We have been living at Glen Meadow for two years, and are grateful for the choice we made in coming here. The layout and appliances were perfectly conceived for achieving efficiency while making this a welcoming home. Sliding screen doors to the patio and windows on every side allow for the flow of fresh air throughout. The grounds are always kept up, and parking is never an issue. We have had very few reasons to request assistance from the main office, but when we have made any requests, they are typically resolved on the same day. Every member of the office and buildings and grounds staff whom we have encountered have been professional, responsive, and friendly. As residents living here, we can honestly say that the staff adheres to the expectations set forth in the lease. They work hard to ensure that tenants adhere to the lease agreement to ensure the safety and quality of life for everyone here. If you are a smoker, this is not for you, as there is no smoking, toking, or public drinking allowed at Glen Meadow. The cost of living here is competitive with the area, especially when you factor in the inclusion of heat and water with the rent. This location is one that suggests a community, with people of all ages, backgrounds, and abilities. It is fair to say that it is a place where you can feel welcome to have a pet. We have an indoor cat. Our neighbors have dogs. If you cannot tolerate the sound of a dog barking, perhaps a no-pet community is what you need. The animals we have seen here have never been a nuisance in any way. My personal opinion is that the atmosphere here is a neighborhood with plenty of life happening around us, and we wouldn't have it any other way. Glen Meadow's location is convenient to its center and convenient to both routes 1 and 495, though it is true it is only convenient to Boston by train. We are within walking distance to two different grocery stores as well as a CVS, Walgreens, and other venues. Franklin itself is a wonderful town in which to live. It is rich with history and provides old New England town charm. Glen Meadow in Franklin, MA is our cup of tea. read more

We have lived here for over a year now and have to say it has been great! The office staff is friendly and helpful and the maintenance dept takes care of things in a timely fashion. The grounds are kept up and the property always looks nice. We were able to get one of the 2 bedroom renovated units and it is so nice. All new appliances and rugs. I definitely recommend this place to anyone looking for an apartment. Take the tour and talk to the office staff. If you have children they have a great playground and even a dog area for those that have a dog. read more

We lived here for 2 years and honestly I have no serious complaints. There is no washer and dryer in the unit but they are available in the building. I never had an issue with any of my neighbors but we kept to ourselves. The property was well maintained and if I ever had a maintenance request it was handled. I wouldn't encourage anyone to rent here. New owners are horrid. They could care less about you. When my elderly mother was moved to hospice I had to have her leave. They said the apartment was clean and good. Now they are charging us because of a carpet stain (which is crap because they did the walk through with me). Never live there. Ever. read more

I would like to say thank you to Glen Meadow. my wife I as well as my son have been residence of this beautiful environment, for quite some time now. We moved out of the city life! To enjoy the beautiful country life no screaming fire trucks no screaming police cars and sirens no hostile Neighbors, you have your usual noise some general doors opening closing sometimes talking but that's typical. Glen Meadow took new ownership a couple of years ago the new folks that own it are outstanding! So I would like to say thank you for the outstanding work that schochet companies has done in our unit as well as the property grounds since they have taken over. this is definitely a place you can raise a family and also call home. The schools around here are excellent there's plenty of shopping every store you can possibly think of in a 2 minute walk it's just beautiful everything you need is right in your backyard 11 minutes from Gillette Stadium what else could you ask for they also have a beautiful BBQ Pit what about 200 yards of open beautiful grass for the kids to play on also have a beautiful place so you can walk your dogs! Remember to pick up after them please! but at the same time is there also updating all of those areas as well putting in new wash areas for the dogs to be washed blow dryers sounds crazy right but it's true! Sounds too good to be true but you have to come and check it out you got to believe it to see it right for my family enjoys it here. the maintenance staff is outstanding you need something done you give them a call .they put a work order in they meaning the office such as Olga, Jen, Lynn and then Steve which is the head of Maintenance is usually at your door then if it's an emergency when needed or the next day if it's not an emergency! so once again thank you Glen Meadow and we also cannot wait to see what else you folks are bringing to the community it's exciting to live here there's always something new going on or being built we're excited read more

