I pointed out the activated damp rid in the closets multiple times a few feet from the bowed bubbled walls with white paint slapped on them, but unfortunately our inspector Donnie was more interested in catching all the Pokémon not the major defects in our home. My children now live in a construction zone with nothing for the holidays due to waypoints negligence. Always do a full report to NIPR against their license number, it is in your inspection report!!! Inspector missed several issues, the worst ... a completely shredded truss (2 were bad) and ripped ductwork both immediately visible at attic entry. They're also missed a huge hole in sewer pipe in back (immediately visible from the box in the ground). Their mistakes are costing me thousands in repairs. When I filed a complaint, they handed me off to someone claiming that he was working in my best interest... they offered to give me my inspection fee back x 2 if I kept my mouth shut and didn't tell anyone... AND defend them if it ever came to that. Nope. Sorry. Honesty is the best policy. Would never trust them again. read more

I was given the information for this company from my real estate agent prior to purchasing a new home. the "inspector" completely missed a very important electrical issue/fire hazard. Not sure why he checked out the fuse box if he didn't know what he was looking at. This company is very dangerous, i had an electrician come fix the problem to the tune of $1,500. It was something that should have been caught, how do I know? The report says he checked it and it passed. I had another inspector look at it after the fact. A few weeks ago I purchased a new home and hired waypoint property inspection. Shortly after the home inspection we closed on our house. Before we moved in we had a contractor come in to some minor updating to the home. There were several things that were pointed out to use that waypoint said were in good working condition that were not. One of which is the tankless hot water heater. They said that it was in good shape, but after a quick look at the unit it was obvious that it was leaking water. $1,100 later we had to have a new one installed. I reached out to waypoint and they requested that I send them pictures of the unit leaking. I sent them several photos including some that showed long term water damage below it. They told me that it's not the responsibility even though they stated that it was in good working order. They said that there was a small laundry box blocking some of the view. So instead of either moving the small box to properly inspect the unit they decided to just mark off on the inspection even though they admitted they didn't actually inspect it. I expressed that I was upset and concerned that I paid them over 600 for an inspection that they clearly did not properly perform. At this point they do not care. DO NOT HIRE THESE PEOPLE read more

I had a very similar experience as others where they sent a young, inexperienced inspector who missed SO MUCH - the most dramatic being a 'leaky faucet' which turned out to the main water valve and cost almost $10K in plumbing after I was in the new house. on 9/22/25, I had a house inspected and did not move in until January 2026, It appeared went well and gave this company a good review. first GFI in garage kept tripping, called an electrical contractor and found previous owner ran an extension cord under ground I had to fix going to an outside fountain in the back yard, next spare bathroom sink drained very slowly, called a plumber, Stoper had the plastic still on it coming next day, ran the dishwasher, water all over the floor, would not drain. plumber said it wasn't hooked up. inspector said and showed a picture that it passed. $144.00 later. pictures to prove before and after. trust me save your money and inspect yourself $866.00. save yourself a lot of grief and money. If I could leave no stars I would. This is the worst inspection company you could use. They sent an unexperienced "inspector" to a house I was buying. He couldn't answer any questions I had and missed many vital things that should have been inspected that I noticed after moving in. I would have been better off doing the inspection myself. Appliances needed repair the day I moved in that he didn't check, smoke detectors didn't work, so he obviously never even bothered to check them. Electric needed replacing after moving in, plumbing needed repair as well. I don't know what he inspected while he was here but obviously nothing. I recommend using a different company if you are buying a home. read more

I used them years ago and they used to be great. I just contacted them today to have another inspection done on a home I am purchasing. I spent 30-45 minutes on the phone with one of their customer service personnel. The entire phone call, the person sounded half asleep, mostly unresponsive, and couldn't even answer my questions. They sounded like they had no idea what they were doing. I eventually had enough of trying to make sense of the call and just hung up having completely wasted my time. After I hung up, the person attempted to call me back 4-5 times repeatedly even as I ignored the calls. Based on this experience and other current reviews, I would no longer recommend this company. Their standards and quality seem to have slipped substantially from several years ago. read more

