I lived in a 1 bedroom here for about 8 months. The apartment was very nice looking with the exposed brick walls and high wood beam ceilings (which they do charge extra for), but the sound insulation was horrible! I could clearly hear a normal volume conversation that my next door neighbors or downstairs neighbors were having. Also, I lived one floor up and one apartment length over from the front door, but my bedroom floor/wall would still shake every time someone would come in or out and the door would slam behind them. It was as if the walls had no insulation in them! Also, the building is right next to a railroad crossing, so every time a train would go by, you would hear the dinging bell at the RR crossing, and the train would blow its horn while crossing. I guess I got somewhat used to it, but never completely. They appear to have some nice amenities, which they do in certain aspects. The gym was nice to have (although very small with only a few pieces of equipment), as was the pool. But in the 8 months that I lived there, the jacuzzi worked exactly twice for me (and I tried it at least once a week). I was bummed, because that was an amenity I was really excited about. They just never got around to completely fixing it. It was nice to have heat and hot water included in the rent, but it wasn't enough to make the rent for such a small apartment worth it. I ultimately decided to pay the fee to break my lease and move out. I now live in a 2 bedroom duplex with my own private yard for only $100 more than I was paying for my small one bedroom apartment here. I will say that the people who work in the front office are extremely nice and helpful, and they were very quick to send someone to fix something in your apartment for you. Also, Franklin is a very nice town, and there's lots to do around the area. But overall, I would not say it was worth all of the negatives and the high price. read more

My wife and I have lived here for almost 4 years, and are planning on buying a home in the next few months. I am excited to leave. We live in the front of the building and there is absolutely NO sound insulation. I could literally hear a conversation next door and upstairs. The people that run this place are not doing a good job. The one good employee that they had, our old maintenance man, recently quit, and I don't blame him with the new management. I would highly recommend looking elsewhere and finding more for your money. read more

I've lived in many apartments and none have been less accommodating than Franklin Landings. I was truly so excited when we first got to tour the apartment, it was so cute and it seemed like a great place to live until I could buy a house. I was told all of the appliances were new..yet there was a lightbulb hanging from the refrigerator that never got fixed (when it was promised that it would be), the dishwasher continued to leave food on all of the dishes even after it had been "washed", and we waited about 5 months for the maintenance people to put in a new sliding glass door, as ours was broken. It is a pet friendly apartment complex, which I really appreciate but dogs barking/ running around at all hours of the night got old really quickly. Heat is included in the rent, however, don't get too excited because it is a SAUNA in there at all times. I toured the apartment at the end of February and moved in at the very beginning of March, and had the heat on 40 the whole time with fans going. There is no ac in the summer unless you buy your own. They will also tell you that they HAVE to install it themselves for liability reasons and they will charge you 50$ to do so. Overall, I really have nothing great to say about the place. We lived in a 2 bedroom for one year. Did not like it whatsoever. Sorry to say that it is mediocre at best as far as apartment living. I've lived in several states, lived in houses, apartments, even a mobile home. This was the worst of all of them. It's a shame that the owners of the place don't put some time and effort into improving the place because it has great potential to be a nice place to live. It's convenient to the train and convenient to grocery stores and 95, 495, Rt 1, for traveling around the area. Most of the people I've met here have been friendly, but you will always have a few neighbors that you care not to have. Such is life. I could write a long long long, for days on end, review, but it would be more negative than positive. What I say to you is, if you go look, look around the entire place, indoors and out and consider what you are seeing. If you see filthy carpets in the halls and you can live with that, then it's your choice. Don't expect them to be replaced or cleaned anytime soon, although they will tell you it's planned. If you see appliances that are very outdated or dented and you can live with that, that is for you then. Just don't expect they will be replacing them. What you see is what you get and what you will live with for the time you are there. You have to be a savvy consumer and do your homework, inspect the premises and see if they are up to YOUR standards, not mine or the next guy. For me, for my spouse, this has not been a very pleasant living experience. We see the potential is there, but the effort and money to improve the place are not. So we made the choice to leave. At least, from lessons learned by our last choice, we spent a lot more time in making our next choice. read more