We were so excited to move in with our kids it seemed like a great community . Unfortunately we quickly found out that management does not handle issues the way they should. Most nights all we could smell in our apartment was cigarettes or marijuana mind you this was supposed to be a non-smoking property. Our closet collapsed and we had to fix it ourselves due to it not being an emergent issue. We were surrounded by neighbors they were very loud constantly arguing and as we said smoking and slamming on the walls late at night. As I said as nice as the people in the management office are not much gets done they threatened with warnings and violations but I've never actually seen anyone get into trouble. read more

Terrible place to live. I do not recommend to anyone. Way overpriced, dirty, no amenities. When I moved in one of my closet doors was dented, the heating panel coming off the wall, dirt and dust in the vents. The paint job is sloppy and messy. Throughout the apartment you will find the previous colors peeking through and uneven coats of paint. The cheap fake wood flooring they use is coming up off the floor. That is happening throughout the apartment. The hallways are never vacuumed, there is dirt from the first day I move in and it smells of urine and excrement. There is dog waste all over the complex. Online you will be promised a playground for children. The playground is disgusting and covered in trash. I have already placed multiple calls into the maintenance department about these issues. My fridge broke twice and both times my food spoiled. Eventually they replaced my fridge. I was not reimbursed for the spoiled food. My dented closet door was replaced with an old dirty one that does not match the other closet doors. The management is extremely rude and does not care about the people who live here. They are sloppy and inconsiderate. Our neighbor was blasting music and smoking cigarettes through the vents. Management basically told me there was nothing they could do. Take your money elsewhere, especially if you have children. This is not a community for families. I almost forgot to mention. When I applied and was accepted, I was sent a lease agreement by olga for a 2 bedroom for $1,807 and then on the day I moved in and signed my lease it was $1,932. I was told on my move-in date that it was a spelling error on their part and that I have to pay the $1,932. I was mislead and deceived. Read the reviews and inform yourself. I ignored the negative reviews and moved to Glen Meadow and now regret it greatly. read more

It shows that the new management is trying to improve the living quality and customer service. The staff was always polite and willing to help. Just about every day the grounds were being cleaned, mowed and tended to. There are not many places you can rent were they advocate no smoking and accept pets. read more

We had to move out because we purchased a home, and we had to break our lease, on the contract it says we have to pay two month of rent as penalty, we agreed. However, unexpected happened, and we were really short on the cash because need to pay extra on closing the loan, this was our first home and we were very nervous, at the same time we were not aware of many uncertainties. I called the glen meadow and asked them if they can give us a break I can pay that 3400 dollar by few installment payment, maybe by 1000 a month, they said they will not tolerate this and WILL SEND THIS TO COLLECTION, I explained our situations, and telling them we are experiencing extreme financial pressure, but they did not accept our offer, we were pushed to the corner, we paid them, then later, they send us a closing package and they collected our security deposit in full, in addition ask us to pay them damage fees of 340 dollar, and this is for the install a new countertop we had burned we even did not noticed that, if we need to pay for the damage and cleaning or breaking the lease we will pay, we are not that kind of people who run away, what we merely ask is break the large amount to few smaller amount that we can afford when we are at our critical moment! However what I feel from those people was ruthless, cold, hard like rock, maybe that is the reason they can survive? It is still ok, because they legally did not do anything wrong, that their rules and policies. But we are more than a number on your balance sheet or income statement. If I can go back the time on last year summer, I will not walk into that office. read more

