I just recently moved and this company is terrible. Not only did they make me provide a double deposit of 5,200.00. They only gave me a refund of 1,851.00 of that deposit. Scamming people out of their hard earned money. This company had painters write up an invoice by hand, stating the paint was 4,800. There is laws for normal wear and tear. I am in the process of getting legal help. Never rent from these people because they are con artist. read more

I hired MOD to manage a residential rental property. NEVER!!!!!! Never hire these clowns. They failed at the one thing I needed them to do; select good, responsible, adult tenants. Additionally, MOD is often VERY slow to respond to communication, be it email, phone calls or voice mails. At times it took me a week or concerted effort to get in touch with MOD. Jason seems to spend a lot of time on vacation outside the country. MOD failed to perform maintenance they said they would (swamp cooler maintenance), they failed to clarify how the basement got flooded (when the renters unplugged the sump pump), MOD failed to have the property cleaned and inspected after tenant move out. When it failed to rent because it was left filthy by tenants, MOD repeatedly asked me to lower the rent. MOD also failed to properly close out the tenant's utility bill with the City of Arvada; if they had, they would have discovered that the tenant hadn't paid the water and trash bill in three months. MOD grudgingly made this right after I did the leg work of collecting the old bills from the city and breaking down how much of the $600+ overdue amount was the tenant's responsibility. MOD has fought me tooth and nail about what should be withheld from the tenant's security deposit. MOD farmed the deposit out to a third party (Rhino) and are now blaming the third party for items that should be, but are not covered. Call me crazy, but when the tenant modifies the plumbing in the house, they should be responsible for fixing it. So do yourself a favor and stay far, FAR away from these jokers. Don't get sucked in by the slick marketing. MOD fails in just about every way when the rubber meets the road. read more

They will provide you with a lease that will infringe on your rights and remove all responsibility from the property owner, while transferring all the expense to the renter. In our experience they did not respond to maintenance requests, lied about issue resolutions, and our requests to clarify lease-end requirements were manipulative and dishonest. This is one of the worst Rental property companies in town. To start they don't even have a business front, they keep the door locked and will not meet with you. They tried to tell me that my rent was not due on the first, even though my lease clearly stated it would, and for months claimed my rent was late. I had to deal with an infestation of ants and bugs. I had request multiple times for them to clean it. When I got my app parentheses security deposit back parentheses they had taken out over $500 for repair with no explanation. If you are thinking of renting from MOD Properties I BEG you to read this review. Even if you think "it can't be that bad," trust me... it can. I lived at a MOD property for 2 years and it was an awful experience. As someone who has lived in plenty of rental properties, my experience with MOD was truly one of the worst. The management company is completely hands off, even when you need their help. For example, if we put in a maintenance request that they deemed to be "our fault" (eg: clogged drains, leaks) we would be charged for it. They didn't believe us when we had leaks so we had to put in multiple requests, take videos, and strongly advocate for ourselves. The property is 100+ years old and poorly maintained. They did a half-hearted inspection once a year in which they fixed maybe 1 or 2 of the long list of things that were broken down. One of the worst things to happen was when our furnace went out during a huge snowstorm of December 2022. We were blamed for this, and when we asked for an update, we were told the exact amount it would cost to fix and how annoyed they were that they had to fix it. We went without heat for A MONTH. After sooo much back and forth with them, they paid for our rent that month. They offered to set us up in a MOTEL (not a hotel, nothing too nice) but would not accommodate our pets. Our electricity went out so many times that month from us running the ancient heaters they provided. If you ever needed anything from the leasing office, it was like pulling tooth and nail to get them to respond to us. Trying to communicate with Melody and Alicia was like going back and forth between divorced parents. One was always confused, lost, and short with us. We would have to remind them what one said to another. We didn't receive responses until 48 hours later. The maintenance people they hired often did subpar jobs, with one company THROWING our belongings out into the yard. All the good reviews you will read on here are from the owners who hire a middleman to manage their properties. YOU as a tenant deserve better. You deserve a livable and comfortable rental. It's tough to find one but I promise that MOD will not deliver on this. They will make your experience difficult, despite