I worked with All East Bay Properties for more than a year managing a multi-unit property in Oakland. During that time, I experienced recurring issues with maintenance coordination, the quality of work and handoffs, as well as leasing and prospective tenant management. Many of my interactions with the team felt unnecessarily difficult. I often came away with the impression that routine questions or requests were viewed as burdens rather than part of providing property management services. While that was my personal experience, it made communication frustrating throughout the relationship. The experience ultimately ended on a disappointing note. During a conversation about an available apartment, the property manager responsible for the unit abruptly hung up on me. That interaction reinforced my overall impression that the company was focused on doing only the minimum required rather than providing proactive service or building a collaborative relationship. While setting up the appointment over text, I had to ask the same question multiple times before receiving answers (showing availability, utilities included, how to apply etc). The ad did not specify, but I was also told over text that water, sewage, and trash were included in the listed price. The agent, Maryanne/MJ was prompt for our appointment. However, I found her to be curt and condescending. Once I learned she/All East Bay Properties would be the point of contact for anyone moving in, I decided I wasn't interested in applying. I didn't enjoy communicating with either her or with whomever texted me to set the appointment up. I definitely didn't want to have to communicate with them further by moving in and having my housing/money on the line. Reading several of the reviews here confirmed these feelings. Just before I left she informed me that water would be charged per head. This was not what I'd been told over text and is an important factor for me when considering overall costs and budget. I likely wouldn't have driven across town to the showing had I known this, but mostly it was the lack of communication between whoever set the appointment up and sent me the initial information and the showing agent that was a red flag for dealing with them long term as property managers. Ultimately, the owners of the properties are AEBP true clients, not the renters. That's the truth of being a renter, especially when an agency is hired to place the tenant and manage the property and I get that. However, this company makes no effort to obscure that fact with their demeanor and lack of internal organization. This was a unit priced slightly below market value for the area and I'm sure they'll attract someone with it. I suspect they have it priced low to attract a broad range of applicants and prime the owner to select the ones they think will give them no trouble. I'm sure they'll find that unsuspecting tenant, but my brief dealings with them left a sour taste. I'd decided to rent in Emeryville so I went to All East Bay Properties (AEBP) to find an apartment. The agent I worked with was MJ Schmidt, who spent time getting to know my tastes then called the next day to say she'd found an apartment that "has your name written all over it." She was right! I rented my place for two years until I ended up buying it from the owner. During those two years, I had excellent service from MJ and the AEBP team. Eastbay Properties handeled the duplex next to mine for 22 years. They were horribly unresponsive when the tenants were loud late at night for years. Putting in a sound wall at my expense did not even phases this company. They left smoke detectors blaring numerous times and for long periods despite being called repeately when the space was vacate and the whole street was calling me. From the beginning when I was looking for apartments to rent to the this moment when I am about to move out, All East Bay Properties have been extremely helpful and offered great support. During my current lease I had to put some maintenance requests and ask for help with appliances and other minor things, they have always been fast and efficient helping me! TLDR Summary We're an active duty military family, so we schlep our little family of 4 (2 kids, 2 moms) around the country roughly every 2 years for the last 15 years. As such, we've worked with property managers nationally to both list our homes as property owners and to find homes as renters. AEBP is BY FAR the absolute worst company we've ever worked with. They laugh in the face of ineptitude and launch boldly into questionable practices. Not just to us as owners, but to the poor applicants paying a mint to apply to these properties they have no intention of considering them for. I urge you to be cautious in your dealings with them. They are unscrupulous, unapologetic and entitled. AVOID THIS COMPANY LIKE THE PLAGUE. The Whole Story We contracted All East Bay Properties (specifically Christine Gallina) for Placement Only services to find tenants for our duplex home in Oakland, CA. Christine Gallina offered to help us ready the apartment and assured us she'd find tenants in a couple weeks. She was to list the property, show it, collect applications and send them to us for review so we could make the decision about who would live in our home. Our problems began early. The outgoing tenant reached out to Christine about turning over the keys to her when they vacated. No response. Red flag. A couple of days later, I told Christine a painter would be coming and she offered to help with giving him access. But it wasn't long before he complained that she didn't return calls and he was having trouble working with her to get into the apartment. She said the apartment needed cleaning before the painting. I asked if she would mind taking photos because I didn't feel comfortable deducting cleaning fees from my previous tenant's deposit without some evidence of the state of