For anyone considering the Gibson at Flowery Branch, I'd love to inform ya'll that this was the smoothest move in my girlfriend and I have ever experienced. The management team (specifically the manager Analia) were incredible. Making sure our move-in went smoothly and all paper work was processed efficiently. We have been living here for 3 months now and have zero complaints. Great neighbors and perfect layout for our lifestyle and commute. The actual apartment itself is quite nice--modern finishes, decent layout, and plenty of natural light. That said, living here wasn't the right fit for us. Parking is a nightmare. While we understand it's not necessarily management's fault, it's a major daily frustration that potential renters should be aware of. The complex seems better suited for those in their early 20s. As a couple in our 40s, we found the environment disruptive. Loud motorcycles, revving cars, and late-night parties were frequent and made it hard to relax or get a good night's sleep. If you're younger and looking for a lively atmosphere, this might be a match. But if you're looking for peace and quiet, it's probably best to keep looking. read more

I would strongly recommend future renters to carefully review all policies before signing a lease at The Gibson Apartments in Flowery Branch. My lease required a 60-day notice before moving out. Before the December 2 deadline, I went to the leasing office multiple times asking for the renewal offer so I could review the new rent and make an informed decision. Each time I was told they were "working on it," but no numbers were provided. I returned again on December 5 and still did not receive the renewal offer. It was not until December 9 that management finally provided the renewal proposal, and the price increase was not acceptable to me. Because of this delay, I had to quickly find another apartment and informed them on December 14 that I would be moving out. Management insisted that regardless of the renewal price, I should have given notice by the 60-day deadline. However, it is unreasonable to expect a tenant to make a decision without knowing the renewal terms, especially after making several attempts to obtain that information before the deadline. In addition, the utility charges were extremely high and difficult to justify. For example, from February 1 to February 14--when we had already moved out--we were charged almost $180 for water. After paying the final bill and believing everything was settled, we were later informed that we may also be charged for carpet replacement, even though the apartment was left clean and the carpet was in good condition with normal wear. Based on my experience with communication, billing practices, and move-out charges, I encourage future renters to document everything carefully and ask for all charges in writing. read more

FRAUD!! BE AWARE The move-out charges are a scam. I have pics of my moving in damages that I uploaded to the resident portal. It's the same pics they sent me on move out damages. THE EXACT SAME PICS. I reported damages to the tub. They acted quickly to repair the tub on day 2 of moving in, Great. Unfortunately they added that repair bill to my move out charges and lied. How am I responsible for the previous resident? She also said I didn't give proper notification of move out. I had to send proof of the email showing I gave 60 days notice. The manager Alyssa is the worst to deal with. I have her on video lying . Terrible experience with her. In my opinion I believe they are scamming residents when you move out. I'm at the point of seeking legal representation because this is Fraud. read more

PLEASE BE AWARE OF THE $500 CONDITIONAL FEE!! This was the most horrible process EVER. Paying $265.00 for application an admin fee was easy, verification OMG!!! I started end of May, ended last wk, over a month. Every call rep Britney was busy, no one else could assist. Britney, nice but inconsistent with info. Constantly telling me my credit was locked or my rental history wasn't back. It was so bad she called me ti ask me to call each credit bureau to confirm it wasn't locked. Of course they confirmed it was unlocked, instantly same day when done online. Now the $500 non conditional non refundable fee. Its not a deposit, that was an extra $200 but refundable. This fee I was told was added for no rental history after I asked for the rate sheet when I got my approval/welcome letter and noticed it was higher. I was told they couldn't obtain my rental history. Thats the first of many untruths. Not once did I get a call saying there was this issue. They just added the fee with a smile. I provided my previous lease, payment ledger, renewal letter and the email from my prior apt advising the rent I paid etc. No they needed a signed letter, Cool. Folks my previous community emailed this letter over 6x to Britney and her boss. They even cc me one of the emails and forwarded me another. Nope, per Gibson they new got it and they checked spam. It was rather embarrassing to keep asking my old community for this information as many times that I had to ask. I even left my vacation in VA to come to GA to personal see if these emails were really being sent.My prior community not only showed me they emails but resent it as I looked Guess what??? Gibson again "we don't see it". Therefore they wanted me to pay the $500 non refundable fee. Even after speaking with my prior community. Craziest part. This 5 pg letter was only 4 to 5 questions. No joke!! They ask for rental length, rental amt, was there a notice to vacate, was rent paid on time and would they re-rent. That's it!!! When I pushed back and said I wasnt paying it for that history. I'm told it was due to my criminal background. Which was laughable. Why, I've never committed a crime but I literally just started a new job in GA which ran my background, no issues of course. Then I asked for the report which I'm entitled too. Then she replies basically saying I found you a cheaper unit under $1500 as you requested and I'd love you to take advantage of the 2 mths free but you have to pay the $500 because your rental history wasn't provided Mind you they tried increasing my approved apt rent during the application processing stating market value.Lmbo, I hadn't even moved in just applying based on the provided quote in which they kept prolonging. This area is ok an the,apts are right off the hwy exit. They are a tad newer but not the creme de la creme of apt. They came across as crooked abd not once did an actual manager reach out, provided input. Nope just the leasing agent/ desk lady. Who by the way on every question had to get back with me after talking to these anonymous manager literally every time. Even when I came to assist to their office and I saw her talking to them, not once came out to say anything. Britney I give a 85% rating solely due to her appearance of at least trying to resolve the issue. I think these decisions were outside of her abilities. Her boss I rate 0%. Even my previous community was like who runs this property they need to get it together. I 100% agree. I will never pay this $500. Nonrefundable fee for the basis is fraudulent. Why isn't it refundable or part of the deposit. Personally for me they saw the docs I forwarded which contained the actual signed letter, they finally communicated with my prior rental property who answered the questions also. Yet they still stood on this fee because per them the email only for this never came thru. No fax option. Rate 0 for the lack of customer service and honesty/appearance of fraud, due to unnecessary fees and pretending to not get docs. read more

