Lived in one of their properties, heat broke and took a month for them to send a tech, obnoxious price gouging, terms on the lease for in unit washer / dryer / dishwasher that were nonexistent. My neighbor threatened to kill me while brandishing a knife and constantly threatened other tenants with violence, even with the multiple police reports and arrests four star did not evict him until months later. They never answer the phone and are awful at managing properties. Most of their buildings are falling apart. A 4 year old could do better. read more

I enjoyed reading all of the reviews on here and people really need to relax. I have lived in a property managed by Four Star Denver for about 5 years. Based on what I'm seeing from all of the pictures, you all (just like me) decided to rent a place built in the 60-80s. If you live in an older house, there are going to be maintenance problems - DUH. You also can't judge a property management company based off of the house, it's how they respond to items. RELAX! Four Star has been nothing but amazing to work with, especially with my many maintenance requests. Even for small items like spraying for spiders (yes, they actually agreed to do this and thank you), they are at your house within 1-2 business days. The quality of work their handyman does is of such high quality that I wish I could hire him myself. There was old wood on my deck and he spent at least four hours replacing and making it look perfect. My agent Jennifer is amazing. I can quickly get frustrated and she always deals with me (thanks/sorry). She has worked with me so much on various items and I know she is going above and beyond what is expected of her. For those of you saying they don't answer the phone - relax. They used to be extremely understaffed. Even though they never answered, they always got back to me within an hour.. so again.. relax. I have loved working with them for five years. It's a good company. They're legit. read more

Cockaroach infestation! Have been contacting management over 2 weeks! We're going through a crisis! I have reached out multiple times in the past 2 weeks and have had no response! Currently feeling helpless as our apartment has become infested with cockaroaches, HELP!! This has to be illegal! Thinking of just up-and-moving as my father has just been diagnosed with stage 4 cancer, we CANNOT be living in these uninhabitable conditions! The staircases are always FILTHY and everyone in the building pays to have the building cleaned. Lights in the hallways are out making walking to your own apartment like a HORROR movie! Homeless people constantly sleeping in the staircase ways makes you feel like you need to watch your own back leaving home. The apartment building doors are supposed to be locked and you're supposed to have a key to enter. Well the door locks do not work allowing ANYBODY to enter the building. read more

I'm a teacher, a single parent, I work my butt off, and for 5 years, I was a model tenant of Four Star Realty (the Croft). Before living at the Croft, I'd lived at my prior address for 16 years and left in good standing. A 3.5 week lapse between teaching jobs at the end of summer + The Croft's horrific property manager (Sylvia), whom in-person, refused to accept or simply ASK her superiors about my suggested payment arrangement via a stipulation through their lawyers = My first eviction at age 53... And I've been paying market rent in Denver since I was 17 years old. My quiet, endlessly striving, well-mannered, hard-working American family is homeless now. Four star reality are slum lords avoid them at all costs they do not properly maintain their properties and they charge excessive fee's including "valet trash" for someone to take your trash from your door to the dumpster, and galf the time they don't even do that. Especially the postmark at littleton, that property should be condemned and razed and prepare the lots for new construction. The current buildings are absolute garbage and not up to code and constant plumbing/water issues. Took them four months to fix our AC in the middle of summer, then they tried to charge us $2000 (for a unit that's usually $1500) because we had fans on because it was 97 degrees outside and they wouldn't fix our AC. Changed our mailbox ILLEGALLY multiple times to the point the post office has threatened to withhold mail & we can't send our mail to our apartment anymore because another unit will get our mail. When I found out they had to pay 1 million to past tenants because they were caught illegally adding erroneous charges to steal from their tenants I knew I needed to get out. Found a place, not the best but whatever. Well, today I found out that Four Star Realty is taking over managing the property. I hope someone sues these cretins to oblivion & they're shut down for good so these slumlords can't keep buying up realty and screwing tenants. Me and my two roommates moved into the Broadridge Flats Townhomes and Apartments owned by Four Star Realty in November. When we moved in, there were still holes in the walls, nails in the garbage disposal, broken closet doors, dirty and torn up blinds, and still some of the previous tenants toiletries. We also did not have heat. They gave us 2 space heaters and never fixed the heat. On January 31st at 4pm, we (as well as 3 of our neighbors) then lost power to our entire unit with the exception of the master bedroom and attached bathroom. We also made a discovery of how much of a fire hazard the wiring in this place is. When the neighbors have their stove turned on, we get partial power, and when we turn on our stove, they receive partial power as well. Four Star assured us they would move us into a vacant 3 bedroom while we waited for power to be restored, which they were saying wouldn't be until the 1st of May. We went over every weekend to check on the 3 bedroom, but every time we went over, there were still tools, food trash, monster cans, paint, paint buckets, trash cans and ladders littered throughout the unit. No matter how many times we brought this to their attention with pictures and videos, they never fixed it, forcing us to live in an uninhabitable slum while assuring us that they weren't slumlords. Following this, there was a shooting in the complex at the building right next to ours, a few tenants had gotten into a dispute over parking spots and it escalated to 7 gunshots being fired into the wall of one of the buildings. These people do not care about the wellbeing or stable and safe living of their tenants, and I would HIGHLY advise looking elsewhere to rent. We have screenshots of texts, we have emails, we have photos, and we have videos to back up all of these claims. The only good thing I have to say about these people is that due to the lack of power and heat, they let us break our lease without additional fees so we could live elsewhere, but even this was most likely to avoid us pursuing legal action against them. read more

