The management will tell you abject lies to persuade you to move in. We were told the private parking signs were coming down and that we could park wherever - this resulted in our cars being vandalized. When we confronted management they seemed sympathetic at first and then sent an email out COMPLETELY CONTRADICTING WHAT THEY HAD TOLD US IN PERSON. There is now property damage to my vehicle and they're not doing a thing about it. These people are CROOKS! Patio is roach infested and covered in wasp nests even though we were told they have pest control. Gate is always broken. Everyone in management here is a shithead liar. DO NOT MOVE HERE UNLESS YOU WANT AN ENDLESS ARRAY OF PROBLEMS! We are currently pursuing legal action to hold them accountable, but it will likely be some time before our case is presented and any judgement is made. If you do have to live here for whatever reason - make sure you get their promises IN WRITING! They cannot be trusted and their policy is to lie to your face until you go away. Absolute nightmare! I don't understand all these negative reviews. Its obvious these people are VERY high maintenance and used to living in luxurious homes. These are apartments for goodness sakes, there are bugs who live in nature, you are going to get them inside especially when its too hot or cold outside. Way better than where I am from in South Florida where snakes, rats, iguanas, raccoons and even alligators will get inside. Some people who have never lived in real crap don't appreciate some great apartments! Since day one, office personnel, maintenance and even trash people are amazing. They always have a smile on their faces and are all very helpful. I couldn't ask for better. They fix things right away, take the trash even if its a lot, answer any questions and are friendly. But keep in mind, you must be a good tennant with a good attitude to get treated with respect. And if there are issues, you must report them right away. We plan on living here for a long time. Don't waste your time and money on Tree Park Apartments in Flowery Branch. I just moved in, got all my utilities set up...still haven't been able to take a warm shower in 5 days. This place has been nothing but unprofessional and disrespectful to me and my daughter. Management is a joke. At first, it was very nice. Everything was clean and there were minimal disturbances. My apartment was very spacious and comfy and I loved that. Then, the gates started being broken everyday. They would rig them and then they'd be broken again! It was ridiculous. They have one part time courtesy officer. The one time I did call, she never showed up. I had a problem with people leaving notes in my car doors, knocking on the door impersonating people and honestly I was afraid to go outside at one point. My neighbor even had a stranger just walk into their house. They called the cops and a chase ensued. Someone was even shot by someone who wasn't a tenant while I was living there. My kitchen sink overflowed several times. Instead of calling a plumber they tried to fix it, to no avail. The carpet in the second bedroom got wet. Instead of shampooing it they sent a large fan for a few days. I gradually moved my things two weeks before the lease ended but turned in the keys the day of. One day when we were getting into the car my mom noticed a flea on me. I assumed it got on me outside so I killed the flea and didn't think anything of it because at this point all of my stuff is at my new house. A couple of days later, we returned to get a few pics off the wall and once we got outside we found a few more fleas. I thought I was being courteous when I told them there were fleas present. They tried to charge me for fleas in the apartment. I never had fleas. I didn't have pets on my lease. They also say you can have two cars per tenant in the parking lot. How? If there are 12 units in each building & not 24 spaces how is that possible? They have parking you can rent monthly but you have to patrol it and who has time to do that. So you're stuck lugging all your things from buildings far away from your home whenever you get out of the car. Then, the valet trash folks make so much noise and even throw the trash over the balcony to the ground. I'm guessing they dump the trash there instead of taking it offsite because the dumpsters are always overflowing, gross and nasty. It's the first thing you see on your way in or out of the complex. There's no safety and no concern for the residents who're paying for a nice and safe place to live. read more

