Absolutely horrible for rental management!! They offer a flex payment system for your rent that you can set up to split it in half, but the problem is they go through a third party and although I clearly request the first and the fifteenth the company consistently tries taking it out 1-2 days early every month which results in a $36 dollar insufficient fund charge. I have tried to reach out with no follow up on their part. Good luck - hopefully you don't end up with them!! read more

Had Rose at Gilpin manage a rental property about 8 years ago. Gilpin found tenants who were Husband, a curiously over anxious Wife and Son. I ended up doing some outside work at the house per the tenants request during tenancy... with the anxious wife inside. This was explicity stated as a pet and smoke free house. The house was in very good shape at the beginning of the lease. They teased about buying the house... which seemed likely because they had wanted a lot of updates to the appearance of the home and landscaping... At move out, after only 1 year of occupancy... I had found that the tenants had hung flat screen TV's with big wall anchors at 4 locations in the house... plus many other wall hanging anchors. This required a lot of wall patching and painting. Plus, it appeared they snuck a pet or several in ... which is why the wife might have been so nervous. The carpets had appeared to have been torn up by over cleaning... like many times with a carpet cleaner. Fibers were missing... or loose. I vacuumed 5 times and filled my vacuum cleaner with fibers each time. There was an oddly big bare spot in the living room. Gilpin/ Rose told me that all the damage was already there prior to her tenants moving in.... I had to remind her that we walked the house and made note of the condition prior to her tenant's move in. Then she admitted that they had caused the damage. It seemed that she had a relationship with the renters... and favored them over us... the landlords. read more

We just got hosed by Marilyn :(. She took our application money and ghosted us. We are selling a house and building a house. We have plenty of money in our bank account and will have much more once our half million dollar home closes (it sold in less than 5 days). We have excellent credit. There will be three months where we are 'homeless'. Marilyn said that wasn't a problem BUUUUUUT we had to pay her an additional $1200 when she had to list it 'early' (bc it was a short term lease) and a huge pet deposit. We were fine with that bc the rental was close to where we were already located so it would require minimal moving. I want to add that this rental house was a piece of crap and run down and just gross! But we were willing to work with her to keep our kids in their schools. We paid our application fee and filled out their excessive paperwork. We got a call saying it all went through and Marilyn had 24 hours to respond. She did not. When I called her to get an update, she claimed we had a missed mortgage payment and our credit scores were below 700. Um no. When you buy and sell a house, they pull your credit and send you your credit score. We KNOW our credit is well over 700. We have been home owners for over 10 years and we have never once missed a payment. So she is either incompetent and mixed up our application with someone else's or she's a straight up LIAR and was looking for any reason to take our money and run. She then said she contact the owners to get their approval due to our 'low' credit and 'missed payment'. and that she'd need to take a tour of our current home before she could approve anything. She said she'd call back that day to schedule a time. It's been two days and we've heard nothing. In the meantime, we found an AMAZING short-term lease townhome that's newer, cheaper, nicer and has a better location. This company will make you jump through hoops to live in a crap home. Update: once we had renters in place the service ended with Gilpin. Despite notifying them I would not be renting out my home for another year, they apparently told the renters they could stay another year, leading to a move-out process that was painful for everyone. There were two appliance failures with extensive water damage and Gilpin called in a general contractor, not a water damage specialist. They assured me there was no mold and the floors were fixed, but when I brought in Servpro they found significant moisture in the subfloors that had been left to rot. Worst of all, despite the supposed yearly check-ins and inspections the house required extensive repair, including thousands of dollars for mold remediation and a complete remodel as there was animal urine on the walls (I was told the renters had no animals), smelled like a kennel in the garage, and basic maintenance like furnace filters had not been attended to for probably a couple of years. Despite repeated requests, my garage door openers were never returned. Overall this was a horrible and expensive experience and I can't recommend Gilpin. read more

We had a terrible experience with Gilpin, specifically Marilyn Blackburn. She is very unresponsive and unprofessional, she treated my husband an I like children, and she did not even consider us for a house even before processing our application or meeting us because I am a stay at home mom and we just have one income. Marilyn held an open house at a rental house and she didn't even show up for it. She had the current tenants show it and my husband and I were the only people there. We loved the house so I sent an application in that evening and brought the the application fee into the office the next morning. They told me we were the only ones who had applied so wev agssumed our chances of getting it were pretty good. (The posting had been removed the night before as well so we knew there would not be any more applications). I sent Marilyn an email to let her know the check had been sent in and wanted to be sure she received my application but she did not respond. The next day, my husband sent her an email just to confirm they had everything they needed and she still did not respond. He then called the office and we were told they would get a hold of her and get back to us. By 4pm, we still had not heard from anyone so my husband called again. They told him Marilyn had not sent anything to them and that again, they would get a hold of her and return his call. By 5pm, we still had not heard and we wanted to have an answer before the office closed since it was Friday. I called the office and they told me that they had talked to Marilyn and they were waiting on the application from her and they would process it that night (They never called my husband back like they said they would). The next morning, my husband decided to call Marilyn one more time and rather than answering, she responded with a very unprofessional text telling us that the house was more than our current rent and she wanted to be sure we took that in to consideration. My husband told her yes and that he actually was in the process of transitioning to a new position within his company and would be receiving a significant raise and we were confident we could pay the rent. She responded saying "Ok....I will process it and should know by Monday night". That evening, she reposted the listing saying there will be another open house the next day. They clearly were looking for other tenants who made more money. We still have not heard from Marilyn or anyone else at Gilpin. We were very frustrated and unimpressed that she treated us like children who could not figure out a budget. I am a stay at home mom and we very much feel like we were discriminated against because of this. The posting did not say anywhere salary requirements so we wasted $50 in the application fee when we were not even considered. We have perfect credit and no bad rental history. Marilyn did not meet us or even speak to us on the phone but for some reason decided to go with other tenants and ignore us. I would strongly recommend anyone looking at a rental with Marilyn as the managing agent to avoid it at all costs. read more