the fact that you are paying them your hard earned money. This place did not wanna take my section 8 voucher from the beginning. I explained to them in so many words since they manage more then 2 properties they had to accept it. They processed my application gave an approval then when section 8 sent them my rent portion that's when they started not really responding to emails. All this time the ad was still up active, which means they had no intention on renting to me. My background is good, my rental history is good no CAP. They have a program they advertise $0 deposit fees what they don't tell you is it's based off your credit which it denied me. I had my deposit and told them that, they wanted me to sign the lease before the inspection I explained I could not do that I would loose my voucher. The inspection dept. call them on Monday 10/28/24 they pushed the inspection out a couple of days,Mind you this whole process was done in less than 7 days. This company canceled the day before inspection which left me in a bind. This company only works virtual be mindful of my experience if you choose this company. They didn't care that I had to be out my unit. They didn't want to take my voucher which is housing discrimination and I am most definitely reporting them!! UPDATE: Now they have cancelled with me the listing has been taken down because they rented with someone who is not section 8. I have no sympathy for businesses not following the law. They will not answer there phone or emails their apology is so fake they knew exactly what they did to me. I first met Jason Meyer, the owner of Mod Properties, at a local real estate investor meeting. About a year later, I discovered myself on crutches with a broken foot and a 2 story house to lease. Up until this time I had been handling everything myself with a bunch of pride telling my tenants that they only had one throat to choke & it was mine - that there was no such thing as a stupid question and that they could always reach me on my electronic leash (cell phone). Now I had to realize that I couldn't do everything myself anymore. Jason & his team really came through for me. Slowly over the past several years I have turned my entire real estate portfolio over to Mod Properties as I have acknowledged that it is more productive for me to work on my rental real estate business than to work in it. Jason has allowed me to work along side his maintenance technicians to assess their skill and I was impressed! He has allowed me to coach his leasing department on the special sizzle features of a property & potential drawbacks that every property has if we are to be honest. My goal is always to have a happy resident & this begins with setting realistic expectations for the living space. I feel as if I am a member of his team and that we are successful together. I had briefly tried other larger property management firms only to take my properties back after the first year. I felt that no one would care for my properties as much as I would. However, Mod Properties does. Regarding the negative tenant reviews posted here, I would say to not be afraid of continuing to communicate. Jason's heart is in the right place. Please understand that he is in the middle between the tenant & the owner of the property. Communication is always challenging but unrealistic expectations are even more so especially when breaking a lease agreement. While I wish that those who had posted a negative one star review would post an update of their review with the final resolution, I realize that these posts are usually written in a state of anger. Yikes. I have had some awful experiences with mod properties. My roommate and I rented a property in November and I had to move out before our lease was up. She was having a hard time coming up with her share of rent and we had to pay late often. We do not communicate very often since I moved but I thought since I was still on the lease I would be Notified of important information having to do with the property. I got an email the 22 of this past month containing an eviction notice for failure to pay rent. I was not notified prior to this that rent was not paid. My old roommate should have told me, but she didn't and since there was NO communication from mod properties the first 22 days that rent was late I assumed everything was taken care of. This is only one of the many problems I have had with them. They are awful at communication, not helpful, different agents give different information, and can be very unfriendly. Side Note: since I moved out there is one 20 year old woman living in the apt. They have scheduled "inspections" almost every single month since I moved out, pretty sure just to make sure she isn't breaking any rules and not actually to inspect the property for repairs or safety concerns. The man sent to inspect the properties comes by himself, looking and acting very unprofessional, and doesn't seem like he has any answers about question regarding property fixtures and/or potential hazards. The first time he came to inspect I brought to his attention some appliances weren't working properly. He said he'd send an email with information and contacts to get them fixed and never did. Used to love this company until