This is the WORST place I've ever rented from. Roaches, gnat infestation upon move in. It took me MONTHS to get rid of the gnats. Apartment was disgusting when first moved in and had to deep clean (cobb webs, strong smell of marijuana, stained wall from laundry detergent, broken drawer that was left unfixed on the ground, dishwasher was completely black from mold/mildew) the list can go on. I immediately regretted moving in since day one. the additional monthly charges are ridiculous also. Maintenance is a joke good luck getting them to fix anything and property management is extremely rude. I have lived here for going on five years. Been through three management companies. Lots of crazy neighbors and plenty of life moments. This is a wonderful community and home. Safe, gated, clean, friendly almost like a resort with a huge fancy pool and center courtyard. I have a lovely apt with views and a nice floorspace. Management here rolls through not caring and frequently. Your rent will be raised substantially every year with no improvements. Too much money ultimately for what you get. I cannot wait to get out of here. The apartments themself are beautiful inside. But the management is horrid. Roach infested. I am a very clean person but the apartment complex itself is just nasty, unclean and they do not spray for bugs. Management is terrible and everyone is unhelpful. They will schedule people to do work and labor on the apartment above yours at early hours in the morning, with no respect or care for their residents. Slamming and banging at all hours of the day. I KNEW 3 weeks into living here that I would not be renewing. The apartment complex is infested with roaches. I went to the office for help and I was told "welcome to Georgia" It took MONTHS before someone actually came into my apartment to see what the actual issue was (the vent fan in my bathroom was literally hanging out of the ceiling allowing direct access to my bathroom for roaches and bugs). Every time it rained, roaches would flood my bathroom to escape it. I told the office right away where I thought the issue was, even put in multiple maintenance request for them to take MONTHS to actually come in. I was also told by maintenance "I didn't know what your request meant so I didn't do anything" instead of calling/texting/emailing me to get further details, they just left me to fend for myself. If I could I would give this place a negative rating.We lived here for fives years and it was the worst place and experience we have ever had.We tried to be good tenants and we were not late on our rent one time the five years we were living here.By the time we left you could step 2 feet in front of you without running into dog poo or your idiot neighbors trash.It stinks all around the place and there was a suicide/shooting right outside the complex at our mail boxes that they refused to give any of the residents at the time info on.We also came home to poop yes you read that right...Poop on our door handle from some psycho neighbors they had living by us during the pandemic and they refused to clean it up when we brought it to their attention!They wrongfully terminated our lease in favor of these idiots.They don't appreciate long term residents.By the end of our living their they had nothing but criminals and psychos living around us.Oh and the roaches!Good lord I've never seen so many roaches as when we lived in that complex.It was disgusting! The property itself is nice but their pricing seems very deceptive to me. I needed to change my move-in date by 6 days due to a change in the contract to sell my home and they wanted to increase the rent by $300 a month. When I asked why it would cost me $3,900 more for my 13 month lease because of changing my date by 6 days, they told me it was because they have "airline ticket pricing" and it changes from day to day. None of the other complexes I looked at have "airline ticket pricing" for their units and are very upfront. Be wary of how much you pay! I elected to lose my $275 app fee to go elsewhere. read more

These are not lux apartments, far from it. The tall speed bumps will ruin your car if it's low. The pool is disgusting. last summer I don't think they even cleaned it. There was algae slime build up on the walls of the pool that you could scrape away, and the water was GREEN. All they want is money and do not care about anything else. read more

DO NOT CHOOSE TREE PARK APARTMENTS. I have been woken up by my neighbor's dogs repeatedly at 4:30 in the morning.Just when I am back a sleep, the dogs start barking again. I cannot use my balcony because of the smell of dog urine and feces. It is so bad at this point I can smell the dog urine from my front door one floor up and on the other side of the balcony areas. It has been so bad I could smell it through my dryer that vents out to the balcony. When I complain, management states that Tree Park is a dog friendly complex, unbelievable. Management is a joke who could care less about your right to quiet enjoyment of your living space that you are paying a substantial sum for, much less about your ability to live in a place without strong odors of dog urine when you step outside. I have been residing at Tree Park for a long time. I have seen the different management companies come in and change things. The