I cannot recommend Grace and Genevieve at acorn properties highly enough! We have worked with them…read morefor over 10 years, and their property management services have been consistently professional, friendly, and reliable. One of the things we appreciate most is how proactive they are about protecting our bottom line. They always go the extra mile to get multiple bids and competitive pricing to keep maintenance costs down without sacrificing quality. They're exceptional communicators who truly take the time to resolve issues fairly for both us as owners and for our tenants - a rare balance to find in this industry. Their dedication really shown through during a complex and time-consuming repair involving our main drain. They took the lead on sourcing several plumbing companies to find the best price and monitored the entire project closely until it was completed. If you are looking for property managers who treat your investment like their own, look no further. Grace and Genevieve provide that perfect mix of expertise and personal touch that gives us total peace of mind.

Sincere warning!!!! This is why zero stars should be an option. I would AVOID Acorn Properties at…read moreall costs. As a tenant, I suffered dearly as I watch the owners home fall into major disrepair costing the owner substantially more than the original issues would have cost. Acorn consistently did not honor the implied expectation of a healthy safe clean home as described by the law. I was denied my dignity, my health, and almost died from medical complications due to their property they manage and how they handled the mold situations that were occurring in the home. The results cost me my health, peace, peace of mind, my home, hundred of hours and tens of thousands of dollars. Genevieve and Grace consistently proved they were inept, incapable and disinterested in solving all the mold issue this home had. They proved to me over 18 month that they lacked the knowledge or skills required to be trusted with taking care of anyones home. People homes are their sanctuary for living, recovering and healing. No ONE should have to live with mold and dangerous chemicals. I was treated with an incredible amount of disrespect and was gaslit to all ends as they tried to cover up all their improprieties. The experience was nothing short of inhumane. I truly feel sorry for anyone who engages or depends on these people. If you dig into their 1 star yelps you will find that a lot of people have had a similar experience. I find it very sad that companies like this exist. I have rented for 25 years and I have never ever experienced anything like this. Honestly. It feels like there is something very dark going on with these two owner/operators. In addition to what I described, I also felt notes of sexism, felt harassed, aand was treated subserviently as I begged them to fix things responsibly. They showed me that all they care about is collecting the money and they have very little to no care for the people or costumers they represent. Truly my mind was blown at how incredibly bad everything was. I find it all deplorable! There are so many other competent great, friendly property management companies out there. I recommend not making the mistake of trusting Genevieve and Grace. (everything is documented)

She was responsive, patient with questions, transparent about the unit condition, and followed up consistently throughout the process. She also helped coordinate answers from the building supervisor regarding maintenance items before move-in. Thank you again for your help, Natalie.

It takes weeks of haranguing them on the phone to get them to do anything properly. They make constant mistakes with rent payments. They get attitudes when you question their ineptitude. And they have no drive, motivation or desire to help, work, or manage apartments. They just sit in the office cashing their rent checks. I have had to do their job for them multiple times and it's exhausting. I've advised the apartment owner to move to a different company multiple times...hoping one day he heeds the advice otherwise RST will run the apartment into the ground. DO NOT EVER RENT FROM THEM unless you want to become a property manager yourself. Couldn't leave negative 10 stars so was forced to leave one, but understand they've done nothing to earn the one star.

I was not planning on signing up for classes at all, never mind get my real estate license. The…read morethought of renewing my lease one more year living downtown was dreadful and my goal was to purchase a home by 2019. But everybody I spoke to just told me different things - I received a mixture of advice from : ..."buy property, you're wasting money renting!" to ..."just continue renting, there's so many hidden costs owning a home and the market's going to crash". My mission was to learn something new and feel confident about any future investments. Confused and having no idea who to trust, I went on Yelp and looked up real estate classes. I searched KW DTLA's address and realized it was literally across the street and they offered a free introductory course so I said, why not!? At the time when I joined, my schedule was pretty flexible so it only took me up until our first class break to decide that I wanted to be apart of this program. Mac was my instructor and the course was 3 months long. That wasn't a commitment at all for someone who spent 9 years in university. What did I have to lose? The cost was $450 ish including the 3 textbooks and $50 less without which included a year access to their online portal. In addition to this package, I purchased supplementary courses from Prep Agent and Rico's videos which were not that useful. I read all of the text books and they were god awful dry but the portal has a lot of useful study tools. KW students also have access to self-improvement and educational resources outside of these classes with workshops, motivational guest speakers and networking events where I got to meet some really great people. 4 hours of sitting through a class can get pretty intense but it wasn't too painful because Mac was a truly wonderful instructor! I surprised myself since I was not even remotely interested in selling homes and I signed up right away. There was something about the energy of the people who I met here that kept me coming back. Mac was very knowledgeable, entertaining, personable and was always helpful with any questions we had. He also had very good taste in sneakers! Who knew Real Estate classes could turn out to be this fun that I wished the program never ended?! Unfortunately, an unexpected event occurred with work in early January and I haven't been able to register or study for the exam yet. I look forward to the issues settling down and resuming where I left off to get my license this year, hopefully buy property sometime in the future too. Thank you for such an inspiring class Mac and KW team. I highly recommend this location to anyone interested in learning about real estate or getting licensed!

