We hired Steven Silva with Estate Inspection Group at the recommendation of our realtor and couldn't be happier we did so! Let's dive in... Responsiveness (5/5): Steven and the team were quick to get us on the schedule (they had next day availability -- which is what we were looking for). Our realtor was shocked he was around last minute and encouraged us to jump at the opportunity to book him. They sent the contract and outline of the services to be rendered right away and we signed and returned it soon after. Payment (5/5): They accepted several forms of payment so it was very easy to address this. We ended up using Zelle which took mere seconds. Service (5/5): The inspection itself lasted a couple of hours. He went through all aspects of the property and pointed everything out. We've heard some inspectors can be a bit detail-lite in an effort to not hinder the sale transaction. This report was instead incredibly thorough. Steven was very transparent about the things he found, highlighting the areas of biggest concern while also explaining the significance of his broader findings especially compared to his standard inspection discoveries. Value (5/5): Given the time spent at the property and the high attention to detail in the final report this was worth every penny. We now have a solid to-do list with priority as to what we will get fixed and addressed -- and when. Steven did a very thorough job inspecting a new home for us in Tuckahoe. He was able to slot us in quickly (48 hours' notice?) after another client in his schedule cancelled. In general he was just very easy to work work and communicated in a timely, very clear way by email. He helped us coordinate radon and termite inspections and his report was delivered by email in the late evening the day of the inspection. He also took the time to explain his inspection in detail -- we found a few things that will need to be addressed by us or the seller -- and has been very available after-the-fact to answer followup questions or clarify his report. When we were searching for a new house, Steve did two inspections for us. The first was for a home that I loved, but Steve performed an incredibly thorough inspection and found so many problems that we knew we were going to have to spend a ton of money just to make sure the house was safe and livable. The seller wasn't willing to bend, so we ultimately walked away, but we were so grateful that Steve let us know what we would have been walking into. When we found the house we ultimately did buy, Steve was our first call. This time around there were far fewer problems to find, but Steve was equally meticulous and complete, and outlined a couple of areas where he thought we would need to invest in the house in the next couple of years. Here we are, three years later, and Steve was dead-on in his assessment - we haven't had any problems that we didn't expect from his very complete report. As a first time home buyer the entire process of what goes in to owning a house was completely foreign to me. Knowing that the home inspection would hopefully answer a lot of questions I knew that I needed someone that would take the time with my wife and I in explaining just how things work and also pointing out things that needed our attention. Add on to this the pandemic aspect and we both assumed we were headed towards a difficult task. That, though, was not the case with the Estate Inspection Group!  From the research I had done online I could see that Steve was more than prepared for the virtual inspection - and he did not disappoint! He was meticulous in going through the house and left no stone unturned. Being that we could not do a walk through with him because of the situation but only stand outside I was worried that we would not get the education on the mechanics of the house and would be left with a lot of unanswered questions. This was definitely not the case. His detailed written report was available that night and highlighted and put things in to categories of importance. Not only that, he spent time with us afterwards (at a very safe distance) talking through what he discovered with the house and things that right off the bat we needed to look at. He also  explained it to us in a way that we could completely understand.  We feel as if his knowledge of how a house works and should work really set the foundation for our journey in to owning a home. He also let us know that just because the inspection was over did not mean we couldn't reach out to him with questions that might come up and also for any referrals we might have - which we have done already! The fact that his report was so detailed enabled us to return to the seller with our concerns and to explain them fully. In return she is making all the necessary changes that need to be done.