I have only been renting for a few months. And have had nothing but problems. I didn't even get my boxes unpacked for the first 2 months. I had to take down and clean paint my kitchen. The filth was so horrible. Dead bugs and the cover paper looks like it had been there since 1960. Are fans in all rooms leak. Are kitchen sink flood our kitchen including our fridge that dumps about a gallon of water on the floor daily. You can smell the mold throughout the apartment . We're paying for a bathroom in the master bedroom that we don't use because when you open up the door you're scared what might jump out at you. There's a big hole in the wall the tiles are falling off at the floor in the walls never seen anything like it.we don't have any working power in half of the unit. The floors they just lay down or now lifting and separating. They also said they had four full washer and dryers Not one of them works. And it doesn't matter how many work orders you put in you will never ever get someone down here to do it. But they want your rent on time which is kind of funny because then they get you online when you have to pay $50 just to send it . They DO NOT CARE ABOUT THERE TENANTS!!! WE WERE WITHOUT HEAT FOR DAY'S. NICK the so called property manager said he would drop off a space heater cuz we have a three year old never got that either. Four star was incredibly unhelpful and stole most of our security deposit by overcharging for the simplest fixes. When I called them to ask about the charges, they put me on hold for 30 minutes so that the staff can look for my lease and then the system just kicked me out of hold. This company sold the house I had called home for 10 years without telling me, the new owner didn't want to renew my lease so I was basically forced to find somewhere to live at the very beginning of COVID when everything was shutting down. Can you imagine that!? It sucked so bad trying to find something when nobody wanted to show anything. Didn't even know the new owners name so guess what I didn't pay the rent and when they had the audacity to call and see if I was ready to vacate by April 30th and that the new owner was wondering where the rent was. First of all dick heads no I'm not ready to vacate April 30, were going through a pandemic and as for the rent if I knew who to send the rent to and where he would have gotten it but unfortunately his sorry ass couldn't return phone calls either. No one works on the weekends or after 430pm but your expected to accommodate, their schedule. But they wont work around yours. And then they want you to do their job with no appropriate. We moved into a place that had not been cleaned and none of the appliances were in working order. We have not been able to get in touch with anyone about getting these issues resolved. DO NOT rent from this company. We rented despite the bad reviews because we found what we thought was the "perfect" place for us...it's not worth it. It doesn't matter how nice the property looks if nothing is fixed, cleaned, or repaired prior to move in. We were repeatedly lied to about what the condition the house would be in upon move-in and they have done nothing to rectify the situation. She has been nothing but helpful, reliable and speedy. I tend to overreact when bad things happen and it's nice to know you can rely on someone at a property management company. I know this company gets a bad rep but every few they take out at the end is in your contract. They've also been overlong 10% off rent during covid as long as you pay by the first. Still having issues with the house but I really appreciate how they've responded to it.. you know except for thinking a mouse in my living room wasn't an emergency. The apartments themselves are mediocre at best. Building is run down and heating is spotty. When moving in, my apartment was not clean despite tenants having to pay a cleaning fee upon move out. Don't know what that was used for. Outdated and damaged floors, walls, and appliances with no resolution from management. Property and packages stolen from the building and no action taken to repair security cameras they KNOW are not functional. One of the two washing machines in building has been broken for months, no update on when it would be fixed. Fees left and right when signing a lease and paying rent. Basically useless property managers, avoid if possible. read more

This is by far the worst management company I have ever witnessed. If I could put zero stars, I would. If you are attracted to these properties due to the price tag, I suggest you just keep looking. We received hidden fees 3 months into our lease that were so called "explained to us at the time of signing the lease", as though the lease was not emailed to us on a random morning and all we needed to do was digitally sign it. Todays issue - there is a leak in my back hallway that has filled a 10 gallon buckets and continued to leak all over the stairs. I slipped and feel down the full flight of stairs, when i called the office no on apologized or seemed concerned. I honestly dont think they're even going to fix it. The guy i had on the phone actually said "what would you like me to do about it?" before hanging up on me. I wonfer how he would behave if this was his home... Horrible. These people are pretty well-renowned for being, as many have said, "cartoonishly evil". All they care about is money. Their leases are labyrinthian contracts from hell with at least 5-10 different carefully-worded clauses that allow them to charge abhorrantly-high move-out fees for literally anything they can think of. Some people I know have left their apartments in spotless condition only to be charged hundreds of dollars in cleaning fees - a former staff member confirmed to me, personally, that "we charge those fees every time, regardless of the cleanliness of the apartment". This is in addition to constant maintenance issues and lying to prospective tenants about the conditions of their buildings. Just... monstrous. read more