we actually started needing repairs and appliances fixed. They send people over without asking and then try and charge an unreasonable amount for doing pretty much nothing. They cant keep track of the repair orders they put out either. Sent out two different repair guys, one came in for about 5 seconds, stared at the appliance and said there's nothing we can do and left. the other guy had a list of things he said he needed to order, and yet again haven't heard back since then. Seems the only things they care about fixing are issues that could potentially turn into a lawsuit. We pay too much to live here and have crappy appliances that seem impossible to get repaired. in the last week Mod Properties has managed my rental in Aurora for more than a decade. I was managing it before Mod Properties myself. My troubles started when the Aurora rental market was down and the internet was just becoming the place renters were going to find rentals. Mod Properties were able to give me an instant web based presence. They were able to find a renter in a very tough market almost immediately. It has been a pleasure working with Jason and the Mod Properties team eversince. They have worked through multiple issues with my lender to resolve them. Between renter Jason successfully managed a renovation of my property. He is able to provide maintenance much more affordable than I can myself. After five or six months of nearly continuous leaks in the ceiling of my unit (3559 s bannock st. #202), I was finally allowed to leave. Before I was completely moved into my new apartment, the ceiling in my bedroom collapsed. When it collapsed, it revealed what I would consider to be an infestation of black mold. During the time I spent in #202, I was forced to sleep on the floor in my living room more than once because my bedroom was SATURATED. Each time a new leak began, I was assured by MGMT that he/they were "escalating repairs appropriately." When I mentioned the Warranty of Habitability (I advise you STUDY it if you plan to rent from MOD), I was told that I did not have a claim. I was foolish and believed them. I was offered no rent credit for the months spent beneath a porous roof, and was informed today that I must wait, "the standard 60 days," to receive my security deposit. Modprop has shown blatant disregard for my well-being and proved time and again that they will absolutely put a renter in danger before they'd bite the bullet and release them from a potentially harmful situation. read more

My husband applied for a home with them. Paid fees and waited for them to process the application. A few day later he was told the rental was no longer available. I looked at the listings on Craigslist and on Trulia hours after that, it was still available. So I requested more info and they emailed that they were still doing showings and accepting applications. They aren't the most trustworthy in my honest opinion. I'd steal clear. We was asked to move out early after giving our notice to them and we did we hired a cleaning company to come in for a move out clean and was told we would get a bonus back on our deposit and this has been going on now for over 45 days and they keep putting it off now it's closer to 60 but to say the least we left the house cleaner then it was when we got to move in and we had to clean it before we would move into it but this place wouldn't even come fix the broken stuff in the house the fridge was broken for over a year and we bought one and had to store there broken one in the garage while we where there I'f this is how they treat people how do they stay in business I know I will never use them for anything again or will I refer anyone I know to them this place Sucks read more

Do NOT trust them!! At worst, they are con men with zero integrity. At best, they are grossly incompetent. I needed to move out of state for a family emergency and decided to rent my house out because I thought I might return to Denver. I hired this company to manage my property and rent it out for me. The whole experience was a nightmare! Jason told me he would care for it like it was his own home. We agreed that they would clean the gutters twice a year, visit it regularly, and take good care with who it was rented to. Well, he LIED. My first sign should have been the almost nonexistent communication and the errors on the financial statements. A couple times he actually sent someone else's statement. I heard almost nothing from him the whole time I was gone. About 2 years later, I decided I wanted to sell my house when the lease was up. My realtor tried several times to get in to the house by contacting Jason and the tenant - no luck. The tenant was nowhere to be found and Jason was a flake. Finally, she and Jason got into the house and found my cute little bungalow RUINED. The tenant had marijuana plants all over the house. The floors and walls were ruined with water damage. A wall had been removed. The electrical work was all messed up. The tenant wasn't even living there and it had been that way for MONTHS. One of the tenants had moved out and Jason never even knew. I told him I wanted the tenant evicted, even if it cost more legal fees because I didn't want him to get away with it. They failed on that, too. The