Home Advantage Inspections missed a potential fire hazard in the home we purchased…read more We called HAI prior to purchasing our home in Mount Kisco, NY. The results of the inspection produced a few results that we were able to negotiate with the seller. However, HAI saw no issues with the house's boiler chimney. After the purchase of the house, our heating company advised us that the condition of our boiler chimney posed a potential fire hazard. The report HAI provided said there was no issues with the boiler chimney. After the purchase of the home, we had at least three chimney companies inspect the condition of the boiler chimney. Upon a mere visual inspection, all noticed that the boiler chimney could potentially cause a fire in the home. Upon further inspection, they noticed that the chimney would need to be completely replaced in order to make the home safe. They all strongly -- and separately -- suggested that the condition be remedied as soon as possible. The condition of the boiler chimney and the surrounding area was an open and obvious fire hazard that should have been identified in the inspection report provided by HAI. $3,000 later, we were able to remedy the condition without incident. However, had HAI notified us of the condition prior to the purchase of the home, this is something we could have potentially negotiated. We are lucky that we had the boiler company inspect the space, or else the condition of the home may have been much worse. There were other conditions in the home that were missed upon inspection -- but the fact that a safety hazard such as this was missed is extremely disconcerting.

I'd like to chalk this one up to us probably falling through the cracks during a summer vacation or something, but either way, we had to hire a new company for a second opinion.

The reason they like inspectors like this is they are not deal killers and rubber stamp most houses they inspect. I dont review a lot on Yelp but since your home is likely your most expensive purchase I figured I would try to warn people of potential problems if you dont know what to look for. 1) Demand they take the covers off the boiler or furnace & look inside. There could be cracks in the castings the inspector wont see..Granite did not do this. 2) A good inspector will have the potential buyer follow them around the house to explain & point out potential problems. This did not happen. It was more of a race to the finish. 3) If the house has a septic tank, demand that they at least open the cover. We ended up finding out the tank was completely deteriorated because it was steel which will rust after being in the ground for 40 years. 4) Was told sump pump was installed when the house was built. How would he know? Found not to be true since there was a document found after our closing that indicated foundation repair work only 10 years prior. I can say he did a Radon test in the basement with a laptop to display real time data so that was a positive. The lack of a detailed inspection resulted in a new boiler purchase, septic tank & fields, and a not to code vented chimney for the boiler. Those are big ticket fixes that we could have negotiated a lower purchase price for the house. If u ask would I hire him again? Not a chance. Dont be like myself & learn the hard way...Interview the inspector your going to hire & have them describe to you exactly what they plan to do.

I paid extra for well water and radon testing and had to request the water results at least three times from Tom before I begrudgingly received it 18-days after the home inspection and only when I told him I'd get the Better Business Bureau involved if nothing was received. I also had to request an itemized receipt 3-times from Tom before I begrudgingly received that item 18-days later as well. After receiving the itemized receipt, it was then I noticed the well water test was over $300 and included only lead and total coliforms results. I would've made out better if I just bought a water testing kit from Home Depot for $28.98; much quicker results than the 18 days JT Home Inspections made me wait, plus results for minerals, pH, alkalinity, total hardness, etc. I felt Tom's voicemail message and responses to me were totally unprofessional, confrontational and bordering on aggressive. At one point Tom took it upon himself to contact my brother (who attended the home inspection with me) and left a rather rude, combative message wanting to discuss *my* inspection that I paid for. The icing on the cake is when Tom wrote to say any future communications would be sent to his lawyer simply because I repeatedly had to ask him for the reports I paid for. I told Tom he should definitely share all with his attorney!! Tom, in fact, should be concerned that he was non-compliant in several areas of our transaction, that he was 100% in the wrong for not providing my pre-paid reports in a timely manner, that he contacted people other than me to discuss my business, not to mention his null and void customer service skills and total lack of professionalism. I DO NOT and WILL NOT RECOMMEND JT Home Inspections based on my experiences with Tom, the owner of this business. Tom does not seem to have the capability nor the mental agility to deal with people on a cognizant, respectable and responsible level.
