    This shows the cancellation clause which I never signed or agreed to, yet they still won't refund my $500.

    I booked a trip over the phone 7 months in advance and decided to cancel once I realized our group was too large for the property. I paid a $500 holding fee over the phone and was not told anything about it being non-refundable. They sent a rental contract in an email after I booked, stating that holding fee was non refundable, but I didn't open it until after 48 hours of booking so I didn't know. Additionally, the rental agreement said the holding fee was $250, not $500. After canceling, 6 days after booking and almost 7 months in advance of the reservation, they will not give me my $500 holding fee back. Amber, the office manager said they have contracts in place for this reason so they would not issue a refund. I said I didn't sign the contract but she said the decision was final. I don't feel this is an honest company at all and I wouldn't book with them. I have attached a picture of the rental agreement I was sent (and did not sign) stating the holding fee is only $250.

    These people are a huge scam. The day I checked out I was charged 200$ on my card for an additional cleaning fee. Unacceptable I had definetly cleaned up behind my family and followed all check out procedures. Everything was in order. I was being helpful knowing a few hours later someone else was checking in. What a waste of kindness. Then 2 days later yes I said 2 days later another 100$ comes off my card and then they tried for more$ but were declined by my card thank god. This time they tell me for for damges they said my family destroyed the cabin. So 2 days later I now have destroyed the cabin I have been checked out of. There was no damages done by me. They said we trashed the place and sent me pictures of a staged mess. Pillows placed on floor. Couch tipped over but in back ground u see where I have stripped bed folded comforters and placed soiled sheets as asked to do at end of bed. Pool table set up nice and neat but they tipped couch over and said i destroyed furniture. Toke refriderator shelf on back porch and clearly broke it right there on porch the picture shows all the glass right there. If I broke the shelf it would of broke in the kitchen. Absolutly ridiculous. Then the curtain rod is placed half on floor u can clearly see they did this. When I left we had left it very clean. U cant keep charging days later. Do not use these people or u will be paying extra. I will be following up to get my money back they stole from me by staging a destroyed cabin. I even purchased insurance for up to 500$ worth of damages. These people are scamers beware.

    The cabin, Dancing Bear, was fine. Dec. 4-6, 2020. It was the manager that had the worst customer service I have every experienced. We arrived late because of our flight issues and could not find the cabin with the directions given and called the after hours number that was given and never received a return phone call. Eventually we found it, an hour later. We were going to jump in the hot tub to unwind and relax after a log travel day and only had 2 nights. The hot tub was 85 degrees so that was not possible. I decided to take a hot shower that immediately turned cold within 5 minutes. We just went to bed, it was cold and there were no blankets in the entire house. We could not make a fire because the wood was wet and we went out to find dry wood but the house had no matches or lighter to even start a fire. We were out the entire next day and arrived back at dusk to find we had no power. I called the after hours number and was told they would call the electric company. I searched the house for flashlights or candles but there were none to be found. The after hours rep said he would drive 30 minutes if we wanted to bring us a flashlight. I declined because we had purchased food to make dinner and that was not going to happen so we went out to eat and to the store to buy a lighter to make a fire. When we returned the power was on, we got a fire started and upon moving the soft closer to the fireplace we found a dirty sock under it with leaves dirt. As we went to sit down on the sofa there were fingernail clippings on the coffee table. Now I was disgusted. The house was supposed to be cleaned, especially more than ever because of COVID19. We thought we would go in the hot tub but it was still 85 degrees. The service said that they mode was probably wrong and told us how to reset it. We did but by 1am it was only 95 degrees so forget that again. Check out was 11am so we decided that we would go in the hot tub when we got up. It was 102 but when we lifted the lid that is totally saturated with water and requires two people to lift it up, we saw it was dirty and the jets did not work. We were never able to take a shower. Upon leaving the manager said she would be in touch about our concerns the next day Dec. 7. I was really tired of hearing " sorry " I reached out to them on Dec. 8 since I did not hear back from them on Dec. 7. No reply. I reached out again on Dec. 9. They replied they reached out to me on the number and did not get an answer. WHY NOT LEAVE A MESSAGE?? Dec. 10 they reached out and texted they had trouble with their phones and they called again. No message. I sent a form email and asked for a formal reply. This is their reply: Lisa, Based on the information provided, yes a refund of $25 and an additional discount on a future stay. They have got to be joking. We paid over $500 for the weekend. Beware of this company.

    Friendly staff helped my family and I find a quick cabin after a miserable experience using vrbo. Not only did they they help us within hours but they were friendly and listened to our needs. The cabin was absolutely stunning. Dock Holiday gave my family and I great memories. It was clean, organized and the host himself set our fire pit for us and brought us fresh farm eggs in the morning. I will definitely be back and will book through them in the near future