BEWARE. If the the quality of their business practices are a reflection of the quality of their work, use someone else. Impossible to get on the phone to start. After waiting nearly 30 minutes on the phone with the automated system telling me I can also book online I decide to it online. Booked and paid for wind mitigation inspection only to get a call back stating the pricing online was incorrect. Instead of $75 it would be $125. This is not about $50 it is about that they were non apologetic about the mix up, just price is wrong if you want it you will need to pay more. I do not know any business who would not at least be apologetic and offer some compromise. Had they even been mildly empathetic to me about their error, I would have paid the difference and moved on, but nothing. Online price is wrong it is $125. RE: Regardless of statements. Any e-commerce solution should prevent a customer from checking out with only a wind mitigation inspection. You have a problem with your e-commerce option and you should resolve it. read more

The pool inspection was basic but covered the mechanics, leaks, lights and heating. After moving into my new home Sept 2022, I found that Waypoint inspector A J Pena did not perform the job I expected. Even though I paid the $600 fee and the additional $150 for re-inspection, I am stuck with paying for repairs he did not re-inspect or notice in the 1st inspection. The brand new fridge with ice maker/water was never hooked up to a water line. Items he was sent out to reinspect were only partially done, ie 4 point inspection items. In the mean time the plumbing, sliding glass door, etc problems remain. I am very disappointed with Waypoint and do not recommend anyone use them. read more