Over $700 a month increase in the past few years alone. It's absurd. This is how they treat good, long-term residents. Amenities don't exist here. They took away the inground pool & promised a fitness facility in its place. They promised recycling bins. Nothing's happened. Don't move here if environmental concerns matter 2 u. Dumpsters r emptied weekly, so by trash day, it looks like an inner city ghetto w/trash bins overflowing & garbage around the dumpsters. They promised assigned parking. They have no security system or cameras onsite 4 your protection. I was told years ago they were installing them. Never happened. Good luck if your apartment or personal property is ever broken in2, vandalized, or damaged. I've had the side mirror ripped off my car & had my bumper replaced 2x from other tenants backing in2 it & had to pay out-of-pocket 4 the deductibles each time b/c there r no cameras. Forget about secured mail/package delivery. The mailbox/locker situation is ridiculous. No cameras there, either. If the delivery driver actually uses the lockers, u r lucky if they actually get it right. I've had more packages disappear over the years w/nothing done about it & having 2 chase packages down myself, file claims, etc. Yet, they can spend tens of thousands of dollars building a new office. People routinely speed while children r playing around w/little regard 4 safety. U will b verbally assaulted & called names & sworn @ by other tenants while u r out just walking the complex. Don't move here if u r concerned about u or your family's safety & security. We were promised new "green" efficient light fixtures & outlets that would have cost savings 4 tenants in their electric bills. Never happened, They moved the playground next 2 the new office & took away the dog park, promising it would come back. Given their track record on keeping promises, it's doubtful. They let bad neighbors harass good tenants & do nothing. U have 2 fight 4 any updates when things break down, even a refrigerator that's a fire hazard b/c it's 25 years (maintenance est.) or older & malfunctioning. A toilet that continually clogs & is never fixed. Gave up asking & bought a heavy duty plunger. A garbage disposal that took 3 attempts 2 replace correctly, while continually leaking all over the place. One time the washer broke & it took them over a month 2 get it fixed. I had 2 go 2 the laundry mat after waiting weeks 4 the repair. A bathroom fan & a/c unit as old as the complex & will cost u a fortune in electric (isn't effective on cooling, either) & they will not upgrade (asked & rejected). U can't use window a/c's of your own, either. When they converted from electric heat 2 gas, it left a gaping space of bare plywood w/o carpet under the new baseboard heaters that they refused to replace the rug. They now put plank flooring in units after tenants move out, yet I had 2 fight for & jump through hoops 2 get plank flooring as a current paying tenant. Regarding insects & pests, I have had ant issues & a major stink bug issue these past 3-4 years that I've had 2 battle 2 get addressed, going so far as having 2 threaten w/calling the board of health. Been years now that I've had my bedroom windows open out of fear of infestation again. They got in2 my curtains, bedding, clothing. Disgusting. This is the first year in a long time I can put furniture on the porch. Not 2 mention, if u have pets like I do, stink bugs pose a health risk 2 them if they ingest them they get very sick, requiring an expensive vet appt. I recently had mice & the exterminator came out while I was at work. I came home 2 find one of those sticky traps in the middle of my kitchen floor. My pets could have easily gotten in2 this trap, injuring themselves. There's also the possibility heat & hot water will no longer b offered inclusive, we received a notice be4 on this. They keep going up on the rent, pushing u 2 the breaking point. It's just not worth it. Find somewhere else that has actual amenities & u get what correlates 2 the rent u r paying. read more

Apartment Management is rude and awful. Did not listen to people, increases rent upto 20% every year, which is really high. Although they have no smoking policy, but maintenance people smoke in the open. When leaving the apartment, they put ridiculous charges like replacing the carpet( on top of professional cleaning) and charging the remaining carpet life to people leaving etc. There were instances of recent theft and managment was indifferent for the same. They are no longer interested in making the place a safe place for the people living. read more

My rent has increased $478 in 2 years!!! For the amount of rent they charge there are no amenities except some charcoal grills a very small dog park and a run down playground. Awful management. You do not want to rent here. They bait and switch on units. They consistently raise the rent significantly year over year. The upkeep is poor. Community is a mix of college and elderly with poor activity from both. Response to service requests are slow at best, or more often than not "lost in the system". Unfortunately, I'm a current resident at Glen Meadow. If you are African American, please avoid this complex. The front desk receptionist, Jennifer, is racist. She took a picture of my car because my daughter's father and his cousin (WHO ARE BLACK) was parked outside my home at 2:00 PM in front of my building putting my daughters in their car seats. She did not question them but instead took pictures of my car. When I called her, she stated that the issue was that I did not have a parking sticker and cars are going to be towed. KEEP IN MIND THIS IS AT 2:00 PM! There isn't visitors parking spots, so apparently you can't have visitors. Next thing she stated, well I saw two men I didn't know entering the complex and they had a key; it's for the safety of our residents. SO NOW SAFETY IS INVOLVED?? WHY BECAUSE THEY ARE BLACK? If they have a key, why is that a red flag????? Oh, and my daughter's father has been to my office over 10 times and she claims she did not recognize him. Jennifer is very unprofessional and RUDE. Another thing is rent increases each year without any updates to the facility. Only amenities is an outdated park and a filthy dog park (basically a fence wrapped around a yard). If you have big packages sent, you can only pick up packages at specific times. Always an issue because I wok during the times of pick-up (noon-1pm, 3-4pm) Please look at other surrounding complexes, they offer much more for your money and hopefully their front desk receptionist isn't racist. I pray that I am able to find a new place to live SOON. read more