    This entire trip was completely unacceptable. I booked our stay two days prior to arrival and received my confirmation email from Airbnb minutes later. We drove hours to the middle of the woods; arrived at Big Canoe. Upon arriving the guard shack would not let us in because they did not have our names on the guest list. The guard was extremely rude and was no help. We pulled over into a dark parking lot in a wooded area where we called the number to contact our host, which happened to be a rental company called Georgia CFY. The office was closed. I called multiple times without success. I was able to find an emergency number in case of a fire and get through to someone. I was put on hold for over an hour, when someone finally came back, they said they found my reservation and needed me to sign a contract. The contract was sent over to my e-mail and signed. The agent then transferred me to a higher up, who then told me the contract takes 24 hours to process in the state of Georgia, therefore, we could not enter our Airbnb. Keep in mind, me and my husband (who his handicap) are hours away from home in the middle of woods while it is nighttime now, with no hotels around. The company Georgia CFY dropped the ball and never sent the contract over two days prior to our arrival and now we are the ones who are being brushed aside. I was transferred from person to person and spoke to multiple agents at Georgia CFY. They all said there was nothing they could do and we would not be able to enter our cabin until a supervisor called them back. At this point we are in our Jeep parked on the side of a wooden road two hours and thirty minutes past check-in. While I'm still on hold trying to enter our Airbnb, the guard from Big Canoe walks up to our vehicle and started yelling at us, saying he just called the owner of the home; the owner had absolutely no knowledge of us or our booking. I then called Airbnb and merged the call with Georgia CFY. Again, Georgia CFY in words said there is nothing they can do. We booked, paid over $600 for a weekend stay, received a confirmation, address and traveled hours and there is nothing you can do to give us the code into the home? Thank god for Airbnb. Four hours later they were able to find us a nearby home for us to lay our heads down after this nightmare. Georgia CFY treated us so poorly and did not have any compassion for our situation. No one cared. My handicap husband had no where to use the bathroom, eat, sleep, take medications during the four hours of hell Georgia CFY put us through. I do not recommend booking with any of their listings. They put a very dark cloud over what was suppose to be a romantic Valentine's Day getaway and to celebrate my husband's release from the hospital. This entire ordeal has made me sick to my stomach.

    Should have read other reviews first and then rented from someone else. We were charged a $110 additional cleaning fee upon our departure stating we had left the cabin in "unacceptable conditions". See attached pic of 'the evidence' - just so that you can judge for yourself. A total of two trash bags (and no cleaning supplies) were provided and then the first pic below is of "loose trash" in the trash receptacle for which we are supposedly paying a penalty! Except for a blood stain on a bedsheet (from my child's knee scrap - which would have gotten laundered anyway), nothing could not have been either thrown away or simply wiped clean. And if all this leads you to believe they had an impeccable cabin upon our arrival, it is laughable. The sheets were dirty and there were some little girl's lost pants and socks underneath the bunk bed. Finally I believe that sharing this with others is just to forewarn them of what to expect so they can be better prepared than we were. The cabin itself was in a nice location and adequate for a family of five.

It was clear that a lot of thought had gone into every detail. Helpful instructions were placed throughout the cabin in a way that was both decorative and informative, making everything easy to navigate without feeling overwhelming. The owners truly thought of everything, from extra batteries and firewood for the outdoor fireplace to all the comforts needed for a relaxing stay. The cabin was spacious, comfortable, and offered plenty of privacy thanks to the surrounding trees between neighboring cabins. Highlights included a fun game room with shuffleboard, an outdoor television, built-in bunk beds, a large dining table for gathering together, and three levels of sleeping areas that can comfortably accommodate up to ten guests. Check-in was incredibly easy. We were provided with a unique entry code and detailed directions, which were helpful since GPS could have led us to the wrong location. The views were beautiful, the neighborhood was quiet, and the entire experience was stress-free and enjoyable. I highly recommend this company, and especially this cabin on Trina Lane. If you're considering a cabin getaway, this is a fantastic choice.

I couldn't even enjoy the sound of the river. I reported all of this and included pictures. they only offered me a discount on my next stay with THEM. no refund. and then tried to blame me and say I should've reported it all during my stay. I DID. they didn't fix any of it.

Mary S's response to this review is full of inaccurate statements. I won't go into all of them but i want to state emphatically that I never used foul or abusive language while attempting to resolve our issues. Her statement about the fire pit and my insistence that there was no fire pit during our previous stay is nonsense. It's been several years since we last stayed in the cabin. The description of the cabin on their website mentions both a Gas Fire Bowl AND a fire pit. Mary also failed to mention the most important issu about our stay at this cabin. All rental mountain rental cabins have hot tubs, that's a must when renting a cabin. The hot tub at this cabin never worked properly during our entire stay. The water simply would not heat. that is the issue most dealt with bu the staff. When the hot tub guy came on the 3rd day of our stay he said the heating unit was broke and he needed to order a new part. That resulted in no hot tub during our entire stay. So readers of this review let me ask you. Would a $50 credit be satisfactory considering all the inaccurate website infor and especially considering the hot tub was unusable during our entire stay? I'd be very interested to know how any potential cabin renters would react to these issues.

But their customer service skills and…read moreattention to detail has really fallen by the wayside...seems they cut corners with the cleaning crew and get nasty when you confront the issues... so we won't be back. Cabin was dusty/dirty and in disrepair, cigarette butts on the porch, and the hot tub wasn't drained from last guests. The kitchen and game room wet bar were infested with German roaches and there were scorpions in the basement bedroom where our kids were sleeping. Called the owner (Diane) and she did nothing... didn't attempt relocate us to another cabin or just offer to refund the cleaning fee.... nothing! When we told her the grill was out of propane, Diane told us to change our plans and get it ourselves because she was too busy. Owner doesn't have the resources for providing clients solid customer service when things aren't right. The cabin we stayed in... Rich Mountain Lodge....is marketed as suitable for weddings. Assuming that you don't want roaches crawling around on your wedding cake (yes, the roaches were really that bad. We couldn't even use the kitchen without them crawling out of the stove or dishwasher).... keep looking. There are plenty of fish in the sea of cabins in the Blue Ridge area.

She responds promptly and is always nice. The few times we've stayed with other agencies we've had bad experiences. Glad to say that is not the case with this company. Fish Hook Point is our favorite cabin. Highly recommend!!