I used Waypoint twice within 3 weeks and paid to have the 4 pt, wind mitigation, mold, and pool inspections. First inspection was very thorough and report was spot on which gave me the opportunity to have the sellers fix and or me continue with the purchase. I did not purchase that home. The second inspection by a different inspector was not so good. There were several thing left out of the report such as a live wire wrapped around a tress (which I was told to get a licensed electrician out and submit the quotes and they would reimburse me which they did not), not a picture of pool and some tiles needed bonding, the air conditioner had so much lint on in it that the condenser blew up a few months later. Should have been caught especially when it was only 2 feet away from the dryer vent he said needed cleaning. The second roof was not checked off on the paperwork just said cutters needed cleaned out. Well that had to be replaced today. He stated on one of my documents that there were no window coverings and clearly saw the Kevlar panels in the garage along with the attachments around all the windows. I am not out at least $20,000 because of this I didn't have the choice refuse to purchase this house or have the home owners fix the problems. I was given a choice to take $1854 or nothing. WOW some company. You would think they would care for their clients safety and disputes and stand behind what they say they were going to do. I could go on and on about all the discrepancies there were but these were the most major and costly ones. Had they just come out and handled the situation instead of ignoring me this may not have had to happen. I'm glad they care so much about there client instead of just racking in the money. Do not trust this organization with your real estate inspection. They do not do a thorough job, they missed $5,000 is roof damage and when i followed up with them. I was told tough shit. If they would have done their jobs we would have required the sellers to address prior to closing. Apparently I can't respond to the response from the business owner, so I'll post this as an "updated review". Let's address your claims one at a time: 1. The leak SOAKED the walls throughout large portions of the house. And yes there was visible mold, admittedly small but an experienced inspector should have realized it could potentially be mold and alert us that further investigation would be needed (which is something inspectors have previously alerted us to). 2. No-one asked you to take apart any walls. There apparently is a $20 tool that can be used to detect the kind of wetness in a wall that was present here. Also, the fact that you didn't detect a leak -- not just the mold -- also begs the question what your inspector was doing exactly. 3. The inspection agreement says we have to give you notice and then you have two weeks to inspect it and if you agree with us, you'll repay us the cost of the inspection. So you expected us to let mold grow for two weeks, terminate our tenants' lease, hold off on repairing anything, so that maybe, MAYBE, we could recoup $400-500? This was obviously written to allow you to then claim "well you didn't give us an opportunity to inspect!" 4. I decided to post THE TRUTH because after we provided you ample evidence, you decided this wasn't your problem. So I would like everyone to know that they could have a problem just like this, and your inspectors could miss a giant leak and soaking wet walls. 5. I didn't allow you the opportunity to explain to us your side? What do you call multiple calls and emails with my husband? You asked for pictures and proof, we provided everything you asked for, and then you slammed us with a letter from your lawyer threatening us with SANCTIONS if we pursue a lawsuit. Yes, SANCTIONS. The story - A few days after taking possession of the house, we started to notice that it was considerably hotter upstairs than downstairs. We gave it a few days, law of thermodynamics dictates that heat raises, we all know that. Never got cooler. Problem, one, the outside breaker for the ac was shot, the unit did not turn on. What was on was the air handler (the part that's in the garage) pushing the fan. No real ac but just the fan flowing in the house. No big deal, 40 bucks for new breaker and problem solved but made us wonder "was it even on during inspection". Still no cold air on the 2 of the 3 bed rooms upstairs nor in the bathrooms (2 upstairs). Downstairs was cool and comfortable. Around that same time, my wife got so sick she thought she had covid. Tested negative. We called an ac guy and he said that the ductwork upstairs were pinched and that's why there is no airflow on all but one room. They quoted us $1,600.00 to fix this issue. The wooden plenum needed to be replaced because it was not sealed and it was just pulling dirt from the garage to the inside of the house. Also, what he thought was mold (my wife is highly allergic to mold, hence why she got sick). Wood and moister, not a good mix especially in Florida. The plenum was not installed properly and sealed with tape that looked like it was coming off. Also, the air handler had that foam thing on the sides of it to sealed it to the wall. It wasn't behind the wall but right behind insulation. From the air going through it, it went from yellow (or pink whatever color insulation originally are) to black. It was a mess and disgusting. To make a long story short, we ended up having to install a UV light inside the air handler to help with the bacteria and mold, replaced the janky plenum with a proper one (aluminum not wood this time). Total cost, over 7k and that's not including the $1,600.00 to fix the air flow situation upstairs. We ended up having to take out credit to get the UV and replace the plenum since it was a health concern. We are a 100% no credit type of people but we also don't have that kind of money sitting around. Called WayPoints and spoke with a few people. Was promised a call back. No one called, I called again and finally they sent someone to check things out. The guy they sent 100% trying to debunk every single thing we told him. To be fair to him though, no real surprise there and expected for someone in his position with the company. He said that the ductwork is a "defect in the way the house was built, no space" and the plenum "yeah, this is a normal design in Florida but there's better designs and better updated ones now on these things." Well, that would had been nice to know, you know, before we purchased the house so we can negotiate that with the seller. Literally the reason why we hired them was so we won't have unpleasant surprises 3 days living in the place. I understand things break, like if the fridge died a week later, for example, sh** happens. We strongly feel like we should not be the ones paying for this. I know these guys are not mold experts and can't legally take apart the plenum while not our property or go deep in the ducts but at least say, hey, this looks shady. You might want to have someone look at this a little closer. It literally took me 5 minutes and a piece of paper on all the upstairs vents to know there was no air flow. I called him 3 weeks later since I haven't heard back. To be fair to him, he did say it'll be a while. He said there's nothing they can do to compensate us. But can give us a discount on air quality test valued at over 300 dollars. He kept saying "sorry you didn't find the perfect house", and would not shut up about the house being 40 years old. One, there is no perfect house. You can build one from the ground up and it'll probably won't be perfect. And honestly, it was kind of condescending. And two, no sh** Sherlock, all the houses in this Northdale neighborhood were built in the 80's. We knew that. He suggested talking to the neighbors to see if they have the same issues upstairs. Except this is one of two houses in this block that's two-levels and I'm not going to knock on some randos door to see if their air flows well upstairs. He had mention that from the pictures, the ac seems to blow air from the vents. Yeah, they only took one reading and that was from one vent on the first floor which I've mention was fine, the issue is upstairs. When I said this, he said they only do one reading. If it's a two-level house, why wouldn't you take one upstairs? Seems like a missed opportunity. Listen guys, like I said in the beginning, most reviews are good but pay close attention to the bad ones also. Our inspector was kind, he wasn't rude but I feel like they did the bare minimum to get by. We called our lawyer to see how to move forward. That's where we are at. read more

