We saw a property on the Ukiyo website, and they quickly accommodated a tour. My partner toured the unit and loved it, so we applied. Saj was in touch with us frequently through the application process, but once our applications were submitted, communication was less consistent. That said, we found out the next day that we were approved! At least, we thought we were. Nobody at Ukiyo had confirmed whether we have pets (we do, and didn't want to double-list them with multiple adults applying), so they had to recalculate the deposit and needed us to provide vaccination records. Once we did so, we paid the deposit and went to bed, feeling like the next day we would pick up keys to our next home. Instead, we found out that the property owner doesn't allow pets, and that our entire application process was wasted. Not only are we not moving into what we thought would be our home for the next decade, but also we're having to find another option and wasted a week of time and energy. I can't claim I understand property management. That said, either the owner provided incorrect information to Ukiyo (in which case Ukiyo needs to do a better job screening owners since they "don't work with just anyone" according to their site) or Ukiyo didn't ensure that they had the correct information in their listing. Whichever is the case, the entire process has left us with a terrible impression of Ukiyo's business. It's already exhausting enough to navigate bay area housing without this kind of mess. read more

A plus was that Maintenance was quick, and communication was always clear. The struggle is real when you have to quickly find a new place to live... especially when it wasn't exactly your decision. I'm on the renter side of these reviews... It took a minute to properly connect on my new spot, but it happened! This has been an entirely remote lease acquisition and while there are pros and cons, I never had to sit across from an agent and get judged l like a job interview or pretend they're my friend. So this might have been easier. There have been misunderstandings and issues that have needed fixing. Things happen when everyone isn't in the same room in a different way. Nick and Erica have resolved and/or sent someone to resolve every issue I've had in a timely and honest fashion. The maintenance team has been helpful and informative. I would likely check with them should I find myself looking for another property in the area. Though I'm really hoping that won't be for a bit! read more

We recently secured a property under Ukiyo Property Management and have been working with Erica to finalize and setup. So far my experience has been smooth and efficient. We loved the property as soon as we walked through but there was a lot of interest in the property. So Heather, who did the showing, recommended applying as soon as possible if we were interested. Once I submitted our application, Erica was in constant communication through text & email and within three days of seeing the property we had a holding agreement available to sign. The tenants often complimented him for being professional, accessible, and direct. Nick understands the very complex, ever changing rules and laws of the California rental climate - which is complicated especially given the tenant bias - especially post Covid. Ukiyo managed a 4-unit multifamily for me for a year, and my experience with them has been mixed. I would recommend Ukiyo to anyone who wants to rent out a brand new property, whose primary concern is to maintain the property's top-notch quality. However, I think some improvements can be made in keeping the vacancy rate and operating expenses low. Nick (the owner) is a great salesman and businessman. When I interviewed several property managers last year, I was sold on how experienced and professional Nick is in property management. He runs this company very efficiently and structurally. When I first spoke to Nick, he quoted me one set of management fees, which he later raised for other new customers. However, because we spoke before the rate increase, he honored his words and continued to let me pay the lower rate, so I really appreciate that. One area of improvement is in finding new tenants. When Ukiyo first took over my property on 7/1, we had 3 vacant units. Those units were filled on 9/1, 10/7, and 10/21. During this period, Nick asked me to make a lot of improvements to the house, including buying brand new appliances. He convinced me that doing so will help the units rent out faster and at a higher price, but it still took almost 4 months to rent them out, and the price was about 25% lower than what he initially proposed. On the positive side, Nick is very experienced with renovating rental units. On the other hand, they are not very proactive in discussing the problems with me, and I have to reach out to them to see what changes can be made in the process and whether or not the rent price needs to be reduced. Another area of improvement is in handling repairs. Ever since Ukiyo took over my property, the repair bills have gone through the roof. Initially, I just went with what they said needed to be done, but eventually I had to take over handling repairs myself because the cost was way too high. In one situation, the contractor Ukiyo hired misdiagnosed the problem and quoted over $5000 to fix a water leak, and I found another contractor who fixed it for under $1000. read more