We had the most amazing service with Spike at Gilpin. She went above and beyond to help us with our needs. So we thought! She lied to us and we have the worst place ever. We have excellent credit and due to my recent battle with cancer and are down to one income so we can't afford to buy. She claimed she found a great place and the landlord wasn't a slum lord. We pay our rent on time and he accuses us of not paying and he refuses to do repairs. Obviously these two are just out for the money not for genuinely helping people. I will never use them again and will warn everyone I know to stay far away from them unless you want to be screwed! read more

I have lived in one of Gilpin's many properties for 2 years now and I must say I am satisfied with the pricing of the property. We had a couple things that had to be done to this unit at first but that is because from I am told it sat empty for a while before we moved into it. I strongly recommend you giving Gilpin a try. We were the lessors in a business relationship between the owners of our rental property and Gilpin realty. To make a long story short, after cashing our rent check without paying the owners of the rental property, Gilpin realty was quick to place the blame on us when the owners started asking where their money went. The Gilpin property manager, never took the time the to utilize any of the phone numbers or emails we had used to communicate in the past... or that were on the rental application...or lease...or even on the checks that we mailed in every month. Instead, she insisted over and over again that our phone numbers weren't, in her words, "valid" and stated that we must have changed them, as if we were trying to get away with something. A notice to vacate within 3 days was immediately mailed out- threatening that if we were not to pay the money we owed they would follow through with the eviction process. We quickly submitted our bank records and a copy of the voided check to clear up the situation. The last email we received from the property manager, she continued to insist that our phone numbers weren't "valid" as she offered up a half-hearted apology. read more

I rented a condo that Gilpin Realty managed, for a year. When I was ready to move out I gave a well in advance 30 day notice and I cleaned the place thoroughly. I moved out about midway thru my rental month and Gilpin did not refund me the amount of days I vacated the condo. They said that if I moved out early that was up to me. My biggest complaint is the fact that even though the place was cleaned to their expectations they simply cannot get my security deposit back to me. WA State law says they have only 14 days to return the deposit. I moved out on the 1st of Dec and today is the 22nd of Jan and I still do not have my deposit. I have had excuse after excuse and of course the good one "the checks in the mail", sure! At this point my only recourse is Small Claims court. My recommendation is to go there in person and demand your deposit on the 14th day. read more

Your rating: Your rating: Hated it Run, do not walk away from Gilpin Realty. The property manager manages nothing. She would not tell us where our mailbox was at a Marysville/Tulalip duplex. She told us we weren't even allowed to get mail there. Short version: postal carrier told us $40 cash under the doormat or our identities would get stolen. I've never lived anywhere that did not provide a mail receptacle before. She made our rent due on the twelfth of each month per our lease and then harrassed my husband starting on the first because she forgot. She wrote on our lease to put the electric in our name and pay it seperately. She then told the owner to leave it in his name. He would not pay for an inspection according to PUD. After three months they sent me a shutoff notice and she sent me a bill in his name. She was utterly pissed that I would not let her just modify the lease that she wrote at will. We were forced to pay for our own garbage removal despite the fact that this is a duplex. The worst thing though was the rodent infestation. I told her immediately when we moved in that the floors were covered in rodent droppings and that the noise kept me awake at night. She said she'd send someone over with poison. I said that my health and that of my child precluded that. She did it anyway. Some crawled into the vent system and died. The others took up residence in places like my dishwasher. I could not keep up with trapping them and should not have anyway because of my health. It was this that led me to be able to break our lease and move home. They took half of our deposit for nothing. I left that dump cleaner than when I found it. She charged me to change the locks when she never provided keys in the first place. It seems like Gilpin pays her to do nothing but call working people with that snide voice of hers and display her overwhelming ignorance both of the laws governing her business and any kind of courtesy. I will never get the money that I lost back. Please don't make the same mistake we did. All of this is a matter of public record as of today with the Snohomish Health Department and the U.S. Postmaster General and the Tribes. I guess that indians frown on hanta spreading deermice, especially on reservation land I should also mention the homeless people who share the "seven acres" seemingly with the homeowner's blessing. They will be carting the "honeybucket" right through your steeply angled front yard weekly. The smell is horrendous. Then again, when the pan handling day is done, you get to watch fifty houses on wheels pass your house. The previous reviewer who said the thing about phone numbers was correct. After the property manager assists the letter carrier in extorting your money, she will threaten eviction and say she can't call you because"your number is not in service". Completely true. Save your health ande money. read more

