoying to keep having to call the staff. The breakfast bars don't actually have enough of an overhang to sit at, you just bang your knees on the counter and have to stretch. The closet doors are only hung from the top so they just wave in and out (no bottom runner). The blinds are terrible so is never dark to sleep. You could put a curtain rail up but you'll be charged $7/screw hole when you move out for damage. The apartments are fine but everything is designed to get money out of you. There are not enough parking spaces for the number of tenants so you can't always park despite your $75/month fee The gym is tired, the machines showing their age. They have two ancient pelotons, one without bottle holders because they broke years ago and no-one fixed them. The stairmaster is held together with tape and sounds horrendous. For the size of the buildings the gyms are also tiny. If you want to move to a rolling contract they'll up the rate by 30%. The will just say ' nothing I can do'. they also dynamically price so if you like an apartment today but don't sign they'll raise the price tomorrow because people have shown interest. The response to this review will be to ask me to email them, its always the same, a standard management response which shows they don't care about anything.

    They treated me like a number after 4 and a half years. I rented from MAA at Post Carlyle Square…read morein Alexandria, VA, from March of 2019, to what will be early June of 2023. Instead of my normal monthly rate, they demanded a month-to-month rate of nearly $4,000 for me to transition-out of the apartment. I was buying a house, and couldn't give notice until my real estate contract was final and my closing was scheduled. By the time I gave my 60 days notice, it went past my lease end date by about 3 weeks. I asked if they could work with me and give me a rate other than the nearly $4,000. They stated there was nothing they could do. I made 4 and a half years of prompt rent payments, and they couldn't work with me on the rate for those 3 weeks???!! They said that they don't negotiate rates because then they would have to do that for everybody. But I knew this to not be true, because with the prior property manager, in past renewal years, if you got a renewal offer that seemed inordinately high, he would look in his system and pull up a lower rate they could offer, to keep you. And this would be an unpublished rate that was different from your renewal letter. You had to ask to get it. Perhaps the most egregious new term I've noticed in the past renewal year or two, is that, unheard of anywhere else, rent is now due on the 1st AND LATE ON THE 2nd!!! Yes, that means a late fee of 9.95% of your monthly rent is now due. Is your rent on that one-bedroom $2600? That'll be about a $260 fee due on the 2nd of the month. I've been renting for 21 years, and everywhere I've rented before, rent was due on the 1st, but you had until the 3rd or 5th to physically get your payment in. They said they made that change to be consistent throughout all of their properties in other states. Want to go month-to-month after serving out your 12 month lease? While at many places, your lease will automatically roll into a month-to-month arrangement with 60 days notice, with MAA at Post Carlyle Square, you can plan on tacking on another $2,000 to that rental bill. If they were in DC, they wouldn't be able to punish residents for going month-to-month like that because rent increases are capped at like 5% per year. In addition, over the past nearly 4 and a half years, I have watched amenities fall into disrepair, coffee stations (which you pay for in your rent) constantly not being stocked, or out of service. I'm seeing shut-down amenities too, which can no longer be blamed on COVID; things like the smaller rooftop pool being closed, and commercial icemaker in the club house still being shut down. I had heard from other tenants that the prior owner of Post Carlyle Square, before MAA, was great, and that things had gone downhill under the management by MAA. They also now lock convenient side-gates to Post Carlyle Square rental tenants, due to condo owners who share the property, throwing their status around. So if you're a tenant and want to enjoy the amenities in the building across the street, like the gym, pool, etc., you now have to walk all the way around the block. I would highly recommend staying as far away from Post Carlyle Square or MAA as possible. Do not rent from these people. They will rip you off when it comes time to renew, or move out.

He gave us informed recommendations on amount to charge for lease, based on current market. They were discerning about applicants and helped us to select ideal tenants. When we returned to the house, after a couple years away, we were impressed by its good condition. Now that we're moving again, we're relieved to have Stuart assist us! Please recognize that the negative reviews left by disgruntled tenants do not reflect this agency. These reviewers are probably not the type of people you want living in your home. A few tangible things for both owners and renters to consider: -Nesbitt took months to resolve a water issue that had significantly damaged the property; I was a renter, so only an annoyance but I would be very upset if as an owner the management company was so complacent in upkeeping my asset. -we had multiple reps from the company help us move in / sign the lease, manage it, and then move out. We moved into an incredibly dirty, poorly upkept place and noted general issues with cleanliness; but cleaned and fixed a lot of it ourselves out of good faith belief that investing in a relationship is generally a good thing to do. During the course of the lease, they started using a digital system where someone came and took pics of the tiniest details throughout the house; in our opinion, clearly a scheme to invent issues so that they could withhold portions of the security deposit. Renters beware, take extremely precise videos and pics to defend yourself as the management of Nesbitt seem to pride themselves on not being willing to work with you or communicate openly. -when dealing with renewals/issues, Nesbitt bullied us by waiting until a day before deadlines to respond and never had an honest discussion about how to resolve differences in opinion in an open and transparent way. Avoid this group at all costs, they seem to hire family/friends that are not qualified to do their jobs.

Across this we experienced buyers' markets, sellers' markets, some truly wonderful buyers and sellers, and one difficult seller going through a hard time. Through it all, there was never a time that my wife or I could ever imagine a better shepherd to lead us through the difficult and convoluted process of home sales. She is truly a pros pro in every regard - examining the market, pricing the home, staging the home, negotiating a final price, and then the complex and legal process of closing. She is with you all the way guiding you and ensuring you find the right home for your family, negotiate the best price, employ proper risk mitigation steps during the contractual phase in regard to the home inspection and evaluation, and even address the occasional hiccup that occurs post purchase. She takes the stress out of the process by shouldering it for you. On our two home sales as an example, with Betsy guiding us we had multiple strong offers, WELL above asking, before buyers had even had a chance to get in and look at the home in person.