We were originally going to move to another one of Equity Residential properties, but that had "rodent issues" (basically squirrels dug into the roof burrowing into the apartment), so because Equity owned "Glen Meadow" we elected to move there as we were informed numerous times by the a leasing consultant that "they don't tolerate anything" at this complex and they were 'so sorry' for what we went through with their sister property. She even, in front of us, while opening up the apartment that we would subsequently lease, conveyed to us, that the woman's sign on her door across from us *to be careful of her cats because they escape* is "obnoxious" (which it wasn't... if you aren't home... and you desire maintenance to know that you have an animal that can quickly leave IF they were to keep the door open) and that her tidy cat empty boxes left near her door where "not acceptable" and that she "loved making calls to individuals" that are going against the rules and regulations of the (lease). WE thought wow, here's someone who doesn't tolerate anything and is on top of her game. WE found out very quickly (after the lease was signed ironically) that's NOT the case. When we moved in, she conveyed to us that the apartment was vacant for "quite some time", and that there was all new carpet as that's the least they could do she stated since she knew the issues we had at Equity's other apartment complex and she "felt bad" for all the trouble we were experiencing as we were in limbo as to where to go at this point as that complex didn't have any more 2 beds available. **All new carpeting, but again they must have found mice because we found these in the closets and the dates on them were fairly new. Plus you don't install new carpet into an apartment and then set up traps (see picture) after the fact, unless you know you have seen things in the apartment as you were working. At this phase, we were tired of the transfer process, our lease was up at another local complex within days... which was significantly higher in rent, but we perceive now that it deters against certain individuals living there i.e. their dog breeds and the number you could have was 2 versus the 3 here, and larger breeds such as huskies were NOT allowed. We hadn't even moved our furniture in, however as you get the keys you would have needed to sign the lease first and PAY THEM, and we heard loud yowling from MULTIPLE dogs and a yapping one which goes against their pet policy with how many you are allowed, but with the yapping one, they were just "babysitting" (convenient story to tell) and the letter we received from the tenants stated the community manager herself KNEW about the 4th dog. WE have that letter. We made the leasing office aware of this issue as soon as we received the keys (the yowling). It's ALL in emails with corresponding dates. We were informed over and over, that this is all going to be corrected and will definitely not be tolerated. What we have witnessed wholeheartedly was that we were lied to immensely. We can only conclude they worry more about renting out the apartments when they are finished than to evict offenders of the lease who they clearly state IN WRITING they issued multiple lease violations to. But buyer beware of this tidbit of information PRIOR to signing your lease with them. These complexes can and it seems like this place does, ENFORCE the lease and the violations via eviction ... ONLY when they desire to-they don't have to (it looks bad on them if they don't though), but even if someone is violating the lease multiple times, if (as our lawyer said) the office knows the tenants that are violating the lease, likes them in any capacity, then the one that pays the price is YOU. So if you rent here like we have, they won't do anything if you hear multiple dogs etc., because your sanity versus what they would have to pay to evict someone is not worth it to them. read more

This is probably one of the worst complexes we have ever lived in. The rent is EXTREMELY overpriced for what you'll be getting and is no where near worth it.... in surrounding towns you can pay the same amount or less in a quiet, well maintained area with more amenities and still have paid utilities, ex: pool, tennis courts, etc. it's very noisy here and in the warmer months expect to see officers here almost every night. We've had other tenants tell us often windshields are smashed as well as other vandalism to vehicles and then they'll tell you about their current or previous drug problems....(our experience with that was the first time meeting some of our neighbors) Most tenants don't leash there dogs, we've been attacked while walking ours quite a few times.. We can't stress enough to save your money and not rent here!! We are counting down the days till we can leave and actively looking for other apartments. If it weren't so expensive, we would terminate our lease early. The only positive things we have to say regarding this complex are the maintenance workers are extremely friendly and the manager Lynn is out of this world, she goes above and beyond and is truly amazing. read more