This is for 1137 Columbine. Similar to other reviews, nobody in this office ever came to look at the apartment before I moved in. There was trash/debris left in the bathroom, the entire apartment was filthy (foods stains in the kitchen, ancient dust, etc.), and the oven/stovetop were left on when I came into the apartment?? Which, when I mentioned it to multiple staff members at Four Star, was met with confusion? As if that's not a massive fire hazard that was just LEFT there for me to find out. AND to top it off, there's literally a dent in the flooring where it is sinking in due to water damage, but apparently it's "not a hazard" according to the property manager. All of my work orders have been "canceled" because apparently it's not okay to make multiple requests because it "overwhelms the system," which is absolute BS. Seems like it's a way to get out of fixing or cleaning anything. The only bright spot was that the maintenance worker that came to fix the caulking on the tub was very nice and helpful, but unfortunately he was unable to fix everything that's needed to be helped. My move-in date was Aug. 1st and here I am 5 days later unable to move into my apartment. I was promised a working and clean apartment yesterday, but there's been no movement and no responses. I've left multiple messages and documented everything, but no one is willing to even pick up the phone. I'd LOVE to include the multitude of photos of the horrible condition the apartment is in for this review, but alas you'll just have to imagine the peeling and filthy bathtub, pile of trash on the floor, and literal DENTS in the floor. Hands down, worst renting experience of my life and I haven't even properly moved in. DO NOT RENT HERE. Edit: They've allowed me to move into a different, slightly updated unit but this one is not much better. When I went in to get the keys for the apartment, they gave me the wrong set because again NOBODY checked to see if the keys would work. (Sure, they did clean the toilet, but my cat's normally pink feet are black from the amount of grime in this apartment). Management also decided to announce the same day as my move-in that the building has COCKROACHES. And of course, it will take them almost a full week to do anything about them. One again, all of my calls to the general manager Kerry, the property manager Erica, and to the leasing office itself have been ignored. I can't even make a maintenance request to get the sink or chain lock repaired. This is a horrible, horrible management company. It turns out that David Roth, at Four Star Denver, was trying to overcharge tenants with fraudulent late fees, and other unethical and illegal practices. He's now been given the boot. However, the company, it appears, are still breaking the law. They seem to have shut off some of the water to some properties in Lakewood, to cut down on water bills, but leading to such low water pressure now that some tenants can't even use the showers anymore. Add to that that they've been renting out units as two bedroom, when in fact they're one bedroom with an office, that isn't up to code to be used as a bedroom, and this company are now in deep trouble. Fortunately we managed to make sure that the new owners of the properties in question cannot buy the space next door, so they will be selling on again. Unfortunately, they've given notices to quit to tenants, including a veteran who has lived here for twenty years, so that they can remodel the units and then try and rent them out at higher rates. They're scum and are in for one hell of a legal surprise in the near future. Plus, they'll find it very hard to rent these properties when they're next to a construction site and there are other issues (which will be revealed later). ;) read more

I really wish that I had paid more attention to reviews before renting from this property manager. Notice the consistency of customer feedback on Yelp and BBB, and you'll know that this is a business that doesn't care about service. Your landlord has a lot of power over your life, so I would recommend staying very far away from this company. We just moved out after an 18 month lease in one of Four Star's nicer units. My wife and I have rented apartments in several US cities over the past 15 years and I have never had a worse experience with a landlord. I actually never even met our leasing agent, as she refused to do an initial walk through or checkout, and that was consistent with our entire experience. This company makes money by managing as many properties as possible with as little service as possible, all the while trying to retain as much of tenants' security deposits. Upon moving out, we paid for a professional cleaning service (even though we had taken excellent care of the unit) and patched and painted the few picture nail holes. 2 months later I was notified that they were keeping half of our deposit for unspecified painting and cleaning charges, which by that time were impossible to contest. The leasing agent was never willing to help with any issues in the building (we never got our name on the front door buzzer or received the code to the garage). Perhaps my biggest frustration: we timed our move out almost perfectly with the lease expiration and provided 3 months notice. We were intending to move out one month before the end of our lease (still 2 months notice). I even offered to help Four Star list the property with my employer (one of the biggest in CO). Instead of taking me up on my offer or actively listing the unit, Four Star waited until the last minute to show the property and then accepted a new tenant that forced us to cover the last month of rent. They went out of their way to be inflexible and offload as much cost on us as possible. read more