the apartment. She said "Of course" she'd be happy to do so. But when I asked for the photos she could never produce them. When I asked what timeline we could expect the apartment to be listed she offered a date, but blew right past it. When I called to follow up, no answer. Two days later she said she dropped her phone in water and couldn't reach out. When I pressed for the photos so I could return the deposit within the state of California timeframe of 21 days, she forwarded a nearly 2 week old text from the cleaner that read the drains were backed up in the apartment, though she'd never communicated it to me. At that point, I decided it was probably best to reach out to the company since I'd lost confidence in her work. I spoke with Jason, the owner, and told him Christine was not a good fit. He promised to link us with another agent, but that never materialized either. Finally after 3 weeks of having our listing, we asked what applicants they had for our property. Jason informed us he would only send the one application he'd chosen for the property. When we balked, and reminded him that we were supposed to receive all the applications so that we could make the decision of who would live in our home, he agreed to send the 4 applications they collected (even though Zillow showed 100 contacts in 5 days). When he sent the applications over we found their chosen candidate did not even have an income 2x the rent (industry standard is rent not exceed 30% of income) so we asked him to provide a showing of the property for the other candidates. He then texted us in the middle of the night (about 3am our time, midnight for him) that he quit the job, canceled our contract, and would not find a placement. This is when things get really sketchy. When we called the 3 other applicants they said they were told the property was already rented! We called the office and asked if there had been interest in the unit. The person answering the phone said there'd been many calls interested in seeing the home. Yet, only 1 person received a showing? Seems an odd coincidence that Christine said early on she had a personal friend who was interested in the space and lo and behold they managed to only show our apartment to 1 person and then refused to show the other applicants who were so desperate to rent the apt. they paid to apply without ever getting a showing! These applicants, each paying over $40 to be considered, were never going to be given an opportunity to be reviewed by the actual owners of the property. It seems likely the applicant they put forth was the one Christine had a personal relationship with, despite many more worthy candidates. When we said she was not qualified, they refused to allow us to consider the many, many people who'd expressed interest - taking down the listing and more than 100 contacts who wanted to see it with them. And here we are, still left with our mortgage and a vacant unit we're trying to fill from Puerto Rico, 7 days before the next month. Do yourself a favor and hire one of the many other options for property management in the Bay Area. Mark my words, you'll be glad you saved yourself some heartache. I wish I had. read more

I would recommend using a different company if possible. Big time issues with security deposits and then Jason will come back saying that "his company profits in no way". A real shiester. After living in my rented apartment for 8 months, I needed to move because I did not feel safe living there. Homeless people were frequently found outside the front door and on multiple occasions I had packages stolen by people who entered the building illegally. I told the management that I needed to move out and they were agreeable in allowing me to do so. As part of my lease I was required to professionally clean the carpets before moving out. In order to make my move out as easy as possible, I hired professional cleaners to do a deep move out clean in addition to the carpet clean. I just received my security deposit back with a $100 charge for general cleaning. Both invoices are attached for proof. Please do yourself a favor and don't waste your time with your move out clean because they will charge you regardless. $100 may not seem like a lot but if they are doing this to the majority of tenants, it certainly adds up. I applied for a rental with this company. MJ, the property manager, called me to ask "how high was willing to go," as it seems that the owner of the home realized they could have asked for more money, and now MJ was calling the applicants to see who the highest bidder was. This speaks very poorly of both this company and the owner. I wouldn't have paid $80 in application fees to this company if I had known I would have been forced into a bidding process. I was venting to a security guard and he thoughtfully suggested, "you should speak to someone named Jason Crouch. He has a reputation of knowing all the ins and outs of Emeryville realty issues." I left Jason a drowned kitty message that went something like, "you don't know who I am, but I sorta heard about you through a security guard and I know you didn't sell me my condo but I just need some advice and help and please if you have any spare time, please I need help." He got back to me within the day and peppered me with good, solid information. He knows everyone that's important. His ethics and knowledge of rules and compliance, are exemplary. I pursued a showing for a rental unit in Emeryville with All East Bay Properties, but ultimately chose not to apply, as described below, so I'm neither a tenant, nor a rejected applicant, nor an owner. Just a disgruntled potential renter. It was a pain scheduling a showing with Alex, the agent assigned to this unit. He sometimes took days to respond to queries via email, or wouldn't respond to me until I had texted him multiple times. One of the issues was the limited hours in which he was willing to