tenant did move out but got off scot free. I came back right away - canceling plans and taking time off of work to travel there over a weekend. I asked Jason to meet me at the house at any time over the 3 days I'd be there so we could look through it together. He told me that even though he'd be in town and didn't have plans, he was too busy to meet me. His excuse was that he "works hard and needed some down time." He couldn't be bothered to give me the courtesy of showing up, even though I'd driven 8 hours to look at my home which his negligence had destroyed. I was hearing 2 stories - one from my realtor who told me to prepare for the worst and one from Jason who said it was "not that bad". When I walked in, the smell of mildew overwhelmed me. Simply put, it was a disaster and he'd lied to me about it. I couldn't believe he wouldn't even take 30 minutes to come and walk through to look at the house. I think that says a lot about the kind of business man he is - NOT someone who will be there for you when you need it. Someone who will do the bare minimum - I was looking at my ruined home and in tears while he was probably sitting on his couch watching football. I understand that when you rent out a property, you take a risk that the tenant can do damage. I get that. But it soon became obvious that neither Jason nor anyone from his company had even been to the house for many months, maybe not once in the whole year. The gutters had not been cleaned once in the 2 years they managed the property. The soffit and was rotting because and the gutters were overflowing - falling off in some places. There had been a bad hail storm that ruined the roof and he never mentioned it. Three trees had died in the front yard and he didn't even know until I pointed it out. I asked him what exactly he'd done to "manage my property" and he said that he "drove by every other month"...is that what passes for property management? All he really did was cash checks and keep his share. If he had done even the minimum maintenance, he would have noticed that the tenants turned it into a pot house! It was obvious from the way they'd altered the exterior - you didn't even need to go inside to tell something was up. When I confronted him about this he told me something that infuriated me. He said that most of his clients were apartment buildings and my house was just a really small property so he really couldn't be expected to put in the same kind of attention to it. (ARE YOU KIDDING ME?!). Then why did he take the contract??? If it was such a small portion of his business, then he should refund everything and I could use the money to repair the home. Yeah right, you know THAT did not happen. He had a bad attitude about it all and never apologized. Fortunately, I had the best Realtor in the world and she ran interference. He did cooperate with helping oversee arrangements to have the floors re-done and to have his company fix some of the damage, but he didn't pay for the repair cost - that was all me. It's been a year and a half since the home was finally sold. I'm writing this review now because I was hoping he would help get the account collected from the tenant but I give up on that. There is a crack in the building witch gets in to the wall witch caused mold to grow. They refuse to fix the problem, the wall paper is peeling off and my one year old is consuming it. I wish I could give zero stars. Please head the warnings, and ignore the obviously coerced 5 star reviews. We originally liked the house we rented for its antique charm, but it soon became clear that Mod Properties has zero intention of maintaining their properties. Even the minor maintenance requests we made had to be completed at least twice, because their "maintenance" guy Jeremy is wholly incompetent. 3 separate times he would come for a repair, and it was in worse condition when he left. We asked for the kitchen faucet to be fixed because the cold water handle spun all the way around; when he was done both hot and cold spun all the way around, and the "off" position was at 2:00. When one of our kitchen lights didn't work, Jeremy came by and when we got home neither kitchen light turned on. He came out once to 'set up the sprinkler system' but he left 20 minutes into it, left the gate open so our dogs both got out, and never came back to actually turn on the sprinkler. We had to request that Jeremy never be allowed back into our house again. We really tried our best to treat the home like our own, by making improvements when we could, even putting our own money/time into the property. They even send out a manager every 6 months for a "routine inspection". Each time, they would walk away with a list of 10+ things that needed to be fixed/updated, either immediately for our use, or long-term for the property's maintenance. Not one of these items was ever addressed. Every request we made (adding seed to the backyard, fixing outdated hardware/appliances) was "denied by the landlord". We are pretty convinced at this point that the landlord has no idea how poorly maintained his/her property is, because Mod Properties gives absolutely no shit about it. I mean, there are reviews on here from property owners whose homes were exposed to meth, which Mod did not disclose to the owner. They are the WORST, please avoid at ALL COST. read more

