We accepted a offer in less than 10 days that our house was on the market from a buyer who used John with the Loan Nerd as the lender and provided us with a loan ( Approval ) a full approval and a 21 day close.the approval letter stated all the Taxes, income and Funds were ( Verified ) and with a quick close we were lead to believe they were through the first round of underwriting, unfortunately this was not the case, now we do not know what the buyer presented to John with the loan Nerd during their initial application but once we went under contract we believe there was no reason to flush out any issues with income and taxes during the 7 day options period at least every lender we have spoken to has told us that should have been known in the first few days. we never heard of any issues and was repeatedly told everything was on track by John and the Loan nerd fast forward to 3 days before closing we were only told there was a small issue in dealing with the VA and it would be resolved on a day , we were due to close on 11/12 after a couple of more days they came back with they needed to clarify something with the VA and they were closed as it was veterans day and asked us to extend for 1 week we agreed since it was already past the point of no return, it was right after the extension only a day we were told the actual truth that the buyer Amended their taxes and those taxes cant be used for 6 months. at no point during the previous 30 days was it relayed any to me or my Agent and possible issues on taxes. as a matter of fact we were re assured all was good. then a few more days later John with the Loan Nerd told us they could not qualify for VA and switched to FHA and that he already SECURED ANOTHER APPROVAL AND SENT To UNDERWRITING AGAIN ( not a Qualify but approval ) This on FHA loan we reluctantly agreed to allow this to go on since we have lost some much critical time and the house has been listed as pending and lost easily one or 2 buyers in that time since 7 houses in the direct tiny neighborhood on the canal went pending in the same criteria since we accepted this offer . well the FHA approval went to the underwriter then needed some clarification and a audit on the Buyers P and L since they were a small Business and needed another week. i want to stress that John with the Loan Nerd has been repeatedly telling my agent multiple times he was 100% confident he could get this across the finish line and promised it was going to close and to trust him and not cancel , this went on for a few days then told us they were waiting on the CPA for their Audit, each time they kept blaming the CPA for the delay in the Audit over the weekend on 12/7 we were finally told that in fact they cant use their 2024 taxes and have to wait to use their 2025 to try and RE-qualify in jan/Feb they have tried to blame the CPA for not being approved due to the delay in the audit but that does not fly with us since they tried a couple of other lenders beside the loan nerd we were told and those lenders said he could not qualify. it was only John with the loan Nerd who kept telling us he was 100% confident he could get the buyers approved and push this across the finish line, in the end We had to cancel it all together and move on at a time when there is not alot of activity and out thousands and thousands of dollars and potential buyers due to John and the Loan Nerd verifying what the buyer presented to him. going forward if we as a seller ever see a offer with the approval letter from the loan nerd we will not be accepting it. we have 0 Confidence in the loan nerd when telling us he can get someone approved

I decided it was time for a change. I was not feeling very hopeful. Until, I meet with Kristie from CG Realtors group. Immediately, I was impressed with her. She brought all comps for the area (others did not) and told me my was house was priced right. I did not hear the usual "it has been on the market awhile you need to drop the price." There were not typical realtor lines. She explained her marketing strategy. I liked she did not think her job began by taking pictures and ended with listing the property on the web. My property was under contract within 2-3 weeks of listing with her. We were a week away from closing when the deal went south. It is November and traditionally not many deals happen then; however, I had CG Realtors Group working for me. Within 2 weeks, we were under contract again. This time there was a bonus - We closed EARLY! HARD WORK, DEDICATION, AND A TEAM THAT WORKS WELL TOGETHER are only some of the many attributes that make up CG Realtors Group. Everyone I came into contact with at CG was pleasant and performed their work in a timely manner. I worked with other Keller Williams Metro groups and Krisitie's group far surpassed them in efficiency, ethics, willingness to go the extra mile. I believe this problem started after I filed an eviction in Harris county. 4 days after I filed eviction, I started getting an average of 4 calls a day from these people try to get me to sell my rental house. They were very pushy and asked questions that was none of their business and became agitated when I refused to answer the questions. I did notify each different agent that called that I was on the do not call list, but the call still kept coming in. When I did not pick up the phone, I started getting annoying texts from them. I got so fed up I called the office and told him do not call me ever again. Guess what a week later they still call me several times a day. These scumbags will keep calling you till you sell your house through then. Reported these people to the FCC.

But Michael has not used Shannon for realtor service before-- but his client has. When Shannon called me to introduced herself, I made it clear that I would have to see the houses in the evening after work or the weekends. She was fine with that. Throughout the process before things changed, her service was "ok". In one month's time, we went and looked at 5 houses and sent about 5 offers. As my realtor, I do not pay her directly, but she earns a 3% commission through my home purchase and this equal to $6,450. What changed? As the option period ends on Friday (2/5/21), Shannon seemed to withdraw. So far, we went and view the house 2 times from the time we signed the contract till now (viewed on 1/31/21 and 2/1/21). Shannon does not seemed to make effort to let me get in the house this weekend when I texted her on Friday morning telling her that I need to get in the house this weekend. I do not understand why my realtor can't make arrangements to let me get in the house. Is it too much to expect from a realtor? What do we expect from our realtor service when they earn 3% from our home purchase? Is it too much to ask if we need to have access to the home for 2-4 more times before closing? If the realtor can not be at the house, do we expect her to make arrangement to get someone to let us in? I know the scope of tasks is not clearly defined as for what the realtor should provide to aid us through the complete purchase process. Our home search started in the beginning of January 2021 and I signed the contract on 1/31/21. This is roughly 1 month and the commission is $6,450. Getting access to the house is one issue, but the other one is the lack of help or guide. As her client, I expect her to look out for my interest. I was frustrated with the mortgage paperwork at Chase bank when I was dealing with Micheal Moh and I could not get Shannon's help on the matter. I could not understand why my discount point kept on changing. Discount point changed from pre-approval on 12/31/20 to 2/1/21 (signed edoc) and changed again on 2/3/21 (discount point -.25 and then .365 on 2/1/21 and then .44 on 2/3/21). When I asked Shannon about it, she said she is not familiar with the discount point and don't know. The rate on the pre-approval letter is much lower compared to the edoc I signed. I could not get any clear explanation from Michael Moh at Chase bank and could not get Shannon's help on the matter. The closing cost estimate on the pre-approval letter is much, much lower than the document I signed on the 2/1/21. Rating for Shannon Thomas: Negative: 1)withdraw help on Friday's request 2/5/21. Not willing to make arrangement to let me get in the home for this weekend. Had to write her an email about the matter. 2) Did not provide enough information ahead of time to guide me with the process. I did not realize the option period is the most important time for negotiation and get all inspections done prior to negotiation. Not a good idea to shorted option period to 5 days. 3) Was not able to get simple guide from realtor regarding loan paperwork that does not look right. (rate changed twice after signing edoc on 2/1/21.