From the very beginning, Theresa took the time to really understand what we were looking for and what mattered most to us. She never made us feel rushed or pressured, and instead approached everything with patience, honesty, and genuine care. It was clear that we weren't just another transaction--we were people she truly wanted to help. What stood out most to me was how responsive and thoughtful Theresa was throughout the entire process. No question was too small, and no concern was ever brushed aside. She always made sure we felt informed and confident in our decisions, which meant a lot during such an important moment. Beyond that, Theresa is incredibly knowledgeable and skilled. Whether it was navigating negotiations, handling unexpected challenges, or offering practical advice, she consistently went above and beyond to make sure everything worked out in our best interest. I'm genuinely grateful we had the chance to work with Theresa, and I wouldn't hesitate for a second to recommend her to anyone looking to buy or sell a home. You'll be in excellent hands.

I recently had to suddenly move from one of their properties (at 27 Eastwind in marina Del rey)…read morebecause of a mold issue caused by a leak in the wall of my bathroom that they did not properly fix. When I moved in there was a bubble in the wall from previous rain damage, and they simply just patched the wall and did not fix the source of the leak, leading to mold growth from recent rains. I had to throw out countless shoes and clothing, as well as towels, my dresser, my bed and mattress, my printer, two of my most expensive bags, and various other items because they were covered in mold. I moved 4 days after discovering it because of how horrifically it had spread. I alerted them on a Thursday (when I found the mold) and didn't hear back from them until Monday, at which time Luis was simply only concerned with doing an inspection of the apt since I said I was moving out, and wouldn't acknowledge the mold at all. While they have been seemingly accommodating about my breaking my lease a month early, they have been less than sympathetic about how much money I've had to spend to replace everything I've lost. I've spent $4k moving and replacing everything. I haven't involved a lawyer, or gone after them for damages for my things, and also the rash I developed and had to treat medically. I've wanted to make this as non confrontational as possible, and they've taken advantage of that and been slow to respond except to request I do them more favors in my move out process while not at all acknowledging or having compassion on my situation. They are saying they are going to send a "final statement" with my deposit in 3 weeks even though I have pleaded with them to please expedite the process. Zero compassion. Zero accountability. I do NOT recommend this company. They do absolute bare minimum, and do not care about tenants. Oh and my heater never worked in my apartment for the 11mos I was there. No good.

In regards to 7215 Willoughby, I've now lived here over a year and could not be happier. The coronavirus pandemic make me especially grateful to have a safe, well-maintained place to #StayHome. I've survived numerous horror-story worthy apartments throughout my years in Los Angeles (see Elit Property Management review) and can't imagine staying quarantined in any of those. No bedbugs here, no cockroaches, no ceiling plaster randomly falling throughout the day, no cracks in walls, no noisy neighbors, and no crappy nor delayed repairs. Hallelujah is not a strong enough rejoice, but it's the first word that comes to mind. Drex, who is the Hagrid/Dumbledore of our vintage-style Hogwarts, lives onsite and is both helpful and prompt when it comes to repairs (which are rare, unlike in other rundown apartments I've lived). He actually called all tenants earlier this month just to make sure everyone is okay. Hurray for actual human beings. It's just as important to review amazing businesses as it is atrocious ones, and this WeHo gem deserves recognition. Five stars for making this the ideal lockdown location.
