Todd is absolutely a TERRIBLE DISHONEST HOME INSPECTOR! BEWARE!!! His faulty inspection will now cost me between 5k-7k for a new air conditioning unit. This should have been caught during the inspection. The inspection was done last month and the AC broke right after moving in. I have asked him to provide the limited warranty I am entitled to in case his inspection misses something and he has blatantly refused to provide it blaming my realtor, the seller, and just about anyone except himself. This is not my first home and I have seamlessly had to deal with something major breaking down after a home inspection. The LIMITED WARRANTY SHOULD COVER IT! That's why you have it. I have now had 3 INDEPENDENT COMPANIES come to check my AC unit and all have come to the SAME CONCLUSION; I NEED A NEW AC UNIT! His report and email to me stated that I should have the AC serviced, but that it was in fair condition. This man told me over the phone, and my sister and realtor who were in person during the inspection, the same thing. I even contacted the company Todd recommended to use for servicing the unit, in addition to 2 other companies I called myself. All 3 companies concluded the coils were leaking and had to be replaced, which would cost between 1,500-2,500, but that this would only be a temporary fix because the unit was in terrible condition and should be replaced. Todd is so dishonest that he called the company he recommended (Mike from C&S A/C Services) and asked him to call me to recant the whole assessment of needing a new unit! I could not believe that now Mike was calling me to go back on his word, saying he had not really recommended a new unit and that this was not Todd's fault. TODD IS A FRAUD AND BUSINESSES LIKE, Mike from C&S A/C Services who are willing to lie and go back on their initial assessments ARE FRAUDULENT WITH HIM!!! read more

My wife and1ist are 1st time home buyers and hired Todd Johnson to inspect what we thought was our dream home.Todd started the inspection and explained to us because of the slope of the yard water runoff would always be an issue with erosion. Then he got to the roof and explained it would need to be replaced. I recently had a home inspection by this company and they saved me thousands of dollars! The owner of the company, Todd Johnson, did my home inspection. He ended up finding water that was leaking through the foundation and into one of the walls. He pulled the carpeting up in the living room and there was black mold growing everywhere. He also found a hand-full of electrical and plumbing problems in the home that were critical issues. I was told the roof was only 10 years old but Todd's report indicated that it was much older and in poor condition...the roof needed to be replaced! This was a bank-owned home. I showed this inspection report to the bank and they ended up dropping the price by $30k to fix and clean all of the stuff from his report. My wife had scheduled Todd to do our home inspection on a home we were purchasing. I've bought many homes through the years and my opinion was that they were all the same. In a few hours Todd changed my opinion. He arrived to our appointment early and was very professional and genuine while he briefly explained what he would be doing and where he would be. He actually got up into our attic crawl space and was up there for quite a while. While up there he found duct work in our attic that was disconnected and blowing cold air into the attic (even though the duct work was just recently replaced). He also pointed out multiple items with in the electrical wiring that were not up to code, and were a fire hazard. With Todd's report we were able to make a more informed decision on weather we wanted to offer asking price on our home. We found a home that we fell in love with, and we made an offer. It was perfect. However, our view of perfection changed when Todd came out. In the first 10 minutes, he found several major issues that we would never have spotted. He aborted his inspection and only charged us half of the agreed amount, and we withdrew our offer on the house. I should mention that Todd came the very next day. A week later, we found another house, even better in our eyes. Late Monday afternoon we made an offer, and that offer was accepted. At 7 am Tuesday, Todd was there to do his inspection.