office staff we have now are ok. They have made some improvements. Laundry room is in some dire need of a renovation and it needs more washers and dryers, there are not enough for the amount of people that live here. I was in the office once and over heard one of the staff members on the phone discussing (raising her voice) a private matter with a potential new resident sitting right there, I thought to my self how unprofessional. Residents continue to park over 2 spots (parking is scarce). Residents continue to leave their trash in front of their doors, behind their cars all night. Really? We all live in this "luxury" apartment complex, where half of the time the gates are broken, the trash area is trashy and not well lit (lots of critters there too). People have no consideration for others. Kick them out, it is not like you could not fill the apartment with new residents. The rent is way to expensive for the apartment, there are no upgrades. White vinyl cabinets (vinyl is seperating from the cabinet), outdated stove (not even self cleaining), fridge and dishwasher. Countertops are outdated. The breezeways are disgusting, I walked several and the stairs are gross, the hand rails are nasty, they all really need to be cleaned. How can one justify the amount we pay for the accommodations we get? Tried playing tennis a few times and people that do not even live here use the courts. It states that certain dog breeds are not allowed, really? Come on now, people have dogs that are agressive, just walk the complex at night! Smoking is another thing, it should be banned. I do not want to come home to the smell of smoke, not be able to sit outside when someone is smoking. Cigarette buds on the stairs, side walks. If you want to make this place a nice place to live and continue to raise the rent, then make some adjustments, right now this place is not worth the hard earning money I make! I used to like living here, but when I see the things I see and complain about and nothing is being done about it, it is very dissapointing. So really what it sums up to, is that we can do whatever we want, all we get is a few letters and slap on the hand, no consequences for our actions! The apartment is great! Just the office staff is horrid. It's a new management and the previous workers were about the same in attitudes. Luckily you don't have to deal with them much, but when time comes it's a mess. A new payment method had to be changed. Totally fine. They sent a letter to keep us posted...Great. When it came time to reregister and followed the letter word for word, it didn't work. Ok, normal. Troubleshooting problems, that comes with new things. Decided to go to the front and pay by check and talk to someone to get help registering. An office staff came and asked if I needed help. I explained with no anger in my voice or annoyance. FIY I'm in the customer service industry, so I get coming in with an attitude will not help any situation. I just wanted to fix it, so I don't have to drop off a check to them. Anyways, her reaction to me was, "You must have done it wrong. You need to register as a completely new person. Do it again and follow the instructions word for word." In my head, I was thinking this was pointless to even come ask. In my face expression, I just let her say what she wanted and agreed because I already knew it was going no where. She handed me her card and told me to screenshot my issues and email them to her. I just said ok and walked away. Honestly, I just wanted to go in there, get on the computer, and solve the problem. Obviously, I already filled it out at home and followed "word for word" instructions, which by the way skipped around. It's the third month in and we still can't pay online. Too expensive, same quality apts near by for cheaper. NOT LUXURY AT ALL. Manipulative and condescending office staff. Stalker employees. Enter apts without notice and take pictures of belongings. Ice on walkways in winter, they won't salt anywhere. Uncaring and incompetent maintenance and office staff. Someone or something urinated on the wall outside my apt on Saturday and they said they would clean it Monday, yet no one cleaned it and I had a urine stain and odor for weeks. Sound problems are never addressed. Loyal, good tenants means nothing to these people (lived there 3.5 yrs). Will not give back deposits and will find any reason to charge for damages. Pulled up my carpet looking for stains even tho nothing was notable from on top, charged me to replace entire carpet. Charged for "bent" blinds. So don't touch your blinds because if they are bent, even when bent back and perfectly fine, you'll be charged for. "Normal wear and tear" means nothing... don't touch anything or do anything or spill anything because you will pay. If you notice reviews on other sites, when new management took over a yr ago nothing but bad reviews. Just not worth it. You'll be glad you stayed away. read more