I could not in all honesty suggest this community to anyone. The train is the worst. What they do not convey to you, is that it also carries freight, so this train starts at 5:30 am in the morning and it stops at 2:30 am. If you live here, you are basically right on the tracks, and at every intersection, the train has to blow the horn 4 times loudly, and ring the bell. There's a lot of intersections that you'll hear this train blowing through. If you can sleep through it, I guess it would be okay, but it's caused serious health issues for me as I can't even get sleep. Insulation is not good. I can hear the man's stereo downstairs, and I can hear his whole conversation on the phone...so I can only assume he can hear my conversations. The hallways are extremely hot. I have spoken to others that are leaving here and they think the hot tub and the pool are causing the extreme heat to rise to all floors. In the summer, you are sweating. If you live on the 3rd floor...even if it's 60 outside with your windows open, your apartment will feel and it reads 80. The girl next store to me says her electric bill is high as well because she has to run the AC most months, so you need to factor that in too. My apartment has all outdated appliances as others mentioned. The stove is scratched and dented, the fridge is dented, (I noted that in my walk through when I signed the lease so I wouldn't get blamed) and I wasn't sure why that was. Eve the metal door to the apt is dented. It's because the wall upon entering your door makes it quite hard to move much furniture around. I had to store my sofas because the movers couldn't get them around the wall. They were even astounded that a wall is literally a few feet away from a door. Poor construction/layout. And probably why my appliances were dented to begin with. I have had 3 males that I still get mail for...so I can only assume as I have been told by others that the turn around for people moving in and then out, is high here. Dogs do their business on the ground outside the doors. The management says the owners need to clean it, and send memos out in regards to that, but they don't enforce it. You have to end up picking it up yourself if you don't want to step in it. And I have. Cars speed around the building. You can bring it up to management all you want--they are aware, but nothing is done. I was told a memo would go out...it never did. For the price, it's not worth it, and for me I got sicker literally living there, that doctors desired me out and breaking the lease. Just be cautious when looking--and know you can get more peace etc for the same price in a better location. read more

There are pros and cons no matter where you live and it also is a matter of your own perspective. Some of us are pickier about things than others. That being said, here is how I feel about my soon to be one and only year living here. *Convenient if you want to take the train, you can walk to the station. However, you also have to put up with hearing the train blast the horn 24 hours a day. It will be louder for you depending on where you live in the building. *Heat and hot water is included, but from mid Sept to mid June they have the heat on at a very high temperature. The hallways are sweltering hot and that also causes your own apartment to be very hot. You need to have a window AC running all year, and you need to supply your own AC. So your electric bill will be higher from that. Yes you can regulate your own heat with a thermostat, but usually it's so hot from the hallways, that you need to have it off. *They have an indoor pool, but most of the time the chlorine levels are so high they your eyes will sting so bad just from the fumes, that you won't even want to think of using the pool, Hardly anyone ever does. *They have a small fitness center. It has a couple treadmills, one elliptical, one bike, some free weights. That's about it. There is no AC or even any decent ventilation in the room and it is pretty hot in there in the warm weather. You will sweat a lot! *Not the fastest, friendliest or most knowledgeable maintenance staff compared to other places I've lived in. *The hallway and stair carpets are disgustingly filthy and look like they have never been cleaned in the entire time they have been on the floor. There are holes, tears, frays, you name it. *They have nice new front loader washers and dryers that work well. There are two laundry rooms and most of the time there is no problem with getting laundry done. The laundry room is 24 hours per day. You will always have some people who are not courteous about coming back to remove their laundry for next person and I've also run into people having their family or friends who don't even live there, come over and use the machines too. I don't mind waiting, but not for people who are not tenants there. *The apartments are quiet. I've seldom heard any noise from any surrounding apartments. *The appliances are old and many have dents and dings and are probably not very energy efficient compared to more modern appliances. *Great water pressure and always plenty of hot water for showers if you enjoy nice long showers. All in all, it is just a bit below OKAY to live there, but the building needs a lot of updates. They will tell you that they have all kinds of things planned to do, but that is so you will sign a lease. Me, and several of my neighbors were all told the same lies and have discussed this among ourselves, that they told us all that they were soon going to fix this or that or replace this or that, and to date, none of what we were all told, has been done. I also advise anyone who is moving anywhere to call the local police and local health department and ask them about any complaints or incidences. All apartment complexes are likely to have some, but you can find out if there are more than what is acceptable to to you. read more

I lived in the historic building (old wool factory) for 5 years and it has nice high ceilings, brick walls, and friendly staff. The building has a chronic problem with sound insulation you can hear almost everything from adjacent apartments and that includes all night fights, sex, and parties. Some neighbors make adjustments by moving to another room or use of headphones but others can't seem to get use to it. The staff tries to do something about it but only when an apartment turns over. They installed a sub-floor above me but it had no effect. The neighborhood is great but we did have some cars broken into in the front parking lot. Another time we had a truck camping outside my window he must have been resting after a long trip. The rent is reasonable given the noises you hear at the RR crossing which is just a few feet away from the building. I am moving to a building with better sound insulation so I can have more freedom to enjoy music, dance, and watch movies noisy sound tracks. read more

great location, you can walk to everything. great loft-like interior. sound was an issue in one bedroom but not in the rest of the apt. the new management team are great. Marianne, Ilse and Paul were all very helpful and friendly. train noise varies by apt location and mine was good. read more
