    I hired Greg Howell (Howell Insurance and Investments) to place builders risk coverage on a…read moreresidential rebuild in Denver. Here's what happened, with numbers. He placed a surplus lines policy at $4,204.38. I later learned it covered only seven months -- not disclosed to me at placement, on a project that was obviously going to run longer. Annualized, that's roughly $7,200 for $450,000 of coverage. I recently had the same risk quoted by a different broker: same property, same $450,000 limit, same prior loss history, fully disclosed to the underwriter. An admitted carrier wrote it for $869 for a full year -- roughly eight times less than what this placement cost me. The cheaper policy is also materially better: ordinance or law coverage of $450,000 vs. $100,000 (which matters enormously on a rebuild), a $5,000 theft deductible vs. $15,000 (on a property with a known trespassing problem), and admitted rather than surplus lines, meaning state guaranty fund protection and Division of Insurance oversight I didn't have. The policy he sold me also carried a 100% minimum earned premium, so there was no recovering anything once it issued. Separately, he told me not to worry about his commission, then invoiced me for it about six months later. I told him to take it straight out of my escrow, and he did. When I raised all of this with him directly, he stopped responding. In his public review response, he wrote that his door is always open and that he'd welcome the chance to discuss this fully. So I took him up on it and reached out again last week. Still not a word back -- just over two months of radio silence now. He offers a conversation in public and refuses it in private. One point worth weighing carefully: in the owner's public reply, the single specific, checkable claim is that his commission "has not been made." That is false. I instructed him to pull it from escrow and he did exactly that. When the one independently verifiable fact in a response is untrue, it's fair to weigh the rest of it the same way. Bottom line: I paid roughly eight times the going rate for worse coverage, and a different broker found the better policy in a single day. Get a second quote before you use this guy.
