Gilligan construction was recommended to us by our property manager. Brian came out to diagnose a water intrusion issue that another contractor either created or exacerbated when replacing our water main and then would not come out to fix their own work. He found the issue quickly and recommended some permanent fixes to keep the water from getting in under the foundation and into our build up and then lower level / storage closet after big rain storms or heavy snowfall. Brian was very communicative and transparent about the whole process. The pricing for the project was very reasonable. His crew retrenched the line, moved the stop and waste valve, installed a French drain, added a retention wall, and did several other things to thoroughly mitigate the water intrusion. They finally laid a cement pad in the front of the house to replace the original deck and to further keep water away from the foundation. Very pleased with the result and the timing in which they were able to complete the project. Daniel and the rest of the crew were very responsive, friendly, and were always available to answer any questions I had. Both my husband and I highly recommend Gilligan Construction. We bought this property in Big Bear in Nov. 2019. We live in Vegas and when the pandemic hit, Vegas shut down. So we decided to spend the majority of that time in the mountains. Being lovers of the outdoors we had the backyard redone with DG paths and a huge Trex deck. We couldn't have been happier with the results! Brian Gilligan, owner of Gilligan Construction, came over to give us a bid. One of my requests was that they kept a clean work environment for our neighbors and they did. We had the old deck removed and the new one a bit larger so there was quite a bit of trash. Brian's contacts for whatever you need are endless! We got pictures sent to us at the end of each day so we could see the progress. That was so comforting. Work started around mid May and was finished in 3 weeks. Another important fact is that his crew was respectful and professional. Daniel, Brian's foreman, is knowledgeable, personal and aims to please. The most important part of course was the budget. Brian stayed with his estimated price even with our afterthoughts! He was always available with our phone calls or texts and didn't wash his hands of the project once it got rolling. We can't say enough great things about Brian and his work ethics and knowledge. We had two cement pads poured and a pavilion built at our cabin/vacation home in Big Bear City. The job was overseen by Dave Gremling. Would like to say he was very personable and was always checking up to make sure the work was done correctly. We bought a kit from Lowes. The kit arrived really late which held up the construction process. Once the work started, it was noticed by the workers that all four posts were crooked or twisted. The contractor called me immediately and suggested they go out and replace the crooked/ twisted wood and any other they find during the process. Anyway, I am extremely happy with out outcome of our Pavilion which will make our outdoor living that much more enjoyable. Thank you Dave!!! read more

We asked Brian Gilligan for an estimate just before the pandemic hit. We received two other quotes and his was the most reasonable and comprehensive. Once the shutdown was lifted we began construction on a bathroom remodel, the addition of a stone gas log fireplace in the den, and the replacing old bedroom and bathroom doors. The bathroom remodel was a complete rethinking of the space which involved adding square footage by moving a wall and doorway. The den fireplace place was a gas log insert surrounded by cultured stone from floor to ceiling, with mantle and raised hearth. While the initial construction was underway, we started thinking of other areas of the house that needed help, so we asked Brian for estimates to replace all the flooring throughout and to replace the kitchen countertops with a quartzite slab. Again, the estimates were reasonable and we decided to proceed. We worked directly with Dave G., our project manager. He was a pleasure, easy to reach and communicate with via phone or text, which was especially important given that we live in Los Angeles. In the end, every aspect of the construction went to plan and the end result is absolutely beautiful. So much attention to detail was spent on the finish work that everything flows seamlessly in the house. We couldn't be more pleased. read more

Relationship started out well, but as with many contractors, lack of communication became an issue. After we had to contact Brian the Friday before work was to start on Monday, (i.e. no word from him at all), only then we're we informed that delays had occurred and the work could not be done when planned. The delay may not have been Brian's fault. His failure to keep us informed definitely was. read more

I have a second home in Big Bear which means I'm only there part time, so finding a reliable contractor (that I can trust) is a huge deal and Gilligan Construction fits that description. I had a very unfortunate experience with both the owner of this company and an employee of his. On Christmas Eve 2016 my 2 small kids and I were leaving the 7-11 parking lot on Big Bear Blvd. An employee of this business was driving a snow plow pick up. He was at a traffic light stopped. I was exiting the 7-11. The driver of the truck backed up without looking and backed right into the front of my truck. We went into the parking lot to exchange information. The driver admitted that he didn't look and backed up because he was trying to hear his "supervisor" that had pulled up along side of him. Now the crap starts. The driver had a license and registration but no insurance. As I was getting ready to call the police, Brian, the owner pulls into the station. We exchange our stories and Brian tells me he has the insurance card at his office. He says you can wait here while I go get it...I say no I will follow you. We go to his office- No card. We then drive to his house because of course he has it there. Nope-no card. He brings me a copy of his bill that he paid, which showed that his insurance expired in November. I should have known it was not going to get any better. My insurance company and his are trying to contact the driver for 3 weeks to get his statement. On 1-11-17 Brian send me a text: "FYI I've already received a letter from Allstate(his company) saying that they received statements and have determined my driver at fault." At this point I am relived that it has been handled. NOT! On 1-12-17 I get a call from my insurance company telling me that HIS insurance company is denying the claim. I am like...WHAT? So I go through an hour of statements and all that with my company again. After I am done I contact Brian again. I tell him what's going on. He then proceeds to send me a letter from Allstate stating that his driver is at fault. I get back with company and forward that letter. Ready for this? The letter was regarding the SAME DRIVER OF ONE OF HIS TRUCKS, that hit someone else 2 hours later. Brian claimed to be confused. I guess maybe I would be too if I had someone driving around running into cars multiple times in the same day. So needless to say, I am currently back at square one after almost a month of being run around. My insurance company contacts me and reads me the lies that his driver told. It's very sad that for 750$ worth of damage they won't take responsibility for the damage they caused. It shows a complete lack of concern for what is right. I am a firm believer that these things have a way of working themselves out. That said, BE EXTREMELY CAREFUL OF THIS COMPANY. I was more than fair and patient. Brian stated in a text message to me:" I believe you're just trying to get something for free." How embarrassing. I only was looking for what was right. There is no chance this place gets my business for anything. They are a disgrace. read more

This business is deceitful and not trust worthy-- I wish I have never hired Brian Gilligan to work on my house. Like most of the big bear vacation house owner, I do not live in big bear. With paying his the full price that he asked for in wish to get a good quality work, he did never complete the job as contract stated. I paid him in full with a trust. Outstanding service by this contractor! This is a vacation home that I own in Big Bear Lake, so working with a contractor there, while I live full time somewhere else involves a lot of trust. I couldn't be happier working with Gilligan Construcation, who was recommended to me by my realtor, Tyler Wood (who also happens to be the best realtor in Big Bear Lake). I work closely with the foreman of the company, Joey Basile. Joey is a great communicator, gets the work done in a timely manner, and offers the best advice at the most reasonable prices. If he tells me that I need to have something done, I do it. He also looks out for my property to let me know if any issues come up while I am not there. I've owned a lot of properties and dealt with a lot of contractors in my lifetime, and I can honestly say that Gilligan Construction is among the best, especially their foreman Joey.
