They advertise these as "luxury apartments," but I've been dealing with a leaking kitchen floor for EIGHT MONTHS. And that's only one of the many problems we've had. The property manager, Sunali, actually yelled at me and assured me the problem would be resolved. Guess what? It still hasn't been fixed. We have 14 open maintenance requests. Fourteen. Most of them were ignored or left unresolved. I've spoken other resident, and they share the same frustration. You pay luxury prices for amenities and promises, but when it comes to basic maintenance and living conditions, you're left on your own. The lack of professionalism, communication, and accountability is unbelievable. I have been patient, but waiting months for a leak that damages your floor and makes your home smell is completely unacceptable. Save yourself the stress, frustration, and disappointment. The air quality is poor, it's non smoking facility but smells like burnt plastic (if you know you know) and cigarettes. My roommates saw multiple used needles on the property. The gym has broken machinery, the gate hasn't worked in over a year. They will raise rent close to levels of brand new apartments in the local area. read more

REASONS NOT TO LIVE AT THE CHARLES: -Plenty of poor reviews = many unsatisfied tenants. Most of the good reviews are from the previous management or people that do not live there and only toured the place. If you sort by new you can see the reviews that apply to the new management. -Unresponsive management: This is the #1 complaint from most people that live here and even from people that want to live here. Most of the time the employees that are at the office can't help you with anything you need, and the one person that can is rarely there. They always say that you'll get a call back but they never follow up. E-mails are hopeless too. If you decide to live here expect to chase them around all the time whenever you need anything. -Rent increases: Expect an increase on your rent by the $100s of dollars every time your lease is up. Don't be surprised if your new lease pays hundreds or dollars more than the available apartments posted online. -ACs work poorly and there's no fixing them: When you tour the premises in the summer pay attention how many window AC units and fans there are in a community of apartments that claim to have central AC. They don't work properly and maintenance claims they do. -The sky is the limit: The amount you put for deposit does not limit how much they can keep for any alleged 'damages' when you move out. Expect a bill from a collection agency on top of not getting your deposit back. -Non-smoking community in theory: If your neighbor is smoking and the weed smell gets into your apartment, complaining to management won't fix the issue. Other notable mentions: Trash is always overflowing. Hallways are never cleaned. Property is poorly maintained. There is pet waste constantly on the grass (this one is more the tenants fault). 0/10 would not recommend living here, not worth the money. read more

UPDATE: Now the Charles is trying to evict me because they claim I owe them money. I OWE THEM NO MONEY. In fact they owe me money!!!!!! ABSOLUTELY DO NOT RENT HERE!!! See you in court Jrk management and Charles Bellingham!!!!! THIS PLACE IS A SCAM!!!!!! Do not rent here!!!!!! It is absolutely impossible to get in touch with anyone at JRK management who can resolve any issues. Issue #1: Last month I received a water bill for about $743. The previous couple months my water bill has also been significantly higher than ever before ranging between $200 and $400. I am unsure why my water bill is so high. From my understanding there is one water meter for my entire building. Some tenants are paying $30 a month for water whereas I'm paying $743 a month for water. There is no way to track each individual tenant water use. Why am I paying so much for water? I have tried numerous times to contact individuals in charge at JRK management and have received no response. I'm looking for an explanation as to why my water bill is so high. I'm also looking to be refunded for water bills that have been above $50. I feel as though submeters should be installed in each unit if the tenant is being billed directly for their water usage. If this issue is not resolved promptly, I will be going to court and suing both JRK management and the Charles Bellingham. Issue #2: never refunded $400 for deposit. Prior to my lease ending in June 2021, I tried numerous times to contact the office to renew my lease. I was unable to get in contact with anyone for weeks! I went online and applied for a larger unit in the complex. The deposit was $400. Finally at the beginning of July a member of the leasing staff finally returned my call and told me that I wasn't allowed to move into the new unit because they don't do two bedroom to two bedroom transfers even though the new unit included a den and had larger square footage. I submitted my receipt twice this year and both times I was promised a refund for my deposit for being wrongfully denied the ability to move into a larger unit. To this day I still have not seen my deposit refunded even though I was told on multiple occasions that a check would be coming in the mail or credit would be added to my account. Issue #3: Never refunded $149.99 for air conditioning unit In July 2021, my air conditioning in my unit broke. I submitted many work orders at the time but no one was able to fix it because there was no maintenance staff employed at the time. They flew out a maintenance worker that worked for JRK in Florida all the way up to Massachusetts to look at my air conditioning. The maintenance man informed me that the office would have to purchase a $2000 coil in order to fix my air conditioning unit. Many weeks had gone by and the office still had not ordered a coil. Living on the third floor made it extremely hot in the summer time and uncomfortable to live without air-conditioning. I purchased an air conditioning unit to go in my window for $149.99 on August 11, 2021 at target. I submitted my receipt multiple times to the office and again was promised a refund check or credit to my account. To this day I have not seen that money. I made a yelp account to put in this review. That's how bad this place is. Yikes, where to start. Old management was decent, new management has got to be the most incompetent people attempting to run a business I have ever seen. You email them? You'll never hear back. You call them? Sent to a call center where you'll never hear back. Physically walk over to the office in person? The manager isnt there and the people working there cant help you. "When will the manager come back so they can help me?" "I dont know she's walking around somewhere, just try back later." Rinse and repeat until you give up defeated. So the management sucks, but what about the apartments themselves? Do you like AC in these increasingly hot days? Well too bad! The AC's in these units dont work. Maintenance guy comes over "cold air is coming out of the vent so it works". Sir it's 90 degrees in my apartment when the AC is on and set at 65, what the hell do you mean it works? Either invest in a window unit as many others have done as you'll see walking around or just deal with the heat. Do you like the smell of trash? Well take a look at the dumpster and that tells you everything you need to know about how much this place is maintained. The trash is ALWAYS overflowing, crap all over the place (literally, dog crap all over the grass), the place is cleaned like once a month, if that. Just cross your fingers and hope you never have any slight issue, otherwise you'll be dealing with that for your entire lease. I was SO GLAD to finally be moving out, I tell management my move out date and everything is settled (or so I thought). A group of people show up 2 weeks early to come remove our carpet. We go to the office and ask what the hell is going on. "Oh they mixed up the days". After moving out and after cleaning the entire place so it's essentially the same as the day I moved in, I drop off the keys and let management know i've moved out and need a walk through inspection. Weeks later, hear nothing so I call. "We havent gotten to you yet, we'll call you next week." No call of course! I've called them literally 3 times to get this sorted out and have yet to speak to anyone who can help me. So of course you can imagine my surprise when I get a piece of mail from a collection agency saying I owe $350 to the Charles. For what?! Well I can't tell you that because they dont answer the phones, they dont send mail (despite this collection agency saying I have received mail from the charles). I guess i'll have to keep calling until they make me cave and pay off this bill without hearing a word from these thieves. Please, please, please do yourselves a favor and never rent from these people. These people have the audacity of calling them "luxury apartments". Went and looked at a apartment we liked it and the location was perfect for us. Put a deposit down when we filled out the application and Amy told us that we would be all set. A week later she said sorry we cant rent to you. We will refund your deposit. Its starting to look like we made a "Charitable Donation" to them. read more