As a current resident that has worked with MOD Properties I DO NOT recommend them! I cleaned the house and fixed things and was treated horribly in many ways! They do not care for the property or address the issues that should be attended too! I was left with no heat and a newborn and then told I had to pay for the company to fix it! The initial list of things broken were not fixed! I lived with a broken stove for nearly four years and they Rerented the home with the same broken stove! They falsified the lease and charged me for things that the lease stated they pay! They didn't disclose the large sewer bill at anytime of my almost 4 year lease even when I asked to see the direct bill! I had to get copies of the neighbors bill! They charged me for the whole year even though it extended my lease term! I had to argue to bring it to their attention! The stress MOD created was extremely overwhelming! They entered the property without 24 notice! And they currently rented the property with carpeting that hasn't been changed in at least 5 years! Probably much longer and I had to live with the stained urine of ferret on the carpet and they still never changed it after I left! The home has major spider, centipede, flying ant, and beetle (among other bugs) issues! I had to request an exterminator and their was never a follow up! I brought the bug issue to their attention on numerous occasions and only had an exterminator show up once! When I moved in they were to clean the yard prior to my move in and at 8 months pregnant I had to take and clean the yard of more than 10 economy sized garbage bags of leaves and garbage! The tree in the backyard is dead and has caused insurance claims with the neighbors and I had to constantly pick up large fallen branches and keep my kids out of the back yard and MOD refused to do anything for my families and the neighbors safety! I could continue and this review could go on for pages! This is just the tip of the iceberg! Please BEWARE if you choose to rent with this company! They have many bad reviews and the neighbors with gladly share my disgust with this company and share my horrible experience! There is a one star review only because in order to post there has to be at least one star! Keep a lawyer on speed dial you will need one!!! The worst company ever!!! The worst rental experience ever!!!! They deducted and returned us half of our deposit for the things they were not supposed to. We lefty the house in a better condition than we got it. Such a dirty home it was! Got charged for a couple of nails in the walls, and those nails actually were there when we moved in... Before we moved out we mowed the lawn and they charged us for mowing the lawn after we moved out, the door from garage was not fully working when we moved in and they charged us for the repairs of this door after we moved out, these and many other things were violated by them. This is how they repair the homes at no cost to them, they rent you out a broken house and then repair it for your money! Keep away from this company. Upfront Mod Properties will be your "best friend" during your lease. I was tenant of Mod Properties for 20 months, when I requested to renew my lease with Jason Meyer three months early to allow me to purchase a home without breaking my lease the following spring, he was very sincere in supplying the new lease. Upon receiving the lease it was dated with the previous term. I questioned why this was and was told that we can just work with the existing document and he would honor the request next spring as long as we gave him ample time to fill the house and avoid vacancy between tenants. When the time came to vacate we gave him several months notice and he had a tenant signed with no vacancy between leases but suddenly had no recollection of our previous conversations. He also had the audacity to tell to keep our deposit and as a "favor" wouldn't charge us the remaining months on our lease (therefore double collecting for the remaining term of our lease which overlapped the new tenants and banking our deposit). All this after telling us he'd never had better tenants, that the yard never looked so good, and thanked us for not calling him about every little thing. We even did all the demolition work on the back deck when he informed us he intended to replace it. Overall we left the house in better condition than when we got it. What a joke! I have never seen such a bad property management company! For the price, these guys are ripoff artists charging way more than the property is worth. The service you get is not worth it, either. Why anyone would trust such incompetent people to manage their property is beyond me. Look elsewhere -there are better deals and better managed properties. On top of the property management, they force evicted me by raising rent without notice. Failed to install a thermostat in a house that had AC - just not option to turn it on from a control. Then, retaliated against me when I demanded to have a thermostat installed in a hot house with vaulted ceilings. As I said earlier, I was paying a premium for rent so the amenities should hopefully match the price one would think.
