As a first-time homebuyer, I was unprepared for all of the moving parts through the buying process. My husband and I were lucky to be referred to Romeena through our close friends who bought their house with her a few years ago. From our very first call, Romeena was clearly very passionate about helping her clients find their dream home. She was so generous with her vast knowledge of the real estate space and her time, and after the first five minutes of that call, I knew that we were meant to work together. Most importantly, she explained the controllable and uncontrollable factors that we should be prepared to navigate in the weeks ahead. Romeena quickly introduced us to her vast network of partners, which made every step of the process SO much easier. She was incredibly communicative and available to take our call at a moment's notice, even with a busy day of appointments with other clients. When I found a house in a different area than we had originally been looking, Romeena sprung into action and secured a showing the next day. We loved the house and ended up putting an offer in the next morning. Here's where Romeena truly shined: our offer was not the most impressive by a long shot, but it's what made sense for us without compromising our financial comfort. Romeena leveraged her negotiation expertise and her new (but strong) relationship with the selling agent to apply the right amount of pressure. AND THEY ACCEPTED! We had mentally disqualified ourselves from this prominent area of the Bay and all of a sudden, we had our offer accepted. Truly one of the happiest days of our lives, and it's all due to Romeena. I quickly found out that the most difficult part of the transaction was yet to come - closing. Yet again, Romeena was with us every step of the way, from connecting us to a structural engineer to confirm the integrity of our foundation to keeping our various relationships in sync to close on time. I couldn't recommend Romeena more, whether you're a first-time home buyer or a seasoned real estate investor, she's an asset to anyone looking to broaden their portfolio in a highly competitive area. THANK YOU, ROMEENA - you've truly changed our lives!

view from park near our new home :)

My partner, in-laws, and I had been casually searching for a starter home in San Francisco since falling in love with the city in 2019. While looking at a property on Zillow, I had some questions and was connected with Romeena. From our first interaction, Romeena impressed me with her kindness, straightforwardness, and prompt responses to all our questions. From that day on it became clear that she was the right agent to guide us through our home-buying journey. I truly feel like this random connection with Romeena was a case of fate, because the condo we ended up pursuing was a BATTLE. But with the blood sweat and tears of Romeena, we now own a home in the heart of the city :) When I say battle, I'm not kidding; there were issues with home insurance (the in-laws had an open claim at the moment), taxes being due 2 days before closing, not to mention being within 0.1% of the loan qualification threshold. Romeena was with us every step of the way, responding so quickly, and working behind the scenes to make sure every hurdle was crossed. Without her and her connections, I truly believe we would not have got this condo (which mind you was one of the cheapest condos in the city). Her passion for her craft + helping first-time home buyers exudes from her, and I am so incredibly grateful to have met her!

Key Highlights: 1. Exceptional Team: I've had the pleasure of working with Wilsen, Ahyeza, Chris, Patricia, Jana, Fiona, Nikki, and Ramiro. They are professional, attentive, and easy to collaborate with. 2. Problem Solvers: One of their greatest strengths is that they never shy away from a hard problem. Whether it's a maintenance issue or a tenant concern, they tackle it head-on with a level of responsiveness that is hard to find. 3. Trusted Partnership: When you are looking for a partner to manage an investment property, creating an empathetic and caring relationship with the tenants is the most important factor. They have proven themselves to be reliable stewards of my property. Pro-Tip for Owners: Because they manage a diverse portfolio of both condos and houses, I found that providing clear context on my specific expectations for house-level marketing and maintenance from the start created a great feedback loop. Their receptiveness to this high level of communication is exactly why our partnership works so well; it ensures everyone is aligned from day one. Overall: If you need a team that is responsive and capable of handling the complexities of the Bay Area rental market, I highly recommend The Cal Agents.

Saj was in touch with us frequently through the application process, but once our applications were submitted, communication was less consistent. That said, we found out the next day that we were approved! At least, we thought we were. Nobody at Ukiyo had confirmed whether we have pets (we do, and didn't want to double-list them with multiple adults applying), so they had to recalculate the deposit and needed us to provide vaccination records. Once we did so, we paid the deposit and went to bed, feeling like the next day we would pick up keys to our next home. Instead, we found out that the property owner doesn't allow pets, and that our entire application process was wasted. Not only are we not moving into what we thought would be our home for the next decade, but also we're having to find another option and wasted a week of time and energy. I can't claim I understand property management. That said, either the owner provided incorrect information to Ukiyo (in which case Ukiyo needs to do a better job screening owners since they "don't work with just anyone" according to their site) or Ukiyo didn't ensure that they had the correct information in their listing. Whichever is the case, the entire process has left us with a terrible impression of Ukiyo's business. It's already exhausting enough to navigate bay area housing without this kind of mess.

