When my husband and I…read morewere first looking to move to the area I did a quick search for real estate agents on Yelp, Ryan's paged looked great and since it said he responded to Yelp messages typically within an hour (because who wants to pick up a phone?!) I figured I would reach out to see if he had any last minute availability to show us to a few properties and he did. Although Ryan's office is based in Chapel Hill don't let that deter you, we were only looking in Raleigh. He knows all the ins and outs of the Raleigh neighborhoods and can get here quickly when you need him. We went under contract only two weeks after working with him. He uses Patrick with a local home inspection company to do the inspection and he did a thorough job. After the great inspection Ryan said the only thing left he could think of was a metal detector test of the property, since the house was older and there was a small chance of an underground oil tank. We did the test not thinking much of it and turns out there was an underground tank and it had extensively leaked. Ryan and his assistant Karen headed up making all the appointments and getting the right people out there to deal with the issue. Sadly the seller didn't want to really deal with the issue so away that contract went. Since Ryan knew what we were looking for was kind of niche he sent us a property here and there and we kept our eyes open as well. When a house popped up on the market on a Thursday night we text him if he could meet us there the next morning to take a look. He did and we feel in love. We put an offer in that day and started the process all over again. The second time around we worked with Karen a lot and she is great to work with as well. We successfully closed on this house and love where we ended up. An additional note since Ryan works in a group with a few other real estate agents if you need to see a house in a hurry and he isn't available, he will coordinate with someone in his office who is. Team work for the win!

    I rented from Milton from 06/01/2016-07/31/2018 and my experience with them was subpar at best…read more During my time renting with them my request for repairs went unrecognized unless I directly emailed the office. Our air conditioning broke 3 times while living there and took at least a week for Milton to send someone over to take a look at it every time. It was partially fixed the first two times. I'm not sure about the final time, since I am no longer living there. Milton sent handymen to our apartment with keys without our notice, which we did not say was ok. The handymen told us, "We were told no one would be home since you are students." We never sent Milton our schedule, so it's unclear how they confirmed we would not be home. We had a hole in our back door the entire time we lived there that affected the heating bill in our apartment. Milton realty's method for fixing it was to adhere a piece of foam to the door. Lastly, our back door's exterior glass was cracked by the lawn service in June of 2017 when the lawn mower kicked up a rock that hit our door. We contacted Milton multiple times about this since we were unable to use the door due to glass falling out. We were told that the delay in fixing it was due to the part being on back order. Surprisingly, we were contacted a few days before Hurricane Maria was set to hit the North Carolina coast in late September 2017 that they were going to fix it the next day because they didn't want excessive hurricane damage. It was timely that the back ordered part came in 3 months after the original incident right before a hurricane was set to hit. I would not recommend Milton realty to anyone looking to rent in the Lillington area. Of the numerous people I know that have rented from them, not one person has had a positive experience.

I took videos and pictures before i moved i put anything anywhere. They don't have no type of communication i have to call them or ask them question like why they gave me 75 extra on my rent for a renewal but didn't put it in the description now im talking to my lawyer to see if i even have to pay it or wait until my renewal is up. Not to mention it a 12 months lease moved in September they took one month off our lease so instead of it being September when we renew they did it a month early which is August. I kinda let my husband deal with it because if i do it be a whole another issue. Would i recommend only if ur in a fuxked up situation with credit since they go low as 580. But just get an apartment that doesn't go off your credit. Tbh not worth it at all.

    I would only recommend Milton to an individual that I wished misery, money wasted, uncertainty, and…read moreabsolutely no advocacy on their behalf to sell their home. This is not written lightly. If you want to buy a brand new home, hopefully one that her "husband" built, and accept full price, and challenge the Miltons on nothing- she will remain sweetness and light. However, if you need an agent to actually DO WORK, problem solve and advocate for your interests, run for your life away from Milton. Once questioned or challenged or even asked for solutions, you will meet a very different Ann Milton- flat, uninterested and bored. Please know that if you have made the terrible mistake of retaining her as a seller's agent, in my experience, she only shows homes to buyers she represents. This is because she wants the full commission. After escaping her, and advertising my home on Craiglists, I had four (4) separate individuals, reputable and unrelated, state they repeatedly called Milton to view my home and she never returned their call. Another character issue to consider: Milton's husband had the water turned off on a home where a tap had been shared for decades. The very next day- THE NEXT DAY- Milton contacted the buyer and offered $130,000 less than the FMV because they had orchestrated that the home would have no water. But they have Christian scripture posted on their social media. Note that any negative reviews will be answered by Milton with sugar and honey. It is incredibly fake. Don't fall for it. After she gets your name on the listing contract, she's only concerned with one goal- ruthlessly obtaining her 7% commission. I can't suss out any value she added to the transaction, other than the professional photos, which she did not take. Also be careful- if you end the listing agreement early, she checks the clause that she can recoup any funds she had expended to sell your home. Retaining her to sell my home was one of top 10 worst experiences of my life. This is not an exaggeration.