show me the unit - 9am to 3pm on weekdays (which doesn't match with the office hours stated on this very Yelp page). Ultimately, he bailed on a scheduled private showing while I was driving to pick up my wife from her workplace (to attend the showing with me), 20 minutes prior to the agreed-upon time. He only informed me he was bailing when I first texted him, before getting in the car, that I was running 15 minutes late. This is the text, verbatim: "i apologize, I am held up on a project that I have to stick around for. By chance, will you be available later in the afternoon 1pm?" I was pretty disappointed, because I had been forced to negotiate with my employer, to work from home on a particular day, in order to attend this showing. And to be fair, I *was* running late, myself. During a phone call that occurred around when this showing should've been happening, he admitted that the apartment lacked on-site laundry, despite the Padmapper listing claiming the opposite. We tried to re-schedule the showing, but again, he would ignore my texts and only respond after I had texted him multiple times. He never responded to my last text in which I inquired, yet again, about his availability. This was two weeks ago. I noticed in another Yelp review that the owner of All East Bay Properties admits that he gives his employees a lot of work. I'm not sure what sort of project should ever take priority over meeting a potential tenant at a showing that was scheduled days in advance. The unit is still listed on Trulia, for even less $$/month; what a pity. Two stars because Alex was polite and honest with me. Three stars removed because this was the most painful, disjointed process I experienced with any apartment viewing during my 2-month-long housing search. I would've preferred hearing nothing back to this, by far. Hello, I have worked with AEBP for many years and this past month was a challenge while trying to find a tenant. First, the previous tenant left the place a disaster. Second, it was during the holidays which sometimes can be hard to coordinate. Third, we are in the middle of Covid and people are super skeptical about moving. Christine contacted me to let me know that she was my agent. During the entire time we worked together she communicated any time I had any questions. (even when she was on the East Coast for a quick visit.) Sometimes my questions were repetitive and/or a bit annoying but she was completely professional and answered them completely. Christine plugged away and showed my condo many, many times, even when the tenant was still gathering his things knowing people would probably not be too interested. I could go on and on but you get the point. Christine was very easy to work with and made the process as easy as it could be for us, which at times had many challenges and bumps in the road. It took a lot of work to coordinate the entire process and the entire AEBP team came through as smoothly as possible in process which is not an easy or straight forward. read more

It was our favorite spot by far after visiting 10 different locations. I wish we had met with her sooner! Both Auguste and Christine helped us negotiate a slightly more complex lease(hot tub, solar) with ease. We moved in without a hitch even got a prorated day to assist in giving us a weekend move in date. We had one minor maintenance task within a few days of moving in and it was addressed immediately! We had someone fixing the concern within the hour of us reporting it. Most property management companies are impersonal and hard to even get ahold of most times. For nearly 50 years I have been a tenant or landlord (sometimes both at the same time), homeowner, buying/renovating/selling properties, even being a real estate agent briefly while I was in college, and being partnered/married to a r. e. agent & property manager for 30+ years. My contacts with leasing agent MJ were mostly positive, though she wouldn't show me the condo a second time and gave me some incorrect information. It went downhill from there when Jason Crouch became involved. Only 1 other time have I experienced such negative, unprofessional, condescending, unresponsive behavior and ineffective customer service. The best recommendation I can give is not to use AEBP. I was really excited to upsize my space and thought I found the perfect place, until I was ignored. Earlier in the month, I applied for one property but my credit score was low and I did not get it. No problem, so within the same month, I applied for another unit. Before consideration, I stated to my agent to RE RUN my credit bc the low score is what they have on file and my credit score is higher. THAT WAS NOT DONE. I also was asked to write a letter explaining my student loans, and that letter was NEVER put in my file. STRIKE 2. As a result, I lost the unit I was excited about because the owners have an impression that my credit history is bad when actuality it's NOT! Do not reach out, unless everything is in order and even then, just take the time to REAPPLY and PAY THE FEE TWICE, so that your updated information can be considered. Bc if you leave it up to them, none of the correct information will get to the owner and you've wasted your time thinking you have the perfect place. Very disappointed in how this happened which makes me NEVER want to try to rent through them EVER AGAIN! read more

We have lived in an AEBP-managed condo unit for just less than three years, and it has been a great experience. We've had some issues with the unit itself (just due to age of the unit and faulty construction in the 80s), but AEBP has always been extremely responsive to our needs and has fixed every issue that's arisen quickly and more than satisfactorily. Jason has gone out of his way to personally help us time and time again. Even when we've said "no rush," because the issue or request was minor, we've received almost immediate responses.