I can't say enough great things about Waypoint. I've actually had to use them twice in the past month for properties I was purchasing. The first inspection actually ended up miserably failing. Oliver and Joe were so efficient and kind. They were very apologetic about their findings, even though they were just doing their job. We stopped the inspection halfway and they went out of their way to cancel the rest of the inspections for me and refund my money since we knew we weren't going to move forward with the house. Also, they offer a $100 credit on your next inspection! Next time I had Joe and David. Once again they were so efficient and detailed. They explained everything to me and went picture by picture through their findings so the report wouldn't be a surprise. I had the report by the end of the day. Since Yelp doesn't let me respond to Business Owner Aaron S. about the shoddy inspection he did on one of my properties, I'll just write another review about how his response is disingenuous and a perfect example of someone trying to cover his butt. Again, I was not expecting any inspector to tear down walls, but I was expecting an inspector to warn me of potential problems. Again, I refer to the picture of the master bed room closet. Your inspector should have noted that in his report. He didn't. Those marks were there at the time Warren Stephens did his shoddy inspection because I asked him about it. He told me it looked like a bad paint and grout job. I've used numerous inspectors before (and oh, how I wish I had used them this time) and they all alerted me to suspicious things I should get checked. My complaint has never been you didn't break down walls to find mold or leaks, so stop saying that was what I expected. What I expected was for your team to have the knowledge and experience to see something like the picture below, use a $20-$30 moisture detector and tell us "Um, yeah, something is going on behind that wall." That would have been the decent, expected and proper thing to do. Instead you made me spend hours on top of trying to get this repair done, and tenants in a home, sending you documentation when all along you were going to send me a threatening letter saying I get nothing, oh, and we'll impose legal sanctions on you if you pursue this. Nice. very nice. You have offered me nothing and I will continue to tell the truth about how poorly you've handled this issue. Also, stop saying that the mold wasn't there when you inspected the home. You saw the pictures I sent you. This wasn't a case where a little mold cropped up due to a recent leaky pipe. This was long term mold and you know it, so don't try to save face on here by saying there was no mold when your inspector was there. Also, if you don't check for mold, how can you be so sure there was no mold when you inspected the place. Stop trying to cover your butt, Aaron and fess up to the shoddy job your team did. Furthermore, this idea that I was supposed to contact YOU instead of taking care of an escalating issue in a property that was looking to be occupied, is ridiculous. You did a shoddy job and, again, you're trying to cover your butt on social media, but you and I, and everyone else reading this, knows that's not realistic and how things work. So, please, by all means, respond to this so I can leave more truthful reviews of your shoddy service. read more

I contacted Waypoint to complete the inspection on a new property I was purchasing in the South Tampa area. It was easy to get scheduled and they were very accommodating to a time/day that worked for my realtor and me. On inspection day they were prompt and had already arrived and begun working by the time we arrived at the property. David and Chris were very thorough with every room in the house, not to mention the roof and attic. Every nook and cranny of the house was examined in detail and they did a comprehensive review of all of their findings with us before leaving the property that day. Much to my surprise I had the entire inspection report, 4 point inspection, and wind mitigation report by the end of the day. Terrible! We paid $1000 for an inspection that failed to tell us that our Air Conditioning didn't work and needed significant repairs, our washing machine needed replacing, our refrigerator needed repairs, and the most recent was that (despite a termite inspection), it looks like we have termites. The inspectors were nice and courteous, but what did we pay $1,000 for when everything falls apart and they don't take any accountability. When I brought my concerns to their administrative staff, they basically said I can return a satisfaction inquiry that would not do anything whatsoever. Don't use waypoint. read more

I chose Waypoint because of the outstanding reviews on Yelp. They were a bit out of my area but the reviews were quite compelling. That said, they performed a cursory inspection which is not what I expected given the price ($650). Anyone who has purchased a property in their lifetime knows that there is typically a seven day window in which to perform the inspection. Waypoint came on our final day and promised the report that same day. It came the following day. As to the inspection itself: The inspector did not even look at the attic which is appalling-and his excuse was that the roof needed work and there was therefore no reason to look at the trusses. When I called him out on it, he told me there wasn't a lot to see...but honestly,he didn't even look so how did he even know and yet still charged $650?? I asked the inspector to come back on Friday to look at the attic. His office said that he would call. Nothing. I finally hear back from him today (Tuesday) and his excuse for not being timely was that his "office didn't tell him about the call" and "his computer was down all weekend and he had to rebuild it." Seriously?? He had no access in 2019 via phone, iPad...he has no other piece of technology except his computer? C'mon people. That excuse doesn't hold anymore. The company just has poor customer service. They are now placing multiple calls to us in an attempt to thwart a bad review. Buyer beware is all I can say. They most definitely do not live up to their great reviews. read more