My experience with Gilpin was both rental and home purchase. My initial dealing was great. There was some misinformation along the way, lack of response on service requests or not letting me know service was scheduled and/or had been completed. My move was going to be based on a home purchase in the near future. Once I began looking for a home the homes that was given to review and take a look at where great and had most of the expectations that I was looking for in my new purchase. There was a couple times she (our realtor) didn't show and I had to text to find out where she was, she had some unexpected emergency. After looking at several houses (15 or so) the comment made to me was "well most people have made a decision after about 10". I was pretty offended by this comment, after all I am making a big purchase, probably the last house I plan on purchasing at this stage in my life I want it to be the right one. The move out of the rental was a fiasco I was told I was good to go everything was complete and the home owner kept coming back with different things they wanted completed prior to. I heard 'well the only thing they are really concerned with is (different each time). I've managed properties in the past and totally understand the fact of signing a rental agreement. But I when I first moved in and signed the first year lease I specifically asked about going month to month after the first lease. I planned on making a purchase once my divorce was final and wanted to make sure I wasn't locked into a lease. I was told that it shouldn't be a problem. After the first year my divorce was taking longer then expected. I was told that a month to month was not possible and I would have to sign another lease. I did so with no problem, it just gave me more time. As that lease was coming to a close my divorce had been finalized, I now had cash in hand to start my search for my forever home. My lease came to it's expiration date and I hadn't found the right one yet. I again asked about the month to month and was told I needed to sign another lease (6 months this time). Now I had expressed my concern and intentions upon move in that having month to month at some point was important cause I was going to be purchasing a home and didn't want to be locked in and have to worry about breaking the lease. On signing the last lease I made the home purchase within 15 days and moved out before the end of the month. I did take and pay for the following month to final clean. I guess since I was purchasing a home through the same company, maybe a little tear up the lease since I had just signed it and then purchased a home a few days later......The unit was not rented for 5 months and I was of course and paid for the rent and my mortgage for that entire period. I wrote a letter of dissatisfaction with how many things were handled after all of this and never received a response. My big plus was the recommendation for my loan officer for the home purchase, she was great. I won't use Gilpin if the need ever arises to make another purchase. read more

The house we are currently renting from Gilpin is very nice, Marilyn Blackburn is a 5 star property manager we have rented through her for years and have always been given more than a fair shake. Our family has had the pleasure of leasing with Gilpin for the last year and a half. Our property broker, Marilyn at the Snohomish location specifically has gone the extra mile for us a few times. We resided in a beautiful two story home right in town with lovely gardens and great neighbors. For a period of time my husband experienced a layoff, and Marilyn was able to work with the property owner to get our monthly amount lowered until we could get our financials back in order. Any time there were minor problems in the home that fell outside our responsibilities, she was quick to get someone out to assist. She was also very flexable to show us new rental homes when we decided to move (the stairs, we decided were too much for our small children and dog) and informed us up front if there was anything in the home that didn't meet my specifications. I found both Marilyn and Spike with Gilpin to be very friendly, professional and courteous brokers and would reccomend this company and these gals to anyone searching for rentals here in Snohomish county! read more

We are landlords and Gilpin Realty has handled our rental for 4 years now. I've been very happy with her. She has always kept us in the loop, tried to get the most money for our house by watching market trends in our area and she has worked with us when the tenants went sour due to a job change (or lack there of). First they worked with the tenants to help them pay. When they failed, they got the renters out, the place cleaned up and re-rented within 2 weeks. They handle all the money that needed to be collected from the previous owners. We've had to do nothing. Gilpin has kept us informed each step of the way. They do yearly walk throughs on the house and monthly drive-bys to ensure the house and yard is kept up and not being abused. Isn't this what you want in a rental agency? read more

We submitted an application for a rental house in downtown snohomish and it was by far the worst experience I've ever had with a rental company. The agent we dealt with (or couldn't get a hold of) was Marilyn Blackburn and after we sent her our application and paid the $50 application fee we spent the rest of the week trying to get a single confirmation that everything was in good order. The front desk people have no information and just kept telling us to call Marilyn who was unresponsive to all forms of communication. When we finally received a text from Marylin all it asked was if we had considered how much the rental house would be with utilities as if we were children who didn't think to do a budget. She then informed us that our application would be run by the start of the next week. We then noticed that she had re-posted the house two days before she was supposed to look at our application. Finally, she informed us that they'd be going forward with a different applicant even though our application had never been run because our income was lower than what she wanted (The posting did not stipulate a minimum income requirement). This was by far the least professional company I've ever interacted with and I would steer clear of them and especially Marylin Blackburn. read more