Move out experience is unclear, unprofessional, and the whole thing feels like a MONEY MAKING SCAM. When you move in, and sign your inspection list. Ask them to turn up the carpet. Apparently looking at the carpet and not seeing any stains will not prevent you from paying for stains that were not caused during your tenure. Once you sign the lease just from looking at the top of the carpet, you're screwed for any damages under the carpet They are charging me over $1,000 for pet urine stains on carpet. When looking at the pictures, they have already pulled the carpet up and the stains are in places where I had furniture and where I know my dog did not spend time. They have yet to provide any official invoice, or the invoice for the carpet that was there while I was living there, so that I can see what I am truly liable for. I am afraid given the high price of what I "owe" that this is something that they are using for a form of revenue. This view is only strengthened by the fact that my old unit is still on the market over a month and a half later. Beware of the excessive move out fees when considering this apartment. Cool place to live but they don't do much cleaning before you move in. I shampooed the carpet twice when I moved in the first time the water was black second time looked like chocolate milk. The carpet looks totally different than day one. Also the balcony had trash on it and there was lots of trash on the kitchen floor. The place also smelled like they used a strong insecticide so I don't think they repainted the place either. I forgot to mention they do not make any repairs before you move in either. I've loved my stay here over the last year, so much that we are renewing our lease and upgrading to a bigger apartment! Alexis in the office is the best, so nice and reliable. Any issues I've had, she's been there to help. The apartments are extremely nice, real granite countertops in the kitchen and bathrooms, and brand new stainless steel appliances too. I love this community. I have 2 daughters that live at the apartment. I must say that my husband and I knew that they would be safe when meeting one of the leasing agents, Kerry Frazier. Lived here for 1 year- moved because the parking is absolutely terrible!!! To top it off, we got hit with extra fees on the final bill. Had a walk through when we moved out to make sure there were no problems. My husband (who is licensed contractor) patched 2 holes in the bedroom where we had mounted a tv but did not sand them down and we were charged $75 for that. We were also charged $50 "non-compliance" fee for not providing a copy an updated renters policy. True, we were notified by letter that it was expiring and that we needed to provide the updated information. However, this was literally the same month we were moving out and I made sure we had coverage that did not expire until the date our lease ended. When I questioned these charges, there was no interest in reversing any charges (despite providing proof that our insurance policy expired the same date as our lease ended) or adjusting the $75 charge to literally sand a patch of drywall. It may seem trivial but upsetting that they just want to treat everyone like a number and not use any common sense or common courtesy. Renters beware. If you are interested in renting here, i would recommend that you visit in late afternoon/early evenings when everyone has come in from work so that you can appreciate the lack of parking available. read more

Reality will bite those that unfortunately still living at this place when time come to pay there final bill. This people are " MONEY HUNGRY" and they will squeeze every single dollar out of your pockets. Fees, Fees and more Fees and if you raise your voice guess what more fees. This complex will be another dumpster in a couple of years, like others said parking a big problem , dog stool in grounds , parking lot and also hallways around the complex, gates never a safety standard here never work properly, rats around buildings , trash bags on balconies and there are more things to enumerate. For those that plan to move out this place let me give some advise be ready to confront the office and there favorite phrase : Nothing we can do because your account is already close".