Her generosity with her time and expertise, responsiveness, and communication are second to none. She never pushed us and checked in consistently about what we felt comfortable with, and when we agonized over decisions or chose not to offer, she was always unbelievably patient and supportive. She jumped on multiple last minute offers for us with total grace and professionalism. Her structural knowledge and expertise was the most amazing asset and she built deep trust by giving it to us straight when a house's issues were profound and concerning. She proved time and time again to us that she was genuinely invested in helping us find the right home, whatever it took, telling us multiple times she was in it with us for the long haul. We had life conversations in the crawl space under houses, experienced the worst attic she had ever been in, and frankly just enjoyed hanging out with her as a great human. She is not afraid to get her hands dirty, and goes so far above and beyond for her clients, it's astounding. When we finally found a home, it was one she sent us which we had overlooked but because of her network and relationships, we were able to jump on an opportunity quickly and make a winning offer. Thanks to her we had exact clarity on the work needed and expected costs. And she continued to support us through escrow and after closing, answering every question, strategizing about repairs, and sharing her invaluable list of trusted local contacts, smoothing the way at every stage. She is deeply embedded in the East Bay real estate community which is critical in such a tough and small market - relationships really matter. We also got to work with her daughter Ellie a few times, who is just as wonderful. They are truly the dream team. We are so grateful to work with and know Sarah, and cannot recommend her highly enough.

From strategic pricing and marketing to thoughtful updates, staging, and preparation, every recommendation was spot-on and designed to maximize the home's appeal and value. What impressed me most was Sarah's ability to guide our family through what was an incredibly emotional transition. When I arrived on January 19th there was no working heat and it was in the 40s at night. I was provided with a very small space heater by the "property manager" (that term feels like a big stretch) and I was absolutely freezing all night. The only reason I didn't go to a hotel was because I had just driven for 5 days straight and was literally too exhausted. Additionally, the apartment was ABSOLUTELY FILTHY (I have photos to back this up). The apartment was vacant for months so it is unclear how they did not have time to check the heat or do a basic cleaning. When I complained, Pedram gave me a credit of like $70 for both those issues which is wild as a cleaning service and a hotel stay would easily total $500. Pathetic. I knew I was in for some bullsh*t based on this. From this point on, every time something broke or needed to be fixed, and there were a lot of things that were broken UPON MOVE IN (again, this place was empty and could have been repaired beforehand), Pedram ignored my service requests in the app and my emails. I fixed things with my own time and energy and had to hound him to be reimbursed for the supplies. The whole point of renting is so that I don't have to fix things. I literally had to have a friend fix my leaking kitchen sink because the person who "fixed" it initially didn't actually fix it and Pedram would not respond to my emails at all. I begged him for help. In addition to my actual unit being terrible, the general condition of the property was abhorrent. Overgrown weeds and bushes, filthy walkways that haven't been power washed in years, garbage all over the alley where the bins are, etc. It looked totally ghetto and therefore, people treated it as such. Also, we were told with literally ZERO advanced warning that we would lose access to the washer/dryer for at least a month due to the construction project taking place in the back parking lot (earthquake retrofitting). So then I had to start taking my clothes to a laundromat which is hard to do as a professional working 50+ hr weeks. Additionally, Pedram told us we had to park our cars on the street for this project despite the workers only being there during business hours. There was no reason we had to park on the street at night, other than his negligence with regard to understanding the actual scope of the construction project. My car and several others suffered vandalism/damage due to being on the street. It was completely unnecessary, but he would have known that if he ever stepped foot onto that property or put even the smallest amount of effort into managing it. I finally had to threaten him with legal action to be allowed to break the lease, as I could not continue living in that hell hole. He will not return my security deposit and states he kept it as the lease break fee, which is of course illegal under California state law. So not only did I lose my 2k deposit, I have to pay 1k to fix my car and I paid another 1k for moving expenses. Still very seriously considering taking him to small claims court. I had a completely horrific experience at this place and I have no idea who would write a positive review. I spoke to numerous other residents who all had similar experiences and were completely frustrated and fed up. Pedram, you take advantage of people and you know it. Absolutely disgusting behavior. You ought to be ashamed of yourself. You can say I'm disgruntled about the deposit or whatever you need to, to make yourself feel better, but we both know the truth.