The tour went okay, nothing was impressive for the price though at all. We finished the online application but not the paper work when we decided one and a half days later that we weren't doing to live there based on some horrible reviews. Since then, now almost two months later; they have kept my 400$ which was supposed to be for securing the apartment which never even happened. Calling and emailing does nothing, these people do not care about you. They will put in note after note for someone to call you back but no one ever will. read more

DO NOT RENT HERE!! The most unresponsive management ever. Your maintenance issues will be ignored. The building flooded while we were away and never notified. Other tenants ceilings fell in and others completely flooded out yet they were not relocated. The lobby remained a disaster area for months and never cleaned never mind covid cleaning. Not one tenant I spoke to in two years had a good thing to say about them. When we left we tried no less than 12 times to communicate with the manager Amy yet were ignored. They kept our security deposit and are trying to say we owe them money. They are crooks and have not returned deposits since they know not many will push the issue. read more

Apartment was nice, yes, BUT how this place is run under the new management since 2019 (JRK MGT) is highly unacceptable!!!! Too many horrible situations and service to write about. THEY ARE THE WORST PPL. YOU COULD EVER RELY ON!!!!! Turnover, including the property manager (changed 4 times while i was there) within the management/employees is high because it's so awful. *DO NOT MOVE HERE* If I could put zero stars I would. This is the worst apartment complex I have ever dealt with and probably will ever deal with in my life. Their current leasing office consisting of David (leasing agent), Rick (maintenance guy), and Dana (Regional VP) have to be the rudest/most stuck up leasing people in this state. My girlfriend and 2 year old daughter decided to move here in July 2022 when it was the only open unit we could find at a reasonable price and we needed to get out of our past apt because rent was jacked up. I was dealing with a different leasing agent and property manager in the first couple weeks when background/credit checks were being complete. 2 weeks before our moving day I found out that there was a management turnover and that I would be working with David from then on. Our move in date was supposed to be on Sunday July 31st. My girlfriend and I went on Saturday July 30th to check out our unit before moving in and the apartment wasn't even close to ready. No carpet, not repainted, smelt like smoke (this is supposed to be a smoke free community LOL), and dirty as could be. I was understandably pissed off because I had planned for weeks to move in the next day. David clearly never walked the unit the week prior to see if it was ready. We gave them a week to make it right and we went back that next Friday to approve of the unit, and it still wasn't ready! Completely dirty, nails and paint chips all over the ground, a random washer machine in the middle of the family room, and appliances that were not new like I was promised by Rick the maintenance guy. When I told David the leasing guy that I was not moving into this unit as it was still not ready, he yelled at me saying that "if I bark at him, I'll bark right back!". David clearly has anger issues and has no influence whatsoever, so I took it to Dana the regional VP. She basically told me that this whole mess wasn't a big deal, thought I was lying about the apartment not being ready still, and that The Charles Bellingham doesn't seem like a fit from me. She refused to reimburse me for the moving truck cancelation and said that she could give me a "inconvenience fee" IF I ended up moving in (this would have been for maybe $200). She told me that The Charles Bellingham "bent over backwards" to hold this unit for us and that we were basically annoying for not being okay with the unit as is. These people couldn't care any less about my family living out of boxes for 2 weeks straight. Dana showed no empathy whatsoever. Rick is a liar. AND David is the worst leasing agent I've ever encountered. I could write so much more cause there are a ton of little things I missed, but don't feel like writing a novel. Did I mention that they never answer the phone or email? When I confronted David about sending him 3 emails over a span of 3 days with no response, he screamed at me saying that he has "a lot" of emails he has to go through. I looked at his monitor and my email was unopened 3 emails down from the top of his inbox! That guy is the absolute worst and I feel bad for anyone that has to deal with him. AVOID THE CHARLES BELLINGHAM AT ALL COSTS.