They will take forever to get back to your work requests, if they fix them at all. Their prices are way above normal, and the lease is completely in their favor, and a pain for the renter. Horribly incompetent organization. Cody, John, and Kirby are professional and friendly. The rest are an absolute nightmare to work with. Niamh is an absolute fraud. When asked questions, she'll speak in circle hoping you'll think she answered. Literally any time she gave me an exact figure, it didn't match the contract. Here's a quick story of me attempting to break my lease. Massive confusion regarding a lease transfer (sublet) route (of which they steal $300 dollars despite doing no actual work) or a new lease to a new tenant, in which you forfeit a month's rent. They demanded that lease break fee upfront, before they had done any work whatsoever. So they would've had a month's rent, a lease break fee equal to a month, and a security deposit equal to a month. And absolutely no incentive to market your lease break property. Additionally, they could lease it to someone who can't move in for a long while- something like 3 weeks in my case- and you're still on the hook for rent in the meanwhile. Then, Sam, the old property manager, who I hadn't heard from in many months, emails me a threat to charge me undisclosed expense for "property left behind". Namely, cleaning supplies, and two floor lamps I had left at the request of people who were going to sublet, before the lease transfer fee spiked to $500, because Niamh was wrong once again. There's a dumpster directly behind the unit. Meanwhile, the unit has been posted to their company website as available, but they idiots only post pictures of the outside of the complex. Doesn't that seem sketchy? Who'd ask to tour based on that? I had to point this out to them and it took them days to update. Then, my girlfriend and I used 3 email accounts to test if they were responding to inquiries on HotPads. We never heard back on any of them. Nor was the unit activated on Apartments.com. So finally, I posted the apartment on Craiglists using pictures from their website, and six people email me super interested right off the bat. I talk with most of them and refer them to Four Star. I think one of them was who Four Star actually leased to. As I write this, I'm actually feeling sorry that someone else has to deal with these fools. Or really anyone who has to work with Four Star employees, and I don't just mean tenants. There's no structure whatsoever to their organization. No clear roles as to who you should speak to for what. Different people respond to your emails. No wonder they never respond promptly. The more I read reviews here, and reflect on my own circumstances, the more I think they might actually be a fraudulent organization. Also, their contracts are horrible to tenants. Literally nickel and dime you everywhere. They show nonsupporting documentation as to how the costs the charged you were incurred. Niamh told me my cleaning fee would be $150, it was posted as $180. No paperwork included. Don't waste your time with these people, because you'll end up wasting far more money than you could've ever expected. Fuck them. read more

Four Star posted charges to my account, then told me I had received their outstanding balance email in error and said the charges were null. Then THE SAME DAY, responded as if they had never written the prior emails and said I owed the entire balance they had told me was null. They are truly unbelievable. I have already lived with a rodent infestation for 3/4 of my lease, which they refused to exterminate or break my lease. The Colorado Department of Public Health and Environment has been to my apartment 3 times. Four Star's maintenance men come in my house unannounced. Yesterday one came in my house and I was at home sick. Also, when my heat went out it took Four Star several days to fix it, one day it was about 12 degrees, and one of their maintenance men used my toilet and let the seat up. When I moved in my house had no dead-bolt and it took Four Star almost 3 weeks to install one. FOUR STAR (1/29/19) "Good morning - The above email is from an adjustment made on your account in error. the credit was added to be the offset. please see below: I apologize you received the communication in error. In regards to the late fee, I apologize if you did not receive my communication. I was out of the office during that time and respn=onded to all email between January 8-10. I had informed you that I will have the late fee removed one the account is reflecting the late fee that is due. Let me know if you have any questions or concerns." MY RESPONSE: "I may have misunderstood your email, but all the charges are still on my account. Can you let me know what's up when you have a minute? Thank you" FOUR STAR (1/30/19) "Good afternoon - The fees cannot be removed from the ledger. There is a credit to offset the charge so it is null at this point. If you would prefer to speak on the phone to discuss let me know!" MY RESPONSE: "Okay, cool. So I should ignore this outstanding balance, correct? Screen Shot 2019-02-01 at 1.32.40 PM.png I can't see the credit offset, but maybe only you are able to see that on your end. If I don't owe anything, there's no need for a phone call, but I appreciate the offer. Thanks." FOUR STAR: "Your balance is currently $170. I have included a copy of your ledger for review. For 3 years Four Star managed my three rental units in Denver. During that time I was 100% satisfied with their service. They were quick to answer my questions, and did a great job of handling all three units. They were all rented on a regular basis under Four Star's management.
